New Forest’s best new buildings announced The New Forest is well known for its free roaming animals, wide open heathland and ancient commoning traditions.

But the area’s distinctive and attractive buildings also make an important contribution to its unique character.

The special character and appearance of the New Forest National Park can be maintained and improved through sustainable, fresh and interesting building design.

To celebrate this, the annual New Forest Building Design Awards recognise the best new developments from the previous three years. The winners are chosen by a panel of National Park Authority members and announced at the March Authority Meeting.

The winner of the individual building category was Mill Stream in Burley, a detached property that was adjudged to blend in well with its rural surroundings.

Its owners are Anna Lawrence and Chris Walter and it was designed by Sherlock Architecture.

Leo Randall, Chairman of the New Forest National Park Authority’s Planning Committee said: ‘Hundreds of planning applications are submitted in the National Park each year – with more than 80%

approved - and as the planning authority we appreciate the importance of good design in the National Park.

‘We are pleased to be rewarding buildings that have been positively received by those living in the National Park and would like to thank all the residents, parish councils and architects for nominating projects for an award.

‘We were pleased with the quality of buildings put forward and the panel felt that the winning schemes make a positive contribution to the character of the built environment of the New Forest.

Heating the future With its motto of “changing the future”, Dundee City Council has pledged its commitment to education in its significant redevelopment of schools and education facilities across the city.

Giacomini’s first Dundee school projects were in 2016 as part of its work with renowned Dundee based M&E Contractor, McGill.

Giacomini is now continuing its work with the announcement of two new school projects in Dundee.

The first site will unite three aging primary schools and two nurseries in one site, housing up to 1,000 pupils, on a new site with the existing premises being demolished when the new facility is complete. This project will see 5,800m2 of Giacomini’s underfloor heating being installed across the ground, first and second floors.

The second schools project will see a further 5,400m2 of Giacomini’s UFH installed. The development is again an amalgamation of various facilities into one new site.

There are many reasons why underfloor heating systems are perfect for the education sector, one main advantage being the reduced risk of injury. Underfloor heating avoids many of the risks that are present with convectional radiators. For example, the surface temperature of convectional radiators and the associated pipework can reach 75°c. These temperatures can cause serious burns if contact is made. Thankfully, underfloor heating removes the

risk of burns due to its use of lower operating temperatures.

Underfloor heating also avoids the risk of injuries associated with the sharp edges on conventional radiators, by freeing wall space from clutter and unnecessary hazards.

As well as minimising risk, underfloor heating can be beneficial in creating a healthy environment. The reduced air movement from a radiant system means a reduction in dust and airborne germs, so rooms are cleaner and healthier. This is important for those with asthma and other respiratory issues. By warming the floor area first, underfloor heating reduces the moisture levels within the floor making it too dry for dust mites to survive in carpets.

Hackitt review questioned by RIBA The Independent Review of Building Regulations and Fire Safety, led by Dame Judith Hackitt, has been questioned by the RIBA. The Royal Institute of British Architects Expert Advisory Group on Fire Safety – established in response to the disastrous Grenfell Tower fire last year – has urged Sajid Javid, the Secretary of State for Housing, Communities and Local Government, to consider some of its own recommendations ahead of the final report’s publishing next month.

Former Boro manager’s grandson lays foundations for new career The grandson of former Middlesbrough manager Bruce Rioch is laying the foundations for his own successful career after an away win in Hartlepool.

But Alex Rioch’s success has been in the workshop rather than on the pitch, after he won the Guild of Bricklayers regional competition held at Hartlepool College.

The 22-year-old apprentice bricklayer at Bishop Auckland College moved to Durham City four years ago from his native Luton, where his grandad’s playing career started, and is serving a Level 3 apprenticeship with house builder Gleeson.

Bruce, 70, remains a legend among the Boro faithful after leading the club to successive promotions in the late-80s. He also captained Scotland and managed Arsenal during a 45year career as player and manager which also took him to the Continent.

