Dear LHM Readers,
It’s beginning to feel like fall. Better weather always makes for a great time to look at real estate. Contrary to what many people believe, October through the end of the year is an excellent time to buy and sell. The last quarter of the year is always our best or second best.
Here are a few observations of the current market:
Prices are stabilizing, but this in no way means that home values are crashing. The market is simply seeing a normalization in the rate of appreciation after an extraordinary performance. The mad rush to go see a home the minute it hits a market has slowed down. This is allowing buyers time to process whether they will move forward submitting an offer, eliciting a more intent buyer.
Inventory continues to remain at low levels, making the search for an exceptional home even more daunting. More and more buyers are looking for move-in ready homes and are willing to pay a premium for the right property. Due to the shortage of exceptional homes on the market we continue to see multiple offers when these homes hit the market. Buyers have become more discerning and less willing to compromise on homes that have deferred maintenance or are in need of updating.
Within the Jason Glast Group we have gotten back to the basics. We focus on helping our clients get their homes market ready in order to yield the most return on their investment. My advice to clients is to perform routine maintenance and make regular updates while they live in their homes. In doing so, they can enjoy the fruits of their labor, instead of immediately passing it on to prospective buyers.
These are some of my favorite recommendations to clients:
• Never underestimate the power of fresh paint to completely transform a space. You will never go wrong with something in the white palette. I have my go to color selections that I recommend to clients for a fresh, clean look.
• Lighting and hardware are a great way to update a space. I think of it as jewelry for a home and it can instantly make a home go from feeling dated to relevant.
• Updating the kitchen backsplash or counters can be a great return on your investment if you are wanting to push the price point.
• Much of San Antonio landscaping is still recovering from the February 2021 ice storm, so adding a few plants, pops of color with flowers, along with fresh dark mulch can provide instant curb appeal to your home.
