BDP completes £278m Westgate Oxford retail development The new centre comprises a department store, over 100 retail units ranging in size, and 30 restaurants and cafes. Grimshaw reveals plans for world’s largest botanic garden A team including Grimshaw has unveiled designs for the world’s largest botanic garden, near Muscat in Oman

The garden will be partially contained within two biomes, reminiscent of Grimshaw’s Eden Project, and will celebrate and conserve plant species native to the sultanate.

GRAHAM Construction named as building industry’s top contractor National contractor GRAHAM Construction has been named Major Contractor of the Year at the annual Building Awards, surpassing some of the industry’s biggest names to win one of the evening’s most prestigious prizes. GRAHAM Construction is part of the GRAHAM Group, one of the UK and Ireland’s leading construction, asset management and project investment businesses. In the financial year ending April 2017, the company increased its turnover to £565 million, attained its highest ranking to date in The Sunday Times Grant Thornton Top Track 250 (number 16th) and achieved the coveted Investors in People Platinum standard. More than 40,000 new homes could be built on London’s roofs New research conducted by global property consultancy Knight Frank, has found that as many as 41,000 new dwellings could be built in central London using rooftop development space, without altering the iconic skyline. The study, which uses the latest geospatial mapping software, highlighted that more than 28 million sq ft of potential additional residential floor area could be developed, with this airspace having a potential value of £51 billion. Stimulated in part by the 2017 Housing White Paper, the research project aimed to identify the extent of the Government’s pledge to seek out opportunities for higher-density housing in urban locations particularly “where buildings can be extended upwards by using the ‘airspace’ above them”. In response, Knight Frank has developed ‘SKYWARD’ – a method to systematically analyse the potential of each building. SKYWARD analyses 3D spatial data from the Ordnance Survey, cross referencing Land Registry data to assess ownerships and Historic England data to filter out listed buildings. Representing the sheer scale of the opportunity, some 23,000 buildings could be suitable for rooftop development in Zones 1 and 2, and the volume of the unused plots across the same area is equivalent to eight

Burj Khalifa towers (830m high), crucially without the corresponding impact on London’s skyline. Charles Dugdale, Residential Development partner at Knight Frank commented: “Skyward is a fantastically powerful tool for identifying development opportunities to unlock thousands of new homes in London and ease housing supply pressures, particularly in those areas where availability of land is becoming increasingly rare. It also has the potential to add an objective approach to planning decisions on a semipermissive basis.” Ian McGuinness, Head of Geospatial at Knight Frank, commented: “Using 3D mapping technology the findings of this analysis can be related to other geographies easily, including to client land ownership portfolios. We can now say where the opportunities are, how much value they unlock, and which land owners are best placed to drive this transformation.” The mapping product initially defines each contiguous block by its maximum height, then excludes unsuitable buildings (listed buildings and those where historic airspace rights are recorded by Land Registry), before extruding all remaining buildings up to the maximum height. Only those that can be extended by a minimum of 3 metres are deemed to be potential SKYWARD developments.

University opens doors to STEM students as landmark construction nears completion A traditional topping-out ceremony took place recently at the University of Chichester’s £35m Engineering and Digital Technology Park on its Bognor Regis. In a ritual believed to date back centuries Vice-Chancellor Professor Jane Longmore poured oil and wine and scattered corn and salt over the highest point of the building before completing the last section of concrete with a hand trowel. The historic moment was witnessed by members of the University’s Board of Governors, senior executives of the construction company, Galliford Try, and other members of the construction team. Professor Longmore, pictured, said that the Engineering and Digital Technology Park will specialise in STEM subjects and, on the eve of the Year of Engineering, will help to drive the muchneeded regeneration of the coastal region, providing educational opportunities for a broad range of students and jobs in sectors identified as a priority in the government’s recent Industrial Strategy. Opening next September, the Technology Park aims to attract 500 undergraduates and postgraduates to the University every year by 2021. The topping-out ceremony was attended by engineering student Louise Grainger from the University’s integrated foundation course launched this year to make STEM degrees more accessible. The 19-year-old, who will progress onto one of the Technology Park’s undergraduate degrees when it opens next autumn, said: “I’m so excited that I will take my first steps into engineering in such an incredible place.

