Construction Solutions awarded complex refurb contract in Spitalfields Solutions will also need to design, lift and install two triangular trusses, each weighing 10 tonnes and that span the full width of the building to provide a column-free top floor. Mark Farmer, managing director of Construction Solutions said: “This is a very complex refurbishment project both in terms of its design and location. Situated on a narrow, one-way street in the heart of London, we have to overcome many logistical challenges as are unable to close the road or use a tower crane to help lift equipment and materials. This means that we will have to manually lift, move and distribute the structural work using the internal space. Deliveries will also need to be carefully planned to ensure that no vehicles block the street.” Construction Solutions, which specialises in structural alterations, has secured a new £1m contract as part of a major £9m refurbishment project near Brick Lane in London. The 32,200 sq ft office building is located on Princelet Street and was originally constructed in the 1800s. It is being extensively refurbished and extended, including the addition of two floors, a new

roof structure, and a larger atrium featuring a new cantilevered staircase. Appointed by main contractor Collins Construction, Construction Solutions will be responsible for designing and installing the temporary works and structural steelwork as well as carrying out groundworks and demolition. This will involve removing the existing roof, supporting the entire façade, and underpinning party walls. Construction

William Bowers, senior project manager at Collins Construction added: “We have appointed Construction Solutions as our specialist partner on a number of projects, so we know they have the expertise and experience required to manage the challenging structural elements of this project. Working within such a constrained site will require the team to go the extra mile, carefully co-ordinating its activity and ensuring minimal disruption to the surrounding area.”

GREEN LIGHT FOR 156 NEW HOMES IN POLLOKSHAWS Glasgow-based construction company CCG (Scotland) Ltd has been given planning approval to build 156 contemporary, energy-efficient homes in Glasgow’s south side. To be delivered by CCG Homes, Riverford Gardens will offer a range of exclusive properties in a highly desirable location on Riverford Road in Pollokshaws. Planning approval has been granted by Glasgow City Council for 40 three and four-bedroom townhouses, 12 three-bedroom semi-detached houses and 104 one and two-bedroom flats. The site is bound by views of the White Cart River and is complete with public green space and is adjacent to local amenities and transport links. Calum Murray, Director of CCG, said: “CCG has significant experience and expertise in housebuilding. Across Glasgow we have delivered award-winning developments in affordable housing as well as a series of luxury developments in Glasgow’s west end.These credentials have given us the confidence in the market to re-launch the CCG Homes brand and the development at Riverford Gardens, which will be one of the largest private housing developments in Glasgow. With a range of house types and a contemporary design, we are confident this development will be a success and one that the market eagerly awaits.” CCG is set to begin full construction works this spring.

NBC Environment Celebrate 25 Years in Business Unique business start-up supported by the Princes Trust in 1993 celebrates its 25th anniversary this year. 2018 marks the 25th anniversary and NBC Environment will be celebrating this milestone by fundraising for the Princes Trust to help give other businesses the opportunity to have the same support NBC has received. NBC Environment was founded by Managing Director John Dickson with a Prince’s Trust Grant in 1993. John received mentoring and even won an award from the Princes Trust in 1994 where he was lucky enough to meet Prince Charles. Over the years the company has gone from strength to strength expanding their services. This position was bolstered by the strategic merger with Blackdown Environmental in January 2017 and is now a whollyowned NBC Environment company. Blackdown offers ecological consultancy and environmental contracting to support the rural economy. Now in their 25th year the company is providing employment for over 150 families with a turnover of over £7m – a fantastic achievement to reach. To celebrate this milestone NBC are hosting a conference to promote environmental sustainability in business; ‘Creating a Sustainable Environmental Strategy; Innovation in Environmental Sustainability and Compliance’. To be held at Twickenham Stadium on Monday 23rd April, 9.30am – 5.30pm where NBC will be welcoming delegates from a variety of industries including construction, aviation, utilities, facilities, waste management, highways and rail. Steelpark secures second occupier before completion A multi-million pound trading estate development in the West Midlands has secured an occupier before the unit has reached completion, commercial property company Goold Estates has announced. The undisclosed occupier has signed a 10-year lease on a 10,000 sq ft unit at Steelpark Trading Estate in Wednesfield, Wolverhampton. It is the latest deal to be announced at the trading estate, a 70,000 sq ft speculative development of six industrial units on a 4.5-acre site. It is expected to generate dozens of jobs in the area. Late last year, it was announced that Kinetrol Ltd, manufacturers of rotary pneumatic actuators, had acquired a 7,754 sq ft unit at Steelpark, for an undisclosed sum, to be used by its Powerite division, suppliers of valves, actuators and actuated valve assemblies. Dominic Goold, director of Midlands-based Goold Estates, said: “This is a high quality development, which has attracted a lot of interest from potential occupiers. The latest deal we have agreed highlights the potential that this development offers. It is in an

