PUBLISHER’S NOTE

A TRIBUTE TO 10 YEARS

... and those who helped me get here!

My Entrepreneurial Journey Entrepreneurialism must be in my DNA. At 10 years old, not only was I selling lemonade, I was holding car washes and selling handmade refrigerator magnets door to door to my neighbors to earn my own money. It also might have been a sign when my favorite toy was my cash register. My brothers and sisters could not walk by our pantry without having to do one round of “shopping” so that I could ring up and bag their purchases. Luckily, I had seven siblings to divide the task, with my sister Leanne bearing the brunt. In my early 20s, just out of college and new to Florida, I started an eventplanning business. In my mid-20s, I was part of a successful sellout of a $48 million real estate development, despite being given limited marketing dollars. It was then that I realized I had a creative knack and an entrepreneurial spirit, which led me to start a secret-shopping business in my late 20s to help companies uncover areas of improvement from a secret customer’s point of view. Until this business took off, I subsidized my living expenses with part-time jobs as a bartender and fitness instructor. After a year of seven-day workweeks, I came to terms with the fact that the business needed more cash flow to compete with larger competitors, so I turned in my entrepreneur’s hat and once again became an intrapreneur for companies—where I had the financial support to do what I knew I could do: grow businesses.

W

elcome to the 10th anniversary issue of South Florida’s Luxury Guide. If you have been reading my publisher’s notes throughout the years, you know I am not your “typical” publisher; I am a sentimental open book, and I do not shy away from sharing my journey (both personal and professional, the ups and the downs) with my readers. And while this note is certainly a celebration of the publication’s 10th anniversary milestone, it’s also a tribute to the many people who have helped me accomplish this endeavor—including you! I hope you will also take the time to read our “Through the Years” feature (page 54), which presents a selection of local businesses who came together to fundraise for charities close to their hearts.

With gratitude,

Lynette Janac Founder, Editor-in-Chief, Publisher

Throughout my 30s, I was an integral part of the success of two publishing companies, helping one achieve record numbers and reviving the other’s negative P&L statements to eventually sell their business for $3.5 million in under two years. It was then that I became hooked on this fast-paced, never-dull industry. At the age of 40, I knew it was time to give entrepreneurialism another shot. As a result, Luxury Guide (formerly South Florida Luxury Guide) was born—despite seemingly everyone telling me “print is dead.” Fortunately, as a leader, I dare to be different; I am not afraid to stand out from the crowd. After all, isn’t that what marketing is all about? But it is not only my own belief in the power of print that has kept me around all these years, it is you, my loyal readers, who continue to request to receive our publication.

A Tribute to My READERS Let me express a heartfelt thank-you for continuing to support my business and remaining a loyal reader. Do not ever underestimate the power of words. Every time I receive an email from a reader complimenting an issue or feature, sharing a purchase of a product they saw in the guide (which makes me super-excited) or requesting a subscription to guarantee they continue to receive the publication is affirmation that my vision and hard work is not going unnoticed. Because of you, I am able to block out naysayers who claim “everyone is online”—who don’t understand the bigger vision (that print creates awareness, which inspires traffic online, but unfortunately won’t get the credit). As you continue to enjoy our curated content, I ask that you help me pay gratitude forward and support the businesses within—as they are the reason we can continue to publish Luxury Guide.

A Tribute to My CLIENTS Starting this business was the hardest thing I have ever done. Not just because of the typical struggles business owners face, but because I was living a fakeit-until-you-make-it life. The word “fake” in itself is against the core of who I am and puts a pit in my stomach at the mention of it. Leaving a corporate job where I was a confident, well-respected employee to sell a print product without a prototype (in an industry in which I had no connections) was humbling, to say the least. I experienced unfamiliar emotions of doubt, intimidation and fear, but I also knew I had the knowledge, skills, capability—and a proven track record—to help other businesses grow. But faith in myself was not enough. If it were not for my clients believing in my vision and signing up for my first issue, I would not be here today. Therefore, it is with immense gratitude that I thank the following: Jesse Stolow, owner of Total Window (page 67); Mark Murphy, owner of MiaCucina (page 2-3); Luis Somoano, owner of Doral Lincoln and the new Lincoln of Cutler Bay; California Closets Miami; and Magita Rojas, formerly of Magita Interior Designs. Words will never be able to fully express my gratitude for you.

A Tribute to My FRIENDS & FAMILY As an eternal optimist, I never thought I would be in a position where I needed to be lifted. My first year of business still sometimes haunts me. I woke up every morning with a pit in my stomach, knowing that I had to push forward and face a day of cold-calling, door-slamming and rejection. Fear turned into depression, and, for the first time in my life, I started to lose confidence in myself. I wish I could name here all of my friends, the clients who have become my friends, lovely acquaintances and family who supported me on this 10-year journey. While I can’t, I would be remiss not to mention two friends who were there for me at the beginning, every single day, giving me the words of encouragement I needed to keep going. Dawn McCullough and Scott Conto: It was your undying belief in me that kept me soaring onward and upward.

A Tribute to My TEAM When I started this business, it was me, myself and I. My vision was to create an easy-to-read “all things luxury” publication that would become a trusted resource guide for discerning consumers. After I closed my first two sales, I knew if two people believed in my vision, there would be more. Well, two turned into four, and four turned into six, and it was then that I knew I had to hire someone to help. Thankfully, an angel was bestowed upon me when I was introduced to Leah Sekula Murr, who became my first editor-in-chief, creative designer and, every-now-and-then, my shoulder to cry on for the next five years. Leah, thank you for your dedication and loyalty. I could not have done it without you. Sherri Balefsky Hanson, thank you for picking up the baton and going the distance with me for many years after. We are sad that you have left and wish nothing but greatness for you. Lisa Stoch, in just three months, you have proven our future looks more promising with you in it. Tyler Anderson, your undying support, loyalty and never-ending positive “will-do” attitude has been a blessing. And to the rest of my team, contractors and vendors, thank you for working with me to continue to make Luxury Guide better and better every day!

