Spring is Here! The signs of spring are all around us – from budding trees and blooming bulbs, to kids on bikes and neighbors in driveways. The energy of the new season is contagious and there is a lot happening in Broomfield and a lot to share in The Broomfielder™ this month!

e kick off the month with the always inspirational presentation of The Broomfield Community Foundation’s Heart of Broomfield Awards on April 3 (page 26) and we are also happy to share the latest updates from Broomfield FISH (page 30). When the weather warms up and the days get longer, sometimes homeowners turn their attention toward home improvement projects. Whether you are aiming to increase your home’s value for the spring selling season or improving your living space for your own enjoyment, we have some tips on the types of projects that will offer the best return on your investment. If your home projects this spring are just a little less ambitious, you will be interested in checking out the details about Broomfield’s annual spring clean-up (page 14) and our piece on how to start your own herb garden (page 24). In this issue we also focus on some of the local programs available to Broomfield small business owners and we are proud to have a “State of Broomfield Economic Development” article from Bo Martinez of the City of Broomfield. The past 12 months included many business developments for our city and Bo gives us the full recap. As a journalist, I just adore the feature article Kristen Beckman wrote about former AP reporter and now Broomfield resident Joe McGowan Jr. and his stories from a notable career. I sometimes visit local schools and tell a few of my own anecdotes from my reporter’s notebook, but my list doesn’t include anything close to meeting Fidel Castro and Mother Theresa like Joe has! Experience Bharatanatyam, one of several classical dances from India, at 7:00 p.m. at The Broomfield Auditorium. This particular dance form traces its roots to the culture-rich Southern State of Tamilnadu. This graceful yet strong style is a combination of pure, physical dance and storytelling through emotive facial expressions and various hand gestures each signifying a different message. For example, the dancer may depict the different tricks Lord Krishna would play on the village girls, and then question the morality of these acts. The performance, presented by Colorado Fine Arts Association, is performed by the graduates of the Shivanjali Center for Fine Arts, a school founded by Mrs. Puja Allepalli in 2004. roomfielders are very fortunate to have a city-led spring clean-up program. This annual free program allows Broomfield residents to dispose of large, non-hazardous items. April 29, May 6, and May 13 are the three designated dates for pick-up, scheduled by geographic area. To find your pick-up day, check the map here: http://www.broomfield.org/ DocumentCenter/View/20486 All items must be placed at the curb no later than 7:00 a.m. on the day of your designated pick-up and must be marked “Broomfield clean-up.” Oversized items must be disassembled so they can be lifted by no more than two people. Items that are too big or too heavy for two persons to lift will not be removed. Please tape any broken or cracked glass. As part of the program the Broomfield Rotary Club and ARC Thrift Store will provide front porch pick-up of clothes and reusable items on the same day as the waste pick-up. Please leave clothing, household goods, and furniture in a separate location near your front door or porch. Clearly mark your donation "ARC." A tax-deductible donation receipt will be provided.

COMMUNITY APRIL 01 A Precious Child, a local nonprofit devoted to making a positive impact in the lives of disadvantaged and displaced children and families in Colorado, will host its Masquerade Ball, presented by Checkers Safety Group, at the Omni Interlocken Resort in Broomfield. The evening will begin with a champagne welcome at 5:00 p.m., followed by a cocktail hour where guests can mingle and participate in the silent auction while enjoying signature cocktails and hors d’oeuvres. At 6:45 p.m. the ballroom doors will open and guests will be served a three-course dinner. A Precious Child’s Masquerade Ball promises to be an evening to remember with live and silent auctions, an inspirational program, and moving guest speakers. If “location, location, location” is the first rule of real estate, then “kitchens and baths, kitchens and baths, kitchens and baths” is the mantra of remodeling. When considering a home renovation, homeowners often wonder what the return on their investment will be. But the answer is unclear unless you’ve thought about your goals. A project that provides a return for re-sale won’t be the same as a project that provides a return for a homeowner who wants to stay put. “The first question to ask is ‘What do we want?’” said Kelly Moye, media spokesperson for the Colorado Association of Realtors and a real estate broker with RE/MAX Alliance in Broomfield. “Are we staying or are we leaving? Are we leaving in three months, three years or never? Once you decide that, then you decide where to put your money.”