Texting his congratulations to Alex from Cornwall, where he now lives and coaches a local Sunday league team, he wrote: “Champion. Absolutely fantastic to see what you have achieved.

It takes dedication, talent and sheer hard work to be successful and it is evident you have those attributes.

“Well done young man. Brilliant. Keep up the good work in preparation for the national finals in June. We’re so very proud of you.”

Alex, who was presented with trophies and prizes by the Principal of Hartlepool College Darren Hankey and the Secretary of the Northern Region of the Guild of Bricklayers Paul Briggs, said he was delighted with his win: “I was ecstatic, I was in it to win it and it just felt that better knowing all my hard work had paid off.

“My apprenticeship will be completed in August and I hope to become a self employed bricklayer and be known for a great final product.”

Alex was scouted for Luton Town when he was younger but did not make it, unlike his grandad and uncle Gregor, now academy manager at Wigan Athletic. He added: “My grandad still holds a lot of love for all the Boro fans up here.”

He will now go on to represent the North-East region at the Guild of Bricklayers national final at Brooklands College, Weybridge, in June.

In a letter to Sajid Javid, RIBA welcomed Hackitt’s interim report that had called for “clearer definition and allocation of statutory duties, increased independent oversight of construction quality and better building control enforcement”. But RIBA went on the address some more serious concerns – that vital changes that would rule out flammable cladding, make sprinkler systems mandatory and making sure that residents had a second means of escape in high rise residential buildings – were not addressed as meaningfully as they should have been.

Due to this, RIBA has compiled four key recommendations for baseline requirements which will allow for greater clarity for professionals and better protection for the public: 1. External walls of buildings over 18 metres in height must be constructed of non-combustible (European class A1) materials only.

2. More than one means of vertical escape for new multiple occupancy residential buildings over 11 metres high, consistent with the current regulations for commercial buildings.

3. The retrofitting of sprinklers or automatic fire suppression systems to existing residential buildings standing 18 metres above ground level as “consequential improvements” where an existing building is subject to ‘material alterations’.

4. Sprinklers or automatic fire suppression systems in all new and converted residential buildings, as currently required under Regulations 37A and 37B of the Building Regulations in Wales.

We have written to the Secretary of State making clear that there must be a thorough rewriting of the building regulations and guidance on all aspects of fire safety, to avoid continuation of the regulatory failings that lead to the Grenfell Tower fire.

Jane Duncan, Immediate Past President of RIBA and Chair of the institute’s Expert Advisory Group on Fire Safety, explained more: “RIBA has engaged closely with Dame Judith and her review and we welcome many of the suggestions made in her interim report to strengthen the building control system. However, we fear that the current set on proposals under consideration overlook simple but critical changes that would provide clarity for professionals and most importantly, would help protect the public.

“Sprinklers, a second means of escape and a ban on flammable cladding for high rise residential buildings are common-sense recommendations and a basic requirement in many other countries.

We have written to the Secretary of State making clear that there must be a thorough re-writing of the building regulations and guidance on all aspects of fire safety, to avoid continuation of the regulatory failings that lead to the Grenfell Tower fire.”

What the new tax year means for your fleet As the tax year has recently come to an end, businesses across the UK will be busy reviewing their finances. With recent changes meaning that diesel car tax rules and capital allowances are altering, SME’s should be taking care of their fleet and looking at ways to cut down on costs.

In light of the new tax year, business fuel card provider, fuelGenie has put together a checklist to ensure fleet managers are budgeting effectively.

1. Spend where it matters – If you spent a great deal of time at the end of the financial year looking for ways to spend any remaining budget this can easily be diverted into much more wise investments. Consider investing this remaining allowance into programmes that offer long term benefits

i.e fleet management software or extra safety training for employees.

2. Consider changes in company car tax – Company car tax has now increased from 3% - 4% for diesel cars registered on or after January 1st 1998. While this may only seem like a small change, fleet operators can use this as a way to encourage employees to select cars with lower CO2 emissions.