A Tribute to My MOM Mom, they say actions speak louder than words, and it could not be truer. Raising eight kids on your own did not allow you the time to sit us down and teach every lesson life would eventually throw at us. Yet it was your commitment, perseverance and will to find a way that transpired into my capability to build my own business. I know you always felt guilty that you could not “give us more,” but what I hope you realize is that what you gave was so much more valuable than “stuff.” Because of you, I have an attitude of gratitude, a character of integrity, a giving heart, a suit of armor that I use to conquer life’s inevitable trials and tribulations, and the strength and courage that make each proverbial mountain feel like a mere molehill. When things get tough, I always think back to what you accomplished. You always say you do not have the business genes that I do, but I am going to respectfully disagree. You ran our household on a shoestring budget (without us ever feeling deprived), which, in my book, makes you the best CEO there ever was!

And to all the mothers in the spirit of Mother’s Day:

Bask in the glory of your success and enjoy this very special day dedicated to you.

Celebrity Chef Fabio Viviani has debuted Riviera, his latest culinary destination inside Hotel Maren, a new Curio Collection by Hilton property. Inspired by Italy’s delightful coastal dishes, this eatery features a variety of Mediterranean flavors amongst its fresh seafood and traditional pasta selections. Best known for his appearance on Top Chef and Top Chef All Stars, the Florentine chef has opened more than 30 restaurants nationwide.

Three friends came together to open InRamen Asian Street Eatery in Miami, and now they have opened a second location in Dania Pointe. Born and raised together in China, their goal was to one day come to America and honor their heritage with their cooking. The noodle nook serves up ramen bursting with flavors with its housemade noodles and broths blended with fresh ingredients and bold seasonings.

From the team that brought us Downtown Fort Lauderdale’s Unit B speakeasy comes Unit B Eatery & Spirits. Designed in a similar fashion as the swanky lounge, the Pembroke Gardens’ restaurant offers a selection of tempting cocktails that pair perfectly with the menu’s raw bites, small plates and international entrees created to delight every palate.

MEET ME AT THE MARKET

THE ULTIMATE UPGRADE

As part of the Boca Raton Resort & Club’s $150 million renovation, two of its Beach Club dining concepts have been completely redone with the help of Colin Cowie. The lifestyle and hospitality guru, who was involved in every detail of the makeover, used his worldwide travels as inspiration. The Lounge, the spot for a morning coffee transforms into a chic candle-lit enclave with a live DJ as the sun sets. Cowie designed the food, wine and cocktail menus to reflect his time in the Mediterranean. Following suit, Marisol the hotel’s oceanfront restaurant, welcomes guests to an al fresco dining experience. If the sea is calling, choose the exclusive Marisol Experience that includes a private daybed, SPF concierge and a rosé butler. bocaresort.com

FRESH OFF THE GRILL We sat down with Johnnie Brown’s new Executive Chef Glenn Rogers to chat about how he’s transforming the menu at this iconic Atlantic Avenue watering hole.

Tekka Bar at Delray Beach Market

UNDERCOVER GEM

The Restaurant at the Norton is ringing in spring with a delightful pairing. A hearty yet healthy grilled watermelon Vietnamese banh mi sandwich features heavenly whipped feta, crisp pickled vegetables and cilantro. As a celebration of the museum’s 80th anniversary, a French ‘41, the restaurant’s spin on a French 75, made with Hendrick’s gin, lemon, hibiscus and Champagne is a refreshing companion.

You’ve worked at Buccan and Meat Market so what made you interested in joining the team at Johnnie Brown's? I became interested in Johnnie Brown’s after finding out it was newly taken over by the exciting group, Clique Hospitality. With Johnnie Brown’s being their first owned and operated restaurant in Florida, I was really intrigued.

Is this your first Executive Chef appointment? If so, how does it feel? Yes, and it feels great! I’ve worked very hard to get to this point in my career, and it’s a ton of responsibility but it's super rewarding seeing the outcome be so positive.

What do you hope to accomplish with the newly revamped menu? I hope to give the people of Delray Beach great food and service at one of the staples of Atlantic Avenue. Johnnie Brown’s has been on the Ave. for over 12 years, and while the locals love it, many of them have never had the food. I want people to come to Johnnie Brown’s for the food just as much as they come for the music, drinks and fun with their friends. I think we owe it to the people who have loved this place year after year to put out the best product on the Ave.—and that’s exactly what we are doing.

What's your favorite thing on the menu? Colin Cowie

It's hard to choose just one. Our fish dip is pretty incredible for an appetizer while dessert is an easy choice with our fried Oreos. And for dinner, we have probably the best wings in town; my favorite is the JB Original Buffalo Sauce.

Delray Beach is getting its own food hall with the opening of the Delray Beach Market. Created by Menin Development, this 150,000-square-foot culinary destination features more than 25 vendors with an additional rotating lineup of artisan pop-ups. Diners can choose from an eclectic selection of cuisines including handmade pasta at Sorella’s, ice cream and boozy milkshakes from Bona Bona, Tekka Bar’s sushi and sake and Indian dishes at Tiffin Box. Rosemary Square, once known as West Palm Beach’s City Place, has had a culinary makeover, and it's making a splash with its newest collection of dining options. Even two of Miami’s most beloved restaurants have ventured north to be a part of this boom. rosemarysquarewpb.com FISH BOWL BY HIGH DIVE This pop-up is a more casual—but just as tasty—version of High Dive. Chef Jeremy Bearman took his Michelin-star training and created a seafood-centric restaurant featuring fresh catches and locally sourced ingredients. PURA VIDA This is the first outpost outside of Miami for this healthconscious restaurant. Locally sourced and organic whenever possible, it’s serving fresh bowls, smoothies, salads, wraps, coffee and sweet treats. BARRIO SANGRIA BAR Known for bringing us Big City Tavern, Louie Bossi’s, Rocco’s Tacos and City Cellar, among others, Big Time Restaurant Group has launched its newest venture. Celebrating Latin street food, guests can expect to savor fare from a plethora of Latin-American countries. BONITA’S The duo behind Grandview Public Market’s famed Zipitios is opening up this second concept as a lively pop-up with a similar taco vibe. PLANTA This Miami restaurant made the voyage north to bring elevated and delicious plant-based dishes to West Palm Beach. The eatery focuses on quality fare that’s environmentally sustainable and ethically sourced. TRUE FOOD Catering to a wide selection of food preferences has made this the go-to of many people who just want to eat a healthy meal without sacrificing flavor. The seasonal ingredients, that are consciously sourced, are spotlighted on the menu as classic favorites each with a unique twist. LUXURY GUIDE

