chief, I decided to venture into full time brokerage with real estate. Racing was a lot of fun, but it is a very demanding career to be in. There’s a ton of travel; you’re on the road thirty-eight weekends a year, so it’s very time consuming, and very tough on your body both physically and mentally, so after that large amount of time I was ready for a change.

HM Properties Real Estate Seven years is a short time to be making strong waves in the luxury real estate industry of Lake Norman, yet Josh Tucker has managed to do just that. Whether it’s setting records for the most expensive resale on the Charlotte Metro MLS in 2020 with his Grand Lac Chateau listing of $7.5 million, or selling his successful brokerage firm in 2019 to HM Properties to be managing broker of their Lake Norman office, Josh remains a leader in the pack of luxury specialists in the greater area. Luxury Home Magazine sat down with him to discover how he has been so successful so quickly, and after talking with him it was easy to see why; genuinely down to earth, relationship oriented, and extremely knowledgeable, Josh and his team provide an experience that goes well past closing for his clients. Q: What was your background before starting in real estate? A: I moved down to the Charlotte area in 2002 from Indiana to pursue a career in NASCAR. After a successful eleven year career in NASCAR as a traveling mechanic and then car

I had spent eleven years forming relationships, and there was really nobody else at the time that had made the connections and gotten the exposure in the industry, so I identified a niche for myself. In the beginning, I would say 60-70% of my business were crew chiefs, drivers, mechanics, etc. Now seven years later, I still do a ton of NASCAR business based on those relationships I made so many years ago, but I ultimately have expanded my spheres since then. After starting my company Anchor Real Estate in 2014 and running that for five years, I ended up selling it to HM Properties in the Fall of 2019 and staying on as their managing broker here at the lake. This is their first office presence at Lake Norman, and it was a great fit between HM Properties wishing to acquire a brokerage up here and having just finished the build out of our current office in Mooresville. Q: How did your career with NASCAR translate into your brokerage career? A: NASCAR is an extremely competitive sport to work in, and it’s a huge team environment. It takes a team of very talented, hardworking, and motivated people to be successful, and I was lucky enough to work on those very successful teams. In 2008 I was with Carl Edwards and we won nine races in one year, and ended up finishing second in the championship. That took a lot of hard work! The thing that carried over the most for me is the importance of work ethic, because you work your butt off in NASCAR! You literally work eighteen-hour days every weekend, Thursday through Sunday, so the work ethic can’t be overlooked. The team environment is the same as well, and knowing that you


need to have good and talented people around you who you can trust helped me, because it is important to delegate in real estate to those people who excel in certain areas. The competitiveness of NASCAR certainly translates; real estate is a competitive industry, too, and I am constantly going against my competitors for new luxury listings. I think being able to remain calm under intense situations has also aided me as a broker. Q: Your Grand Lac Chateau listing still holds the record for most expensive resale in the Charlotte Metro area, having sold for $7.5 Million in the Fall of 2020. What was the behind-the-scenes like for such a high-profile home and buyer? A: I am under a strict NDA, though I think the buyer has widely been exposed at this point! But behind the scenes, the amount of work that took place at that house to get it to market is incredible. It was the most expensive listing on the MLS in the Charlotte area at $7,995,000, and with the goal for it to be the most expensive closing resale in Charlotte Metro, it took a lot of planning and time leading up to even getting it listed. My team at HM Properties and I literally spent six months researching and preparing marketing material for this house. Tons of work and money went into getting it ready for market. I spent about $27,000 before the listing even went live on MLS, between the multiple photographers, videographers, floor stagers setting different scenes for photoshoots and videos, floor plan creators, and negotiating marketing deals with people like Axios and Wall Street Journal, to be able to create the opportunities, whether it was locally or nationally, for the wide and effective exposure it ultimately received. The time and money it took into preparing to bring a listing of this magnitude is something that does go unnoticed but it’s so important, because all of those extra things we did are what secured the buyers so quickly. It still holds the record resale less than a year later; nothing has beaten it, so I think that speaks for itself.

Q: What is the most important aspect of your real estate career that you want Luxury Home Magazine readers to know? A: I am truly a relationship person, and I think that if anyone goes and researches me they will see that I am simply not a volume person. Last year I sold $40 million in just twentyfour real estate transactions. I am all about the relationship and the customer support, and doing fewer deals but knowing that you’re doing them right is more important to me. That is ultimately what drives peoples’ success in business down the road, you know? Take care of people, treat them well, do the right thing, and be a good negotiator for them, and you get them through difficult deals. Even after closing, you’re always there for them as a resource. That’s a large part of how my business has grown, and how I have had the success I have been able to have: treating people right and maintaining those relationships. It’s always a joy when I’m able to work with them again for future transactions, because I’ll always be there for them.
