A TRIBUTE TO 10 YEARS
... and those who helped me get here!
My Entrepreneurial Journey Entrepreneurialism must be in my DNA. At 10 years old, not only was I selling lemonade, I was holding car washes and selling handmade refrigerator magnets door to door to my neighbors to earn my own money. It also might have been a sign when my favorite toy was my cash register. My brothers and sisters could not walk by our pantry without having to do one round of “shopping” so that I could ring up and bag their purchases. Luckily, I had seven siblings to divide the task, with my sister Leanne bearing the brunt. In my early 20s, just out of college and new to Florida, I started an eventplanning business. In my mid-20s, I was part of a successful sellout of a $48 million real estate development, despite being given limited marketing dollars. It was then that I realized I had a creative knack and an entrepreneurial spirit, which led me to start a secret-shopping business in my late 20s to help companies uncover areas of improvement from a secret customer’s point of view. Until this business took off, I subsidized my living expenses with part-time jobs as a bartender and fitness instructor. After a year of seven-day workweeks, I came to terms with the fact that the business needed more cash flow to compete with larger competitors, so I turned in my entrepreneur’s hat and once again became an intrapreneur for companies—where I had the financial support to do what I knew I could do: grow businesses.

elcome to the 10th anniversary issue of South Florida’s Luxury Guide. If you have been reading my publisher’s notes throughout the years, you know I am not your “typical” publisher; I am a sentimental open book, and I do not shy away from sharing my journey (both personal and professional, the ups and the downs) with my readers. And while this note is certainly a celebration of the publication’s 10th anniversary milestone, it’s also a tribute to the many people who have helped me accomplish this endeavor—including you! I hope you will also take the time to read our “Through the Years” feature (page 54), which presents a selection of local businesses who came together to fundraise for charities close to their hearts.

Throughout my 30s, I was an integral part of the success of two publishing companies, helping one achieve record numbers and reviving the other’s negative P&L statements to eventually sell their business for $3.5 million in under two years. It was then that I became hooked on this fast-paced, never-dull industry. At the age of 40, I knew it was time to give entrepreneurialism another shot. As a result, Luxury Guide (formerly South Florida Luxury Guide) was born—despite seemingly everyone telling me “print is dead.” Fortunately, as a leader, I dare to be different; I am not afraid to stand out from the crowd. After all, isn’t that what marketing is all about? But it is not only my own belief in the power of print that has kept me around all these years, it is you, my loyal readers, who continue to request to receive our publication.
A Tribute to My READERS Let me express a heartfelt thank-you for continuing to support my business and remaining a loyal reader. Do not ever underestimate the power of words. Every time I receive an email from a reader complimenting an issue or feature, sharing a purchase of a product they saw in the guide (which makes me super-excited) or requesting a subscription to guarantee they continue to receive the publication is affirmation that my vision and hard work is not going unnoticed. Because of you, I am able to block out naysayers who claim “everyone is online”—who don’t understand the bigger vision (that print creates awareness, which inspires traffic online, but unfortunately won’t get the credit). As you continue to enjoy our curated content, I ask that you help me pay gratitude forward and support the businesses within—as they are the reason we can continue to publish Luxury Guide.
A Tribute to My CLIENTS Starting this business was the hardest thing I have ever done. Not just because of the typical struggles business owners face, but because I was living a fakeit-until-you-make-it life. The word “fake” in itself is against the core of who I am and puts a pit in my stomach at the mention of it. Leaving a corporate job where I was a confident, well-respected employee to sell a print product without a prototype (in an industry in which I had no connections) was humbling, to say the least. I experienced unfamiliar emotions of doubt, intimidation and fear, but I also knew I had the knowledge, skills, capability—and a proven track record—to help other businesses grow. But faith in myself was not enough. If it were not for my clients believing in my vision and signing up for my first issue, I would not be here today. Therefore, it is with immense gratitude that I thank the following: Jesse Stolow, owner of Total Window (page 79); Mark Murphy, owner of MiaCucina (page 8); Luis Somoano, owner of Doral Lincoln and the new Lincoln of Cutler Bay (page 122); California Closets Miami (page 19); and Magita Rojas, formerly of Magita Interior Designs. A Tribute to My FRIENDS & FAMILY As an eternal optimist, I never thought I would be in a position where I needed to be lifted. My first year of business still sometimes haunts me. I woke up every morning with a pit in my stomach, knowing that I had to push forward and face a day of cold-calling, door-slamming and rejection. Fear turned into depression, and, for the first time in my life, I started to lose confidence in myself. I wish I could name here all of my friends, the clients who have become my friends, lovely acquaintances and family who supported me on this 10-year journey. While I can’t, I would be remiss not to mention two friends who were there for me at the beginning, every single day, giving me the words of encouragement I needed to keep going. Dawn McCullough and Scott Conto: It was your undying belief in me that kept me soaring onward and upward.
A Tribute to My TEAM When I started this business, it was me, myself and I. My vision was to create an easy-to-read “all things luxury” publication that would become a trusted resource guide for discerning consumers. After I closed my first two sales, I knew if two people believed in my vision, there would be more. Well, two turned into four, and four turned into six, and it was then that I knew I had to hire someone to help. Thankfully, an angel was bestowed upon me when I was introduced to Leah Sekula Murr, who became my first editor-in-chief, creative designer and, every-now-and-then, my shoulder to cry on for the next five years. Leah, thank you for your dedication and loyalty. I could not have done it without you. Sherri Balefsky Hanson, thank you for picking up the baton and going the distance with me for many years after. We are sad that you have left and wish nothing but greatness for you. Lisa Stoch, in just three months, you have proven our future looks more promising with you in it. Tyler Anderson, your undying support, loyalty and never-ending positive “will-do” attitude has been a blessing. And to the rest of my team, contractors and vendors, thank you for working with me to continue to make Luxury Guide better and better every day!
A Tribute to My MOM Mom, they say actions speak louder than words, and it could not be truer. Raising eight kids on your own did not allow you the time to sit us down and teach every lesson life would eventually throw at us. Yet it was your commitment, perseverance and will to find a way that transpired into my capability to build my own business. I know you always felt guilty that you could not “give us more,” but what I hope you realize is that what you gave was so much more valuable than “stuff.” Because of you, I have an attitude of gratitude, a character of integrity, a giving heart, a suit of armor that I use to conquer life’s inevitable trials and tribulations, and the strength and courage that make each proverbial mountain feel like a mere molehill. When things get tough, I always think back to what you accomplished. You always say you do not have the business genes that I do, but I am going to respectfully disagree. You ran our household on a shoestring budget (without us ever feeling deprived), which, in my book, makes you the best CEO there ever was!
And to all the mothers in the spirit of Mother’s Day:

Tips for building a dream home? Since a new residential project could take well over a year, early decision-making is critical. Selecting the right general contractor is essential—one who communicates and delivers. Responding and working with the governing municipality is of supreme importance. Also, have realistic expectations about the process and have good open discussions with the architect. You should not select team members simply based on fee. You should feel comfortable and have a good rapport with your team. How do architects and general contractors team up? The architect drives the project from schematic design through the construction documents phase and can assist the homeowner in selecting a general contractor. Our role during construction is one of contract administration, in which we respond to any request for information from the general contractor, review of shop drawings and general site visits to ensure the project is progressing as it should.

Italian-born interior designer Katia Bates founded Innovative Creations Interior Design in 1996 with her husband, Tom. Together, the dynamic duo works on projects that range from stunning residential interiors to luxury remodels and brandnew construction projects. “We started Innovative Creations because there was a demand for more sophisticated interior design styles,” says Bates, who travels the world in search of furnishings that will add distinctive touches to her work. One of her most famous projects to date is the restoration of Casa Casuarina, the Miami Beach mansion once owned by fashion designer Gianni Versace.

What sets your firm apart from others? Experience. Tom has been building and developing luxury real estate for more than 35 years, and I have been involved with restoration and interior design since an early age. orn in São Paulo, Carla Guilhem was exposed to the design craft from an early age. “Growing up, I would spend afternoons in my family’s millwork and furniture company,” she says. “I was mesmerized by the creative process, whether it was selecting the perfect natural wood and applying finishes or simply cutting and measuring the fabrics. Since then, I knew I wanted to dedicate my life to creation and design.” She went on to study architecture in Brazil and interior design in Spain before moving to Italy and exhibiting her work in numerous worldrenowned design shows. Today, Guilhem is focused on growing her eponymous design firm, which focuses on residential interiors, furniture, commercial spaces and even yachts. “Every client is very special to me, and every project is unique,” she says. “I enjoy the challenge of creating entirely new solutions while applying my experience from previous projects.”

