During this time of year, the real estate market typically experiences an uptick in activity, making mid-March through July the best time of year to sell your house. Meaning if your property is for sale, it is likely to receive more attention and interest from buyers. With longer days, warmer weather and more free time, buyers are more motivated to go house-hunting.
In addition, the spring and summer months are perfect for showcasing your home’s outdoor features. Your lush green backyard, pool, patio and landscaped garden are at their peak. Potential buyers will be able to see your property at its best, with natural light flooding in through open windows and doors.
As Austin continues to attract the headquarters of some of the biggest and brightest corporations as well as retirees and remote workers from many other states, the demand for high-end properties is strong. As a result, the competition can be fierce. If you’re wondering if this is a good time to sell, I can provide you with some insight into why today’s market is opportune.
1. HIGH DEMAND & LOW INVENTORY: This is the best combination for sellers. It’s no secret that the real estate market in Austin has been booming in recent years, and demand for luxury homes has been particularly high. At the same time, there is currently a shortage of inventory in the Austin real estate market, and specifically a shortage of luxury homes. This can lead to a quicker sale of your luxury estate. Based on recent data from the Austin Board of Realtors, luxury homes priced at $2M+ are selling 15 days faster than the market average of 72 days. That’s great news for luxury home sellers and buyers. People are getting into the house of their dreams faster.
2. A THRIVING ECONOMY: Per financial health data from The Credit Review, Austin scored #2 in job creation, out of the top 10 cities in the USA, as well as #2 for business creation. As companies keep looking to Austin for a home base, the housing market will remain on hyperdrive.
3. FAVORABLE MARKET CONDITIONS: Interest rates remain relatively low, which means that buyers are more willing to purchase a luxury home in Austin. This, in addition to Austin's economy, favorable tax policies, and high quality of life, make it a desirable destination for many luxury buyers.