Kitchen and Baths If your goal is to increase your home’s re-sale value, you can’t go wrong with a kitchen or bathroom remodel. Some studies suggest kitchen and bathroom remodels can return 100% or more of the cost on re-sale, Moye said. “If you have a dated house in Broomfield, and you put $20,000 into the kitchen, you should easily be able to get $25,000 back if you were to sell,” Moye estimated. “Bathrooms tend to cost on average about $5,000 for a full facelift without removing the tub, and you should be able to get $5,000 to $8,000 back.” Full bathroom remodels that include replacing the tub and shower surround can exceed $10,000, Moye said. But often a facelift that includes a new vanity, flooring, mirrors, toilet and lighting can give a bathroom an updated look that increases value without an extensive remodel.
Selling in Broomfield The Broomfield real estate market is hot, like many markets in the metro area. Moye said average-priced homes valued at about $400,000 are selling in about 27 days in Broomfield. Anything at or below that price especially is selling quickly, she said. That means potential sellers may not have to do much in terms of renovations in order to sell their home quickly, but
Basements and Garages One project that won’t yield a big return is a basement refinish, said Moye. “A lot of people feel like if they finish the basement they add finished square footage, which should conceivably help re-sale value, but really you get about 50 cents on the dollar for a finished basement,” Moye said. However, a basement refinish can be an excellent project to add useable square footage for a homeowner who needs more space, but doesn’t want to move to get it. “Finish your basement if you are going to finish it to enjoy it, not because you want to sell,” said Moye. The same advice goes for garages, which many homeowners try to improve by adding walls, paint, and shelving. Moye said buyers may like what they see when they open the door to a nicely finished garage, but the money invested in such a project is unlikely to be returned.
Moye said even a few small updates can pay off in a big way. She recounted a story of a Broomfield seller she counseled to spend about $10,000 on a kitchen update prior to listing her home. In the end, those updates allowed her to sell the home for $50,000 more than she would have priced it without updates. “The market is strong enough that it’s hard to find really cute, nice, affordable houses, and people will pay for them,” Moye said. “It makes sense to do just a little to get something out of it.” Moye advises homeowners consult with a realtor before embarking on any large renovations. A realtor can pull information on comparable homes that have and have not been updated in your neighborhood to see if renovations are likely to increase the value of your home, she said. A realtor also can help you target which renovations will provide the most bang for your buck.

A Word About Trends Once you’ve decided to go ahead with a remodeling project, it’s easy to get caught up in choosing trendy colors and finishes. After all, you want your home to look updated. But trends, by their very nature can be fleeting, so be careful not to make design choices that are likely to be out of date before long especially on features that are difficult to change, like floors and carpets.
Efficiency Projects For homeowners who want to stay put, several projects can increase a home’s efficiency and ultimately save money. Many homes have original windows that develop broken thermal seals and other problems over time. Replacing windows is fairly expensive and likely won’t increase a home’s re-sale value, but it will help save on heating and cooling costs, Moye said. Homeowners might also consider replacing an older furnace with a higher efficiency model, and upgrading attic installation to improve heating and cooling efficiency. Neither of these are major selling points to buyers, but they can translate into cost savers for homeowners.
Small Details, Big Impact
For example, said Moye, gray has been an extremely popular color choice for several years and many homeowners chose gray paint and carpet when updating their homes. The problem, said Moye, is that gray will eventually lose its trendiness. “You have to be aware of trends but try not to go too trendy,” said Moye. “What I would tell my clients is to do a neutral carpet and a taupe-gray paint so that when gray is out and brown is back, it will still look good. Don’t swim in gray just because it’s popular right now.” One trend seems to have stood the test of time, however. Moye said buyers still seem to favor stainless steel appliances, and that trend shows now sign of changing anytime soon.