IT’S ALL ABOUT TEAMWORK WHEN BUILDING YOUR HOME The architectural design process is a collaborative one, where a list of needs and wants is combined with ideas and possibilities until the ultimate design is achieved. And with so many choices available, the goal is to strike a balance to help clients achieve great solutions. Carlos Bravo, architect and owner of UrvanX, a diversified architectural firm that handles many types of residential and commercial projects, shares some tips below for someone building their dream home. His firm has worked with notable designers, including Kravitz Design, Phillippe Starck, Yoo Interiors, Marcel Wanders and Yabu Pushelberg. Carlos Bravo, CEO, UrvanX

Tips for building a dream home? Since a new residential project could take well over a year, early decision-making is critical. Selecting the right general contractor is essential—one who communicates and delivers. Responding and working with the governing municipality is of supreme importance. Also, have realistic expectations about the process and have good open discussions with the architect. You should not select team members simply based on fee. You should feel comfortable and have a good rapport with your team. How do architects and general contractors team up? The architect drives the project from schematic design through the construction documents phase and can assist the homeowner in selecting a general contractor. Our role during construction is one of contract administration, in which we respond to any request for information from the general contractor, review of shop drawings and general site visits to ensure the project is progressing as it should.

When should I involve a smart home automation company? It is “smart” to get your home automation company involved early on. The sooner they are involved, the easier it is to integrate into the electrical design and coordinate with the general contractors building the residence.

Think Smart!

What you need to know before your walls go up. Imagine a transformative experience with the convenience of having all your home’s technology pre-wired and connected through one interface, controlling your security system on a mobile device from anywhere in the world, and increasing your energy efficiency with smart thermostats and programmable lighting. You could worry less about mundane everyday tasks and devote your time to the activities that truly matter to you. With their intuitive technology, these smart home solutions add a high-tech artistic element to your living experience and make daily life easier with the click of a button.

TIPS & TRENDS FOR HOME AUTOMATION The possibilities are endless when collaboration starts at the building phase.

During the build process, home automation experts work alongside architects and general contractors to develop the ultimate potential for the residence. Imagine managing all your devices from one place or controlling your home technology from across the world. Planning ahead for future technologies is key. At this stage, for instance, your technology consultant can make sure all the wiring is installed before the walls go up, which will keep the cords from showing. “Sometimes, less is more,” says Bob Melnik, principal of Bang & Olufsen by BDigital Technologies in Pompano Beach. “Work with an expert to decide what’s important for your family. Is it to have music that sounds like a live performance or a TV with the best picture quality? Is it one touch of a button or voice command to lower the lights, play music, raise and lower the shades—or everything at once?” Just like hiring an architect to help bring your vision to life, working with an expert to plan for the future and incorporate the latest technology will save you money in the long run. “Being involved within the design process is ideal and allows us to articulate the design and wiring accurately to save customers money, compared to an existing home,” says Lisa Consolazio at Audio One in Dania Beach. She also suggests you hire someone who is Home Technology Association-certified. HTA is the first and only industry standard of excellence for home technology companies. Each firm has to meet strict criteria to be granted certification status. It also provides levels based on the experience and project size capability. “Audio One has the Certification of Estate, which means we can optimize projects of large-scale luxury homes 10,000 square feet and up,” adds Consolazio.

“Voice control has come a long way,” Melnik adds. “There are more advanced systems beyond Google and Alexa, like Josh.ai.” Wellness is also a large factor to consider, such as air quality, water filtration, HumanCentric lighting and even smart beds. Due to the pandemic, the home theater industry is experiencing steady growth. Fortunately, state-of-the-art technology has reached a level where homeowners no longer need to compromise on quality. The image, sound and comfort a high-quality home theater provides is impressive. It was recently announced that many first-run movies will be available for viewing at home when they are released commercially, so you can enjoy all the latest releases from your own private in-home theater. All you have to do is bring the popcorn.

Better Nights Mean Better Days

Take your beauty sleep to the next level by creating a peaceful space that’s both tidy and calming so you can wake up in a pleasant mood. Don’t overlook the importance of having a well-organized closet to kick your day off on the right foot and ensure the area is an oasis of relaxation where you can start and end your day in a sanctuary of tranquility.

YOUR DAY STARTS WITH A GOOD NIGHT Tips for Getting a Better Night’s Sleep One of the cornerstones of healthy living is getting a good night’s rest. The quality of sleep is paramount. Sleeping in a dark room helps signal your body’s circadian rhythm and achieve that deep restorative sleep. Blackout curtains or shades are a great investment to help block out ambient light. Our friends at Total Window can help you select the perfect blackout solution for your space. All of their products—blinds, shades, draperies, shutters and hardware—are custom, made-to-order solutions that blend seamlessly with your personal style. But good sleep isn’t guaranteed after simply drawing the curtains. A basic requirement for peaceful and restful slumber is a quality mattress. World Mattress carries a premier line of products. Its mattresses can be found in staterooms for top luxury cruise lines, but you don’t need to set sail to experience the ultimate in comfort. Visit the Miami showroom to view the entire selection. BOTTOM PHOTO COURTESY BANDALUX/JCCFOTOGRAFIA.COM

Beyond the window treatments and mattress, make sure all your other senses are addressed so you can drift off to dreamland without reservation. Machines that play white noise or ambient nature sounds offer a great way to block out distracting sounds that may keep you from falling asleep. Ocean waves, for instance, are a popular choice because the rhythmic sounds can be meditative. Soothing scents, such as lavender, help relax the muscles and quiet the mind so you can unwind for better sleep. Numerous meditation apps can also help clear your mind of the day’s stressors and guide you toward a peaceful night of revitalizing sleep. His A CLOSET THAT SPARKS JOY It can be a challenge keeping all your clothing, shoes, accessories and other personal items organized, but maintaining these spaces creates a sense of order and promotes a stress-free life, leading to more positivity and well-being. Organization is not just something that’s nice to do—it’s a self-care priority. The Marie Kondo method proposes that every item should have a home, and what better way to ensure that happens than by designing a custom closet? Some of the latest trends in designer closets include dazzling metal hardware that makes a statement; beautiful storage pieces to showcase your collections; and walls with patterns, textures or bold paint colors. California Closets can be fully personalized to include all the special features that make sense for your lifestyle, space and tastes. Think: Jewelry drawers, glass doors, LED accent lighting and built-in shoe displays. You’ll never need to question where your favorite Jimmy Choos are again.

