ASTOUNDING SALES IN BACKCOUNTRY GREEENWICH LEADS TO BIG DROP IN INVENTORY
Backcountry Greenwich with its 4-acre zoning and
magnificent houses has always been considered one of the premier places to live in the U.S. In 2022, real estate sales in backcountry continued strong. In the first quarter, sales were up to 24 houses in backcountry compared to 22 last year. Both Q1 ‘21 and Q1 ‘22 are more than double the 11 sales in the first quarter of 2020. At the same time Inventory has done just the opposite. It has contracted from 83 listings in 2020 year to 55 listings in 2021, to a very small 36 listings in backcountry this year. Inventory has gone down 57% in two years and 35% just since last year. For all of 2021, there were 92 sales in backcountry Greenwich and there would have been had there been more inventory. When inventory was more plentiful in 2020 there were 102 sales. Prior to the last two Covid year the previous high was 90 sales all the way back in 2000. With high demand and low inventory prices are also on the upswing. Average prices have increased from $2.95 million in 2020 to $4.11 million in 2021. Most high-end sales are now in the fourth quarter of the year, but even so, the first quarter of 2022 saw an average sales price of $3.86 million. have felt particularly heavy. Days where it has felt like we’re moving in a fog or walking through mud. Days of hopelessness or uncertainty. Summer is typically a more joyful time as the general energy is up, schedules are somewhat looser, and days are bright. But many of us might still be carrying the weightiness of the pandemic and others of us might have a mental illness that doesn’t care about the change of seasons. We need to know when we can just fake it ‘til we make it, when we can pep talk our way through something, or when it’s time to reach out for our own support or to support others.

I love taking the time-honored craft of marbling and bringing my own creative dialogue to it with color choices and playing in the marbling tray. Sometimes the inspiration happens while being in the tray during the process, spotting something interesting unfolding and capturing it.”
MOST CHALLENGING: “I do a series of custom hand-marbled framed scarves designed especially for Port 68, a home accents company. We picked 4 styles that I recreate closely, never exact—the charm of marbling. It’s challenging but a beautiful hand-designed product and worth the effort.”
PERSONAL FAVORITE: “It’s hard to pick one favorite child, but my first design to make it onto furniture is called Tuscan Sunset. It was created in Florence, Italy. That one holds a particular place in my heart.”

Landon’s “can do” approach has allowed for an impressive showcase of clients and projects. One such highlight? A Charlotte-based professional athlete who approached J. Landon with a lofty request: 4.5 foot high outdoor lanterns at the entrance of his home. The team tackled the sizable challenge and delivered towering lanterns for a welcoming, yet powerful first impression.

For many clients the early stages of a project can feel daunting, so it’s important to have a clear vision and trust for the designer working on your piece. This mutual understanding can propel a simple idea to a beautiful design that is not only custom-tailored to your body, but also effortlessly reflects your personality.

My job is to support their choices, expand their knowledge on fabrics, fit and styling, and sometimes explain my position if they are making stylistic choices that might not serve them best. After 15 years of experience creating tailor-made garments for women, I've learned a lot about fit and preference from the women I dress, providing me with many points of reference with which to guide my clients. Synthesizing this information, I then draft a sketch and source materials for approval. This is where my taste and eye for detail come into play—I carefully arrange a design that resonates with a client’s personality and style, as well as the DGD aesthetic. After that step is approved by my client, I gather measurements and set up consultations with my pattern maker and seamstress to discuss the details and timeline. After the patterns and first draft are complete, we conduct fittings to tailor as needed until the item is complete. During this process, I will sometimes add or remove details as my goal is to deliver a product that makes my clients say, “This is so me.” I want the result to be special, personal and recognizable as made by a designer—not something that could be sourced at any traditional retail store. The magic of the bespoke experience is meant to be both seen and felt. In my opinion, bespoke clothing is the truest luxury. It’s a gift to have an exclusive look made just for you—with hand-selected materials—by professional dressmakers. Think of the bespoke process as a way to celebrate yourself, the events you attend and the art of exquisite cloth and craftsmanship. As a designer, I like to think about myself as creating functional art. While buying ready-to-wear styles from high-end designers is a treat, an item made specifically for you, in your size, taste and desired color will always carry sentimental significance—not to mention a level of quality that will endure for years to come. My bespoke design process begins by discovering a client’s inspiration, favorite colors, preferred silhouette, and most importantly: The desired feel of a piece. Throughout my years as a designer, I’ve noticed that this question of what clients want to “experience” while wearing an item is absolutely foundational. Part of the beauty of a custom project is the designer-client relationship that is necessary to create something truly personal. Because of that, I try my best to learn each personality, fashion tendencies and body type before narrowing down the silhouettes that would best suit them. Quirks play a big role as well, and we all have them. Perhaps it’s a preference on sleeve length and waist placement, or overall fit and length. 1) CHECK YOUR MOTIVES There is something extraordinarily meaningful about art that is personalized. It is important to acknowledge the privilege of having the means and access to commission a work, and the responsibility that comes with engaging an artist in this way. The overarching goal should be to align your need for a com missioned piece with an artist whose creative style and output meets that need. If there is any sense that you might want too much control over the artist’s process, commissioning art may not be a fit for you.
2) DO YOUR HOMEWORK As with any method of collecting art, spend time in local galleries as well as virtually to explore artists whose work speaks to and moves you, and not just within the lens of your “art needs.” Additionally, most galleries will facilitate the commission