Describe your design aesthetic. I love modern Italian lines. Mixing them with the organic forms of Brazilian nature or with vivid Spanish colors creates a dynamic that underlies many of my creations. I like to combine organic and geometric shapes in harmonic coexistence. First designer to make an impression on you? The first job site I visited was Hotel Unique in São Paulo by architect Ruy Ohtake, the pioneer of informal abstractionism. It was an amazing experience to see the curves of his design emerge during the construction process. Projects you are currently working on? We have a few different projects going on right now: commercial spaces, three luxury single-family residences, a restaurant, two hotels, three apartments and a 127-foot yacht being built in Europe. Go-to paint color? Sherwin-Williams Alpaca. Tell us about the Design Home/less Network? We created this online platform to support artists who create and commercialize handmade objects on a smaller scale at an accessible price—thanks to reused or recycled materials and new production processes. The result is an appealing product that’s also environmentally conscious. Home decor stores you frequent? There are too many to mention! My favorites are Artefacto, Poliform, Ornare, Judith Norman, Anima Domus and StudioKaza. Where do you find inspiration? Nature is the most powerful inspiration of all for me. Each place I have lived has also given me many memories of shapes, forms and materials that I use when creating my designs. What would most people be surprised to learn about you? I love boxing to balance my creative mind.

Prior to launching his namesake company in 2014, Croatian-born Kemo Duddle honed his craft working alongside renowned designer Sir Alan Duddle. He has since focused on luxury residential, commercial and yacht design. He also has worked as a consultant for Royal Caribbean Cruises and teaches a class called Art in Interior Architecture at Florida International University. Duddle isn’t driven by design trends; he’s focused on longevity and creating elegant, livable spaces. “I dislike projects where design overcomes practicality, use and comfort,” he says. “Working hand in hand with an enthusiastic client is my road map.” As a testament to his coveted design aesthetic, in December 2017, Duddle was awarded the renovation contract for Miami Beach’s Indian Creek Country Club, one of the most prestigious private clubs in the country.

What sets your firm apart from others? I believe in simplicity in form, clean lines and fixtures with a pedigree and uniformity that are void of the latest trends. Design style that most influences you? Art deco. It was an adventure into a clean, opulent, precise and exuberant new world. I enjoy the bold, geometric shapes with occasional strong colors. I like mixing the period with the comfortable contemporary furniture of today.

Design rule you love to break? The idea that one theory or period must dominate the design palette. I enjoy mixing old and new, deco and contemporary, and, if it’s a residence, the owner’s personal cherished items. It’s my stew pot, my bouillabaisse, mixing objects together. Favorite architectural gem in South Florida? I love The Surf Club. It combines the best of two worlds, two eras, decades apart, respected and merged masterfully.
What’s next for Kemo Design? I have a fondness for doors—not merely as entryways, but as statements in harmony with design. My passion often persuades me to include floor-to-ceiling double or single doors in my projects. The doors are usually manufactured in Florida, but locating equally imposing hardware is impossible. To solve this conundrum, I designed my own line of door appointments with a tribute to the sophistication of the 1920s and ’30s. The line, under the Kemo Design label, will be available soon. I am very proud of the results, as I am filling that market void.

Go-to paint color? Because this is Florida, the sun and often penetrating light call for cool colors such as offwhite and cream, and shades of bleached pastels. I adore black-and-white motifs, too, with a splash of strong color.

ebra Hook doesn’t just live for her work, she lives in it. Her Coral Springs home doubles as a design studio and showroom for clients who live west of I-95 in Boca and nearby cities. She also recently completed another studio in Pompano Beach for customers who live closer to the ocean. “When clients walk into my home, they instantly see what I can do and get a sense of my eye for design,” she says. And while her home has been used in several films and music videos, that’s not what Hook believes sets her apart. “My empathy toward others—my ability to appreciate where they’ve been, what they’ve experienced and how they became who they are today—is what allows me to design so well for my clients,” she says. “Understanding these things enables me to give them what they truly want.” How do you go about envisioning a new design project? I limit my distractions and avoid outside input. I just sit in the space and allow myself to see what only I can see. This is invaluable in the beginning stages because the magic lies in my unadulterated mind.

Projects you are currently working on? I am hard at work designing the Southwest Ranches mansion of actor/ producer William Levy. New design trends you love? There are two that stand out: One is the “eco ceiling,” which mimics frosted glass. They come in a variety of colors and can help make a space appear much larger. The other is wallpaper. My mind is blown by the gorgeous new options, including 3-D wallpaper that can instantly transform a room.

How do you select art for your projects? Every space is different. Sometimes I bring in one of the talented artists with whom I regularly work and together we create something specific to the project. I also have a friend who owns an art gallery who helps me hand-select pieces. I consider this the fun part. Art and fixtures are the “jewelry” of a room. Do you have your own art collection? Yes, and it reflects my love of old Hollywood. Upon entering my home, you are greeted by Marilyn Monroe, Audrey Hepburn and other stars framed mainly in black and white.