Top 5 Tips for Organizing Your Closet Julie Shvedyuk of California Closets Miami shares the following tips for designing an inspired closet space.

Hers

1. Lighting goes a long way in making a closet feel special. There are so many different ways to incorporate light into your closet to make your items shine, such as puck lighting and vertical or horizontal strip lighting. We also tend to keep our things neater when they are on display; it makes your closet feel like a high-end boutique. 2. Incorporating an open system design ensures every item is within arm’s reach. If you’re always on the go, having an organized closet can make all the difference between arriving early or running behind schedule. 3. Adding mirrored doors in a room creates the illusion of more space. By adding mirrors and light tones to a walk-in closet, the space is quickly magnified. 4. Group your clothing by type: denim with denim, neutrals together, long sleeves, jeans and more. This will make finding what you need so much easier. 5. Multipurpose and multifunctional spaces are in! Convert your extra bedroom into a spacious closet with a custom Murphy bed or office desk. Visit the Miami showroom or schedule an in-home consultation to learn about California Closets’ organization systems, accessories and unique finishes to accent your decor. Whether you’re building an art collection, decorating your home or acquiring art as an investment, there are numerous benefits to hiring a knowledgeable art advisor. Here are some tips for you to consider:

Indigo Hues Designs understands how floral arrangements and greenery work together to beautify your surroundings and accentuate your lifestyle. The company offers a creative approach to floral design, using one-of-a-kind premium flowers from around the globe to craft custom arrangements and “plantscapes,” private and corporate events, seasonal decor installations, elegant gift baskets and more. • Don’t be afraid to ask questions. • Be candid about your goals, budget and timeline. • Check that the advisor has sufficient access to gallery owners, artists and auction houses. • When buying for investment, ensure the advisor has the proper expertise. • Choose an advisor who understands value. • Find an advisor who has their finger on the pulse and follows art-world trends. • Establish that the advisor has a solid network of service providers, such as shippers, art handlers, conservators, appraisers and insurance professionals. • Ideally, work with an advisor who is a member of the Association of Professional Art Advisors (APAA), which sets standards and has a code of ethics.

T

elevision shows make it seem like decorating and designing are easy projects that can be started and completed in a one-hour segment. But home design projects take a lot longer and require more expertise than what is presented in a single episode. That’s why hiring an interior designer is a smart investment. Not only are these seasoned professionals knowledgeable about their craft, their years of experience and industry connections will save you time, money and unnecessary stress, so you can enjoy the process of creating a beautiful new space.

EXPERT GUIDANCE

The Importance of Hiring An Expert

“The most important reason for hiring an interior designer is that we are experts in guiding our clients through the process of making selections and implementing decisions,” says Katia Bates, president and creative director of Innovative Creations. “I would advise a client to look for a designer with proven experience who has been in business in the same area for a long time.” Since projects can vary from a few months to a few years, a designer can assess the project and determine a solid action plan in order to guide you through the process. “A designer works with you to create a coherent and beautiful concept incorporating your personal style and preferences,” says Carla Guilhem, principal of Carla Guilhem Interior Design. “This will not only guarantee an aesthetically appealing outcome, but help you to use your budget more efficiently.” Guilhem also suggests you take your time to choose the right designer for your project. “In addition to the designer’s skills and experience, a great working relationship is the most important ingredient for a successful outcome,” she says. Hiring a designer can also help you avoid common mistakes, making sure no time or money is wasted. As experts in the field, they are able to select quality materials that are appropriate for specific areas and climates. What are some of the latest design trends? According to Bates, cleaner furniture lines with luxurious fabrics or leather are in. She’s also been combining different materials within the same area of the house. These include wallcoverings, wall paneling and marble cladding. When it comes to paint, she says, a safe bet is Snow Belt by Sherwin-Williams.

Our philosophy is the “true meaning of luxury is the ability to give back,” which makes it befitting that we celebrate our 10th anniversary—not by throwing a large event (especially considering this pandemic)— but by creating a philanthropic opportunity that benefits our community charities while also honoring the local businesses who partnered with us on this special endeavor. As you peruse the next several pages, you will notice that we republished businesses that were featured editorially in the past (Then) and shared what the businesses are doing today (Now) to create a commemorative section that takes us through the passage of our decade in publishing Luxury Guide. For us, the highlight of this special section is both the community-minded businesses who contributed to our fundraising project and the charities it benefits. We hope you enjoy the journey through our past as much as we’ve enjoyed the journey to get here!

Italian-born interior designer Katia Bates founded Innovative Creations Interior Design in 1996 with her husband, Tom. Together, the dynamic duo works on projects that range from stunning residential interiors to luxury remodels and brandnew construction projects. “We started Innovative Creations because there was a demand for more sophisticated interior design styles,” says Bates, who travels the world in search of furnishings that will add distinctive touches to her work. One of her most famous projects to date is the restoration of Casa Casuarina, the Miami Beach mansion once owned by fashion designer Gianni Versace.

orn in São Paulo, Carla Guilhem was exposed to the design craft from an early age. “Growing up, I would spend afternoons in my family’s millwork and furniture company,” she says. “I was mesmerized by the creative process, whether it was selecting the perfect natural wood and applying finishes or simply cutting and measuring the fabrics. Since then, I knew I wanted to dedicate my life to creation and design.” She went on to study architecture in Brazil and interior design in Spain before moving to Italy and exhibiting her work in numerous worldrenowned design shows. Today, Guilhem is focused on growing her eponymous design firm, which focuses on residential interiors, furniture, commercial spaces and even yachts. “Every client is very special to me, and every project is unique,” she says. “I enjoy the challenge of creating entirely new solutions while applying my experience from previous projects.”

Carla Guilhem

Every client is special to me, and every project is unique. I enjoy the challenge of creating entirely new solutions while applying my experience from previous projects.