excellent location with great transport connections so we were confident there would be strong demand in the market for the units.” The Steelpark Trading Estate gained speculative development finance through Finace Birmingham and the West Midlands Combined Authority Collective Investment Fund. It provides access to the motorway network, being just 4.6 miles west of J10 M6 and four miles south of J1 M54. Units vary in size from 7,754 sq ft to 21,450 sq ft.

Jobs boost as business park expansion approved Plans for the third phase of a multi-million pound business park in Leamington Spa that could bring hundreds of jobs to the Warwickshire town have been given the go-ahead, leading property developers Stoford Developments has announced. The joint development with leading asset management company BlackRock, will see the 31.7-acre site on Tachbrook Road transformed with the construction of seven industrial units at Spa Park. Work is due to start shortly on phase three at the site – once home to Leamington’s largest employer Automotive Products. The development is expected to create hundreds of new jobs and bring further investment to the area. The industrial/warehouse units, complete with ancillary offices, will be available from 30,000 sq ft to 288,000 sq ft and will be suitable for light industrial/ business, general industrial and storage and distribution (B1, B2 and B8 classes). Warwick District Council’s planning committee has approved the plans for the development, which is within an allocated employment site within the local authority’s local plan.

Dan Gallagher, Stoford joint managing director, said: “Now that we have planning consent we are looking forward to starting construction. Demolition of existing buildings will start in April. This is a significant development that will create much-needed business units of a size that are very much in demand in this area. We are confident that this new scheme will generate huge interest from prospective occupiers based on the positive discussions we have already had. We hope to make announcements on the first occupiers in the not too distant future.”


News Stories HORBURY’S FIRE SAFETY AGREEMENT WITH RE-ALLIES Leading property maintenance provider Horbury Property Services has been successful in becoming an approved fire safety contractor on the procurement framework Re:allies. Re:allies is a partnership between Procure Plus, Efficiency North and the Central Housing Investment Consortium and has selected approved companies across four areas of the country as part of its new Fire Risk and Mitigation Framework. Horbury Property Services has been approved to provide fire compartmentation and fire stopping works to the Wales, Midlands and South areas. The framework is for a four year period and was designed with the help of the Greater Manchester High Rise Taskforce, which was set up in the aftermath of the Grenfell Tower fire to help deal with fire safety issues. Richard Sutton, General Manager at Horbury Property Services, said: “We’re delighted to be an approved fire safety contractor on the Re:allies framework. Using approved contractors on this framework gives social housing providers the reassurance that the work will be carried out to the highest standard, whilst

“The Government will continue to fail clean air targets if it ignores construction site emissions,” London’s former Deputy Mayor for Environment urges Following the UK Government losing its third court case after being told it must tackle illegal levels of pollution due to its “seriously flawed” approach, Matthew Pencharz highlights the role that construction sites are playing in pollution. As the Government’s current policy to tackle the growing problem of air pollution is declared “unlawful” in another High Court ruling, Matthew Pencharz, former Deputy Mayor of London for Environment, has urged ministers to re-evaluate their construction practices in their efforts to clear the dirty urban air. “The Government has now lost three cases at the High Court over its plans to improve air quality across the UK,” said Pencharz, current director of Off Grid Energy. “We are in breach of legal limits for Nitrogen Dioxide (NO2), and action needs to be taken across the country to prevent more harmful air pollution and further embarrassment for ministers.” Previously, just 28 local authorities in England were included in the new air quality plan, but this has since risen to 45 English and Welsh authorities which are now required to take action. While the focus

is on transport related emissions as the greatest contributor to the UK’s poor air quality, Pencharz highlighted the immense benefits that cleaner construction practises could have to the quality of air. “The Government continues to miss a trick in not taking action on emissions from temporary power generating systems and construction equipment,” he said. “In London, construction equipment is estimated to be responsible for 7% of NOx emissions, of which 25% is due to temporary power generators. There is no question that construction activity in densely populated areas should be addressed.” London has brought forward reasonable regulation on Non Road Mobile Machinery (NRMM) to ensure that only the cleanest plant equipment is used on construction sites. “The Government needs to show leadership by following the capital’s lead and having such regulations across areas of poor air quality. They need not be a burden on business but, on the contrary, lead to a triple win of lower emissions, lower cost and growth of a clean tech sector, which the