Tell us about your home studio? I love coastal homes and condos, so that prompted me to open a location in Pompano to showcase my more modern designs. oland-born Ania Nozewnik-Agárdy, principal designer of Miami-based A-part Designs, has lived in L.A., Uruguay, Argentina, Miami and, most recently, the Bahamas. “We fell in love with the simplicity of island life and the Bahamian people,” she says. With an impressive career that includes serving as assistant dean at the University of Miami School of Business, Agárdy discovered her passion for design while staging showrooms at a luxury residential development in Uruguay. She officially launched her design career in 2008, and in 2014, she opened A-part Designs, which offers a complete range of interior design services. Agárdy draws much of her design inspiration from her travels. “I enjoy the thrill of exploration and discovery,” she says.

First designer to make an impression on you? An Argentinian designer named Juan Ricci who decorated many luxury homes in Punta del Este, Uruguay. Projects you are currently working on? With many projects on hold due to the pandemic, I have been focused on writing my first coffee-table book, Cuba – The Unexpected, showcasing the extraordinary interiors and patios I discovered while visiting this unique country. Go-to paint color? Benjamin Moore Cotton Balls. Easy way to breathe new life into a room? Create an accent wall with a natural wallcovering.

Why do you think great rooms are a more popular choice for homes today? The word “great” explains the significance of this space. Today, my clients tend to appreciate the open-concept layout, where the dining, living and lounge areas are all together.

What are some factors to consider when designing a great room? It is important to think about the flow of the space—not only the physical flow, but also your visual flow. Make sure the room feels as one, but also allows you to differentiate each small space. How do you bring livability to a great room? The first thing I do when starting any project is refer back to my company name and the words that define it: Flawless, INtrepid, Exquisite. Then, I use bold materials and colors, as well as an abundance of custom millwork, to create elegant contrast and to allow each client to feel sophisticated and unique.

We also had to implement new systems, procedures and guidelines to continue to serve our customers and colleagues. 2021 has started strong. With continued low inventory and low interest rates, the future of our market is bright. We should continue to see interest from all over the U.S., as well as from international customers.

However, buying and selling have changed over the years due to various regulations, available data to the market and population growth. Sometimes, clients assume it will be like the “last time” they bought or sold, which might have been many years ago.

It’s cheaper and less time-consuming to have an attorney available during the buying process than to have to fix something after the fact. What trend do you see carrying over from 2020? 2020 was an unprecedented year, and the biggest trend was families spending time together and connecting more than ever. As we stepped into 2021, people have realized how much they enjoyed their homes as their sanctuaries and places of discovery. That is a trend we hope stays long term.

Buyers: Thinking that not using a professional Realtor will save you money—especially with international or out-of-state transactions. Remember, buyers don’t pay commissions; sellers do. It’s our job to negotiate on behalf of our clients. Sellers: You get what you pay for. If you pay less commission to save money, there’s a chance you will get less from your Realtor. IRS Special Agents have already done research on the person that they request to interview and will intentionally not give advance notice. You should not agree to be interviewed without a few days to think it over and to have your lawyer present. Politely decline, get their business cards, and tell them your lawyer will call them. Will hiring a well-known tax attorney with a big reputation raise a red flag with IRS Special Agents, causing them to assume I must be guilty of something? IRS Special Agents already have formed their opinions when they have identified the target of their investigation. Retaining the best criminal tax lawyer available with a proven jury trial track record shows that you are serious about your liberty and your innocence. Having an Board Certified attorney may also give the Department of Justice, Tax Division pause before authorizing a borderline case for prosecution. I know a very good criminal lawyer. They told me that they would associate a tax lawyer to assist them if they are retained to handle my criminal tax case. Is this the best protocol? There are many good criminal lawyers who concentrate on federal cases. However, there are very few that also concentrate their practices on federal tax matters. During a criminal tax trial, the government will have IRS agents and other tax experts testify. A lawyer who does not have a great deal of knowledge regarding tax laws will be at a disadvantage at trial. This problem is not resolved by associating a tax lawyer because only one lawyer can examine a witness at one time. Furthermore, most tax lawyers concentrate their practices on civil tax issues. They do not have heavy jury trial experience because tax court cases do not have juries. If possible, try to locate a lawyer that concentrates on criminal tax cases. What does being Board Certified mean? Only after being tested and vetted by The Florida Bar can these individuals call themselves experts in their field. To remain Board Certified, each attorney must apply and be approved for recertification every five years.
