COMPUCOM HEADQUARTERS INDIAN LAND, SC


This new 150,000 SF global headquarters facility for a fastgrowing IT client provides a forward-looking workspace with fully integrated technology. The design maximizes the capabilities of the Internet of Things (IoT) to automate and control all systems. The fully integrated building management system incorporates lighting, HVAC, power systems, security access, occupancy tracking, and scheduling applications. The facility is the first full Power Over Ethernet (POE) lighting building in the world; every light fixture in the building is both a LED and POE fixture, which saves energy and allows greater operator control. Bright, bold furnishings and warm wood accents complement industrial elements such as polished concrete and exposed systems. “Floating” elements such as a monumental stair and a red cube conference room create a sense of transparency and interconnectedness. A grand reception area with a double-height media wall connects to a multi-use café with a variety of seating and touch-down space. In this atrium space, an accent wall of geometric plywood and a massive video wall draw the eye upwards and visually connect the upper and lower floors.


AVIDXCHANGE CORPORATE HQ CHARLOTTE, NC


This six-story, 200,000 SF office building serves as the headquarters for AvidXchange, a fast-growing accounts payable company. The new facility consolidates staff from three office locations, greatly improving collaboration and efficiency across departments. The vibrant new space is intended to support recruitment and retention of the company’s software developers. All design decisions were based on three of Avid’s core values: transparency, community and collaboration. A 750 space parking structure supports the contemporary workplace environment. The exterior reflects the surrounding industrial vernacular presented by the existing Music Factory venue warehouse buildings with brick veneer, architectural precast, and metal. Expansive window openings reinforce Avid’s core value of transparency. The pedestrian experience, which focuses on connectivity to other Music Factory venues and welcoming main entries with full-height curtain wall and wing shaped canopies, promotes the core value of community. The live-work-play environment created on this campus infuses the core value of collaboration, which fuels the successes for AvidXchange. In the interior, exposed ceilings, open office layouts, and private offices with floor-to-ceiling glass fronts illustrate the company’s desire to be transparent to the employees and clients. The first floor offers amenities which create a sense of community and foster wellness, including a game room, outdoor basketball court, yoga and spinning room, fitness facility with locker rooms, nurse practitioner’s office, and large cafe. Concrete floors and brick walls incorporate materials from the exterior building palette and surrounding architecture. Furniture groupings with a variety of seating options and conference rooms of varying sizes throughout the building foster Avid’s commitment to employee collaboration. Breakrooms on every floor provide opportunities for spontaneous collaboration. Town Hall meetings occur in the large stair atrium which features a ceiling of dramatic color-changing LED lights which collectively display the company’s logo in multiple color combinations.


JELD WED HEADQUARTERS CHARLOTTE, NC


Jeld-Wen, a windows and door manufacturer, opened a new North American Headquarters in Charlotte to support the company’s plans for growth. LS3P was selected to prepare test fits for potential sites in the urban core of Charlotte. The company leased 23,187 SF of first generation space on the fourth floor of the Ally Center, a LEED® Gold Certified Building. LS3P provided multiple space plans using different ratios of open-to-closed office configurations. The work relocated approximately 100 employees into an existing core and shell space. The work environment included space for entry/reception and public meeting space. Outside of the public zones are alternate collaborative meeting spaces including conference rooms, video-teleconferencing rooms, ‘team’ rooms, and an executive Board Room.


BOOMTOWN HQ CHARLESTON, SC


This 60,000 SF headquarters for tech company BoomTown transformed a vacant warehouse in an underutilized neighborhood into a thriving destination. BoomTown anchors Pacific Box and Crate, a mixed use development on an industrial site which formerly housed Pacific Guano and Dixie Box and Crate. The name of the development and the industrial design aesthetic come from this rich history. The renovation of an existing brick warehouse created a mix of open offices and enclosed meeting rooms to support a variety of contemporary work models, with creative and energetic “fun zones” encouraging cross-pollination and spontaneous interaction. The original structure featured expansive high-bay space but offered little visual or spatial definition. A weathering steel and corrugated metal exterior, galvanized steel canopy, and edgy balance of sleek and gritty materials integrate with exposed structure to create a contemporary workplace vibe. Large curtainwall inserts and skylights bring natural light deep into the interior, while punches of color and whimsical wallcoverings add visual interest to the space. Custom furnishings made from reclaimed docks and barns, refurbished white metal lamps, and artwork tailored to the space all contribute to the company’s unique energy. A light filled sunken living room serves as a multiuse space for relaxation or meetings, and a company bar is a popular late-day meeting spot. Outdoor amenities include a beer garden, dog run, great lawn, and courtyards.