3. Introducing CO2 thresholds – With recent adjustments to capital allowances, businesses could consider introducing set 110g/km CO2 thresholds in line with the new government changes. Since April this year, cars operating under a business have to emit less than 110g/km in order for them to deduct the full cost of the lease against taxable corporate profit. Setting thresholds would avoid any cost increases.

5. Use a fuel card – A fuelGenie fuel card means SME’s don’t need to keep track of paper receipts. Users can use their online fuel consumption data to manage their 2018-2019 fleet budget more effectively.

4. Review and improve – No matter how much planning goes into a company’s annual budget, external factors will always impact on the overall expenditure. Business owners should compare the previous year’s fuel spend budget with the actual amount spent throughout that year. This will help managers plan accurately for the next year, helping them determine costs the fleet may incur during the next financial year.

SME builders and Unite the union agree 3.1% pay rise over the next year The Building and Allied Trades Joint Industrial Council (BATJIC) has agreed a one year deal involving a 3.1% pay rise to come into effect in June 2018. This follows from the successful conclusion of pay negotiations between the Federation of Master Builders (FMB), on behalf of SME construction employers, and Unite the union, on behalf of operatives, the FMB has said.

• BATJIC has agreed a one year deal involving a 3.1% pay rise over the next year; • All apprentices and trainees will also benefit from a 3.1% pay increase; • The adult general operatives’ rate increases by 29p per hour to £9.52; • The NVQ3 advanced craft rate increases by 37p per hour to £12.45; • The changes will come into effect as of Monday 25th June 2018.

Brian Berry, Chief Executive of the FMB, said: “I am pleased that we were able to reach this agreement. A 3.1% pay increase is a significant rise, but it is designed to take into account higher inflation last year and make sure that employees

continue to see the benefits of ongoing growth in construction through rises in real wages. The severity of the skills crisis means that it is imperative that we attract more people into the industry. It’s also more important than ever that we retain existing workers. At the same time, the economic outlook for employers remains uncertain, especially given key unknowns like the impact of Brexit. As such, I believe the agreement announced today strikes a fair balance which is right for the industry.”

Jerry Swain, the National Officer for Construction at Unite the union, said:

Time For a Technological Revolution Recent years have seen the construction industry slowly starting to embrace smart technology. Although still one of the least digitised sectors, which could account for the shortage of young people wanting to enter the industry, the latest predictions suggest that the construction industry is on the verge of a technological revolution.

Some technology, such as Building Information Modelling (BIM) has been around in the industry for a while, allowing buildings to be assessed as 3D digital models. This technology encourages creative exchanges and provides a place where all the information about the build can be found, updated and shared — from design and planning to services and construction.

Some savvy site managers have even ditched paper time sheets in favour of digital ones, removing the need to duplicate information concerning working hours and wages owed, easing administration and saving time. But much more exciting technological trends would seem to be on the horizon.

It’s been suggested that the construction sites of tomorrow will be nothing like the typical building sites we see today — hard hats, steel toe cap boots and high visibility jackets are likely to be replaced with robotics, drones and 3D printing.

So exactly what technology looks set to be seen on construction sites in the not too distant future?

Virtual Reality (VR) Virtual reality is already being used in the industry, but looks set to become commonplace in the future.

Through an environment created in a headset, both the aesthetics and practicalities of a new build can be fully explored with the aid of VR. And not just as a 3D model, but as a space you can enter and explore. There are many benefits to being able to do this, but perhaps the most important is the ability to see if the potential space actually works and is fit for purpose, before the build begins.

A virtual environment makes it easier for builders and architects alike to negotiate structural and aesthetic changes with clients. And allows the opportunity to test all aspects of the build process, ensuring all areas are easily accessible and suitable to work in.

A firm favourite of some organisations, UAVs are becoming a popular tool for site surveying. Drones can quickly and easily cover large expanses, capturing data and preventing the need for surveyors to access potentially hazardous areas. UAVs are also used on site for progress reporting and safety inspections.

