Charlotte has been forecasted to be one of the strongest housing markets in the country for 2023, which may be why the luxury real estate values in Lake Norman may be on that same path. With home prices breaking records throughout the greater Charlotte area, it’s no surprise to see Josh Tucker, Managing Broker at Corcoran HM Properties, setting records for most expensive resales in Lake Norman for three straight years since 2020. Josh kicked things off in a turbulent year, which culminated in the $7.5M sale of 154 Tennessee Circle in 2020, followed by 16125 Jetton Road for $7M in 2021, and continued his streak with 125 Quiet Waters Drive for $6.2M in 2022. We sat down with Josh Tucker to see what he has planned next in the luxury real estate market for 2023.
Q: Can you elaborate on the client experience? What do you do that might be different from others?
A: One example would be me operating on my own, without a large team. Some volume agents do so many transactions a year that they have to have a large team to keep up and a client (buyer or seller) might end up dealing with multiple people throughout the process of buying or selling. With me focusing on fewer deals it allows me to be intimately involved in every aspect. I strive to make my clients feel like they are my only clients at the time. It is a more boutique experience.
Q: What areas do you mostly focus on?
A: Well I live at Lake Norman and my main focus is here. I think it is way more beneficial for clients to have a local agent that is engrained in the local community. 90% of my clients either live on Lake Norman or are moving to Lake Norman and I like to say once a client always a client, so to some

degree I go where my clients need me. If I’m not licensed in an area where they want to buy or sell, I team up with a local agent in that market for assistance but still provide the same level of boutique service as mentioned above. I have a lot of clients that call Lake Norman home but have secondary or vacation properties on the coast, in the mountains, Colorado ski towns, and they enjoy knowing that I can help them in those areas.
Q: Let’s shift gears to marketing. You have a great presence on social media. Is that your primary source of marketing?
A: I will start by saying I have a fantastic support and marketing group behind me with Corcoran HM Properties. Our local team is amazing and coupling that with an international powerhouse brand like Corcoran really makes marketing exciting. I do love social media and feel like it is a great way to reach people in masses, however, I really like spreading my marketing out. I come up with a comprehensive marketing plan for each listing that includes print, social media, digital media, email and mail. Aside from the relationship aspect of real estate, marketing is probably my favorite part. I do run my own personal social media accounts and really enjoy interacting and engaging with all my followers. I think my authenticity on social media shines through and it has resulted in some incredible relationships that have lead to some amazing real estate deals all over the country.
Q: How can readers find you on social media?
A: I’m most active on Instagram, which is @joshtucker_realtor. My TikTok is the same handle. You can also search me by name on Facebook.
Q: If your not selling real estate, what are you likely doing?
A: I don’t really have any “side hustles”. Real estate is more than a full time business so if I’m in work mode, I’m doing real estate. Outside of that, I’m a huge animal advocate and currently serve as the President of the Board of Directors for Lake Norman Humane. We have a dedicated staff at our Mooresville based shelter that really goes the extra mile to help re-home animals in need. I’m amazed by them daily for what they accomplish in such a challenging environment.
