When deciding the theme, where do you draw inspiration? I draw inspiration from travel, artwork, and the natural world around us. However, the design schemes always start together with the clients and the elements of their spaces that are important to them.
Can you share a memorable reaction from a client after unveiling a boldly designed room?
Occasionally, the homeowners go outside their comfort zone and it is my job as an experienced professional to encourage them. Receiving positive feedback from clients is what we strive for.
What are some practical tips for homeowners looking to incorporate BOLD patterns and colors into their home?
While it’s fun to incorporate bold prints and colors, it can be daunting as well. I suggest layering patterns while paying attention to varying the scale of prints. Choose one “main event” print or color and let that be the star of your scheme. Then choose a supporting cast of fabrics and colors.
What advice would you give to someone who is hesitant to use bold colors and patterns in their home? Bold colors do not have to overwhelm the space if they are selected thoughtfully and with restraint.

Obras Studio creates a cinematic home on the Venetian Islands in harmony with the spectacular views.
When Giselle Coujil and Omar Moreno of Obras Studio began this Venetian Islands project, they say the area was “suffering an epidemic of white boxes.” Though trained in modernism themselves, the duo envisioned a more regional take on the movement that would eschew its negative associations with cold rigidity by infusing the home with warm materials reflective of its tropical environs for an inviting coastal retreat. They also wanted to turn the typical floor plan of the area on its head so that every bedroom, not just the primary, gets a killer view — or at least a special amenity.
“During the design of the project we looked at a few other houses on Di Lido, and most of the master bedrooms would run the width of the lot, so it was very much that this was the only one with the nice view, big closet, and ensuite bath, with the rest of the rooms relegated to nothing in terms of views,” says Moreno. “One of the things we wanted to do with the second floor was give every room something special. We rotated the volume length-wise so the master bedroom was still close to the water but the other bedrooms could also have island views, an exterior balcony, or some kind of element that made their rooms unique too.”
On a larger scale, it was also important to Coujil and Moreno to create an architectural plan that wouldn’t overpower the spectacular views. The property is designed so that you can approach the house, look through it, and see the water, and the views are treated as part of the architecture in order for it to be a focal point of both public and private spaces throughout the homes, unlike many of the other nearby houses at the time of construction. Even the pool is designed to be perpendicular to the bay, rather than parallel, to give each body of water its own moment in the sun.
Naturally, indoor-outdoor living was a major priority for the duo as they tackled the interior and exterior architecture, and they created large openings with retractable or disappearing glass expanses to blur the lines between interior spaces and the surrounding yard. They also employed large overhangs to serve as “halos” around the outdoor spaces so the owners could maximize their time spent outdoors no matter the weather.
“We love creating that ambiguity where the building ends and the landscape begins,” Coujil says. “We also love to play with materiality and keep the same flooring and finishes from inside to out.”
The windows themselves play a role in creating this indoor-outdoor paradise, as the Obras Studio team followed a Japanese design sensibility that windows serve a greater purpose just bringing light in but can have a higher role as “painterly moments” framing the show stopping views outside, according to Coujil. She says artwork wasn’t needed on certain walls because it would just compete with the landscape. However, while capturing these living scenes was a top design priority, it was still important for the structure itself to have its own personality and sense of place.
While the pair like each of their properties to be distinct from another, they all carry the element of time as a common thread, mainly through the use of specific materials and playing with light and shadow. The use of aged woods, copper, and polished concrete infuses a lived-in look while continuing to patina over time with the intense South Florida sun, allowing it to age gracefully with its inhabitants.
“These houses are alive, not fixed in time,” says Moreno. “We don’t make them to stay the same forever, and they must respond to the needs of their owners. Our clients appreciate how the light patterns change and the materials age, and that’s the beauty of doing residences. Our work is powerful in affecting how our clients live and that is exactly what we did here.”

Renown New York City designer Rajni Alex’s Boca Raton home melds her big city sophistication with the airy contemporary of a new build in South Florida.