Often homeowners can increase the appeal — and possibly the value — of their home with relatively inexpensive projects like fresh paint and new carpet, which give a home a clean, new feel. Another project that adds appeal is a simple front porch update. A new light or doormat, scrubbed cement, flowers, a new door knob, and a fresh coat of paint on the door are all easy projects that can dramatically improve a home’s first impression.
Homeowners looking for small projects with a big impact might try one of these relatively simple ideas: • Baseboards. If you are already painting, consider installing new baseboards at the same time for a fresh look. • Lighting. Updating a dated brass chandelier in a foyer or light fixture over the kitchen eating space can modernize the home’s feel for a relatively small price. Replacing builder-grade globe lights in bathrooms with a nicer light fixture can instantly make a bathroom feel upgraded, Moye said. • Mirrors. An easy way to add character to a bathroom is to swap builder-installed mirrors with framed mirrors and add a new faucet, Moye said. • Hardware. Changing out knobs and handles on cabinetry and drawers is simple and provides a big punch for a small price.

here are few activities more satisfying than growing your own food, yet many people think gardening requires too much time, space, money – or all three. The reality, however, is far different, and a small herb garden can be the perfect starting point. From a culinary standpoint, herbs are typically the fresh (or dried) leaves of specific plants; spices are more often the bark, berry or seed. Most herbs are easy to grow, require very little space, cost almost nothing when started from seed, and add fresh new flavors to your cooking. When planning your herb garden, know whether you’re planting delicate or hardy herbs, and what temperatures they can tolerate. Understanding the difference between perennial, biannual, and annual is also key. Woody herbs, such as thyme, oregano, and sage, are hardy perennials in the Denver metro area, meaning they’ll typically survive over winter if planted outside. Delicate herbs like basil, marjoram, and cilantro are annuals and a bit fussier about their environment. Basil loves warm, Mediterranean temperatures, whereas cilantro likes it cool and will bolt, or go to seed, if it gets too hot. And that mint for your mojitos? It’s basically an invasive weed, and should always be planted in containers unless you’re happy to have it take over your garden. Plant herbs you love, but know that each might require slightly different care. If you’re new to growing plants from seed, start small. You’ll need clean pots and potting mix, plus a few packets of seeds; try easy-to-grow options like basil, chives, mint or microgreens. You’ll also need a spray bottle for watering and a tray to set your pots in. Starting plants from seed is a great way to save money, especially if you participate in local seed swaps; unless you have a greenhouse, however, you’ll probably also need a heat mat and UV light. Most seeds require temperatures of about 80 degrees and around 13-15 hours of light to germinate; it’s simply too cool in our homes, plus there aren’t enough daylight hours in the spring to create ideal conditions.

If you’re not up to starting from seed, buy herb plants at your local garden center. These can be transplanted into decorative pots for use outside, but be forewarned that our fickle weather means more babysitting for patio pots. Soft herbs can’t take our strong late spring winds and cold nights, so it’s best to wait to put these out until early June. Hardier herbs, like chives and thyme, can take a little more abuse. When we hit the dog days of summer, patio pots will dry out quickly and may need to be watered twice daily. If ever you’re uncertain about what temperatures a certain plant will tolerate, do your research – a few degrees can mean the difference between life and death. Once you’ve successfully grown herbs from seed, try starting other plants, too. Tomatoes, peppers, eggplant, and cucumbers are all great candidates for an early start indoors; because we have such a short growing season, starting these early gives your garden an advantage. Vegetables are started from seed much the same way herbs are; they need good soil, plenty of light and warmth, and they need to be kept damp but not saturated. Plan your starts carefully so that they’re at the correct age when it’s time to plant them outside; tomatoes, for example, get leggy and weak if left indoors for too long. When your plants are strong and healthy, take good care of them. Place small herb pots on a sunny windowsill or other location where they get plenty of light and you’ll be most likely to use them in your cooking. Water regularly, but don’t water them to death; the soil should always be moist, and good drainage is a must. Snip off leaves as needed, and repot once the plant outgrows its original container. Easy-to-move pots can be relocated, which is helpful if you want to keep the herbs growing into fall and winter. Notable Journalism Career By Kristen Beckman
It’s not unusual to find Broomfield resident Joe McGowan Jr. and his dog Blanca, a friendly white Havanese who serves as a therapy dog, visiting with patients at Lutheran Medical Center. The duo has been bringing comfort and cheer to hospitalized patients for several years.
T
he comfortable routine McGowan and Blanca have developed provides an interesting contrast to the unpredictable and adventurous life he led as a journalist with the Associated Press. As a foreign correspondent, McGowan found himself in the middle of war zones and natural disasters, and face-to-face with some of history’s most compelling personalities. It was, perhaps, an unexpected career path for a boy born in 1931 in Sheridan, Wyoming, but you could say McGowan was destined to be a journalist. The son of a newspaper editor, McGowan could set type for his father’s newspaper by the age of four. As a young teenager, McGowan served as the sports editor for a small daily newspaper, a role he continued at a larger daily newspaper while attending the University of Wyoming. Following two years of service in the Navy after college and a short stint at a Wyoming newspaper, McGowan caught on with the Associated Press and embarked on a career that would span more than 43 years. “I’ve been extremely lucky,” McGowan said outside the Broomfield home he shares with his wife, Babette Andre, and Blanca. “I wouldn’t change a thing.” Well, there is one thing he might change. McGowan said he regrets not having a photo taken of himself with Fidel Castro when he was in Havana in December 1962 covering the release of prisoners taken during the Bay of Pigs Invasion for AP. While there, McGowan rode through the streets of Havana in a car with Castro and was treated to a tour of Ernest Hemingway’s home led by Castro himself. But he did not think to get a picture with Castro. After serving in AP’s Miami Bureau, McGowan was eager for an assignment to an international bureau. Fluent in Spanish, he lobbied for a posting in Latin America, and