But with many of us now spending up to 90% of our time indoors, we struggle when excessive noise and reverberant echo trigger our ancient fight or flight response. The physiological response to constant loud noise causes fatigue, stress and elevated heart rates, quite the opposite of what is needed for successful healing or productive work. And if we cannot communicate effectively in schools, teaching will be ineffective and children’s attainment may suffer. In the office we know that some people like to work in quiet, while some feed off the buzz, so we should also explore the effect of personality on the way our bodies and minds respond to the noise that surrounds us. Common User Towers for HighRise Projects The solution to access requirements for personnel and materials during construction. High-rise tower projects are on the up in and around London and the numbers are rising still. According to the 2017 London Tall Buildings survey, there are now 455 towers in the pipeline, of which 420 are marked out for residential. With the number of new skyscrapers and tower developments transforming the capital’s skyline already, and this number set to climb further in the next few years, contractors need efficient and fit for purpose access solutions more than ever before. Common user towers and hoists make the construction of high-rise structures (up to 300m high) more efficient in terms of cost, time and money and greatly improve building logistics. Almost £1m private investment secured for world class educational facility with iconic bell tower One Creative Environments Ltd. (One) has announced that £750k of private investment has already been secured for a world class performing arts and music facility, only weeks after planning was secured. This news has been announced during MIPIM, the world’s leading property market in Cannes, where One, which has a Midlands HQ and a London office, is a senior partner with the Midlands-wide delegation, Midlands UK. This purpose built educational building, which has been fully designed by the multi-disciplinary design company, One, will provide a wealth of opportunities for students. The addition of the bell tower, which is being privately funded, means that Christopher Whitehead Language College (CWLC) and Sixth Form in Worcester will be the only state school in the country to have such facilities on a school site. A ‘sponsorship’ package and promotional document are being developed, along with a tender pack to RIBA Stage 4, over the next few months for this £5million exciting and iconic development. However, this funding has already been secured through private investors even though the formal funding process is yet to start. This latest announcement now means that One and the school are well on the way to making this vision a reality, with

building planned to start during 2019. The remaining private investment of just over £4million will now be sought which includes meetings this week at the global property and real estate show in France. One is a multi-disciplinary building design company and has provided all aspects of the design: masterplanning, architecture, landscape architecture, structural and civil engineering and building services all modelled in a 3D Building Information Modelling (BIM) environment – the future of intelligent building design. The contemporary and innovative building was fully supported by the planners for its sustainability principles. The form of the building was inspired by the movement of dance and how a dancer can be held effortlessly in the air. In this design, the weight of the bells are disguised in an elegant bell tower structure that people walk underneath which is now affectionately known as “the ballerina tower.” The multi-functional facility for teaching will combine music, drama, dance and vocational studies. It will help students learn about business and there is a radio station, booking office, hair salon and small kitchen and servery. Marketing of events will also provide opportunities for students to understand more about business promotion. The addition of the bell tower as an

iconic entrance will enable the teaching of bell-ringing which has wide ranging educational benefits in the teaching of art, science and mathematics. Bell-ringing sheet music is based on mathematical formulas and requires mental agility for synchronisation and the combination of the bells. It will also help improve student’s physical agility, co-ordination, reaction time and balance, improve muscle endurance and cardiovascular fitness as well as help to keep this 500 year old art form alive. Stunning views will also be provided across Worcester from the viewing platform of the tower, which includes the historic Cathedral, with local overlooking avoided by the careful positioning of opaque screening glass. Plans to redevelop land between the southern side of Brentford High Street and the River Brent moved forward last week with a ground-breaking event at the Ballymore site off Brent Way. The event coincided with an announcement later that same day by the Secretary of State for Housing, Communities and Local Government, confirming a Compulsory Purchase Order (CPO) for the planned regeneration of the area which will see Ballymore bring almost 900 homes, more than 25,000 sq m of commercial space as well as a public square, new connections from the High Street to the waterside – something which will reinstate historic

Canmoor snaps up Westway Park in Glasgow from the administrators Canmoor has completed the acquisition of Scotland’s largest fully enclosed Industrial park for £40m and plans to make a substantial investment to breathe new life into the area. Schöck software optimises Hollowcore connector usage The Schöck Isokorb structural thermal break for concrete-to-steel connectivity has been widely incorporated into the latest phase of the Islington Wharf project in Manchester. This landmark residential scheme, designed by Ryder Architecture, lies adjacent to the attractive waterside setting of the Ashton canal, just north of Manchester Piccadilly Station; and is the third phase of an established residential development. The project includes 220 new build dwelling units, comprising a mix of town houses together with one, two and three bedroom apartments, the tallest block being 10 storeys. They are all built around a central mews-style courtyard and the attractive ‘buff-coloured’ brick finished dwellings will each feature a balcony.

