Dear Reader, After many years of discussing it and pondering the possibilities, we have decided to launch our own Real Estate company. It is our pleasure to be addressing you for the first time as Cooke Property Inc. As active real estate brokers in the Triangle market, we have always found it important to stay up-to-date with market trends and movements. We were one of the first agents to have our own website, to dedicate time and resources to upscale photography, to create individual listing brochures in an architectural magazine style, and to produce the Cooke Report with current, locally relevant market statistics. Staying on the cutting edge of market knowledge has served us and our clients well. The trend we see is buyers turning to websites like Zillow, Trulia, and Realtor.com to find homes that they would like to see. All listings in the MLS system are there and the software systems are designed for easy use on computer and mobile devices. Because of the technology shift, we have decided to form our own real estate company, Cooke Property. This shift allows us to direct additional marketing dollars to advertising on these large servers to give our listings improved internet exposure. We have always been proud of our advertising and our personal “brand”. We see this as an opportunity to progress further in the new technological age. Between the three of us . . . Allison, Cecil, and Lucia . . . we have over 66 years of experience in the industry. We are consistently ranked in the top, if not the top, realtors in the area. As compared to 2013, the number of active listings increased by 14%. Of all active listings at the end of the third quarter, 45% had dropped their price at least once. The average price drop was 8%. There was a 1% increase in showings as compared to the third quarter 2013. There was a decrease of 2% compared to the third quarter 2013. Year-to-date closings are down by 15% compared to 2013. The average sales price had not changed as compared to a year ago. Cash transactions accounted for 26% of the closings. The average dollar per sq ft remained the same. The average closed price was $335,900. Based on third quarter closings, there is a 6 month supply of housing in the county. Inside the Chapel Hill School District, closings were down 27%, the median sales price decreased by 5%, and the median sales price per sq ft decreased 1%.
As compared to 2013, the number of active listings decreased by 19%. Of all active listings at the end of the third quarter, 42% had dropped their price at least once. The average price drop was 6%. There was a 9% decrease in showings as compared to the third quarter 2013. There was an increase of 5% compared to the third quarter 2013. Year-to-date closings are up by 2% compared to 2013. The average sales price increased by 5% to $206,800. Cash transactions accounted for 21% of the closings. Based on third quarter closings, there is a 3 month supply of housing in the county. Distressed properties account for 6% of the active inventory.
As compared to 2013, the number of active listings increased by 1%. Of all active listings at the end of the third quarter, 35% had dropped their price at least once. The average price drop was 7%. There was an 8% increase in showings as compared to the third quarter 2013. Listings with a pending or closed status increased 7% over the third quarter 2013. Year-to-date closings are up by 6% compared to 2013. The average sales price increased by 7% as compared to a year ago. Cash transactions accounted for 25% of the closings. The average sales price is $338,500. Based on third quarter closings, there is a 6 month supply of housing in the county.

Cash transactions accounted for 13% of the closings. 51% of the third quarter closings had financial concessions paid by the Seller. The average list price was $387,434. Based on third quarter closings, there is a 2 month supply of housing in the areas. Homes that had reduced their price closed at 93% of list price. Homes priced correctly from initial listing closed for an average of 99% of list price.

As compared to 2013, the number of active listings decreased by 4%. At least 40% of all active listings had at least one price drop. There was a 2% decrease in showings as compared to the end of third quarter 2013. There was an increase of 24% compared to the third quarter 2013. Year-to-date closings are up by 3% compared to 2013. The average sales price was $272,333. Cash transactions accounted for 14% of the closings. The average dollar per sq ft increased by 4%. Closed sales matrix shows that the “sweet spot� in the market are homes priced between $200,000 and $400,000. Based on third quarter closings, there is a 4 month supply of housing in the county. Wake Forest has over 25% of active inventory on the market in excess of 90 days, the highest ratio in the county.

Quarterly closings where the original list price had not been changed closed at 99% of list price. Quarterly closings that had at least one price reduction closed at 91% of list price. Supply: Homes priced over $700,000 have over a 12 month supply, the number of months increases as the price goes up. The sale of homes priced over a million dollars remains less than half of the 2007 figure.

Eighteen years prior to the Revolutionary War, Samuel and Mary Kerr built this one and a half story farmhouse in Orange County. It originally consisted of two rooms on the main level (each with a stone fireplace) and an enclosed staircase to the room above where children would have slept. The architecture was known as the Colonial frame “hall and parlor” plan.