Noi Vong is the founder of Bazal and is an entertainment industry veteran (he is also the founder of QC Social). Vong states that, “The inspiration for this idea came from our travels and realizing the need for a unique concept that will be a highlight to our beloved Queen City. What better destination to be a part of than the AvidXChange music factory!” Bazal will fill a 7,000-square-foot space at the Music Factory that has been completely transformed to reflect an opulent experience. Vong collaborated with Irina Toshkova, founder of TFA Advisory for a bespoke environment that will set elegance as the standard. Toshkova has a thriving career in art and provides fine art consultation, collection management for private collectors and corporations. “We wanted to combine our passions of Art, Fashion, Music and Culture into one space. With this space, we are bringing the community and the world together, to spread love and put Charlotte on the map,” Noi says. The designer, who tackles complex interiors with the skill of a puzzle master isn’t new to the design game. Crandall styled residences up and down the east coast before beginning her own full service design firm in 2018. The Crandall Haus methodology? Elevating homes with an intentional, tailored approach. Free of temporary trends, Crandall’s spaces balance personality with timelessness. “Incorporating bespoke elements into our projects is key for us,” Crandall says. “We especially love creating custom furniture with local vendors. It removes all the limits and makes items unique to that client that no one else will have.” Whether it be a focal wall, custom chair or specialty cabinet design, the firm—with the help of vendor partnerships—tailors each process.

“A lot of our projects are new construction or renovations, so we spend a lot of time with clients and their families,” Crandall says. “With that being said, those are the most challenging. There are so many decisions to be made from grout color to window treatments. It can be overwhelming for people, so we feel like we have a good system in place.” To her clients who are wary of the investment behind a bespoke interior, Crandall reinforces the long term payoffs for aesthetics and functionality. “If it’s the right way to go, it’s worth it. But custom doesn’t always have to mean more expensive.” And the designer would know. As if her busy client roster wasn’t enough, Crandall is currently in the throes of her own home renovation with an energetic toddler and a brand new baby. “I love so many different styles, and I see what my clients are getting and I think I love that too,” Crandall says. “Scrolling Instagram and flipping through magazines are where I look if I’m feeling bogged down. Sometimes I’ll even email a rep requesting them to surprise me with the latest samples that scream ‘Crandall Haus.’” As for the best part of what she does? “I love getting to know the clients and their families,” Crandall says. “They are all so different and bring a new perspective to each job.”