Describe your design aesthetic. I love modern Italian lines. Mixing them with the organic forms of Brazilian nature or with vivid Spanish colors creates a dynamic that underlies many of my creations. I like to combine organic and geometric shapes in harmonic coexistence. First designer to make an impression on you? The first job site I visited was Hotel Unique in São Paulo by architect Ruy Ohtake, the pioneer of informal abstractionism. It was an amazing experience to see the curves of his design emerge during the construction process. Projects you are currently working on? We have a few different projects going on right now: commercial spaces, three luxury single-family residences, a restaurant, two hotels, three apartments and a 127-foot yacht being built in Europe. Go-to paint color? Sherwin-Williams Alpaca. Tell us about the Design Home/less Network? We created this online platform to support artists who create and commercialize handmade objects on a smaller scale at an accessible price—thanks to reused or recycled materials and new production processes. The result is an appealing product that’s also environmentally conscious. Home decor stores you frequent? There are too many to mention! My favorites are Artefacto, Poliform, Ornare, Judith Norman, Anima Domus and StudioKaza. Where do you find inspiration? Nature is the most powerful inspiration of all for me. Each place I have lived has also given me many memories of shapes, forms and materials that I use when creating my designs. What would most people be surprised to learn about you? I love boxing to balance my creative mind.

Prior to launching his namesake company in 2014, Croatian-born Kemo Duddle honed his craft working alongside renowned designer Sir Alan Duddle. He has since focused on luxury residential, commercial and yacht design. He also has worked as a consultant for Royal Caribbean Cruises and teaches a class called Art in Interior Architecture at Florida International University. Duddle isn’t driven by design trends; he’s focused on longevity and creating elegant, livable spaces. “I dislike projects where design overcomes practicality, use and comfort,” he says. “Working hand in hand with an enthusiastic client is my road map.” As a testament to his coveted design aesthetic, in December 2017, Duddle was awarded the renovation contract for Miami Beach’s Indian Creek Country Club, one of the most prestigious private clubs in the country.

Kemo Duddle working on his new collection of door hardware on antique English table

What sets your firm apart from others? I believe in simplicity in form, clean lines and fixtures with a pedigree and uniformity that are void of the latest trends. Design style that most influences you? Art deco. It was an adventure into a clean, opulent, precise and exuberant new world. I enjoy the bold, geometric shapes with occasional strong colors. I like mixing the period with the comfortable contemporary furniture of today.

I believe in simplicity in form, clean lines and fixtures with a pedigree and uniformity that are void of the latest trends.

— Kemo Duddle

Extended custom-made kitchen by KDI; Portofino glass and Lucite dining table by E.G. Cody; leather and metal chairs from Janus et Cie

Design rule you love to break? The idea that one theory or period must dominate the design palette. I enjoy mixing old and new, deco and contemporary, and, if it’s a residence, the owner’s personal cherished items. It’s my stew pot, my bouillabaisse, mixing objects together. Favorite architectural gem in South Florida? I love The Surf Club. It combines the best of two worlds, two eras, decades apart, respected and merged masterfully.

What’s next for Kemo Design? I have a fondness for doors—not merely as entryways, but as statements in harmony with design. My passion often persuades me to include floor-to-ceiling double or single doors in my projects. The doors are usually manufactured in Florida, but locating equally imposing hardware is impossible. To solve this conundrum, I designed my own line of door appointments with a tribute to the sophistication of the 1920s and ’30s. The line, under the Kemo Design label, will be available soon. I am very proud of the results, as I am filling that market void.

Go-to paint color? Because this is Florida, the sun and often penetrating light call for cool colors such as offwhite and cream, and shades of bleached pastels. I adore black-and-white motifs, too, with a splash of strong color.

And while her home has been used in several films and music videos, that’s not what Hook believes sets her apart. “My empathy toward others—my ability to appreciate where they’ve been, what they’ve experienced and how they became who they are today—is what allows me to design so well for my clients,” she says. “Understanding these things enables me to give them what they truly want.” How do you go about envisioning a new design project? I limit my distractions and avoid outside input. I just sit in the space and allow myself to see what only I can see. This is invaluable in the beginning stages because the magic lies in my unadulterated mind.

Projects you are currently working on? I am hard at work designing the Southwest Ranches mansion of actor/ producer William Levy. New design trends you love? There are two that stand out: One is the “eco ceiling,” which mimics frosted glass. They come in a variety of colors and can help make a space appear much larger. The other is wallpaper. My mind is blown by the gorgeous new options, including 3-D wallpaper that can instantly transform a room.

Dining chairs from Adams Interiors; dining table from Horchow;

How do you select art for your projects? Every space is different. Sometimes I bring in one of the talented artists with whom I regularly work and together we create something specific to the project. I also have a friend who owns an art gallery who helps me hand-select pieces. I consider this the fun part. Art and fixtures are the “jewelry” of a room. Do you have your own art collection? Yes, and it reflects my love of old Hollywood. Upon entering my home, you are greeted by Marilyn Monroe, Audrey Hepburn and other stars framed mainly in black and white.

Tell us about your home studio? I love coastal homes and condos, so that prompted me to open a location in Pompano to showcase my more modern designs. I am incorporating many products that are newly available on the market. Like my original home studio, it features a wine cellar and a steam shower—two things that I love designing.

PRINCIPAL DESIGNER, A-PART DESIGNS BY VANESSA MOLINA SANTAMARIA

P

oland-born Ania Nozewnik-Agárdy, principal designer of Miami-based A-part Designs, has lived in L.A., Uruguay, Argentina, Miami and, most recently, the Bahamas. “We fell in love with the simplicity of island life and the Bahamian people,” she says. With an impressive career that includes serving as assistant dean at the University of Miami School of Business, Agárdy discovered her passion for design while staging showrooms at a luxury residential development in Uruguay. She officially launched her design career in 2008, and in 2014, she opened A-part Designs, which offers a complete range of interior design services. Agárdy draws much of her design inspiration from her travels. “I enjoy the thrill of exploration and discovery,” she says.

I WORK CLOSELY WITH MY CLIENTS AND ASPIRE TO CREATE INTERIORS THAT ARE UNIQUELY TAILORED TO THEIR PERSONALITY AND LIFESTYLE.

Describe your design aesthetic. Our designs are timeless in their simplicity yet sophisticated in their elegance, creating a harmonious living environment that blends the interior flow of the space with exterior elements. What sets your work apart? A space that does not reflect the spirit of its occupants tends to feel more like a showroom than a home. I work closely with my clients and aspire to create interiors that are uniquely tailored to their personality and lifestyle. That can often be achieved with curated art, family heirlooms, memorabilia collections or other personal pieces.

