While sales below $500,000 are improving over last year's numbers, higher priced properties are moving at about the same rate. One of the articles in this magazine will address a specific issue we are finding with greater regularity, and we encourage you to investigate the topic more completely. First Quarter 2016 Overview Orange County Inventory: Traffic: Pending Sales: Closed Sales: Supply: Re-Sale Market: Chapel Hill:
As compared to first quarter of 2015, the number of active listings has decreased by 20%. 33% had dropped their price at least once. The average price drop was 6%. The average list price was $564,500, an increase of 9% over the first quarter 2015. There was a 17% increase in showings as compared to the first quarter 2015. There was an increase of 7% compared to the first quarter 2015. Year-to-date closings are up by 10% compared to the first quarter 2015. The average sales price was $366,000, up 17% over a year ago. Financial concessions were reported on 68% of closed sales. Cash closings accounted for 24% of closed sales. Based on first quarter closings, there is a 6 month supply of housing in the county. 35% of re-sale closed sales were on the market between 1 and 30 days. Inside the Chapel Hill School District, closings were up 2%, the average sales price increased by 13%, and the median sales price increased by 5%.
Durham County Inventory: As compared to first quarter of 2015, the number of active listings decreased by 21%. Of all active listings at the end of the first quarter, 28% had dropped their price at least once. The average price drop was 6%. Traffic: There was a 7% increase in showings as compared to the first quarter 2015. Predominantly homes priced below $150,000. Pending Sales: There was an increase of 15% compared to the first quarter 2015. Closed Sales: Year-to-date closings are up by 13% compared to the first quarter 2015. The average sales price is up 9% ($230,000). Cash transactions accounted for 21% of the closings. The median sales price increased by 9%, or $109 per heated sq ft. Financial concessions were listed on 72% of the first quarter closings. Supply: Based on first quarter closings, there is a 3 month supply of housing in the county. Chatham County Inventory: As compared to the first quarter of 2015, the number of active listings decreased by 5%. Of all active listings at the end of the first quarter, 30% had dropped their price at least once. The average price drop was 6%. Traffic: There was a 4% decrease in showings as compared to the first quarter 2015. Pending Sales: Listings with a pending or closed status increased 4% over the first quarter 2015. Closed Sales: Quarterly-to-date closings are up by 21% compared to 2015. The average sales price increased by 7% as compared to a year ago to $378,600. The median price per sq ft of detached properties during the quarter increased 3% to $139. Financial concessions were listed on 61% of all closed properties. Supply: Based on first quarter closings, there is a 7 month supply of housing in the county. Pricing: Homes that had not had a price reduction closed for 97% of list price. Homes with at least one price reduction closed for an average of 90% of list price. 5
Cary / Apex / Morrisville Inventory: As compared to 2015, the number of active listings decreased by 6%. Of all active listings at the end of the first quarter, 29% had dropped their price at least once. The average price drop was 4%. Traffic: There was a 1% increase in showings as compared to the first quarter 2015. Pending Sales: There was a decrease of 7% compared to the first quarter 2015. Closed Sales: Year-to-date closings are down by 3% compared to 2015. Transactions with financial concessions accounted for 70% of all closings. Supply: Based on first quarter closings, there is a 2 month supply of housing in the areas. New Construction: First quarter 2016 building permits were down 13% as compared to the first quarter 2015.

As compared to 2015, the number of active listings decreased by 19%. There was no difference in showings as compared to the first quarter 2015. There was an increase of 11% compared to the first quarter 2015. Year-to-date closings are up by 20% compared to 2015. The average sales price was $298,000 as compared to $281,200 12 months ago, a 6% increase. 65% of all properties closed had some Seller paid financial concessions. Based on first quarter closings, there is a 2 month supply of housing in the county.

As compared to 2015, the number of active listings increased by 1%. Of all active listings at the end of the first quarter, 29% had dropped their price at least once. The average price drop was 5%. The average time on market was 11 months. Analysis of Luxury priced homes at $700,000+ indicates a difference when compared to the overall market. The months of housing supply denotes an oversupplied market and is almost six times the supply in the overall market. The number of sales for properties priced over a million dollars increased by 42% and was the highest since first quarter 2007. This equates to the highest amount since first quarter 2007. There are currently 281 listings prices at a million plus, and there were 27 closed during the quarter. That equates to an absorption rate of 31 months. It is way more supply than demand can absorb. Year-to-date closings are up by 18% compared to 2015. Quarterly closings where the original list price had not been changed closed at 99% of list price. The luxury segment between $500K and $700K is much stronger than homes priced higher.

