Stage 3 Planning Application Submitted

Proposed Residential Entrance 2

Street view from Carshalton Road

[About the Design] Converting this red-brick office building, typical of the 1970’s, into residential use. The proposed design adds three floors to the building height, a lower ground and lower ground-mezzanine commercial space. Externally, it will transform the appearance of the building, with a re-cladding concept influenced by the horizontal aesthetic of the existing building. Comprising 149 apartments with a mix of one, two and three-bed units, the design also includes two new roof terraces and a landscaped courtyard garden for residents. At ground level, there is an opportunity to improve the surrounding public realm.

Currently the headquarters of the International Transport Workers Federation (ITF House) the building has undergone a phased interior refurbishment. The works have re-instated the historic open work-floors whilst celebrating the Victorian craftsmanship of riveted ironwork, brickwork and vaulted ceilings. The new material palette pays homage to the building’s heritage utilising a natural palette of clay plaster, timber and steel-framed glazed screens, whilst new services are restricted to run parallel with primary walls and access floors thus not detracting from the delicate overhead ironwork.

Existing Building Along Norton Folgate

Proposed Building Along Norton Folgate

[About the Design] The Bishopsgate Court development sees the dramatic refurbishment of an existing building positioned in a prime location, straddling The City of London and Tower Hamlets. Through its use of material and form, the building mediates between these two distinctive character areas. When the existing building was originally built in the early 1900’s there were far fewer large scale city buildings in the near vicinity and it would have at that time been one of the taller buildings in the area. Now, with the recent construction of many large-scale buildings to the immediate surroundings (including the recently consented Blossom Street development), the proposed building with its increased height, acts as a transition between the historic Folgate Street and the larger scale city buildings. This increase is substantial enough to mediate between the two scales whilst retaining a massing appropriate for its immediate setting as part of the Elder Street Conservation Area.

TYPICAL BRICK COLUMNS BRICK SIZING AND BONDING FOR TYPICAL AREAS Where brickwork forms the facade finish, typically two column sizes are used; circa 900mm wide columns - Detail 1 - and circa 600mm wide columns - Detail 2. Typically 294mm oversized bricks are specified, with 10mm mortar gaps. For the 900mm columns a brick pattern across two courses comprises 3no. full bricks (course 1) and 2no. full and 2no. half bricks (course 2). For the 600mm columns a brick pattern across two courses comprises 2no. full bricks (course 1) and 1no. full and 2no. half bricks (course 2). At each floor-slab level above ground floor is a band of double brick soldier coursing. To the lower levels this banding is 600mm total (2no. 294 soldier bricks with 12mm mortar) - See Detail 1. At the upper levels the banding reduces to 400mm total (2no. 195mm soldier bricks with 10mm mortar) See Detail 2.`

Given the rural setting within large expanses of natural landscaping it is proposed that the design encourages the landscape to continue its flow in and around the building. To aid this the following sustainable landscaping features have been deemed suitable for inclusion on the project. Green roofing Earth sheltering Locally sourced flowers On-site food production Edible planting Natural swimming pond

The building ascends from its elevated site in the form of two distinct, extruded, geometric linear modules sitting low within the landscape. The apex of each module takes on a strong sculptural presence against the sky backdrop on approach to the site.

Two glazed links connect the two modules, creating a central courtyard around which the building revolves. Access to the courtyard is through a punched opening in the north facade.

The glazed nature of the links allows the courtyard to mediate the house’s relationship with the landscape beyond, creating a ‘corridor’ across the length of the site, at all times taking in the panoramic vista to the west. The addition of the garden pavilion and swimming pond continue the corridor, creating further areas of exploration.