— Ania Agárdy Ania Agárdy

Cabinetry by MiaCucina; lighting artifacts from Farrey’s Lighting, Bath & Hardware

First designer to make an impression on you? An Argentinian designer named Juan Ricci who decorated many luxury homes in Punta del Este, Uruguay. Projects you are currently working on? With many projects on hold due to the pandemic, I have been focused on writing my first coffee-table book, Cuba – The Unexpected, showcasing the extraordinary interiors and patios I discovered while visiting this unique country. Go-to paint color? Benjamin Moore Cotton Balls. Easy way to breathe new life into a room? Create an accent wall with a natural wallcovering.

Item on your personal wish list? A pair of vintage Paul Follot art deco armchairs. What would most people be surprised to learn about you? I speak four languages: Polish, English, Spanish and French. What’s next for A-part Designs? I plan to open an online furniture and decor boutique with traditional, contemporary and modern pieces exclusively in wicker, bamboo and raffia.

SOUTH FLORIDA SIZZLES

EXPERT PERSPECTIVES FROM 2020-21

BROUGHT TO YOU BY...

Despite a tumultuous year, 2020 continued to see record-high real estate sales. Can the market sustain this type of growth, or is it topping off ? The MIAMI Association of Realtors and luxury real estate brokers weigh in on South Florida’s allure and what’s in store for 2021.

MARTHA GILLESPIE-BEEMAN Sheehan Agency

Fortune International Realty Vice President of Sales Daniel Guerra has more than 27 years of experience developing and selling thousands of units in South Florida. With billions of dollars of sales under his belt, Guerra is responsible for acquiring new projects, recruiting sales associates and developing marketing strategies for development projects both internationally and nationally. What surprised you most about the market in 2020, and what is your prediction for 2021? The resilience of our market was a welcomed surprise. In October and November, sales increased 16% and 23%, respectively, year over year. Such strong demand, coupled with insufficient supply, is resulting in strong price appreciation. It was exciting to see our industry unite to address so much so quickly. We also had to implement new systems, procedures and guidelines to continue to serve our customers and colleagues. 2021 has started strong. With continued low inventory and low interest rates, the future of our market is bright. We should continue to see interest from all over the U.S., as well as from international customers.

LUXURY PROPERTIES Dec. 2020

Megan Probst was born in Jamaica but grew up in South Florida. Here, she gained firsthand knowledge of cities spanning West Palm Beach, Broward and Miami-Dade. Gifted in outside-thebox marketing strategies, Probst brings a wellrounded and versatile approach to the complex and exciting world of real estate, specializing in residential and mixed-use properties for firsttime and seasoned home buyers and sellers, as well as investors. What did you find exciting about 2020, and how does it impact 2021? In 2020, the virtual sales experience performed by agents to service out-of-state buyers, which resulted in many sight-unseen purchases, was definitely unexpected! It was exciting to see such a hefty absorption of inventory, fewer days on the market and appreciation of property values. Many markets quickly shifted to seller’s markets, resulting in multiple offers. 2021 has proven to show a robust and competitive market in South Florida. More than ever, the value proposition of having a truly consultative and modern approach to servicing our clients has proven successful in helping people transact property.

Martha Gillespie-Beeman’s 50 years as a South Florida resident have provided her with intimate knowledge of the region. In addition to living in the area, Gillespie-Beeman spends much of her time in community service, furthering her insight into South Florida. A valuable member of the Sheehan Agency team, Gillespie-Beeman has many credentials and certifications that make her an outstanding real estate agent—but it’s her friendly personality that has lent her a loyal following among clients. How did 2020 affect the South Florida market, and what can we expect in 2021? Considering the global events that occurred in 2020, I was surprised to see inventory close to an all-time low. We even had an extraordinary number of transactions made sight unseen. The strength of the market throughout the pandemic was unprecedented, and the robustness of the market is exciting. It shows no signs of slowing down. I think South Florida is going to see the continued strength of the market fueled by out-of-state buyers.

LOCAL REALTORS SHARE THEIR TIPS FOR LUXURY BUYERS, SELLERS & INVESTORS As the shift toward working remotely continues, more and more people are seeking sunshine. When it comes to great weather and resort-style living, South Florida has it all—and the rest of the country has taken notice. What area is seeing the most growth? What do you need to know if you plan on buying or selling this year? Our real estate agents share the scoop!

What are some of the best neighborhoods right now for luxury buyers, sellers and investors? Anything east of North Miami Avenue or, even better, east of U.S. 1 (Biscayne Boulevard) is a great place to look for luxury real estate. JEFF TOMLINSON Tomlinson Realty Group

What’s a common mistake buyers/sellers make? Waiting too long to make a decision!

What do you think 2021 will bring? Buyers continue to look for more space, including home offices and outdoor space. Also, the migration trend continues to warmer climates and tax-friendly states (like Florida), as employees can work remotely.

Can you share your best tips for buyers/sellers? Buyers: Buy now, as it will continue to climb. Sellers: Either sell now if you’re downsizing, or hold off if you’re buying something priced higher. (It depends on your tax situation.)

What’s a common mistake buyers/sellers make? The luxury buyer is sophisticated and is generally well-prepared for today’s real estate market. However, buying and selling have changed over the years due to various regulations, available data to the market and population growth. Sometimes, clients assume it will be like the “last time” they bought or sold, which might have been many years ago.

TODD NORDSTROM Nordstrom Network

What are your top tips for buyers/sellers? The pace of the market, particularly for single-family homes, is quick. Do your research, and be prepared to move quickly if you find a property that’s right for you.

Tips for sellers: • Get a listing agent.

ELIZABETH PEREZ The Keyes Company, Coral Gables

Tips for buyers: • Choose your location. Be sure to drive by the area on weekdays and weekends at different times to see the traffic flow and what your potential commute will be. • Get pre-qualified by a loan officer or mortgage broker. This helps streamline the buying process. • Hire an attorney. I can’t stress enough how important this is. It’s cheaper and less time-consuming to have an attorney available during the buying process than to have to fix something after the fact. What trend do you see carrying over from 2020? 2020 was an unprecedented year, and the biggest trend was families spending time together and connecting more than ever. As we stepped into 2021, people have realized how much they enjoyed their homes as their sanctuaries and places of discovery. That is a trend we hope stays long term.

might leave you stuck longer than expected. If you are not in a hurry to sell, then waiting it out might pay off in the end.

SYLVIA FRAGOS Broker/Owner of Great Estates International Realty, Inc.