then studied French when he was told he might be sent to Vietnam. Instead, he was assigned to India in 1965. Shortly after his arrival in the country with his wife and young son, the India-Pakistan war commenced, and McGowan found himself in Pakistan attached to a military convoy that was under attack by an Indian air force squadron. He sheltered himself on a canal embankment where he could take photos of the attack. He said people often ask him if he was afraid, but he was so focused on the job at hand that fear didn’t enter his mind, even when a 5.5-inch piece of shrapnel landed inches away from him. He still has the shrapnel sitting on his desk as a reminder of how lucky he was to escape with the story and his life.

He wrote a major story about the nun, which ended up being distributed worldwide. It was the first major news article written about Mother Teresa, whom McGowan was granted a second interview with when she visited Denver in 1989. After four years in India, McGowan was transferred to Lima, Peru. One of McGowan’s first stories in the country was about a developing military coup, and the last story he covered was about a devastating earthquake in May 1970. Based on information he received from a secret government source, McGowan correctly reported the death toll from the earthquake was nearly 70,000, a report which government officials denied for several days. Finding McGowan and his inside source to be a threat, the government decided to immediately arrest McGowan and expel him from the country. McGowan spent the remainder of his career in domestic assignments in Indiana, Boston, and Denver, where he covered the trial of Timothy McVeigh and the death of Michael Kennedy on the slopes of Aspen, his final story before he retired. McGowan’s many adventures are chronicled in a book he wrote called “From Fidel Castro to Mother Teresa: An Associated Press Foreign Correspondent’s Experiences Abroad in the 1960s.” McGowan is a member of the Denver Press Club Hall of Fame and was inducted earlier this year into the Wyoming Press Association Hall of Fame.

Many people in the community are familiar with Broomfield FISH, but most think of it as strictly a food bank. There is so much more to this incredible organization, however, and Broomfield FISH has a lot going on this year.
F
ounded in 1963, Broomfield FISH is a 501(c)(3) non-profit and assists more than 4,000 people in the community each year. This assistance comes in many forms; while the food pantry is a cornerstone of the operation, Broomfield FISH offers numerous other services as well, including transportation, housing, and utility assistance, as well as connecting clients to other resources within the community and the Front Range. Dayna Scott, executive director of Broomfield FISH, shared that the organization is primarily volunteer-run and “is really neighbors helping neighbors.” She explained that Broomfield FISH offers a variety of resources designed to keep people financially stable or help them get back on their feet after a crisis. She is proud of the Navigator Program, where clients are paired one-on-one with a volunteer “navigator” to evaluate their individual situation and provide resources including financial counseling and other support. She also highlights the Break from Hunger program, which offers assistance to food-insecure students who are apprehensive about leaving school for breaks and holidays because they’re not sure where their next meal might come from. Thanks to the generosity of the community, in 2017 Broomfield FISH is consolidating all of its operations under one roof. Broomfield FISH previously operated at four separate locations, which made serving clients a challenge. After much community input, Broomfield FISH has moved into the former Broomfield Health and Human Services space, increasing the organization’s space from 7,000 square feet to about 10,000-11,000 total square feet. The move provides