B&K K gets green light for £14m Heriot Watt job Bowmer & Kirkland has got the planning green light for its £14m project to build a teaching and learning facility for Heriot-Watt University. Construction work on the Sheppard Robson designed building is now expected to get underway before the end of the year. Located at the Riccarton Campus on the outskirts of West Edinburgh, the 57,000 sq ft teaching and learning facility consists of two teaching blocks that are arranged either side of an atrium. The southern block facing the site’s loch curves to enlarge the central atrium and the northern block is regular shape. Glasgow-based KJ Tait is building services engineer with Atkins acting as structural engineer on the project. James Dick, partner at Sheppard Robson, said: “The design has been carefully composed to encourage collaboration between students and staff, embrace new ways of learning that will have a direct impact on students’ ability to put theories into practice. “The back drop to the exchange of ideas will be the campus’ green spaces, with the building making the most of this setting.”

MC Construction completes largest contract in its history A £9.5m upgrade of the building which houses the University of Manchester’s School of Arts, Languages and Cultures has been completed. MC Construction undertook the two-year project at the Samuel Alexander Building, the largest contract in the Salford company’s 46-year history. Work began in 2015 and was carried out in phases to minimise disruption to staff and students. The Grade II listed building on Oxford Road has been remodelled and refurbished across all of its four wings. The scheme involved refurbishing and expanding office areas, creating language hubs and common rooms, upgrading the café, IT cluster, the Classics wing and one entrance, improvements to the courtyard and replacing services such as power, heating and lighting. Many works were scheduled outside of term time while at other times contractors began

the working day early to ensure drilling and other noisy tasks were completed before staff and students arrived. MC Construction’s project delivery team was led by commercial director Eugene O’Callaghan. Other professional firms involved in the scheme included project manager Gardiner & Theobald, architect Halliday Meecham and consulting engineers WYG Group. Mr O’Callaghan said: “A major refurbishment project in a live environment presents a number of challenges. “Careful planning and a great deal of hard work by our delivery teams, combined with a proactive, collaborative approach from all

Property consultant remains positive for post-Brexit UK construction sector One of the UK’s leading construction and property consultancies, Thomas & Adamson, believes despite the negative outlook among many for the construction sector in 2018, plenty of opportunities remain in a post-Brexit UK. “The outcome of Brexit for the construction industry will ultimately depend on the terms of any Brexit deal and the industry’s ability to adapt to its new situation and capitalise upon that,” said Chris Narrowmore, Partner at Thomas & Adamson. He added: “We expected a downtown on the back of Brexit, but it hasn’t kicked in fully across the UK yet. There are still real opportunities out there. The main concern is how UK-based major funds will be looking to place investment. This could initially mean more outward investment rather than into the UK. That said, we have seen a fair amount of foreign investment in 2017 especially into the UK student accommodation market.” While forecasters at trade body Construction Products Association believe the sector will expand just 0.7 per cent in 2018, the slowest rate in six years, it remains positive about the overall construction output growth for 2017, which they expect to be 0.3 per cent higher than previously thought, at 1.6 per cent, beating the CPA’s previous estimate of 1.3 per cent. Economists are talking about a decline in construction, but this really is more attributed to big infrastructure projects. There are still a lot of opportunities outside of governmentfunded projects and that’s what we as a company are focusing on.”

Thomas & Adamson has a strong pipeline going into 2018, building on some current key projects, including: Jaguar Land Rover, Cityheart, Greenwich Millennium Village, Tesco, Pears Property, Muse Developments and British Land. “We continue to focus on our key sectors: commercial, retail, hospitality and residential as they are the strongest sectors in the UK right now. In hospitality for example, there are still occupancy issues in Edinburgh and London for hotels so the demand is there, but unfortunately access to capital isn’t presently as easily accessible,” said Wallace. Wallace adds, “Life science and the high-tech sectors are also very strong for us and will remain so going forward into 2018 and beyond. We have a number of projects ongoing in these sectors with clients incuding, MeiraGTx, Vascutek and Leonardo MW ltd - the largest inward investor in the UK defence sector.”

£15 million district centre delivered by HDD A new £15 million mixed-use development in Oxfordshire, with occupiers including a major supermarket chain and High Street retailers, has reached practical completion, property developer Henry Davidson Developments (HDD) announced today. The district neighbourhood centre at Didcot boasts an Asda supermarket, 10 retail units, a public house, 20 apartments, a children’s day nursery, a dentist surgery, chemist and a care facility. It has been delivered by Birmingham-based HDD – which specialises in retail-led and mixeduse developments - as part of a residential development of 3,300 homes at Didcot’s Great Western Park.