Commercial drones look set to become commonplace on sites around the UK very soon.

Autonomous Vehicles While a lot has been heard about the driverless car, it is in fact likely that autonomous vehicles will first be more commonly used on construction sites.

Prototypes have already been created for autonomous construction vehicles, such as tractors and excavators. And driverless bulldozers and cranes could soon be the norm on large building projects.

This technology would not only increase efficiency and productivity on site but could also help alleviate the construction industry skills shortage too.

Material prices continue to rocket, says FMB More than half of small building firms say that rising material prices are squeezing their margins and the same percentage have had to pass these price increases onto consumers, according to the latest research by the Federation of Master Builders (FMB).

The impact of these material price increases includes:

Small and medium-sized (SME) building firms were asked which materials are in shortest supply and have the longest wait times. The average results were as follows (in order of longest to shortest wait times):

• Half of firms (49%) have been forced to pass material price increases onto their clients, making building projects more expensive for consumers, this has gone up from less than one quarter (22%) reporting this in July 2017;

1) Bricks were in shortest supply with the longest reported wait time being more than one year; 2) Roof tiles were second with the longest reported wait time being up to six months; 3) Insulation was third with the longest reported wait time being up to four months; 4) Slate was fourth with the longest reported wait time being up to six months; 5) Windows were fifth with the longest reported wait time being more than one year; 6) Blocks were sixth with the longest reported wait time being up to four months; 7) Porcelain products were seventh with the longest reported wait time being more than one year; 8) Plasterboard was eighth with the longest reported wait time being up to two months; 9) Timber was ninth with the longest reported wait time being up to two months; 10) Boilers were tenth, with the longest reported wait time being more than one year.

• More than half of construction SMEs (56%) have had their margins squeezed, this has gone up from one third (32%) reporting this in July 2017;

• A third of firms (30%) have recommended that clients use alternative materials or products to those originally specified, this has gone up from one in ten reporting this in July 2017; • Nearly one fifth (17%) of builders report making losses on their building projects due to material price increases, this has gone up from one in ten reporting this in July 2017.

Brian Berry, Chief Executive of the FMB, said: “Material prices have rocketed over the past year. The reason for this could include the impact of the depreciation of sterling following the EU referendum still feeding through. High demand due to buoyant international markets could also be contributing to price increases.

What’s particularly worrying is that when prices have increased mid-project, almost one fifth of builders have absorbed the increase and therefore made a loss. Also, if material price increases weren’t enough of a headache for building firms, they are also experiencing material shortages with wait times ticking up across a range of materials and products. Worst case scenarios include firms waiting for more than one year for a new order of bricks.”

What’s more, home owners should be prepared to have to use alternative materials or products to their first choice. One third of firms have recommended that their clients should use alternative materials or products to those originally specified. Now more than ever, it’s important that builders and their clients keep the lines of communication open in order to stay within time and within budget. Specified products or materials may need to be swapped for alternatives or clients will need to accept the additional cost.”

Berry concluded: “We are calling on builders merchants to give their customers as much advance warning of forthcoming material price increases or wait times as possible so that firms can warn their customers and plan ahead. We are also advising builders to price jobs and draft contracts with these material price rises in mind. The FMB’s latest State of Trade Survey shows that almost ninety per cent of building firms are expecting further rises over the next sixth months. This makes quoting for jobs difficult but if builders flag the issue to their client from the outset, and include a note in the contract that prices may be subject to increases, they shouldn’t be left short. What we don’t want is for the number of building firms making losses on projects to increase as this could result in firms going to the wall.

A large number of collapsing construction companies will have a terrible knock-on effect in the wider economy.”

PUBLIC MEETING AND EXHIBITIONS WILL HELP SHAPE STORNOWAY PORT AUTHORITY PLANS The public will have a chance to help shape plans for major developments at Stornoway Harbour that will bring significant benefits to the town.

