AUCTION RESULTS The team at L+S conducted five auctions for the month of December. Out of the 5, two sold prior, two sold under the hammer and one was passed in. 50 Dural Street, Hornsby was one of the standouts with 14 registered buyers for the auction. Bidding started at $1,000,000 for the original double brick bungalow and after 36 bids the hammer came down, above reserve, at $1,352,500. The home was sold to a local family looking forward to a new start for 2015.

EXPENSES FOR WHICH YOU CAN’T CLAIM DEDUCTIONS For an investment property the main expenses which cannot be claimed are acquisition and disposal costs. These include conveyancing costs, advertising and stamp duty. These costs may however form part of the cost base of the property for capital gains tax purposes. For more information go to ato.gov.au. For example an investor buys a property for $500,000 and pays $17,990 stamp duty and $2,000 conveyancing costs. These expenses are not deductible against rental income. However when the property is sold the cost base will be $519,990 for the purpose of capital gains tax (CGT)