Anchored by an 11,000 sq ft Asda store, other secured occupiers in the 9,400 sq ft of ancillary retail space include Domino’s, Costa Coffee, an estate agent, vets and a hairdresser. The public house has been sold to Marston’s PLC, while Bright Horizons has purchased the nursery plot. Retirement house builder McCarthy and Stone has delivered Extra Care housing. All of the residential units have been acquired by Oxford City Council as social housing. Knight Frank Investment Management (KFIM) acquired the Asda supermarket, while the retail units – which have all been pre-let - have been acquired by Oxford and Oriental Limited. Located in the heart of Great Western Park, the district centre forms the social and retail hub for the parks’ residents as well as the wider Didcot population, catering for the day-to-day needs of the community. McBains secures contract for new Oxford hospital Leading interdisciplinary consulting and design agency McBains has secured the contract for management of the construction of a new £12m hospital for Oxford Health NHS Foundation Trust, it was announced today. The new 22-bed facility, a Learning Disability Unit, will be located on the Littlemore Mental Health Centre site. It will be a secure unit where patients with learning difficulties can be treated safely and securely. Design work will commence immediately and the unit will be fully operational by July 2019. McBains will provide project management and full design team services including architectural services and civil and structural engineering services. Anthony Coumidis, Director - Public Sector Head, McBains, said: “We are delighted to have been appointed to this contract. The new unit will provide safe and secure services for patients with learning difficulties in the Oxford area and have a strong focus on the environment being autism-friendly.” McBains has already worked on a number of major public sector projects in health sector including providing new facilities at the Royal Berkshire Hospital in Reading.

The ‘Regional Construction Hotspots in Great Britain 2017’ report from industry analysts Barbour ABI and the Construction Products Association, highlights the levels of construction contract values awarded in 2016 across all regions of Great Britain, with the majority of the work taking place in 2017 onwards. A number of districts are experiencing unprecedented growth; however regionally only Scotland and the West Midlands saw any total annual growth in construction value.

Coldspots

Norwich and East Norfolk led all districts across the UK in 2016 (see Figure 1.1), with more than £2.7 billion worth of construction contracts, helped greatly by the year’s largest contract award, the £1.8 billion East Anglia ONE offshore wind farm. Only two London regions made it into the top ten – Tower Hamlets and Camden and City of London, fourth and eighth respectively. The report compared regional construction contract values in 2016 against the average of the last four years, resulting in ‘hotspots’ and ‘coldspots’ for last year’s commissioned projects in the residential, commercial and infrastructure sectors. Hotspots In past years, London dominated the ‘hotspot’ pockets of construction activity, however the report for 2016 indicates a spread across Great Britain, with London only holding six of the 61 hotspots. Scotland was the leading region with nine hotspots after doubling its contracts awarded value for infrastructure to £3.8 billion. Birmingham was the only UK region that experienced a combined ‘hotspot’ for commercial, residential and infrastructure construction contract values last year when compared to 2015. This was primarily

In the South East, Yorkshire & Humber and the East Midlands, onethird of sub-regions were residential coldspots. Of the 42 coldspots across Great Britain, the South East led all regions with seven of the total, all for residential. London was actually the sole region where there were no residential coldspots, with contract awards for large developments keeping values relatively unchanged from 2014 and 2015. Commenting on the figures, Michael Dall, Lead Economist at Barbour ABI, said: “The Government is focused on raising the levels of major infrastructure projects, in particular public sector schemes such as offshore wind farms, energy plants and motorway upgrades have considerably boosted construction value in more rural regions. Districts such as the Isle of Anglesey and Norwich and East Norfolk have experienced year-on-year construction contract value growth of 916 per cent and 744 per cent respectively.” Rebecca Larkin, Senior Economist at the Construction Products Association commented; “Coldspots permeated through the residential sector last year, in a marked contrast to its strength in the previous regional report. The sector has ramped up house building activity over the last 12 months, reflecting the flow of work generated by the peak in contract awards in 2015, but there are now question marks as to what impact the fall in contract values will have on construction over the next 12 months. Monitoring contract value in 2017 will give an early indication of the sector’s near-term performance.”