Public exhibitions will be held as part of a continuing consultation process on ambitious proposals that include a deep water port and new marina as part of Stornoway Port Authority’s 20-year Master Plan.

The Port Authority’s annual meeting will also include a presentation on the projects and there will be opportunities to comment on each project at all three events.

Feedback from the exhibitions and public meeting will be considered before formal applications are made for planning permission, marine licences and a Harbour Revision Order which are needed before the projects can proceed.

Alex Macleod, the Authority’s Chief Executive, said: “These meetings are important parts of the whole process.

They will give us the chance to present the proposals and get responses from the community.

“The planned developments will provide huge economic benefits for the whole island, and we want to move forward with the community fully informed about our plans, explaining why the developments are necessary and how they will bring new economic opportunities.

“The exhibitions and public meeting will update stakeholders on the progress of these proposals, but they are also a chance for us to listen so that we get this right.”

An exhibition held on Tuesday 24 April, at Stornoway Town Hall set out the proposals and the methods being used by the Port Authority to assess the environmental impact of the projects.

At a second exhibition, on Monday 4 June between 10am-6pm at the Town Hall, the Authority will explain how the proposals have evolved since the first consultation event and provide information about the environmental impact assessments.

There will also be a presentation about the Newton Marina and deep water port projects, and an opportunity to make comments, at the Port Authority’s annual public meeting at 7pm on 23 May at An Lanntair on Kenneth Street, Stornoway.

The deep-water port proposal is crucial to accelerate local growth in the burgeoning cruise business, by providing improved facilities for larger ships that cannot currently berth alongside.

Stornoway welcomed 43 cruise ships in 2017, but attracts relatively few large vessels, as those over 156 metres in length are unable to berth alongside, and passengers are brought ashore by small boat.

The planned developments will provide huge economic benefits for the whole island, and we want to move forward with the community fully informed about our plans, explaining why the developments are necessary and how they will bring new economic opportunities.

To maintain and grow the cruise market, Stornoway needs a facility for berthing cruise ships up to 350 metres long. This would attract an additional 35-40 vessels a year and increase passenger visits towards the levels experienced in Orkney and Shetland, creating a significant number of business opportunities throughout the island as visitor numbers entering through the port continue to increase.

PLANS INCLUDE • A new deep water berth with a 400m long quay, with associated storage and working areas • A berth and linkspan for a freight ferry • Development land for a range of uses, including industrial, storage and decommissioning activities • A new link road along the foreshore to Arnish fabrication yard

It will also provide additional capacity for a freight ferry, resilience to the current ferry service, create berthing for larger cargo ships, reducing transport costs and supporting future renewable energy projects.

Additional phases of deep water quays, hard standings and development areas, will be built over a 20-year period as the commercial environment dictates.

The masterplan also identified a shortage of yacht berths and amenities constraining potential growth in marine tourism. A recent study estimated the value of sailing tourism in Scotland could increase by 18 per cent by 2023.

The Port Authority has a popular marina that was expanded in 2014 and can take 80 yachts. However, the berths filled up soon after they were installed and there is now a shortage of space during the summer and winter seasons.

To maintain its share of the growing yachting sector, Stornoway needs more berths and other facilities. It is estimated that an additional 100 berths could be filled in the short to medium term.

£74M investment for Ebbsfleet Garden City Homes England has secured an investment deal to accelerate the development of more than 5,000 homes at Ebbsfleet Garden City.

The £74M deal will unlock the next phase of development at the new Garden City in Kent, by funding a range of infrastructure works that include earthworks to fill in a lake to prepare the land for the development.

The infrastructure works will unlock 657 acres of land, allowing almost a third of the total Ebbsfleet Garden City houses to go forward, as well as around 180,000sq ft of commercial development.