more food storage and office space, greatly expanding Broomfield FISH’s opportunities to serve its community. Scott is particularly excited about the possibility of shifting the food bank to a self-shop model, which wasn’t possible in the previous location. Clients now are limited to one visit per month, but the transition to a self-shop model at the larger facility means clients could visit more than once a month – and have access to a greater selection of fresh food while also cutting down on food waste. Scott said “the move will give us more room to serve our community and more opportunity to operate collaboratively with local partner organizations.” In addition to the expanded food bank, the new location also has space for a training and a conference center with room for classes and meetings. Broomfield FISH plans to offer an expanded roster of public classes, including seminars on parenting, financial management, and healthy cooking. Broomfield FISH’s recent acquisition of a new refrigerated truck allows it to not only expand its stockpiles of fresh,
healthy foods, but also to visit schools and low-income senior housing to let residents know about the food bank’s services. The truck travels to various locations where assistance might be welcomed and shares food and information about support programs available. Scott emphasized that “anyone can go through a hard time, no matter their circumstances,” and that Broomfield FISH is designed as a safety net to prevent community members from falling so far down that they can’t get back up. She mentions that many people don’t think of Broomfield as a place where poverty exists, and that “it is sort of a hidden crisis, even though the economy is doing well.”

In case you haven't heard, on February 14th, City Council approved an agreement to allow Broomfield FISH to take over the space of the old Health and Human Services building. This agreement is monumental and will give Broomfield FISH the opportunity to expand the services they provide to their clients. This means clients will have the ability to pick out their own food and be served with the dignity and respect we all deserve. My name is Jake Borelli and I am a member of the Youth Advisory Board for Broomfield FISH. On behalf of the entire Youth Advisory Board, I would like to thank Broomfield City Council for providing Broomfield FISH with this new space. I know that many people in the community see the good work that Broomfield FISH does every day. I would just point out that FISH serves 1 in 20 Broomfield residents and a lot of those clients are kids. FISH is an incredible organization that I am proud to be a part of. There are deep resources for young businesses, start-ups, self-employed people, and even businesses with decades of activity thanks to the North Metro Small Business Development Center. From business plan advice to federal grants to specialized programs and consulting, they are a key part of Broomfield’s economy.
S
ince 1989, the North Metro Denver Small Business Development Center (SBDC) has been dedicated to helping existing and new businesses grow and prosper by providing free and confidential consulting and no- or lowcost training programs. Services include manufacturing assistance, financial packaging and lending assistance, exporting and importing support, disaster recovery assistance, procurement and contracting aid, market research help, 8(a) program support, and healthcare guidance. “Our Broomfield presence is with the Access Broomfield Chamber, we provide consulting services five days a week,” said Director Glenn Pagens. “We receive financial support from the City and County of Broomfield as well; both organizations team up to support our center.” In the last two years, the North Metro SBDC has helped start 43 businesses, created 136 jobs, retained 96 employees, and helped to infuse $5.5 million in capital. The SBDC combines information and resources from federal, state, and local governments with those of the education system and private sector to meet the specialized and complex needs of the small business community. Consulting experts work in partnership to provide entrepreneurs with crucial information that can mean the difference between success and failure. Our vision is to be the premier,

trusted choice of Colorado businesses for consulting, training, and resources. The main North Metro Denver SBDC office is located at Front Range Community College in Westminster. (They also have satellite locations offering both consulting and training in Brighton and Commerce City.) Don’t let the name fool you: The nation’s Small Business Development Centers (SBDCs) are hosted by leading universities and state economic development agencies, and funded in part through a partnership with the federal Small Business Administration (SBA). Established in 1953, the bottom line mission of the SBA is that they help Americans start, build, and grow businesses. And their resources are aimed to help “small” businesses by their definition: often those with as many as 500 employees (varies by industry). An example of a recent start-up success is Rice

