THE

COOKE REPORT

SPRING / SUMMER 2015

A LOCAL REAL ESTATE MARKET UPDATE

2

Dear Reader, Thank you for taking the time to read our latest magazine. We hope that you will find it enjoyable and informative. Since no market . . . whether strong or weak . . . is stagnant, following the changes and fluctuations can be fascinating. It can help us all see trends and face the market with greater confidence.

In each issue we feature a local attraction. They have included the Morehead Planetarium, the NC Museum of Art, the American Tobacco Warehouse District, the Duke Lemur Center, and the Museum of Life and Science in Durham. In this magazine we selected the NC Museum of Natural Science. At some point we will be combining all of the articles in a booklet of area attractions. It will be posted on our website.

Cooke Property has enjoyed a fantastic 2015 with sales volume of almost $17 million in less than half a year. As you will see in the magazine, we have fantastic listings that span a wide price range. We couldn't be more delighted. We owe that success to our clients and customers, those who have trusted us with their most valuable asset . . . their home.

Notable homes come with a heritage, they are a landmark of the community. That legacy begins with the site as inspiration. Over three acres of exquisite, manicured grounds provide a setting like none other for

3124 Surrey Road, an icon imbued with refined architectural grace. 31

3124 Surrey Road 3124 Surrey Road was one of the earliest homes built in Hope Valley, an English countryside inspired community centered around a Donald Ross golf course. The original construction dates to 1938. In 1996, even though it was not on the market, a couple knocked on the door and asked to purchase the residence. After the purchase they engaged renowned architect Hutch Johnson and respected builder Leon Meyers to combine their expertise and talent to create a timeless addition that looked original to the house. The home was featured on Good Morning America as an example of excellence in design . . . respecting historical elements and adding classical rooms true to the genre. The current owners have made other additions, and each time have continued the collaboration with Hutch Johnson and Leon Meyers. The splendid interior design focuses attention to the grounds, each room inviting extended views and access

to multiple terraces, porches and gardens. The center garden room is a focal point that centers the house. A horizontal layer of windows envelope the vaulted ceiling. The effect is reminiscent of the grand solariums found in major estates throughout Europe and the US. What brilliant grounding

Impervious Surface how does it impact a homeowner

Surfaces that will not allow rainwater infiltration and natural groundwater recharge are defined as impervious. In residential construction these typically include building rooftops, driveways, sidewalks and patios, and any material that water cannot infiltrate or that directly affects the amount of runoff to lakes and streams. 52

awareness Have you ever considered adding an addition to your home? Extending the driveway to create an easier turn around? Building a screen porch? Or a swimming pool? Before calling an architect, a paving company, or going to the local hardware store, best to make a call to the Environmental Planning department or Stormwater Management department of your controlling municipality. Each has separate guidelines, and decisions are made based on each specific request.

purpose The U.S. Census Bureau projects that the U.S. population will grow by 50 million people, or approximately 18 percent, between 2000 and 2020. The question becomes how to maintain and improve water resources during this period of growth. The quality of water impacts us all, and the environmental challenges of the 21st century require sophisticated, innovative solutions.

ground water How does stormwater runoff affect streams? It alters natural hydrology . . . the distribution of water during peak flows. It alters channel morphology leading to increased channel width, increased depth, and reduced bank stability. It alters stream hydraulics, affecting water velocity and sheer stress. It disrupts the balance between sediment supply and transport, generally leading to increased sediment transport and channel erosion. It increases stream temperatures due to the transfer of heat from impervious surfaces to stormwater runoff. It increases the delivery of pollutants from the landscape to the stream. 53

growth Throughout the Triangle cities, towns and neighborhoods are growing. Every day, new buildings or houses are proposed, planned, and built. Local governments, working with planners, citizen groups, and developers, are thinking about where and how this new development can enhance existing neighborhoods and also protect the community's natural environment. The standard measure for impervious is stated as a percentage of the total land area. In rural areas, impervious cover may be as low as one or two percent. While in industrial and commercial areas, it may be as high as seventy percent or more.

common practices Numerous site-level techniques are available to mitigate the impact of higher density on impervious surface. These practices incorporate elements like rain gardens, bioretention areas, and grass swales. Other mitigating practices go even further to include eliminating cul-de-sacs, reducing parking spaces, and narrowing streets.

innovation:

pervious, permeable

& porous pavers

Several manufacturers now sell pervious, permeable and porous pavers. They all require a similar compacted stone aggregate layering process beneath the surface to accept the stormwater and create a "reservoir" prior to the water percolating into the sub-grade or being piped away. The is known as the "paver system." Pervious pavers allow stormwater to percolate through the surface rather than running off into surrounding areas or storm drains. As water runs through, the pavers filter urban pollutants and let the ground below breathe. These pavers also allow tree roots and their supporting microbes to interact. They are manufactured from natural stone and bonded together within a controlled factory environment. Pervious pavers feature the highest water infiltration rate - 10 times higher than pervious concrete and more than 90 times greater than permeable pavers. Permeable pavers are composed of a layer of concrete of fired clay brick. The pavers are separated by joints filled with crushed aggregate. Permeable pavers are different from pervious and porous pavers in that rainwater passes around the paver as opposed to through it. Water enters the joints between the impervious pavers and flows through the 54 "paver system". Permeable is a term used to describe paving methods for roads, parking lots, and walkways.