LIVE OAK BANK OFFICE BUILDING WILMINGTON, NC


Live Oak Bank, a privately-held bank headquartered in Wilmington, NC, is one of the most successful banking institutions in the country. This success, as well as their mission to create the best workplace environment for their employees, led them to the decision to construct a new office building that could be customized to their specific needs. They found a piece of virgin land in the heart of Wilmington and challenged LS3P to design the building so that the site was disturbed as little as possible. Great lengths were taken to preserve trees and natural features of the site, while providing views from every office and workspace within the building. Cypress siding was chosen as the exterior building material to make the structure blend into the environment even more. The building is anchored by a central lounge that includes a large kitchen, coffee bar, upholstered casual seating, and a two-story window wall overlooking the central courtyard and deck. Two-story office wings radiate to the east with interior glass walls that allow for transparency and fabulous views from any point within the building. A 50-seat tiered digital conference room provides a venue for teleconferencing with satellite offices as well as employee seminars and meetings. A fitness center, exterior deck, and on-site dog park (employees are encouraged to bring their dogs to work) round out the list of employee amenities.


BRASFIELD & GORRIE CHARLOTTE, NC


This 10,500 SF office upfit created a new Charlotte office location for a national construction firm. The design focused on the client’s expertise in construction with a materials palette expressed in the detailing of interior design elements throughout the space. Branded experiential graphics reflect the firm’s culture and history. The interior layout promotes a sense of transparency and visual connection; a mix of seating options create collaboration and gathering areas.


CONFIDENTIAL CLIENT CARY, NC


This new office space implements best practices for modern workplace environments with a focus on collaboration, integrated technology, and flexible spaces for multiple functions and diverse teams. The client needed to cluster and densify private office workstations to prioritize spaces for collaboration and relaxation; the result is an inviting, interactive environment which supports a variety of team configurations and work flows. Floors are themed based on abstract North Carolina elements including lake, porch, forest, mountain, and sky; these themes provided opportunities to create rich connections to the arts and culture associated with each concept through the materials palette and creative accents. Each floor features gathering, dining, and recreation areas and expansive views of the adjacent lake and greenway. Ease of outdoor access connects the building to green space, dining options, and an amphitheater. To encourage innovation and creative collisions, a flexible “Techstars” space hosts rotating teams for product development, education, and client demonstrations. A dramatic artist-designed sculptural element morphs from wall to ceiling to draw people in. The demo room integrates state-of-the-art technology to emulate TED-style presentations. Additional program spaces include multiuse collaboration and training areas and project rooms which teams can reserve to work together for extended time periods. Write-on walls, work spaces with a range of privacy levels for focused work or small-group discussions, touchdown spaces, conference rooms, and a wide variety of seating options encourage flexibility and collaboration. LS3P served as Architect of Record for the project, in association with FXCollaborative as Design Architect.


IPS HEADQUARTERS RELOCATION GREENVILLE, SC


Integrated Power Services (IPS) was in the market to move their headquarters location and establish their office is a modern, innovative and collaborative place to work. LS3P in partnership with Cushman & Wakefield, helped curate a new office space that ticked all of IPS’s boxes. The space included private and open offices, collaboration zones, meeting nooks and a work cafe. The end result was a monochromatic, high tech, contemporary office space that is aiding them in their rapid growth.


JTEKT NORTH AMERICA HEADQUARTERS GREENVILLE, SC


This interior design for a high-tech engineering and manufacturing firm supports a multigenerational work force. The openoffice layout offers a variety of seating and privacy choices to accommodate a range of tasks. Solid masses at the core of the floor plate hold enclosed but transparent offices, small meeting rooms, and phone rooms while low workstations around the lightfilled perimeter offer expansive views and a collegial environment. The interior materials palette references natural elements such as earth, water, and sky to balance a high-tech vibe with biophilia, bringing environmentally-inspired components into the design for employee wellness and a human-scale aesthetic. The office is located in the award-wining One Research Drive building, also designed by LS3P, on the CU-ICAR campus.


CENTENE EAST COAST HQ CHARLOTTE, NC


This new East Coast headquarters for Centene, a pioneering, multi-national health care enterprise, preserves the site’s natural beauty and advances the client’s mission to transform the health of our community. Located on a desirable 80acre site in Uptown Charlotte’s University Research Park, the new campus paves the way for the next generation of offices focused on top-tier recruiting, retention, and agile operations. The two-phase campus development includes approximately one million SF of office space within two office buildings with dining, café, fitness facilities, and clinic amenities. The campus will also include a daycare, a state-of-the-art training center, and four parking structures with over 5500 spaces. The site orientation creates contiguous clusters of buildings in an east/west orientation wrapping a water feature which serves as a central activity hub. The exterior prioritizes transparency to create a sense of “working in a treehouse.” Vertical facade elements abstract a tree’s trunks and branches. Inside, the awe-inspiring entry lobby atriums act as the buildings’ primary organizational element and serves as the central and most significant collaboration space. “Treehouse” meeting space experiences scattered throughout the buildings provide unique collaboration opportunities as people rise through the buildings on monumental open staircases. This project is currently under construction. Phase 1 is estimated to be complete in 2022.
