This luxury market snapshot is based on data for properties sold for $2 million or higher. While the overall housing market in the DC Metro Region moderated significantly in 2022 compared to 2021, the luxury end of the market fared relatively well. Luxury home sales activity across the DC Metro Region in 2022 was flat from 2021 totals, but much higher than 2020. By contrast, the overall market is back to around 2015 levels.

Most of the luxury homes sold in the DC Metro Market in 2022 were in the $2 million to $3 million price range. There were 518 homes sold in this price range in Northern Virginia in 2022, 307 in Suburban Maryland, and 268 in DC. Most homes sold in the higher end of the luxury market ($6 million+) were in DC. There were 22 homes sold in the District that closed at $6 million or higher in 2022. The most expensive home sold in the region in 2022 was in Fauquier County, at $23.5 million. A close second was a home in Fairfax County that sold for $23.0 million. At $12.0 million, the most expensive home sold in Suburban Maryland in 2022 was in Anne Arundel County. The most expensive property sold in DC in 2022 closed at $11.5 million.