Works, started by Kayo Takahata-Awad. “They are new to Broomfield, and worked with one of our consultants for about a year,” said Glenn. “They have a product called onigiri, it is very popular and their success led to the recognition in February as the Access Broomfield Chamber’s Small Business of the Year.” The SBDC provided the tools for demographic research, considerations to streamline delivery, and a sounding board for daily concerns. While Rice Works is a great example, Glenn emphasizes that people often think they “only” help start-ups. “Over 70% of our time is spent helping existing businesses. While we help people start businesses as a core part of our mission, we have programming and expertise and major activities that help established businesses remain competitive.” Coming up on May 18, in partnership with the Access Broomfield Chamber, is the Access
Business Conference which will be a great resource for anyone looking to start – or currently running – a small business. “There will be seminars on marketing, access to capital, legal structure, and other topics small business owners will find valuable,” said Glenn. Glenn teaches the Small Manufacturer’s AdvantEdge (SMA) program, which helps participants with “manufacturing excellence.” A key to this program is the integrated, strategic support provided by the partnership with the Colorado Small Business Development Center Network (SBDC), the State of Colorado Office of Economic Development and International Trade (OEDIT), the World Trade Center (WTC), and the Procurement Technical Assistance Center (PTAC). The result is a unique and powerful synthesis of expertise and resources designed to help Colorado manufacturers succeed across all stages of the organizational life cycle. Another popular program is the Leading Edge Strategic Planning Series: as they say, most of us were never taught to be business owners: we were taught to be employees. The 10-week course is designed to help entrepreneurs develop a business model and business plan through a discovery process that starts with a business concept and moves to designing and testing a viable (profitable) business model that results in an executable plan of action (business plan). Also on their website, through the Colorado SBDC Network, you can watch free online training videos to help you start and grow your business. The videos range in topics from starting a business to managing your finances to the foundations of marketing. (Look under Training.) You can also find “Starting a Business FAQs,” the Colorado Business Resource Guide, and numerous other helpful links. Glenn has more than twenty years of small business ownership experience and before that was raised in a small business environment from age 10. This role is more a calling than a job: “After being in business nearly my entire life, I never feel like I work. I love helping business people, helping them get rolling, seeing them become profitable and grow, it’s so fulfilling – and all our consultants are motivated the same way. It’s a great job helping people.”

City Program Helps
Enhance Broomfield By Dan Powers
Through the Enhance Broomfield program, obsolete, vacant or rundown business properties are being spruced up with city dollars with a vision to help beautify local commercial buildings and in some cases bring them back into more productive use.
“W
e’re trying to enhance the visual nature of commercial and industrial buildings in Broomfield,” said Mike Van Den Bosch, Broomfield’s Senior Economic Development Specialist. “The program was determined to be the best way to encourage investment by the private sector to improve their buildings.” Broomfield City Council created the program in the summer of 2015. The vision was more than simply improving aesthetics; there is a philosophy that this will: 1) Promote the redevelopment of existing businesses; 2) Facilitate the reduction of vacant buildings; and 3) Assist small business in Broomfield with fewer than 50 full-time employees. “This new program is one more way we can support our small business community while enhancing the curb-appeal of our neighborhoods and community as a whole,” said Mayor Randy Ahrens at the time. Accordingly, this is no small, symbolic feel-good handout. Each applicant is eligible for up to a $25,000 investment. Availability of funds is on a firstcome, first-served basis. Applications may be submitted anytime during the year, as long as funds are available. Mike said as increases in property values lag a bit, a more immediate measurement they assess is the percentage of owners’ investment relative to the City’s investment. “Public sector dollars across 14 projects so far amount to $236,000; the private sector has invested $463,000 for improvements.” For example, BSC Signs started in Broomfield in 1999; they outgrew their original space and bought a new building out of foreclosure in 2014. The Enhance Broomfield program provided approximately $21,000 toward more than $43,000 in repairs and improvement including parking lot repair, ceiling repairs, new awnings, painting, landscaping, and more. Another Broomfield company, The Healing Studio, also was growing in 2015, purchasing a foreclosed property. They received over $22,000 toward $45,000 in building improvements including partial roof replacement, landscaping, signage, windows, and siding. Applications are reviewed on a monthly basis first by Broomfield’s Economic Development staff. Those eligible are scored by the Internal Staff Committee and the City and County Manager has final approval. “For all the work we require at least two bids, plus a letter from their bank that they have the money to pay for the full project. We visit the site, get a real good idea from the owners on what they want to do. We check for any code violations, tax liens, and other legal factors,” said Mike. Various materials, visual attributes, and characteristics like water efficiency, using Broomfield contractors or multi-tenant buildings can score higher in the ranking process. “We look for companies where we can make a difference – where they wouldn’t be able to make the improvements otherwise,” said Mike. “We’re helping breathe new life into properties.”