HAUTE HABITAT PALOMA CONTRERAS INTERIOR DESIGN Palm Beach has a well-defined, sophisticated aesthetic while maintaining a fun, old school sensibil-ity. “Green Gardens” is a direct reflection of the spirit of Palm Beach with a modern twist. Paloma set out to design a beautiful garden space but wanted it to feel a bit unexpected. She drew upon a fresh color palette of green and white to beckon the outdoors in. The tradition of treillage coupled with its more unexpected and exuberant execution feels quintessentially Palm Beach! She was also inspired by one of her design icons, Billy Baldwin, to whom they paid homage by using his iconic sofa silhouette along with a pair of custom-designed slipper chairs. Green Gardens is designed to play host to a variety of activities, from lounging with a great book in hand to trouncing one’s op-ponent in a friendly game of backgammon to enjoying a cocktail before hitting the town for dinner. Could anything be more timeless, chic, or so very Palm Beach?
TIFFANY BROOKS INTERIORS The “Bloom Lounge” started as a vision of being playful and unexpected. In lieu of having an auxilia-ry bedroom that lies vacant the majority of the year, I wanted to take you to a place of Eden. When you enter, the modest square footage is conquered by an escapement of indulgence and imagina-tion. A muse for an artist or writer; a place to immerse yourself musically with the warmth and richness of a vintage record player, an opulent leather and brass-clad chaise lounge is suspended from the ceiling- taking your leisure to another level; literally and figuratively. The soul of Palm Beach nostalgia envelopes you while simultaneously leaving you with a feeling of complete delight. Every facet of this space has been extravagantly crafted to make this lounge an experience not just a room.
THE LEWIS DESIGN GROUP The Closet Reimagined by The Lewis Design Group is a sartorial sanctuary that inspires creativity, joy and rejuvenation. Inspired by the lush colors of Palm Beach, the defining element in this space is the hand-painted palm tree wallpaper by Aqualille. Barbara Lewis of The Lewis Design Group en-visioned this closet as the site of everything from zoom calls to a little champagne pre-party to a serene morning ritual. The Closet Reimag-

BETH DIANA SMITH INTERIOR DESIGN The Wonderland Dining Room is a whimsical, yet sophisticated dining space created to provide guests with an experience through layers of pattern, color, and texture. Beth Diana Smith had a goal to create a playful and refined space that marries beautiful details with conversation pieces, from textured wallpaper to velvet chairs to incorporating wildlife in subtle ways. This dining space is meant to be a bewitching backdrop for an evening of laughter, cocktails, and amazing food.
GODDARD DESIGN GROUP The guest house living room was designed as a gathering place for friends and guests to relax, so-cialize or escape. I was inspired by the idea of a French salon and covered the walls in hand painted linen panels to add an unexpected layer of detail. But the appeal of a genuine cocktail bar remains strong, transcend-ing tastes and time. The reality is, people like to hang out at a bar, regardless of what’s in their glass. This color-saturated room is a tribute to New York’s renowned and much-missed Monkey Bar, which welcomed sophisticates since it opened in the mid-to-late 1930s in the Hotel Elysée. From the moment one enters this jewel-box of a space, the message is clear: the bar is open.

The world is a different place from just two years ago, and many of us have reassessed priorities. Our communities seem to be making changes to the way we live, work, and our homes en masse. With more time at home than ever before, we have a renewed interest in our homes and how to transform them into our sanctuaries. Prior to 2019, just 17 percent of U.S. employees worked from home five days or more per week, a share that increased to 44 percent during the pandemic. Steven Kasay, who is the founder of Kasay Construction, has a theory on how to create the perfect home sanctuary. “Your home can be a complete health sanctuary with air quality higher than hospitals.” As one of two licensed passive home builders in North Carolina, Steven says that, “This will be the future for new construction just simply from a health standard. If you’re not caring about your air quality, you can literally be living in a pool of dirty air.” Passive house is an international building standard that focuses on homes that are energy efficient, comfortable and affordable at the same time. To qualify as a passive home, the home must be built in accordance with four building-science principles. Kasay adds, “A passive home can meet any architectural standards and you can see energy savings from

HAUTE HABITAT 80-90%.” According to the Passive house alliance, these principles are implemented to attain a quantifiable and rigorous level of energy efficiency within a specific quantifiable comfort level. If homeowners would like a certified passive home, it must be completed by a certified passive builder. A certified passive home can have advantages that range from energy efficiency, thermal comfort, and higher air quality. “The biggest advantage in a warm climate zone is indoor air quality and thermal comfort,” says Steven. “You must introduce mechanical ventilation otherwise you will see mold and mildew. We use an ERV unit that takes dirty air out of rooms and exchanges it with filtered fresh air from the outside.” In today’s market, these types of health-focused additions will be top of mind and must-haves for home-seekers for years to come. After the pandemic, we know that homeowners are shifting towards health-focused additions. Steven adds, “I’m building my own personal home as a passive house, there’s just no reason not to.”