An Isokorb hollowcore combination To minimise any risk of thermal bridging at the balcony connections, the Schöck Isokorb structural thermal breaks have been designed in throughout the project. Block A is a conventional recessed balcony installation; but Block B had a number of different requirements. This involved casting in-lap reinforcement bars at AG’s manufacturing facility and once on site, breaking out the cores to suit the balcony steelwork and introducing lap splice reinforcement within the hollow cores. However, in a number of cases, the balcony span was perpendicular to the Precast Planks and here AG Precast offered an unpropped composite PlateSpan system. This allowed a fast, flexible solution to accommodate the Schöck Isokorb units within an insitu topping”.

Eliminating undesirable vibration Another factor though was the relatively large cantilever depth. This can easily influence the natural frequency and therefore the vibration behaviour of the free cantilever steel balconies. To assess how prone to vibration the chosen solution might be, Schöck has

a software package available which uses geometric and material variables. This calculates the Natural Frequency of the steel balconies. Experience has shown that adopting a limit frequency of 7.5Hz for steel balconies not only eliminates the possibility of undesirable vibration, it also enables the design of cost efficient structures. This was the case at Islington Wharf, where the balcony geometry, especially the cantilever length and spacing between the connections was critical. By using the ‘Natural Frequency’ calculation software it was possible to optimise the overall number of connectors required.

SHERFORD SCOOPS SUSTAINABILITY AWARD First phase of new community earns international recognition from trade assessment scheme, CEEQUAL While still in the first phase of construction, Sherford’s sustainability credentials have already been internationally recognised, with the new community development scooping an award from sustainability assessment scheme, CEEQUAL. Supporting best practice across civil engineering, infrastructure, construction and landscaping projects, and despite being only at the start of its 20-year development, the Sherford Consortium was awarded the accreditation by demonstrating its commitment to developing a sustainable community, going beyond the industry minimum required. Currently under development in Devon and set to take 20 years to complete, Sherford will be a new community eventually home to over 20,000 people, with the first of 5,500 homes now in construction. Since work began in 2016, and as part of the first phase of development, over 120 homes have already been completed with another 150 in progress. CEEQUAL assesses projects against a set of strict criteria, with submissions must being able to demonstrate that significant attention and consideration has been made against several factors, including energy efficiency, materials and waste reduction. The rating and awards scheme supports improved project specification, design and construction, rewarding projects and teams which demonstrate distinctive environmental and social performance in their work. As part of the long-term commitment into creating a sustainable new community, the Sherford Consortium – the network of homebuilders responsible for the town, Bovis Homes, Linden Homes and Taylor Wimpey – has invested more than £1.6m towards ecofriendly initiatives on the site so far. To date nearly 62,000 trees have been planted at Sherford, along with 200,000 plants and shrubs. Sherford’s community park, some of which is set to be open to the public in 2018, will provide access to countryside walks around the new town. News Stories UK social housing market worth an estimated £11.4bn in 2017 Housing Associations account for around 60% of social housing stock in 2017-18 and also form the largest not-for-profit group in the UK, working closely with both private and public organisations. Around 76% of market stock owned or managed by housing associations is general needs housing, which is primarily social rental accommodation. In terms of value, the social housing construction market was estimated to be worth around £11.4bn in 2017, including both newbuild and RMI activity. The social housing sector is diverse with over 1,700 registered providers in the UK. Most of these are small players, but the leading associations hold larger portfolios and much of the sector’s development capacity. A series of significant mergers have taken place over the past couple of years to achieve economies of scale and greater development influence. The top 30 housing association groups now account for around 59% of the social housing market, compared with 41% in 2015. The sector is currently experiencing funding issues influenced by increased financial constraints on local authorities and social rent cuts of 1% a year from 2016-17, something which has led to reduced discretionary spending on maintenance and improvements. The Affordable Rent model has also had a considerable impact on income streams. As a result of successive programmes which place an emphasis on affordable, rather than social rent, the number of new homes for social rent has continued to decline as housing associations build fewer homes and acquire fewer properties. Housing association starts in 2016-17 were down by around 6.3% on the previous year for the UK as a whole, while completions were also down by around 3%. The majority of social housing completions were for affordable rent, while the main area of decline was in social rent completions. The Government’s primary focus for the housing sector at present is

