After many onerous years of regulation, we may finally be looking at the full or partial roll back of the Dodd-Frank bill. This set of regulations have made the process to borrow money (lend money) overly burdensome. Every aspect of the transaction has government oversight, which does nothing but raise the cost to all parties, create confusion and suppress levels of business. Hopefully, the peeling back of some or all of these regulations will allow the markets to flourish and grow by making more money available to qualified and responsible consumers.

{LHM} What advice can you give to someone looking to hire a professional in your industry? {DW} First thing, people need to realize that not all banks or lending institutions are great for all products; they are not created equal. Some institutions specialize in Fannie Mae and Freddie Mac loans, others specialize in Government, jumbo, super jumbo, Construction to Perm, Lot, fixed, ARM, HELOC, HELOAN. Some are middle men and some, like our bank, are Portfolio lenders (use our own money). Some lenders offer niche products like, doctor, CTP, 203k, reverse mortgages, while others stick to just refinances. It is as important to be working with the right bank/lender as it is to work with the right sales person. If you go to the wrong provider, you could end up wasting your time or getting a loan that is woefully worse than the loan you could have received.

{LHM} What led you to your current career?

{NW} When I moved to NC in 2002 I didn’t know a living soul, nor the area. Shortly after building our new waterfront home on Lake Norman, my husband at the time lost his job. I had been a nurse for over 20 years and was working as a nursing instructor in Charlotte, but needed more to survive on one income. I had a choice to make; I could get several part time jobs in nursing or take a bold step and get a real estate license. I had long dreamed about working in real estate as my dad was a very successful Realtor who died when I was only 15. I grabbed that bull by the horns and got my license, and within 24 months I was Prudential Carolinas #1 Realtor in all of Charlotte and in the top 1% of all Prudential Realtors nationwide. I never looked back!

{LHM} What is the kindest thing a client has ever said to you?

{NW} Last year my seller, Marshall Cary, told me about his analogy; “There are two types of fishermen much like there are two types of Realtors; those that put bait on the hook and wait for a fish to come along, and those that would hire a helicopter to circle above scouting the location of the perfect trophy fish, and use submarines to force that prize fish toward the bait. You are the second type of Realtor, Nadine!”

{LHM} What are you excited about when you think about the year ahead?

{NW} 2017 promises to be a record breaking year! With interest rates on the rise along with new jobs, consumer confidence is beginning to show great enthusiasm according to financial experts. Those sellers who had the desire to move but have been holding off waiting for a stronger seller market will surely feel the urge to put “the pedal to the medal” here in the Charlotte region this year. Buyers will want to take advantage of the current rates to beat the increases ahead. Lake Norman and Charlotte are prime locations to relocate. My 2017 prediction: It’s going to be a very good year for real estate in the Charlotte region!