People love to procrastinate, especially when they're dealing with topics that make them uncomfortable. As a result, estate planning can be a task that people tend to put off. Often they wait until they retire or are told they have a terminal illness or Alzheimer's disease. Unfortunately, procrastinating can raise significant questions as to your intent regarding your instructions after death. It adds uncertainty when you have not made amendments to your estate plan for many years, and then make significant changes just prior to your death. Death bed changes are often contested in court. Influence by family members, diminished mental capacity, and the influence of medications on an individual's capacity all raise questions about whether the last-minute change, or preparation of an estate plan, really represents their intent. This can be avoided by putting an estate plan in place early and reviewing it regularly to make sure that it continues to meet your goals. It makes the plan more enforceable, and brings peace of mind. It can also help remind you of your well thought out intent when you are struggling late in life and are encouraged by others to make changes. If you need to make a change to your estate plan late in life or when you are facing a serious illness, take care to document your intent and your mental ability to express that intent. Additional formality can save problems, disputes, and litigation after your death. Or, avoid these problems by planning early, reviewing and updating your plan often, and properly documenting your intent. Your family is less likely to fight over your wishes and they will continue to have family gatherings and meaningful relationships after your death.

eading into 2017, Broomfield is experiencing robust growth, development, and investment with unsurpassed low unemployment, declining vacancy rates, wage growth, and an influx of new and expanding businesses. Judging by the number of announcements and construction activity over the past 12 to 24 months, you could have already guessed that. Broomfield continues to see a strong response from developers and businesses looking to expand and invest in the community. In 2016, more than $866 million of commercial and residential investment was planned or under construction, including at least 16 projects with more than 2,300 projected jobs and 1.7 million square feet of net and new absorption that will come to the market in the next 18-24 months. During the past two years, 28 companies have relocated to or expanded in Broomfield. The office vacancy rate is 8.9%, the industrial vacancy rate is 2.5%, the retail vacancy rate is 11.5%, and the unemployment rate is 2.7%.
2016 DEVELOPMENT HIGHLIGHTS: ● The Partners Group, a Switzerland based-global private markets investment manager, is planning on building its American operations headquarters here. ● Viega, a German-owned pipe manufacturer, announced it will be relocating and building its U.S. headquarters and training center in Broomfield. ● SCL Health continued to expand and grow its system services headquarters by adding new jobs and associates in Broomfield. They currently have more than 1,200 associates.

● Etkin Johnson broke ground on Atria, a 173,380 square foot cutting-edge Class A office development. ● IKEA announced plans to build its second store at the northwest corner of CO-7 & I-25. The addition of a second store would make Colorado one of only eight states with more than one store. “2016 set a new high-water mark for investment and development in Broomfield. Our economy is strong proving Broomfield is a great place to live, work, start, and grow a business.” said Broomfield Mayor Randy Ahrens.
RETAIL & HOSPITALITY In 2016, Broomfield welcomed JAX Mercantile, Modern Market, Blaze Pizza, and IKEA to name just a few new businesses. The Flatiron Crossing super-regional mall added two new restaurants and one entertainment concept; Tokyo Joe’s, Bad Daddy’s Burger Bar, and Puzzah next to the newly refashioned main entrance. Hotels along the 36 Creative Corridor recorded an occupancy rate of 75% in 2016. Several new hotels are planned and under construction that will add approximately 789 rooms when complete.
