Dear LHM Readers, Affordable luxury. In Austin, it’s an oxymoron. However, just down I-35 in San Antonio, it’s a reality. I want to introduce you to our San Antonio and Hill Country-based real estate business in case you are ever interested in opportunities just over an hour south. San Antonio’s high-end real estate market is still reasonably priced. Our finest estates generally sell between $400-550/sq. ft. High-end condos with the best finishes and soaring views of downtown top out at $800/sq.ft. Keep in mind, I’m talking about the top .01% of sales. Last year, there were 125% more sales over $1 million in Austin than San Antonio. In the past 12 months, I’ve seen more buyers move from Austin to San Antonio than the rest of my 19-year career combined. Affordability, the laid-back vibe, and an authentic culture are all reasons people are moving south. Yes, those sound like reasons why people move to Austin. However, as Austin experiences explosive growth, people are beginning to look at the Alamo City. Keep in mind, I love Austin. I earned my undergrad and law degree at UT. We visit several times a year and some of our closest friends and family live there. The entertainment options are incredible, the lake is lovely and I can watch the Horns play. People throughout the world but especially the west coast of the U.S. targeted Austin for its relative affordability, coveted lifestyle, and natural beauty. Corporations are moving to the Capital city in droves. However, as the world moved to Austin, affordability went away while traffic and density increased. It’s been a cliché for decades that people complain about Austin changing but there is no debate that the high-end real estate market is now the most robust in Texas and one of the most frenetic in the country. San Antonio on the other hand hasn’t ever had the “it” factor of Austin or even Dallas or Houston. However, things are changing. The city is starting to garner attention beyond its well-earned status as a tourist city. Covid-19 led to a huge number of people working remotely. This caused people to start searching for options outside their expensive markets. We’ve represented clients recently from California, Seattle and Chicago whose San Antonio journey began with a Google search. They are attracted to the natural beauty of rolling hills, limestone outcroppings and big oaks — similar to Austin. Combined with the attractive landscape is an authentic culture that’s fitting of one of the oldest and most diverse cities in the U.S. San Antonio is a majority Hispanic city. Having lived in Dallas, Austin, Denver, rural Ohio, and Atlanta, I firmly believe that San Antonio is the most harmonious. We are about to celebrate Fiesta®, a two-week city-wide festival with hundreds of fun charity events including river parades. Yes, the city basically shuts down to party in the shadow of our 18 th century buildings along the enchanting Riverwalk. The oldest historic neighborhood in Texas, King William, hosts a delightful fair at the end of Fiesta®. This is a casual city where a guayabera shirt is considered formal wear. People get along well here. Schools are excellent. Going private is not a necessity. Generally, the vibes are immaculate. If you are interested in what’s next, consider that San Antonio, price wise, is so far behind the other Texas metros there is still room for growth. Prices rose 18% in 2021 and that’s likely to continue. UTSA just became a Tier One research institution. It’s rise in prominence is promising for the future. There are many bright kids who got Capped at UT that discover San Antonio by starting (and often staying) at UTSA. Young people are injecting new ideas and a fresh spirit to the city. It’s likely that Austin and San Antonio will continue to grow toward each other, becoming more of a Metroplex. Whether you are interested in the historic mansions of Monte Vista, the in-town enclave of Alamo Heights, newer homes areas such as The Dominion, or Hill Country charm in Boerne, please reach out if you want to start a conversation.
