A note from our Principal‌ Once again there seems to be no end in sight for the rising property prices in Sydney. Many locals I meet are surprised by the prices that are being achieved in the market from Hornsby to Berowra and raise the question; will the prices drop when the market slows? While there is no definitive answer I often compare our market to others across Sydney and in neighbouring suburbs. For example median house prices in suburbs on the train line with similar or lessor infrastructure have a much higher median sale price such as Wahroonga $1.323m, Pymble $1.648 and Epping $1.39m. These are significantly higher than Hornsby $938,000 and Berowra $777,500. Every weekend we see new buyers moving to the area and they are often missing out on homes in these other suburbs. So in the mind of the buyer Hornsby to Berowra still represents great value!

AUCTION RESULTS The past month our sales team have negotiated some fantastic results across a variety of suburbs and property types. 79 Somerville Road sold 30 minutes after the auction for $1,390,000 the second highest sale price for Hornsby Heights. A 1970’s 2 bedroom unit sold at 6/11-15 Dural Street SOLD in a hotly contested auction for $782,000. 2B Evans Road, Hornsby Heights sold prior to its scheduled auction date for $1,313,000. With investors and up sizers driving the market there still seems to be no slowing down.

Capital Gains A capital gain or capital loss is the difference between what it cost you to buy an asset and what you received when you disposed of it. Capital gains forms part of your income tax and is not considered a separate tax, although it is generally referred to as capital gains tax (CGT). If you make a capital loss, you cannot claim it against income but you can use it to reduce a capital gain in the same financial year. If your capital losses exceed your capital gains or you make a capital loss in an income year you don't have a capital gain, you can generally carry the loss forward and deduct it against capital gains in future years. Selling assets such as real estate or shares is the most common way you make a capital gain or capital loss.