Homes England supported the enabling works through a loan deal to Henley Camland, who recently purchased the Eastern Quarry site from Landsec, simultaneously agreeing land deals for 2,900 homes to be developed. Some 2,600 of these homes will be delivered

by Countryside Properties and Clarion Housing Group in a new joint venture, with Barratt Homes building the remaining 300 homes, as a direct result of the works funded by Homes England.

This from Homes England, when combined with the investments already made by Ebbsfleet Development Corporation in key utilities infrastructure, is key to delivering the new homes that are required to create our vision for the Garden City. It is a good example of public bodies working together to deliver great places.

The deal is one of the largest made

by Homes England’s in the past 12 months, with the funds coming through the Home Building Fund (HBF). The HBF helps unlock or accelerate the delivery of residential and mixed-use housing developments through both development loans and loan funding for the infrastructure needed to prepare land for development.

Nick Walkley, Chief Executive of Homes England, said: “At Homes England we’re using our land, finance and expertise to speed up the delivery of new homes.

The vital infrastructure works that we’re funding in Ebbsfleet will bring forward the development of many new homes by around four years overall and, importantly, will mean many more homes can be built in the earlier phases of the development as a result of our support with the significant infrastructure costs.”

The HBF loan will also mean other important services to support the housing development, such as a new secondary school, can be delivered much sooner than would have been.

A ‘fast track’ route through the site connecting Bluewater to Ebbsfleet International Station will also be created.

Common User Tower and the Colossus Hoist at The Madison The solution to access requirements for personnel and materials during construction.

High-rise tower projects are on the up in and around London and the numbers are rising still. According to the 2017 London Tall Buildings survey, there are now 455 towers in the pipeline, of which 420 are marked out for residential.

With the number of new skyscrapers and tower developments transforming the capital’s skyline already, and this number set to climb further in the next few years, contractors need efficient and fit for purpose access solutions more than ever before. Common user towers and hoists make the construction of high-rise structures (up to 300m high) more efficient in terms of time and money and greatly improve building logistics.

Brogan Group are one of the few access contractors in the capital that can offer design, hire and installation of common user towers – a dynamic access solution that eases the construction of tower designs drastically. In fact, they are currently providing this system for The Madison, which is a landmark, 53 storey tower being built in Canary Wharf, London.

A Common user Tower is a temporary structure tied to a high-rise building during construction that enables all hoisting facilities to be arranged around and tied to it. Only the common tower itself is tied into the main structure, providing a common access area for all trades and goods, whilst reducing the need to leave openings for access into the building.

Hoists can be attached to all open sides of the tower and many also incorporate an escape staircase.

In conjunction with the Common Tower, Brogan Group are also using ‘Colossus’. At a length of 5 metres, a width of 3.0 metres and a height of 3.1 metres, it is currently the largest passenger/goods hoist in the market carrying up to 4000kg of weight at a time. Employing the common user tower with Colossus affords maximum capacity for the transport of materials and personnel to optimum working heights of the building with minimum interference.

By positioning hoists and temporary staircases in just one concentrated area of the building, work such as cladding can be carried out more efficiently on the entire envelope of the building, with the exception of only one area for the common tower tie in. This system also allows for the fit out of the lower floors to commence earlier as the building is being constructed.

Rapid fit outs are enabled as the tower/ hoist system allows contractors to fully exploit floor level openings and optimise the use of the floor heights when distributing cladding and installing prefabricated pods. The deck level can be set either flush with the slab level or above it depending on requirements.

SBS APPOINTED TO NEW INSULATION FRAMEWORK BY DERBY HOMES refurbishment schemes throughout the UK.

Social housing provider, Derby Homes Limited has named Sustainable Building Services (UK) Limited as its number one ranked supplier for external wall insulation services.

The organisation’s Insulation Installations Framework covers a variety of energy efficiency measures and has a potential value of up to £4 million over four years.

It awarded Sustainable Building Services (SBS) a place under two categories of work: Schedule 1, Lot 3 - External Wall Insulation; and Schedule 2 - External Render Repairs.