home ownership and getting people on the housing ladder, by subsidising first-time buyers with policies such as ‘right to buy’, ‘help to buy’ and ‘rent to own’. However, recent Government announcements in both England and Scotland have seen ambitious targets to tackle the housing deficit, including a recent announcement of a further £2bn for affordable housing in October 2017. The Government is also making available £4.7bn of capital grant through the Shared Ownership and Affordable Homes Programme (SOAHP), and in London, £3.15bn has been secured under the London Affordable Homes Programme 2016-2021 to start building at least 90,000 new affordable homes up to 2021, of which around 50% will be affordable. In addition, the Scottish Government plans to deliver at least 50,000 affordable homes by March 2021, 70% of which will be for social rent. Despite these ambitious targets, there is still widespread doubt across the sector that these targets will be met, with a lack of suitable sites and continuing delays to the planning process also hampering delivery. There is now a much-reduced role for the social housing sector in newbuild

housing. Funding for affordable housing has fallen in recent years and housing providers are now expected to build homes for sale and rent at full market prices, and using the profits to provide a smaller portfolio of social homes. Expenditure on planned maintenance work in order to maintain homes in a good condition has remained static over the past few years. However, expenditure on major repairs has declined slightly in 2016/17, as the Decent Homes Programme moved into its final stages. Growth in expenditure on housing association RMI is expected to slow from 2017 onwards. Other issues influencing repair and maintenance include tower block safety and the Building Safety Programme. “Prospects for the sector in the shortmedium term remain challenging. Stamford Stone Company Guarantees its Reserves by Acquiring Clipsham Quarry Company Stamford Stone Company is pleased to confirm the acquisition of the Clipsham Quarry Company from former owner and Managing Director, Sue Thomas. This acquisition makes Stamford Stone Company the sole supplier of Clipsham limestone worldwide and guarantees its reserves for generations to come. Stamford Stone Company currently operates the Clipsham Medwells and Greetham quarries, both on the famous Lincolnshire limestone belt. The Clipsham Quarry off Bidwell Lane has now been added to that portfolio. Clipsham Quarry has been in the Davenport-Handley family since the 1880s. It has a site area of 293 acres to the south of Clipsham village, made up of 110 acres of agricultural land, 33 acres of woodland, 93 acres of former and operational quarry area and 29 acres of amenity land. It also has freehold rights to 1,893 acres of mineral reserves. The quarry currently has permitted reserves of 28 acres which at present are being worked by a third party. The application for an extension will shortly be submitted to Rutland County Council. Drilling yourself a hole Depending on the task at hand, there is a kitchen knife designed specifically for the food item you are handling. Whether you are slicing an apple or a loaf of bread, using the most suitable blade makes the process safer and easier. Similarly, drill bits come in various sizes and shapes to create different kinds of holes in many different materials. Here, we explore the distinctive characteristics that make up a drill bit and how these features impact the actual drilling of an application. There are typically four characteristics that dictate the type of hole created, which is referred to as drill bit geometry.

Rate of twist The spiral is the rate of twist in the drill bit. This is designed so that the front edges cut into the material, while the spirals along the length of the bit remove the debris from the hole. Responsible for controlling the rate at which the chip is removed, a fast spiral or high twist rate is required for the removal of a large volume of chips and is often used in high feed rate applications under low spindle speeds. A fast spiral is generally used on tougher materials that have a tendency to work harden, like stainless steel. Low twist rate bits, or low spirals, are used in applications where high cutting speeds are traditionally used and where the material is known to clog the hole in the process. This is a common problem when cutting softer materials like aluminium and copper.

Choice of angles

A drill bit that has a 135-degree split point is able to penetrate the surface of an application quicker in comparison to a 118-degree angle drill bit. This is because it has a flatter angle that comes to a definitive point at the tip. This feature enables the drill bit to centre itself without the need for markings, making it ideal for handheld drill machines.

Flute length The spiral section of the drill bit is referred to as the flute length and it is this that determines the maximum depth of drilling. It also controls the accuracy and stability of the bit and directly affects the outcome of the hole created. For example, while deeper holes require a drill bit with a longer flute, they are more prone to wear as their flexibility produces more friction. In comparison, a shorter flute creates less friction and has a greater life span but the user is restricted by the depth of hole.