The trading trail is flanked by a white oak tree that is reportedly over 300 years old and boasts a circumference of over nineteen feet. For most of our history, America has been a nation of farmers. Owning land was, and still is, an essential part of the American Dream. It has always represented freedom, autonomy, and an opportunity to make one’s own way in the world. Fertile land, and plenty of it, was perhaps the greatest tangible asset this country had to offer. It has shaped our history, our development, and even our values. y the nineteenth century our country was expanding and so were farmhomes. They were required to be versatile and meet changing needs. The home was the center of all family activities and chores. A formal side was shown in front public rooms, whereas the hard-working kitchen, buttery, and pantry were strictly utilitarian.
As families grew, so did the house: a two room structure would become a three room dwelling. Many expansions had a catslide, with a lean-to grafted on its back.
Bennett Place: Catslide Addition Many farmhouses were updated to reflect prevailing tastes and construction improvements. Typically, larger-paned windows replaced their predecessors and a more fashionable entryway was added including a paneled door and glazed transom. With multiple remodelings over the years, the farmhouse is rarely, if ever, the same as it began.

he Kerr Patton expansion in 1807 also included a master bedroom upstairs with the luxury of a handsome fireplace and the privacy of separate accommodations. Quite a luxury in its day. The wide plank virgin heart pine walls are the same as those below in the formal parlor.
Simplicity of purpose is a common thread found in farmhomes throughout the country. The architecture epitomizes the integrity of basic forms and accessible materials, making it fitting for the climate, surroundings and geographics. The appeal of country homes is enhanced by their hand-hewn individualism and heritage of native charm. As early life evolved, they were modified to serve many generations of the same family. A full gable kitchen wing was added in 1823. It provided a generous area for roasting, baking, churning butter and other household chores. Access was created to a deep side porch to cool down from the hot kitchen to prepare produce for the upcoming meals.
Mary Kerr was the sister of Nathanael (frequently misspelled Nathaniel) Greene, the Revolutionary War hero. Nathanael was known for his successful command in the Southern Campaign, forcing British general Charles Cornwallis to abandon the Carolinas and head for Virginia. He emerged from the war with a reputation as George Washington’s most gifted and dependable officer. When Nathanael Greene’s wife died, he came to live temporarily in Orange County with his sister, Mary, and her husband. He met and married an Orange County woman before returning to his homeplace. Nestled comfortably on 70 acres of Duke Forest is one of the Triangle’s most fascinating and underdiscovered delights ... the Duke Lemur Center. Here, research, conservation, and natural wonder come together to form an engaging atmosphere for professionals and casual viewers alike. But in order to understand how exceptional the DLC really is, you first need to meet its incredible inhabitants ... the Lemurs of Madagascar. Lemurs are found in the wild only on the island of Madagascar. Their story and evolution are not only demonstrative of survival instincts but also of natural curiosity and creativity. The island broke away from the African continent long before Lemurs existed. As the number of primate species exploded on the mainland, the first Lemurs crossed the Mozambique Channel in a random rafting event occuring millions of years ago. Small bands, usually families, of Lemurs were trapped in floating

This crossing created the opportunity for the Lemurs to evolve separately from other primate varieties as well as ceate a vast array of Lemur species. The various climate niches on the island required the animals to adapt in ways not seen in other primates. Hybernation or torpor, seasonal fat storage, strict breeding seasons and female societal dominance are just a few of the many Lemur traits that are seen in no other primate on the planet. Sadly, it is also the most endangered mammal on the planet. The Duke Lemur Center houses the largest collection of Lemurs outside of Madagascar. Their conservation efforts, breeding programs, education and research allow us all to preserve and protect these fascinating creatures here and in their native land. 59 57
But it is really difficult to understand how exceptional they are without meeting them. Raven is a native of the dry, deciduous forests in Western and Southern Madagascar. The normal diet of seeds, nectar and small insects is highly seasonal. In a stroke of evolutionary genious, this Lemur adapted to use its tail for fat storage in lean seasons and before entering the torpor state in the winter. Though other varieties also enter a torpor state, the Fat Tailed Dwarf Lemur’s is the longest. It is the torpor state that is fascinating. Typically, it slows the metabolism, rendering the animal not fully awake and not fully asleep. But these Lemurs acutally sleep during torpor. The science behind this could open incredibly interesting areas of study including human hybernation like sleep during long surgeries or space exploration.