What advice would you give buyers/sellers? Buyers in today’s market have so much to choose from, so they have to be clear on what is most important to them (i.e., space, location, services, security) and let that be their guide. Sellers need to know that although it is a seller’s market, there is still a lot of great inventory for buyers. Overpricing your property What are some of the best neighborhoods right now for luxury buyers, sellers and investors? East Fort Lauderdale for condos and homes. Also, Sunny Isles, Aventura, Bal Harbour, Bay Harbour and Miami Beach.

IRINA ALVAREZ ONE Sotheby’s International Realty

Tips for buyers: • Be well-represented in all areas, including real estate, legal and accounting. • Purchase looking toward selling. Ensure that your purchase is soundly structured.

• Stage

the property.

• Avoid overpricing your home, even in today’s market.

What are common pitfalls buyers/sellers can avoid? Buyers: Rushing into the purchase of a property in a neighborhood or building they or their Realtor know nothing about. They may quickly realize that it doesn’t suit their lifestyle or day-to-day needs. Do your research before you invest your money just anywhere. Sellers: Thinking that because it seems all other properties are selling for the highest possible price, theirs will too. You have to evaluate what your property offers and how it really compares to others within your market area. What are some mistakes you feel buyers/sellers often make? Buyers: Thinking that not using a professional Realtor will save you money—especially with international or out-of-state transactions. Remember, buyers don’t pay commissions; sellers do. It’s our job to negotiate on behalf of our clients. Sellers: You get what you pay for. If you pay less commission to save money, there’s a chance you will get less from your Realtor. This could translate to less marketing, service and personalized treatment. LUXURY GUIDE

How do I know when it is the best time to buy?

YOUR GUIDE TO LUXURY LIVING

For a primary home buyer, the best time to buy is when you’ve had a chance to calmly look at properties, research neighborhoods and narrow down what works best for you. If you have flexibility, you can always find a “good deal.” For a real estate investor, you can subscribe to the “Buyer’s Market” theory, which happens in every real estate cycle. An oversupply of properties for sale brings about a correction of the real estate market and puts downward pressure on the value of properties. Many properties go into foreclosure or short sale status, which creates opportunities for not only investors, but primary home buyers as well.

How do I know how much my home is worth? As a seller, you’re invested emotionally and economically, which makes it difficult to put a price on your home that is current and reflective of comparable sales in your market. Therefore, it is a good idea to enlist the advice of a professional real estate agent who can be objective, present you with real-time data, and assist you in correctly pricing your property. Correct pricing will ensure that your home will attract a wide range of buyers that can present you with offers and terms that meet your criteria.

What are the top things that add value to my home? Kitchen: One of the top improvements with the greatest return in the value of a home is the kitchen. If you can’t afford to completely remodel it, new appliances and new countertops or cabinet resurfacing/refacing help a great deal.

Bathrooms: Especially, the master bathroom. If you can’t do a full remodel, then do a mini upgrade/update on faucets, countertops, lighting and shower areas. Lighting: Upgrade any fixed in-ceiling lighting to energyefficient LED lighting. Well-lit homes not only look brighter, but also feel bigger. Home Automation: With new technology for shades, lighting, air conditioning and alarm systems, a home automation system that a new owner can expand upon or upgrade will give your home a clear advantage over one without this technology. Organization: A well-organized and clean home will support your sales process. Put away personal items that may prevent buyers from seeing themselves living in this home or making it their own. For example, family photos tend to distract buyers in more ways than you think.

Market Summary

Property values in the local real estate market have seen some unprecedented gains this past year, when you consider existing home, new construction and development sales. Buyers can definitely expect to pay higher prices and sellers can expect that their property won’t sit on the market for very long, if it is well priced.

A curated collection of innovative interiors, bespoke designs and architectural masterpieces from across the globe highlights our selections. From penthouses to pieds-à-terre, modern minimalist abodes to centuriesold fortresses and artistic dwellings to opulent homes, there is something to delight every design and architecture aficionado. BY TRAVEL EXPERTS, MR & MRS SMITH The Greenwich Hotel

The Greenwich Hotel

The Greenwich Hotel NEW YORK

Built to blend into the classic New York façades of the Tribeca neighborhood, Robert De Niro’s Greenwich Hotel boasts beautiful bedrooms fitted with Carrara marble and Moroccan tile, a bamboo spa building (constructed nail-free by Japanese artisans) and a cool but cozy Italian restaurant—all encased in a hand-molded brick exterior. Crafted by Japanese architect Tatsuro Miki and Belgian designer Axel Vervoordt, The Greenwich Hotel arguably boasts New York City’s best penthouse. The space masters simplicity with its modern and calming environment of ancient Japanese art and soft lines.

J.K. Place Paris

J.K. Place Paris PARIS

J.K. Place Paris is the first foray outside the motherland for the haute Italian hotel group. Ever the perfectionists, they spent five years scouring the city for the ideal pied-à-terre before selecting a former embassy on quiet Rue de Lille close to the City of Light’s most classic sites. Thanks to designer Michele Bönan’s avant-garde mishmash, every space (from the ravishing reception rooms to the subterranean spa) feels sumptuous and colorful—more opulent home than grand hotel. The residential appeal, coupled with J.K.’s effusive Italian service, will soon make you feel like part of the in crowd.

Amangiri suite

Tucked away in a pocket of modernist luxury in a wild and wind-carved Utah landscape sits Amangiri—a sleek sandstone hideaway at the heart of Navajo country. A triumph of pleasing architectural lines and raw concrete make up this award-winning design that’s remained an ongoing cause of wanderlust since its doors opened in 2009. Minimalist suites fringe the property with floor-to-ceiling windows that frame the dramatic and unspoiled lunar terrain. Thoughtfully designed by architects Marwan AlSayed, Wendell Burnette and Rick Joy, Amangiri is an ode to ancient Navajo culture and aims to encapsulate a contemporary interpretation of Native American–inspired architecture. Ett Hem

STOCKHOLM A seductively stylish redbrick townhouse in the heart of Stockholm’s upscale Lärkstaden neighborhood, hotel Ett Hem couldn’t have chosen a more fitting moniker: It simply means “a home” in Swedish. Alongside expert interior designer Ilse Crawford, owner Jeanette Mix scoured Europe to source antiques and design pieces to transform this 19th-century mansion. Help yourself to wine from the fridge, leaf through the books in the library and cozy up in the glasshouse with one of the chef’s expertly baked cakes. The open-style kitchen is run by the best chefs in Stockholm and features a shared table where guests can mingle. Dishes are always seasonal, fresh and local, and you can sample whatever is on the menu for that day— such a simple philosophy.