In the double-height living room, the walls feature a hand applied combed Marmorino plaster. In the center of the room sits a curved sofa upholstered in a mohair by Nobilis and custom-made lounge chairs.
Designers are naturally ahead of the curve when it comes to the next big thing in interiors, but in this case, Rajni Alex was also ahead in terms of the next big migration destination. After 20 years of residing in New York City, Alex and her family decided to relocate to Boca Raton, just months before the pandemic hit, choosing to live in a brand-new community that offered selections of several model homes along with libraries of various options to choose from for things like flooring and countertops. While having the restraints of particular developerselected brands and products to choose from isn’t exactly ideal for a seasoned interior designer, Alex sought clever ways to make the house her own with stunning artistic light fixtures, elegant wall finishes, and one-of-a-kind furnishings. The constraints ended up being a blessing in disguise to stretch Alex creatively and give her reliable access to contractors during such a turbulent time.
“It was easy to go with developers who had already secured contractors and it was just smarter for us to go through them rather than making everything my own,” Alex says. “My strategy going in was to pick the best neutral selections I could with the developer then bring in other elements I love, like beautiful wallpapers and artistic furniture.”
The finishing touch of this simplistic yet thoughtfully designed kitchen is the Armac Martin solid brass hardware.
While this new-build didn’t offer the historic charm of a prewar apartment, it did offer a blank canvas for Alex to treat as her personal design laboratory. One of the first things she did was infuse her love of texture in the living room area. While wallpaper didn’t feel appropriate for a space with such high ceilings — a whopping 24 feet — Alex utilized a Marmorino wall finish that creates a combed effect for a pop of visual interest, drawing the eye up without being too bold. She aimed for contemporary simplicity in terms of layout and design, playing to such a large space that could easily grow cluttered if she didn’t practice restraint.
“I didn’t want to bring in too much color with so much light coming in the space, and I wanted to steer peoples’ attention to individual elements, like wall texture, or the custom floating console instead,” Alex says. “I wanted to guide the eye to the wall and then to the floor with the dipped carpet to let the eye take in the entire area.”
The designer created the focal wall fixture in the family room as well — including the television that doubles as a mirror. This space was a perfect place to experiment with her New York design sensibility and her coastal new locale without leaning too beachy or too sleek. Alex kept the walls light and airy with the Marmorino wall finish continuing from the living area while using glamorous, modern furnishings to create an elevated, cozy space for all ages to gather.
The Cloud fixture by Apparatus hangs gracefully from the tray ceiling in the Primary Bedroom, while the wallpaper, inspired by traditional Japanese ink seascapes, infuses the space with a tranquil ambiance.
This moody media room doubles as a guest room as the custom-made sofa upholstered in a performance velvet by Jim Thompson opens to a queen-sized mattress. Wall to wall carpeting was installed throughout, not only for extra comfort, but for the ultimate movie experience.
“We have super-open living areas that all needed their own personalities and needed to transition well from one to another,” says Alex. “As you go into each room it has its own feel as well as a common thread. The office has this great textural wallpaper that connects with the textured walls in the common areas. And then you have similar colors coming from the wallpaper in the home theater though it looks entirely different.”
The primary bedroom suite also served as a space to play with her New York roots and new Floridian status. As the space looks out onto palm trees and water, Alex draws the eye up from the stunning sunset views to the sandcolored ceiling and Cloud chandelier from Apparatus to cleverly tie in the theme without feeling overtly coastal. Sculptural lines and sumptuous textures evoke a chic Manhattan apartment to create balance.
Though Alex did have limits to designing a new home for her family, she was still able to showcase her favorite aspects of interior design: creating custom furnishings, thinking outside the box with the walls, and bringing in show stopping light fixtures to create a home that is truly one-of-a-kind in a cookie cutter neighborhood. While the designer says she’s had a blast experimenting with texture and juxtaposition, she’s also created a fantastic showcase for clients to discover the breadth of her creativity and taste for years to come.