Porous pavers are manufactures in a variety of designs and materials. Concrete turf block for grass paving began in the mid 1940's, and plastic versions were invented in the late 1970's and early 1980's. Porous pavers generally are a cellular grid system filled with dirt, sand or gravel.

This system provides grass reinforcement, ground stabilization and gravel retention. In addition to load support, the cellular grid reduces compaction of the soil to maintain permeability, while the roots improve water infiltration due to their channels. Porous pavers have been utilized in agriculture. NOT all local municipalities consider pervious, permeable and porous pavers to be pervious. Some count these materials as 40% to 60% pervious depending on the type and use. Some give them no value toward impervious restriction.

Generally speaking pervious, permeable and porous products are similarly priced to conventional products, but labor cost can be higher. An industrious homeowner may choose self installation, but is advised to research the best material to use. Before considering any pervious expansion, always remember to call your local municipality to determine any existing restrictions, and what is allowed.

Museum of Natural Sci

Since the beginning, mankind has been drawn to the exploration of our physical world. From the discovery of ancient fossils to the habits of creatures we see daily, the desire to know more, understand more and connect more has been

a driving force of exploration. The Museum of Natural Science in Raleigh offers a unique opportunity to connect with the natural forces of our world through interactive experiences and exhibits. With free general admission, it is one of the Triangle's great places to visit at any age.

Lumbering giants of the past almost seem to come to life in the prehistoric exhibits. With a special focus on creatures that once roamed our state and the southeast, these remarkably well-preserved fossils offer a glimpse into a bygone era. The Museum provides a wealth of information regarding habitats, life spans, and general habits of long-extinct animals that dominated our world over 230 million years ago. This exhibit hosts more than 56,000 vertebrates, 55,000 invertebrates and 1,000 paleobotanical specimens, many of which come from the North Carolina Triassic beds in the central part of the state. The Paleontology and Geology Research lab focuses on the evolutionary relationships and paleoecology of theropod dinosaurs . . . including the iconic megapredator Tyrannosaurus Rex.

Living Creatures

provide hours of enchanted viewing From mountains to coast, ocean to air, each ecosystem on our blue planet has yielded an abundant variety of life. Here at the Museum, it is possible to get a glimpse into the lives of creatures who share our world. These exhibits range from the desert t o tropical rainforests, deep oceans to shallow streams. The Arthropod Zoo inspires fascination with creatures that are often feared or considered "creepy." In fact, these creatures have a starring role in the web of global life, often in ways that go u nseen. The butterfly house not only allows close viewing of beautiful specimens, but also teaches about the critical role they play in pollinating plants we use for food.

The 10,000 gallon aquarium in the Our Changing Ocean gallery represents the look of a typical habitat off of the North Carolina coast. A Bonnethead shark and the invasive lionfish are just a few of the inhabitants.

To explore deep oceans, researchers must raise millions of dollars to use submersibles to reach great depths. Here, a model submersible lets you take a 2,000 foot virtual dive off the NC coast. 61

there are drawers of enthralling items waiting to be held and investigated One of the unique elements of the Museum of Natural Science is its emphasis on education and interaction. This is not a place with a strict "look don't touch" policy. Interacton is not only available, it is encouraged. These Curiosity Classrooms host a variety of specimens ranging from insects to mammals to geological formations. What better way to learn more about the physical world than to explore it first hand. Each specimen is tagged and coded. When placed on special tables, a world of information is unlocked. These tables provide details about each individual creature, including habitats, size, life span, diet and more. Compare the skulls of a black bear to that of a coyote or examine the details of small insects and fossils under high-powered microscopes. With thousands of unique creatures to explore, it is impossible to contain innate curiosity to learn more about each one. The two Curiosity Classrooms are open to the public. They are used in Summer Camps and can be reserved for birthday parties.

62

The Investigative Labs are another way to experience the Museum. The Natural World Lab allows visitors to observe and study plants, animals or themselves! The Micro World Lab explores genetic engineerng and protozoa alike, creating interaction with the smallest creatures in our world. The Visual World Lab demonstrates the latest simulation technologies scientists use in research.

North Carolina

from the shore to the mountains

As the state's most popular museum, it is no surprise that there is special attention given to the natural habitats and wildlife that are unique to our area. A two-story waterfall is the centerpiece of the Mountains to Sea exhibit highlighting the interrelationship between each of the three zones in the state of North Carolina.

64

Though the Museum does incorporate much of our state into its exhibits, there is more to discover. The WRAL 3-D Theater features documentary films covering the Ice Age, coral reefs and dinosaurs to name only a few. Study weather by uncovering the various methods used by meteorologists and learn about weather stations' satellites and how they differ from weather balloons and rockets. Enjoy the Prairie Ridge Ecostation . . . a 45-acre facility and outdoor classroom featuring a prairie, forest, stream and ponds. This off-site facility furthers the Museum's mission of enhancing public understanding and appreciation of the natural world. Better understand how we connect to nature by investigating the whales and learning how laws and regulations passed aid in the protection of the animals we cohabitate with on this diverse planet.