Drill bit material Traditionally, drill bits were made from high speed steel (HSS), which has since been replaced by carbon steel. The temperature resistance of a drill bit previously depended on the HSS’s composition. Generally, the higher the cobalt content in the material,

When it comes to handheld drill bits, speed and precision is important. The performance of the drill is largely impacted by the angle selection of the drill bit, which differs depending on the material of the application. The point angle of a drill bit is traditionally between 118 and 135 degrees. A 118-degree point angle, also known as a chisel point, does not have any selfcentring capability. This means that unless the centre of the hole is manually marked with a centre point, the drill will take longer to penetrate the surface. This can cause work hardening, which increases the surface hardening and may drift as a result, producing an inaccurate hole.

the greater the temperature resistance. M42, which is classified as high-speed steel with cobalt (HSS-Co), has been identified as offering optimum heat resistance but the increased cobalt in the material also increases brittleness. To overcome this, Cryobits have been designed to include many of the best design geometry features, such as the 135-degree split point, and combined them with a modified grade of HSS-Co. This offers optimum heat resistance with a reduced chance of fracturing the drill bit. The Cryobits are then enhanced by the NCH cryophase process. This cryogenically cools the steel to -170 degrees Celsius, so that it converts the soft Austenite into hard Martensite. This process causes the steel to form carbide particles, which fill microscopic gaps in the metal structure to increase the wear resistance. This makes it tougher than standard maintenance drill bits and lasts twice as long. Just as you wouldn’t cut the meat for your Sunday roast with a bread knife, engineers should also be making sure they understand the requirements for their drill bit to achieve the desired outcome.

The UK pipes and fittings market has grown by 21% since 2012 The UK pipes and fittings market has achieved good levels of growth over the last five years, and although growth has slowed more recently, the market has achieved overall value growth of 21% since 2012. Key factors influencing market growth in recent years include increasing levels of demand from key end-use sectors, principally in new housebuilding and non-domestic construction, and rises in raw material prices such as copper and plastic over the last two years. The plumbing pipe systems sector accounts for over half of the pipes and fittings market, as defined by AMA Research, with the rainwater, soil and waste products sector accounting for the remainder. Flexible plastic plumbing pipe systems are the dominant material used in hot and cold potable water installations, particularly for new build. Factors driving the growth of the plastic sector include technological developments, improved reliability, installation efficiency, the growth of underfloor heating and the price advantage over metal products. In addition, in the residential sector, the faster rate of growth of new build, compared with RMI, has boosted the market share of plastic, as plastic tends to dominate the new build sector.

Hayley Thornley, Research Manager at AMA Research, commented: “In particular, plastic push-fit and pressfit fittings have experienced growth due to the considerable savings made on installation time. In addition, with increasing health and safety legislation, and the lack of ‘traditional’ skills of soldering and welding pipework, there has been a continuing shift in the market towards flame free jointing. Use of multilayer barrier pipes, including a metal layer to protect against degradation, has also grown significantly in the water supply sector.”

PVC-U continues to dominate the above ground rainwater guttering, soil and waste pipework sector. There is continuing demand for seamless aluminium guttering and cast-iron effect PVC-U guttering, which provides the effect of cast iron.

Although the market for copper pipe has grown relatively more slowly in recent years, it is still used across the majority of heating installations, and copper pipe remains a popular choice among plumbers, particularly in exposed areas, where its ‘traditional’ aesthetic appeal remains strong, and copper shows signs of starting to stabilise its market share

The outlook for the UK pipes and fittings market in 2018 is moderately positive, supported by continued growth in construction levels and RMI expenditure, though the rate of growth is likely to be slower than in the period 2012-2016. However, residential RMI – which the market is highly reliant on - is likely to experience low annual growth rates reflecting weaker consumer confidence, rising inflation, a reduction in the DIY skills base and fewer high value RMI projects such as bathrooms, kitchens and extensions. A flat house moving market is also having a negative impact on RMI activity at present.

The focus on reducing water consumption has increased in recent years and rainwater harvesting has become an important way of achieving this, especially in densely populated areas, such as London and the South East, where water shortages are more likely.