Bonham Quay is granted planning permission Galway City Council has granted planning permission for Bonham Quay a new high end office development overlooking the docks. Aiming to attract modern high-tech industries to Galway, the BDP designed scheme will strengthen the area’s reputation as a fast growing European city. The €104m campus comprises four office blocks surrounded by two adaptable public squares and linked together by landscaped bridges. The blocks range in size to allow for user flexibility. Additional facilities include retail and restaurants, a commuter centre encouraging smarter and sustainable travel, a fitness centre and a larger dedicated arts and cultural facility. Bonham Quay will make maximum use of the spectacular views over the docklands with extensive use of external glazing and will benefit from daylong sunlight from the west coast. Zoontjens and Dow have partnered on several similar projects, including at Westfield Stratford City, near the London 2012 Olympic Park. The versatility of the product can be attributed to its mechanical strength, high design load as well as resistance to moisture and repeated freeze/ thaw cycles. The UK’s European University shows confidence by investing in a new School of Economics during Brexit negotiations. The University of Kent (UoK) - which is branded as the UK’s European University - has commissioned a new School of Economics, designed by Bond Bryan Architects, which achieved planning consent in August 2017. This is a collaborative scheme with Willmott Dixon Construction and is part of UoK’s continued investment into its Canterbury Campus Masterplan and part of a new Business Hub focusing on Economics, Business, Maths and Statistics & Actuarial Science. This University is one of the country’s leading academic institutions with strong bilateral links with Europe. They are producing worldclass research and leading the way in many fields of study. The development proposals seek to provide a new three-storey building for the School of Economics - including shared teaching and amenity facilities with associated landscaping and cycle stores. The building will be naturally ventilated and is a hybrid of steel frame and crosslaminated timber designed by structural engineers Engenuiti. The design of the exterior facades of the School of Economics building aims to be timeless - through the juxtaposition of traditional and contemporary materials; the architectural language and the palette of materials, chosen for the building, is one of simplicity and elegance. Adrian Stubbs, Lead Architect on the project, commented: “The design aims to create an economic, sustainable and flexible solution that will, nevertheless, create a distinctive, high quality addition to the campus that reflects the importance of the subject and the confidence of the University for the future.”. Work will begin on site in January 2018 with doors opening to students in September 2019.

Three major Ventilation projects for Western Thermal Western Thermal Ltd, leading specialist engineers in thermal & acoustic insulation, ductwork, ventilation, trace heating, and fire stopping, with over thirty years of experience, has been awarded three major ventilation projects at Pittville Campus in Cheltenham, Trago Mills retail outlet in Merthyr Tydfil and Ysgol Bro Gwaun school in Fishguard. The Pittville Campus student village, a 570-bed university halls of residence, adds to the Company’s fast-growing portfolio of major residential projects and involved the installation of ventilation systems as well as thermal insulation. The Company’s work on Trago Mills retail outlet also involved the installation of ventilation systems and thermal insulation. This 30,250 sq m department store has created 350 permanent jobs and boosts the retail offering in the area. £28 million Gilder’s Yard development gets underway Work has started on site to deliver a £28 million build-to-rent scheme which will create 156 new homes in Birmingham’s Jewellery Quarter, Blackswan announced today. The beginning of construction work on the site in Great Hampton Street follows a deal which saw the UK’s largest listed residential landlord, Grainger, agree to forward fund and acquire the private rented sector (PRS) development, known as Gilder’s Yard, from Blackswan. It marks an important milestone for Birmingham-based Blackswan as the first of several exciting developments it has in the pipeline in the historic Jewellery Quarter. Planning permission was awarded earlier this year to develop the industrial site into 156 high quality one and two-bedroom apartments, with 47 parking spaces, 28 cycle spaces, and commercial units. Blackswan will develop the site and Midlands-based construction group Shaylor has been appointed as contractor. The development will involve demolishing some of the existing buildings and the renovation of the three-storey Grade II listed former jewellery factory at 16-18 Great Hampton Street, which was once home h to J Ashford hf d & Son. Blackswan managing director Marcus Hawley said: “It’s wonderful to see work finally begin at Gilder’s Yard, an exciting and attractive scheme which will give this part of the Jewellery Quarter a huge lift. Great Hampton Street is full of character and we hope Gilder’s Yard will act as a catalyst that brings this important street back to life. “This project marks a major milestone for us.