Creating a Classic

Acouple was dealing with a bit of a buyer’s conundrum: they had fallen in love with a Palm Beach Gardens neighborhood but weren’t exactly smitten with the style of their new winter retreat that felt too dark and dated for their liking. They teamed up with Shoreline Builders Group to begin turning their Mediterranean-inspired abode into a breezier, brighter reflection of their personal design sensibility and style.
The team at Shoreline Builders Group suggested interior designer Gil Walsh and senior principal designer, Ashleigh Wilson, come over for a site visit, and the conversation immediately began flowing about everything from color palettes and coffered ceilings. Eventually what started as a kitchen and bathroom renovation evolved into a complete, to-the-studs reimagination of what this house could be in terms of both design and livability.
“The clients had an initial vision for the home as far as color palette, but walking through the house sparked all kinds of ideas, and the project took on a new life,” Walsh says. “It was a Mediterranean-style home that ‘transitioned’ into a classic home that is very proportional with simple, straight lines and beautiful coffered ceilings instead of all the curves and arches that were there before. It doesn’t even look like the same house anymore.”
As Walsh and Wilson began wildly reimagining the home, changing up the floor plan for more open-concept living areas and more private sleeping quarters, eliminating the heavy stone and woodwork, and lowering the ceilings for a more contemporary ambiance. The team had to keep HOA requirements in mind to honor the home’s exterior which meant that their classic-meetscontemporary aim had to still feel contextual to the Old Worldinspired structure, as the facade really couldn’t be altered.
Part of ensuring a seamless transition from indoors and out was creating an entirely new layout for the pool deck and backyard area. Walsh and the team replaced everything from the pool to the landscaping, created the gorgeous cypress patio ceiling, and brought in colors and patterns that would speak the language of the home’s interiors. As this home is a winter retreat for the couple that is often filled with grandchildren, the fabrics on both the indoor and outdoor furniture are built to handle wet swimsuits, drink spills, and everything in between.
The living and dining areas saw some of the most significant changes inside, as these areas were opened up and the heights were lowered to create a greater sense of laid-back luxury that feels more in line with modern living. The kitchen was enlarged and integrated into the formal living and family rooms to become the true heart of this home, with plenty of room for all ages to gather.
“The light level of the home wasn’t great, so when we took over, we brightened it up so much that it just feels so happy and open,” Wilson says. “We lowered all the ceilings and enabled them to pop up in different areas to define certain spaces. The living areas are now in harmony together while still having their own details, and it all flows really well.”

Walsh’s favorite spaces in the home are the primary and main guest suites. The designer says she especially loves to have a beautiful bedroom and bath space for the owners that can act as a true retreat from the hustle and bustle of the rest of the house, while having a colorful and inviting guest bedroom is a must for those who love to entertain.
“We call the guest bedroom the VIP suite as it has such beautiful colors and welcomes you as soon as you walk in,” Walsh says. “It’s fun and makes hosting exciting because everyone is surprised by this space because you have to walk down a narrow corridor that leads into such a spacious, colorful room. You can’t help but like it.”
After a project that launched amidst the craziness of the pandemic years, requiring endless Zoom calls as the family lived out-of-state, and significant changes indoors and out, Walsh, Wilson, and the team have turned the clients’ vacation home into a true slice of paradise that is a better reflection of their design sensibilities and is better suited to their needs, whether the husband has to retreat to the office to get some work done, or all the grandchildren want to pile in the family room for game night. And while the home has certainly been contemporized, it has a timeless coastal feel that is sure to age gracefully with the family as they continue to make more memories in this cherished home for years to come.

Cyber Liability Insurance Pitfalls
There were three times more data breaches in 2023 than in 2022. Cyber liability insurance is imperative, but is your company’s policy as ironclad as you think?

