Q: Do you sell outside of Lake Norman as well or only focus in that area? (Joey) Lake Norman is a huge market. For example, we had over $46,000,000 in total sales in 2024 and that is less than 1% of the market share. We live here, work here, and play here so we know the lake towns very well and try to stick to doing business here. We follow the luxury markets closely in other areas but rarely do business outside of Lake Norman. We would rather team up with an amazing agent in other areas to make sure our clients are always getting the best experience possible, whether buying or selling.
Q: Landing luxury listings is a major challenge and more than 80% of your total sales in 2024 was from listings. What do you credit that accomplishment to when it comes to representing sellers?
A: (Josh) I think there are multiple factors that play into it. We have had a great deal of success in representing sellers on Lake Norman for several years now. I believe we have tremendous branding exposure with Corcoran HM Properties, and we personally love the marketing side of the business. We invest heavily in
marketing from photography and videography to print marketing and VIP events that build anticipation and get exposure for our listings.
Q: With an average sales price in 2024 of over $2,200,000, what do you attribute your success to in the luxury real estate market?
A: (Joey) Josh started to hit on it above, but we really thrive on the marketing side and aren’t afraid to make big investments into our listings. We have invested into our own media company just to ensure we are always putting out the best content that can be created. We host private events to create a buzz and provide enormous exposure for our clients through social, digital and print media. I think homeowners see the results of our efforts and get excited to work with us.
Q: 7 listings sold on Lake Norman over $5,000,000 is an impressive record. What do you feel sets you apart from others when it comes to these “trophy properties” on the lake?
A: (Josh) It kind of goes back to what Joey was just talking about with our reach and exposure. I think we have been very early adopters to many new marketing
initiatives that have received nationwide attention and resulted in some tremendous sales. I think being able to continually repeat it year after year speaks volumes to our credibility and trustworthiness in the community.
Q: Since 2021, the two of you are responsible for over $145,000,000 in sales in the Lake Norman area. What is the driving factor that you feel has contributed to your overall success?
A: (Joey) We have always said luxury is a level of service for us and not a price point. We strive to deliver results for clients that really go above and beyond to make it as easy on them as possible during the process. I think as long as we continue to put the level of service above all else, the success is just a byproduct. (Josh) I was lucky enough to team up with Joey in 2021 and I think the two of us together have created something very special and unique and our clients love it. We are surrounded by amazing people in the Corcoran HM Properties family that have also contributed a lot to our success and don’t always get the credit, but they certainly deserve it. It takes a team for sure!