Chloramine and You As a Real Estate Professional, one of the most important elements of my job is guiding buyers and sellers through the home inspection process. The most common issues revolve around overlooked and unseen maintenance items, they are expected and easily remedied. Recently, however, a new issue has arisen that catches home buyers and home owners completely unaware. It can cause significant damage to pipes and fittings in the home’s water system and potentially cost hundreds or thousands of dollars to correct. The culprit is Chloramine. I speak to this issue, not as a chemist, public official or plumber, but as a Real Estate Broker offering information from the most reliable sources I can find.
So what is Chloramine and how does it affect my home? Chloramine is a combination of Chlorine and Ammonia often added to the water supply as a controlled disinfectant. It is approved by the EPA as acceptable for purifying drinking water. By EPA standards, the use of Chloramine is considered safe and improves the taste and odor of drinking water. There are, potentially, some unforeseen effects on a home's plumbing supply that have become evident. Chloramine is currently used in Durham, Orange, Chatham and Wake counties as well as Hillsborough Township. Most homes constructed after 1980 have PEX or similar water pipes. They are strong, flexible, and resistant to cracking and bursting in cold weather. The fittings for these pipes are typically brass. Brass is a copper alloy that may contain between 5% and 40% zinc. Zinc is a highly reactive metal that has a weak ability to bond to other metals. When water flows through the plumbing fittings and valves it corrodes the brass; zinc leaches from the plumbing fittings. This corrosion process is known as dezincification and it causes two main problems. First, the zinc accumulates inside the walls of the fittings and decreases water flow – eventually causing a blockage. Second, the porous structure that is left behind has little mechanical strength and is prone to seepage and structural failure. The ammonia present in Chloramine has been found to react with brass and copper which leads to an increased rate of dezincification, especially in hot water pipes and in systems with recirculating hot water. In copper fittings, the pits left by the chloramine can harbor mold that transfers to drinking water. Most insurance companies do not cover the cost to remove mold, or to exchange plumbing fittings. There are filtration systems available to protect piping. Costs for these systems vary based on the size of the home, whether or not the water supply is re-circulating and the amount of damage that has already occurred in the system. 52
If you are concerned about your own home, there will be sources at the end of this article to help you protect your investment. For the record, Lucia and Cecil Cooke recently chose to have their plumbing pipes inspected after seeing the damage in other homes. The valve near their hot water tank was approximately 33% occluded. They had a filtration system installed and dezincified lead fittings removed from around their hot water heater and in the crawlspace. They were replaced with chloramine resistant fittings. We have seen homes in which the entire plumbing system had to be replaced for severe blockage.
What else should I know? According to the Durham County website (http://durhamnc.gov/1211/Disinfection-Chemical-Addition) “Customers who use drinking water for dialysis treatment, in fish tanks, in aquaculture and for certain other special uses will need to make some changes. Chloramines are harmful when they go directly into the bloodstream. In the dialysis process, water comes into contact with blood across a permeable membrane.“ “Fish also take chloramines directly into their bloodstreams, so chloramines must be removed from aquariums and fish bowls.“
There are several Class Action Lawsuits pending in a variety of counties and states across the nation regarding the use of Chloramine. South Carolina Judge, Thierry P. Colaw, recently dismissed a lawsuit stating that the districts could not be sued over corroded pipes since they were following district and federal mandates. Contact your local municipality if you would like to know the status of the Class Action Lawsuits or to gain additional information about the water in your area.

Frederick Augustus Olds (1853–1935)
Fred Olds was the father and founder of the North Carolina Museum of History. As a journalist in the 1880s and 1890s, he wrote newspaper stories about North Carolina's history. Olds asked readers to bring him their artifacts from the state's past. He amassed nearly three hundred objects, the basis for the Hall of History, which opened in 1902. For the next thirty-two years, Olds ran the museum. He visited every county in the state at least three times and collected almost 30,000 artifacts. Some of Olds' prized items (such as the alleged Blackbeard bottle) are probably not authentic. But Fred Olds collected many genuine historical treasu and interested hundreds of people in the state's history. Serving as the "Pied Piper of history" to children all over North Carolina was Frederick Olds' greatest joy. His legacy lives on in the modern North Carolina Museum of History.

landed a “roadable� gyrocopter at the state fairgrounds in Raleigh and then drove it to Cameron Village to do some shopping. Later his wife met him in a station wagon. They then packed the gyrocopter in the back and went home. The unusual flying machine was designed and manufactured by Bensen Aircraft Corporation, located near the Raleigh-Durham Airport. It was designed and sold to be assembled in a garage and provide air and road transportation.

see who would first test the Wright Flyer on the sands of Kill Devil Hills, North Carolina. Older brother Wilbur won the toss, but his first attempt on December 14, 1903 was unsuccessful and caused minor damage to the aircraft. life is as fascinating as his inventions. At 19 Carbine had a reputation for making quality moonshine. A raid on his still in 1921 changed Carbine's life forever. The moonshiner got into a shootout with law enforcement officers and a deputy was killed. Carbine was convicted and sent to prison for 30 years. He spent endless days in solitary confinement thinking of ways to make more efficient firearms. In the prison blacksmith shop Carbine used scrap iron and wood to make gun parts. Here, Carbine invented the floating chamber and the short-stroke piston. The first gun Carbine made is in the museum exhibit. Other weapons invented by Williams include the U.S. Carbine, Calibre .30, and the M1.

Learn about the three statues on the museum steps. They include Frederick Olds, journalist and founder of the museum. A Sauratown Woman who was approximately 18 to 21 years old. Historical and scientific research indicated a costume comprised of a hood, dress, and possibly moccasins, made of brain-tanned deerskin, sewn with sinew, and embellished with multicolored glass trade beads, wampum, and brass hawk bells, triangles, cones and beads. And Thomas Day, perhaps North Carolina's most unique and well-known cabinetmaker. Thomas Day was a free African American who, through his skills and personal endeavors, became one of the most prolific producers of furniture in the state during the antebellum period.