Many Lemurs were once catagorized as subspecies of other varieties. This is true of Mosi, a Crowned Lemur. He and his kind were thought to be a sub-species of Mongoose Lemurs until recently. Native to a small area of land in the Northern section of the island, much of their habitat has been destroyed by deforestation.

Rufted Lemurs are located in the Northern forests of Madagascar. Their thick coats protect them from the unpredictable, seasonal weather. The species spends most of its life in the canopy, spending relatively little time on the ground. While most Lemurs travel in smaller family communities, some of these Lemurs live with groups of up to 32 individuals.

There is a reason this Aye Aye has such an ominous sounding name. In his native land, there is negative Fady or taboo surrounding his species. The stories range from village to village, but all believe he is a bad omen or bringer of death. Often, if this nocturnal creature is spotted, he will be killed or the villagers will burn their village to the ground and move. Nosy, as the Duke Lemur Center nick-named him, is content eating his snack.
Within the world of Lemurs there is great diversity of size, diet, social behavior and coloration. Each is uniquely adapted to its habitat. The Duke Lemur Center has created remarkable facilities offering indoor/outdoor experiences to create a stimulating environment for each of these varied groups. Enrichment programs keep these intelligent Lemurs mentally active, as well as physically healthy. Each diet is different and 250+ meals are made on site, per day to cater to individual needs. 59

es e Here Summer Science Camp & Art & Writing Camp Available As a leader in the world of Lemur conservation, the DLC participates in numerous efforts both domestically and in Madagascar to protect and preserve habitats and species. Reforestation, education programs, and ecological technology and innovation are just a few of the efforts in place to protect and preserve Lemurs in their homeland.
But what they do domestically is no less impressive. Breeding programs both within the center and in cooperation with other facilities help keep the most at risk of these endangered primates at more sustainable population levels. The Blue Eyed Black Lemur, seen on the bottom left, is testament to that goal. His variety of Lemur is the most endangered of the Lemurs housed at the DLC. There are others in the wild also highly at risk. The research conducted also offers a fascinating glimpse into what Lemurs can teach us about ourselves and the broader world. Areas of study include pheromone secretion, sleep habits, locomotion and the evolution of human intelligence. And when looking at the picture above, it is hard not to wonder - who is doing the studying?

There are other conservation centers and research facilities in the US and around the globe, but few offer the public the ability to interact with their efforts in the same way as the DLC. A variety of tours are available to the public. Photographic tours allow people to enter into the forests with the Lemurs and observe their behavior in the wild. Guided tours offer a glimpse into the facility and introduce you to around ten different Lemur species, while explaining their unique evolution as well as their similarities. It is even possible to go behind the scenes and share in the experience of the technicians and volunteers who make every day function. Summer camps create an unrivaled opportunity for youths to learn about primatology, study behavior and engage their curiosity about the larger ecological and biological world. Here, in the heart of Durham, we have a treasure. A place that inspires scientists, intrigues youth, and offers a glimpse into our past. I challenge anyone to go here and not instantly fall in love with these jewels of Madagascar ... I know I did.

Making Miracles Happen
You see, Micole loves life. Micole is also a fighter. Mildred had initially brushed off her daughter’s complaints of a sore leg as “growing pains” until the day 10-year-old Micole fell in the playground. At the doctor’s appointment that followed, she learned the unthinkable. Micole had osteosarcoma—bone cancer—in her right leg. The doctor sent Micole immediately to Duke Children’s Hospital & Health Center for further testing. Since her first visit to Duke Children’s, Micole has undergone 10 pre-surgical visits, a 7-hour surgery to insert a steel “bone” under the skin of her diseased leg and 20 post-surgical visits. Most of these hospital visits have been for either chemotherapy or physical rehabilitation. Her last treatment day was a time of mixed emotions for Micole. Though very happy to have completed her chemotherapy treatments and rehabilitation, she knew she would miss all the friends she had made at Duke Children’s.
Although she missed a great deal of school for her treatments, she maintained her honor roll status in the sixth grade, stayed active in Girl Scouts and volunteering, and was honored as Student of the Month at her middle school. She has a great attitude and a beautiful smile. She loves to talk and hopes one day to be a lawyer. As a high school student, Micole has won several entrepreneurship grants to establish a math tutoring program to help middle school students.
Micole is another example of the many amazing kids Duke Children’s Hospital & Health Center helps each and every day.
