A note from our Principal‌ This month its all about interest rates and Sydney house prices. How much higher can prices rise? How much demand is there? In the Hornsby market there certainly doesn’t seem to be any slowing down. From new homes to off the plan apartments and established dwellings we have not seen a decline. Below is an interesting graph released by Alan Kohler this week. It shows the capital gain of house prices in the past 12 months compared to the average over the past 10 years for all capital cities. Supply + Demand Town planning predictions are that Sydney needs a further 600,000 dwelling to be built over the next two decades. Numbers released last year indicate that two babies are expected to be born for every person who dies in NSW, where three overseas migrants will arrive for every resident who departs for another state.

Capital gains and the 6 year rule Often clients are buying a home and looking to lease it for a short term of 6 months prior to building. Caution needs to be taken as there are certain rules around principal place of residence PPOR and Capital Gains Tax when the property is sold. In short the initial intended use of the property as either an investment or PPOR will dictate how the capital gain is calculated on sale if and when the property is sold at a profit. Under the six-year rule, a property can continue to be exempt from CGT if sold within six years of first being rented out. The exemption is only available where no other property is nominated as your PPOR and it was occupied initially as your PPOR.
