ybercrime continues to inflict millions of dollars of loss annually on individuals and corporations throughout the United States. The real estate industry is no exception. The FBI has reported that the Internet Crime Complaint Center (IC3) saw a 480% increase in the number of complaints in 2016 filed by title companies. With real estate transactions having high dollar, single instance money transfers, they’re a prime target for the hit and run tactics of these elusive con artists. It’s important that title and escrow companies, real estate agents, lenders, and consumers alike stay alert and guard against these deceptive fraudsters. Since Title Guaranty’s last cybercrime article in June 2016, offenders are getting bolder and more creative in their scam tactics. Cyber-Criminals compromise the seller or buyer’s email in order to intercept emails from lenders, real estate agents, and title and escrow companies. They use the information from these emails to create new, fraudulent wiring instructions that are nearly identical to the wording of the party they are pretending to be.

Cyber-Con-artists rely on the confidence consumers have in their Realtor, Escrow Officer, and Loan Officer. They prey on this trust to give the consumer tainted instructions and convince the consumer that those instructions are coming from someone they trust. Fraudsters hire impersonators to pretend to be the buyer and seller in order to confirm redirection of funds. They are now even bold enough to do this through live phone calls to financial institutions. Scammers have made the detection of fraud even more difficult because grammar mistakes and misspelling are not as prevalent as they were even as soon as last year. The best safeguard against these con artists is education and awareness. As a consumer, there are steps you can take to ensure a safe real estate transaction: Î Communicate or confirm any changes to the transaction or your wiring instructions with your Real Estate Agent or Escrow Officer through a known phone number or in person. Do not trust wire change requests that come in electronically, no matter who they’re from. Î Double check the email address of emails you receive. These criminals are creative, varying one letter in an email address to make it seem the same as someone you trust. Î Call your Escrow Officer immediately if you receive any request to change the wiring instructions for your transaction or if anything doesn’t seem right. Your title and escrow company should be taking precautions to ensure the security of your transaction. Always focused on client security, Title Guaranty will initiate a call at the opening of the transaction to educate the buyer and seller as to what will occur throughout the process, while also educating them on the potential risks. Title Guaranty will always make a live phone call to the number provided on the sales contract to verify wiring instructions prior to actually wiring the funds.