Villa La Coste PROVENCE

A decade in the making, this visionary estate took Provence’s passion for high art and turned it on its head. In 600 acres of vine-draped grounds adjoining the Château La Coste winery sits a trail of museum-worthy sculptures and installations by Tracey Emin, Louise Bourgeois, Alexander Calder, Frank Gehry and Ai Weiwei. Inside, works by Damien Hirst dot the walls, a duo of celebrated chefs man the restaurants, and a Japanese-style spa offers onsen-like seclusion. Villa La Coste suite

Artist Residence LONDON

Hidden away in London’s Pimlico neighborhood, this small but perfectly formed townhouse is a boutique 10-bedroom property chock-full of expertly curated antique furniture and an unrivaled art collection. The owners redesigned a former pub conceptualized by Thomas Cubitt and outfitted it with free-standing cast-iron bathtubs, tea crate drawers and antler chandeliers. We love all of the Artist Residence properties; they all follow the same style, but each space feels unique and has a real sense of place.

The phrase “attention to detail” gets thrown around a lot in hotel-speak, but if a masterclass on such a thing is ever required, one can now be found at Castello di Reschio on the edge of Italy’s Umbria region. Design here is everything. It extends beyond architecture, landscape, gardens and interiors. It has the vision to ensure beauty, and joy is in absolutely every aspect of the estate. Years in the making—and centuries in the shaping—this old Etruscan stronghold showcases hospitality of the highest order against a backdrop of beautiful bespoke furniture, convivial fine dining and, most notably, sublime scenery. It might be a fortress, but it presides over the most peaceful of regimes. Lose days to pine-shaded poolside idling, saddle up and explore on horseback, stroll through olive groves and vineyards, taste local fare, and gaze out over Tuscany across the border. Combining the old-world opulence of Maybach and cutting-edge technology and safety of Mercedes’ S-Class, the all-new Mercedes-Maybach S580 is the pinnacle of the three-pointed star’s lineup. With a chauffeur on driving duty, rear passengers can adjust the mood lighting, deploy the power ottoman and enjoy a heated full-body massage (yes, even for the legs) while making the most of the 4D Burmester surround sound system. A FIRST TIME FOR EVERYTHING

James Bond’s auto brand of choice has rolled out the Aston Martin DBX, the first SUV in its 106 years of sports car-making history. ALFRESCO LOUNGING

With a carbon-fiber hardtop, the Sirena 58 (sister model to the Sirena 58 Coupé, which we featured in our Winter 2020 issue) looks every inch the fast-trawlerstyle yacht that she is. She also delivers the long range you’d expect of this style: 850 nautical miles at 10 knots. In keeping with yacht buyers putting more emphasis on onboard livability, the Sirena 58 offers a choice of three layouts for the lower deck. The layout with two master staterooms—one forward and one amidships—was created specifically for the U.S. market by the Turkey-based builder. Even better, the forward cabin has a private stairway leading directly up to the alfresco lounge area on the foredeck. No matter what layout you select, you get to pick decorative woods and fabrics for the full interior. sirenayachts.com LENGTH: 60 ft., 10 in. Whatever long-distance voyages you make, you’ll enjoy the views through the floor-to-ceiling windows amid an interior fully customized to your tastes, including woods, marbles and fabrics. Whether your goal is to look more youthful or more fit, the options are endless.

Just Say No to the Knife: HOW TO LOOK YOUNGER WITHOUT SURGERY

— Dr. Janet Allenby

If turning back the clock on aging puts plastic surgery on your radar, you may want to rethink your options. Thanks to advancements in noninvasive cosmetic treatments, the wave of the aesthetic industry is shifting. Achieving a fresh, youthful look sans knife is not only possible—it’s becoming increasingly popular. Via a combination of treatments, patients can now achieve their desired results in hours, with little to no downtime. We spoke with boardcertified dermatologist Dr. Janet Allenby to learn more. BY MICHELE MARIN

What alternative to face-lifts are available for patients who want to look younger without surgery? The list of aesthetic options to address the effects of aging grows daily. We use treatments like fillers, Botox and PDO threads to restructure, tighten and lift. Devices like Ultherapy, Virtue and lasers allow us to smooth the skin’s texture and refresh and harmonize its pigment and luminosity. Support from professional-grade products such as growth factors, antioxidants and superior sunscreens can truly transform and maintain the quality of our skin. How do these tools help patients turn back the clock? The tools we have today enable us to reduce the effects of time on our face and body by re-creating youthful shapes and textures. As these tools continue to improve, we can achieve more natural-looking results nonsurgically and with minimal downtime. We take great pride in evaluating every patient’s unique situation and customizing each treatment protocol. We use unique blends of treatments to make sure we are addressing the big picture by enhancing natural beauty—and, sometimes, supplying what nature may not have been kind enough to give us. Is it enough to concentrate only on antiaging treatments for the face? As we age, we lose proportional aspects of both our face and our body. Our subconscious mind is so smart that it recognizes age and health status when proportion becomes compromised or when other visible signs of aging are present, even at a glance. Understanding how aging

affects the body helps us understand how to treat the body as a whole. You were one of the first doctors in Florida to use CoolSculpting, and you continue to revolutionize body sculpting with BodySquad. Tell us about BodySquad. We are proud to continue to be leaders in the industry by introducing our clients to the newest CoolSculpting system: Elite. This system provides results that have proven to be more consistent and less compromising than liposuction. We have been using CoolSculpting since 2011 and have transformed thousands of bodies through permanent fat reduction. However, this method only addressed one component of the aging body. BodySquad was born when electromagnetic muscle stimulation entered the market to improve muscle tone, firmness and strength beyond what a muscle can do on its own. We now have the ability to permanently reshape our patients and then strengthen, tone and firm their muscles. Not only are patients experiencing incredible cosmetic improvement, but they feel stronger and healthier without needing to spend hours in the gym or being on highly restrictive diets. We have entered the renaissance of aesthetic medicine. There are so many exciting treatments entering the market. On the horizon is a longer-lasting Botox-like drug, a simple injection that will greatly improve cellulite and a new device that will remove wrinkled skin directly from a problem area (i.e., jowls) without scarring—just to tease you with a few.