Next stage of multi-million pound industrial development to start at Lynefield Park A complex, 18 months demolition and excavation programme to clear and prepare more than 175 acres of brownfield land for 1.3m sq ft of development at the former Alcan aluminium plant has been completed with owners, Harworth Group, announcing plans to start the next phase of ground engineering work. Lynefield Park, a multi-million pound industrial site at Lynemouth, Northumberland, is one of the largest brownfield regeneration projects in the North East and its redevelopment is being seen as the masterplan for growth in an area where the closure of traditional manufacturing and coal mining industries has had a significant impact on the local economy and surrounding communities. Demolition work carried out so far has included the safe removal of the pot rooms, associated buildings and extensive ground clearance where the smelter plant’s former iconic chimneys once stood. This month also marks six years since production at Alcan ceased and almost three years since Harworth Group purchased the site. Harworth Group, one of the UK’s leading land regeneration and property development organisations, has worked closely with its ten existing tenants to ensure minimal disruption and provide new opportunities for growth and employment creation. The company now plans to start a phased, four-stage ground engineering and earth moving programme to prepare over 40 acres of land for the approved development using 400,000m³ of inert engineered fill. Eddie Peat, Director North East & Corporate Development commented, “Given the size, scale and nature of the site, this has been a complex operation but now demolition is

complete, we’re looking to enter the next phase of engineering work soon. Our aim is to generate growth, attract new investment and encourage large organisations to the North East and Lynefield Park could be a real catalyst for the region, its economy and the wider business community. “This next stage will start Summer 2018 and will allow land to be prepared, filled and released for development in a phased approach, especially in relation to bespokebuild units. and we’re currently working closely with a number of organisations interested in the site and the North East.” Harworth Group has a long and successful track record transforming sites like Lynefield Park into strategic business zones and sustainable places to live. Its flagship Advanced Manufacturing Park at Waverley, Rotherham is an example of such a transformation having attracted leading commercial occupiers such as Rolls Royce, Boeing and McLaren Automotive as well as national homebuilders. Lynefield Park is home to existing tenants including H-Mix, Cook & Turnbull, NB Clark and Harmison Fitness and has world-class companies such as AkzoNobel within a few miles of the site. Close to main road, rail and sea transport links, it has planning permission for four industrial zones. Barberry unveils further £60 million homes development at MIPIM Barberry Developments announced on Wednesday, March 13 that it is continuing its transformation of part of Coventry city centre as it unveiled plans to build around 300 apartments next to its £100 million student accommodation scheme. The new plans for Bishop Gate East were revealed at MIPIM – the world’s biggest property development and investment show in Cannes – where the company is part of the Coventry and Warwickshire MIPIM Partnership. Barberry director Henry Bellfield said the latest exciting development will see 260 apartments delivered across three blocks of up to 14 storeys on the Dale Buildings site in Cook Street under a £45 million build-to-rent scheme. Under the new proposals, Bishop Gate East will also include a development of six townhouses with 72 student bedrooms and a further block of 34 apartments. A planning application is expected to be submitted to Coventry City Council later this year. It brings the gross development value of Barberry schemes in Coventry to over £165 million. Henry said: “Coventry is going through an exciting renaissance and we are delighted to be playing a significant role in the comprehensive transformation of this quarter of the city by delivering outstanding accommodation options. “This phase of our Bishop Gate redevelopment promises to deliver almost 300 high quality apartments and six townhouses

comprising 72 student bedrooms. It will provide much-needed homes for local people which will help to revitalise the 24-hour economy in the heart of the city.” He added: “Bishop Gate East will continue the regeneration of an area of Coventry that was in desperate need of redevelopment and will help to promote the city’s reputation as a leading location to study, to live and to do business after being voted the City of Culture 2021.” The new plans were unveiled for the first time at MIPIM during a meeting of Barberry directors and Coventry council officials. It is the eighth year that Barberry has attended MIPIM as part of the Coventry and Warwickshire Partnership, which is made up of more than 20 companies and organisations representing the area. Phase one of Barberry’s £100 million Bishop Gate student accommodation development is on course to be completed in time to welcome students to the city in September. The first phase will deliver 725 residential units for Coventry University students in time for the start of the academic year. The three major towers have been substantially completed and the tallest of the three towers at nearly 165ft already has several entire floors completed ready for handover. As well as student accommodation, the development includes retail units for a convenience store and coffee shop, a large communal area and a gym.

Project News Thomas & Adamson appointed project manager for the UK’s first Virgin Hotel India Buildings Limited announces the appointment of global construction and property consultancy, Thomas & Adamson as project managers and quantity surveyors for the landmark development of the first Virgin Hotel outside of the US. The 225-bed project will occupy the 19th century India Buildings on Victoria Street in the Old Town of the Scottish Capital and is set to open in 2020. India Buildings forms part of the UNESCO World Heritage Site, bordered by the historic Cowgate and the Grassmarket to the South and Victoria Street to the North, which leads up onto the world-famous Royal Mile and Edinburgh Castle. Thomas & Adamson will oversee the development of the five-star blend of bedrooms with multiple bars and restaurants. The property will include one of the brand’s flagship Commons Club restaurants, meeting