An oft-repeated mantra in business and technology is that it’s not a question of whether a data breach will happen, but when. In fact, most readers of this article likely have received notice that a data breach has potentially affected their data, as in the case of AT&T, LinkedIn, Facebook Twitter, Experian, just to name a few. According to the 2023 IBM Security report, the average cost to a company of a single data breach in the United States reached an all-time high in 2023, averaging $4.5 million.
Artificial Intelligence is increasingly becoming a prevalent player. Cybercriminals are using generative AI to develop and implement attacks. Some form of non-malicious human error remains the most exploited means and is estimated to be more than two-thirds of security breaches. Without adequate cyber liability insurance, companies will be facing a double threat: being the victim of a data breach and then having to contend with the denial of their cyber insurance claim. Insurance providers are raising premiums and continuously investigating whether the practices — as represented by the insured when the entity applied for coverage —were implemented and regularly tested and updated as needed. This article addresses the risks of failing to implement and follow all the policies and procedures that are listed on a business’ application for cyber insurance and provides some important security takeaways.
Loss of Insurance Coverage
Recent reports have shown that an insured party’s perception of its security versus reality often differs greatly. One of the biggest reasons for coverage denial concerns misrepresentations in the company’s application and/or the failure to maintain cybersecurity practices amid the ever-changing threat environment. Most cyber insurance policies provide broad coverage for cyber extortion, data restoration, public relations, computer fraud, business interruption, regulatory compliance, and reputational damage. However, the coverage under a policy depends on the representations the insured made in its application, and its subsequent compliance with them.
A typical application for cybersecurity insurance requires the insured to disclose whether it requires multifactor authentication, network segmentation, secure passwords and authentication requirements, remote access controls, third-party vendor controls, limited access to sensitive information on a need-to-know basis, employee training, and an incident-response plan, just to name a few.
A Hole in the Net
The hole in the cybersecurity insurance net stems from the insured’s potential omissions or misrepresentations in its application. Recently, one insured business that suffered an enormous data breach was denied coverage and had its policy rescinded because the insured claimed in its application that it required multifactor authorization to access its administrative data. The insurance company determined that the insured did not implement multifactor authorization and the data was breached. As a result, the insurance policy was rescinded and the loss was not covered. Companies must regularly monitor, update, and test all cybersecurity requirements mandated in their policy.
It’s not just insurance companies that require businesses to have stringent procedures and policies to prevent and contain data breaches. Banks, corporate clients, and a multitude of others have similar requirements.

• Keep an open line of communication with your insurance provider and follow its recommendations regarding cybersecurity.
• Have an incident response plan reviewed and approved by outside counsel.
The bottom line: Data breaches may be inevitable, but diligence and preparation can mitigate both their financial and reputational impact.

The NAR Settlement Agreement and How It Affects Florida Homeowners

As this issue of Luxury Home Magazine is being published and distributed, changes are being implemented in the real estate industry affecting the relationship between Realtors™ and Buyers of real property. National headlines have made many predictions, but headlines are designed to attract attention, not report details, and details matter.
On March 15, 2024, the National Association of Realtors™, a voluntary trade organization, announced a proposed settlement agreement to end litigation of claims related to broker commissions. Although the agreement is not scheduled for finalization until November, 2024, it includes 2 important stipulations:
1. Offers of cooperating compensation, if any, may not appear on any Realtor™-owned MLS system.
2. Realtors™ representing Buyers (Consumers) must have a written Buyer Broker Agreement.
Although the first stipulation will require technical modifications to systems that Realtors™ use for sharing information, it does not change the fact that commissions are, and have always been, negotiable. The second stipulation will be much more visible to the public. Florida Statutes, Chapter 475, which contains the laws governing Florida real estate licensees, does not require the use of these agreements, so it will not be a uniform practice. Only members of the National Association of Realtors™ are required to employ this practice, and only for residential purchases—commercial transactions and rentals are not included. A Buyer Broker Agreement may establish a relationship of single agency representation, transactional agency representation, or non-representation between a Buyer and a Broker. These agreements will address the parties’ duties to each other and will clearly identify professional service fees.
Although Florida Statutes do not require this practice, which means they have not been widely used here, many other states do currently require this practice. Florida’s population continues to increase due to relocations from other states, so we anticipate that some Buyers will be very familiar with this practice. As with all best practices of a business, transparency is an important factor in trust, and a better-educated client can make better-educated decisions.
The crafting of an offer to purchase real estate is based upon many factors: property location, property condition, current real estate market conditions, current financial market conditions, current social conditions, and as always, seasonal climates and lifestyle options, among others. Whether a buyer is a first-time homebuyer, or a seasoned homebuyer, consumers want up-to-date information, from trusted sources, with recommendations made by experienced professionals. Transparency in our relationships makes a lot of sense.
This is not the first time significant changes have been made in the practice of real estate sales, and it will not be the last. Although the many beautiful residences highlighted in Luxury Home Magazine feature their luxurious amenities, we are reminded that they are, indeed, homes. Homes house our families, provide safety and security, are where life-long memories are made. Is the addition of a document formalizing a relationship going to change the volume of real estate sales? No, it is not. People buy homes for the aforementioned reasons. Should a Buyer seek clarification about the process of purchasing property and the relationship they will have with a real estate professional? Yes, they should.