and conference facilities and function rooms. The scope of work for the project comprises refurbishment of the three existing listed buildings and a new-build pavilion extension housing guest rooms, landscaping and public realm works. The project will be developed by Flemyn LLP assisted by Jansons Property and managed by Virgin Hotels. Station Square – designed by humans, built (in part) by robots Worthing’s multi-million pound Teville Gate redevelopment looks set to become the first site in Britain to benefit from modular housing using robotic construction. Sixty members of the Sussex Property Alliance heard from Aized Sheikh of Mosaic Capital, the developer behind the proposed Station Square transformation. He described how they have set up an advanced robotics facility to build the 1000 self-supporting steel-framed pods that will make up the 350 homes destined for the town centre scheme. The vision for Station Square is to create a new, vibrant, public space that will bring together beautiful apartments, retail spaces, leisure facilities and public car parking. Work has just started on the 25week demolition phase. “This will be a very different way of developing and building,” said Mr Sheikh. “Our architects are experts in modular design and this, together with our unique

off-site construction capability, means that once the site is prepared by local contractors, we will simply crane in the fully-fitted pods. This will cut the time on-site by about 40% over conventional methods, and reduce construction costs by up to 20%.

To wrap up the meeting Dan Hobbs, Tax Associate at MHA Carpenter Box, provided expert insight into the requirements of the Annual Tax on Enveloped Dwellings (ATED), which is often overlooked by property companies and can result in significant financial penalties if neglected.

“Through our partnership with the council in Worthing, we will be creating a community that will breathe life back into this part of the town,” he said.

The Sussex Property Alliance provides a forum where property professionals get together, exchange ideas, and build relationships. It is supported by Sussexbased MHA Carpenter Box chartered accountants, Bennett Griffin solicitors and Michael Jones commercial real estate agents.

Richardson Barberry selected to deliver £140m business park Richardson Barberry has been selected as the development partner to deliver a £140 million business park - with more than 1.75 million sq ft of accommodation - in the North East, it was announced at MIPIM today. Richardson Barberry has signed an agreement as retained development partner with joint venture company Forrest Park Newton Aycliffe Limited for the expansion of Aycliffe Business Park on the 116 acre Forrest Park site with potential to accommodate a rail freight interchange. The announcement was made at MIPIM – the world’s biggest property development and investment show in Cannes. A planning application for Forrest Park, at County Durham, will be submitted shortly to Durham County Council. The proposals include a range of business, industrial / distribution units varying in size from 30,000 sq ft to 500,000 sq ft, a trade park consisting of 11 units from 5,000 sq ft to 10,000 sq ft, and ancillary amenity uses including roadside food offerings / public house and restaurant. Forrest Park – which has attracted £13 million funding from the Local Enterprise Partnership - could create 3,200 jobs and deliver a gross value added economic boost to the area of £495 million over the next 10 to 15 years. A planning decision is expected later this year. Jonathan Robinson, Barberry Developments director, said: “We are very pleased to have been selected as development partner for this prestigious project and we are excited at the prospect of delivering one of the North East’s premier business parks. “Working alongside Durham County Council, the Forrest family and the Local Enterprise Partnership, we will create a business park that provides a wide range of high quality accommodation that will attract major investment and jobs to the region.” Cllr Carl Marshall, Durham County Council’s cabinet member for regeneration, said: “Providing land for developments like this is a critical part of supporting the creation of more and better jobs for our residents and the appointment of a delivery partner is the next piece of the jigsaw in bringing

Aycliffe Business Park is already home to around 500 companies and around 10,000 employees. The preparatory groundworks, site infrastructure including new substation, service connections and highways improvements known as the Forrest Park enabling works began in 2016 and have now been completed.

“This will be our fourth major project in the region in recent years, having already delivered two phases at Freemans Reach in Durham, and adding to our existing Milburngate project. Richardson and Barberry have a successful and longstanding relationship that spans over 35 years, having completed numerous developments together. We are very much looking forward to working together again delivering a circa 1.75millions sq ft scheme at Forrest Park.”

Jonathan Robinson added: “The LEP funding clearly illustrates a valuable commitment to fast-tracking the new infrastructure improvements, including a new 24MW primary substation, connecting services, and a new highways access that will enable us to bring forward the development pipeline and investment necessary to attract occupiers and new jobs to the North East. Richardson Barberry has recently started construction of the first phase of a multimillion pound business park in the South West. The phase 1 construction of a speculative development of five mid-box industrial units, totaling 170,000 sq ft is underway at the 40-acre site in Bristol, which was acquired by Richardson Barberry late last year.