For SBS, the announcement will mean additional work in a region in which it is already very active. In 2017, it achieved a number one ranking on a four-year solid wall insulation framework managed by Efficiency East Midlands, and it recently delivered award-winning energy efficiency schemes for both Nottingham City Homes and Chesterfield Borough Council. (Its work for Chesterfield won it the title of 2018 Project of the Year in EEM’s Building Communities Awards.)

BBC Wales Broadcast Centre changes hands Keys for the BBC Wales Broadcast Centre have officially been handed over after the completion of the corporation’s £44million Welsh headquarters.

Elevate Property Group profit surges Birmingham-based independent home builder Elevate Property Group has more than doubled its profit in the last two years.

Accounts for its financial year ending 30 November 2017 show sales of £24.7 million with a profit before tax of £7.5 million, against the 2015 figures of £14.4 million and profits of £2.9 million.

Managing director Steve Dodd attributed the surge in profits to the completion of a number of lucrative projects which sold well in 2017.

“In 2014 we started gaining traction with our principal project Concord House on Holloway Head. This was completed in 2015 and a new benchmark for quality properties in the city was set.

The record value in the city was also set with the sale of one of the furnished penthouses at nearly £1.8m.

“2016/17 saw the completion of a number of other developments that were snapped up by eager buyers and Elevate Property Group achieved some of the highest prices per square foot at that time.

“These included Birmingham developments Queensway House, St Paul’s House and Honduras Wharf, unique developments of townhouses, apartments and penthouses all in the heart of the city centre,” he said.

Elevate now has a contracted pipeline of almost 1,000 new homes which will generate revenues in the region of £250 million over the next few years.

Steve Dodd added: “The group has a number of projects in its home city of Birmingham but has also expanded its interests to the Midland cities of Coventry, Nottingham and Derby, in the South West the historical towns and cities of Hereford, Cheltenham and Gloucester and in the South East a large-scale apartment scheme and hotel next to Ashford International railway station in Kent.”

In Birmingham Elevate has secured sites and has plans in preparation for another 250 new homes in Tennant Street, Charlotte Street, Camden Street and Cliveland Street plus School Road in Moseley.

Elevate has also acquired Princes Gate, a 65,000 sq ft office development and multi-storey car park near to the railway station in Solihull where they plan to develop another 160 homes.

And he pointed out that if plans announced by Peaky Blinders founder Steven Knight for massive TV and film studios with six sound stages come to fruition in the next two years, Birmingham will become even more of a magnet for creative talent.

ONE MILLION CONSTRUCTION HOURS COMPLETED AT LARKHILL FOR THE ARMY BASING PROGRAMME A total of one million build hours have been completed

by Aspire Defence at Larkhill Garrison for the Army Basing Programme (ABP).

Contractors for Aspire Defence Capital Works (ADCW) have been hard at work at the Royal School of Artillery since November 2016, when the construction programme began.

ABP is a joint Army and Defence Infrastructure Organisation (DIO) programme, involving the withdrawal of British soldiers from Germany in 2019 and numerous Unit moves within the UK. It requires delivery of new and improved infrastructure by Aspire Defence across Salisbury Plain Training Area and at Aldershot, to cater for incoming and relocating troops.

During the 1m. hours already worked at Larkhill, a staggering 700,000 bricks have been laid, 24 km of utility trenches dug and 120,000m3 of concrete poured.

A total of 16 assets have been completed in Larkhill, including regimental headquarters, offices, training and stores. In all, eight Junior Ranks’ Single Living Accommodation (JR SLA) blocks have been handed over, totalling over 400 individual en suite bed spaces.

Richard Tindal, Project Director Larkhill for ADCW, said: “Thanks to the effective working partnerships we’ve fostered with the DIO, our contractors, supply chain and the Army, we’ve maintained an impressive pace of progress across all build sites here since the start of construction some 15 months ago.

The construction programme has faced some interesting challenges along the way, including relocating 400 lizards and 80 grass snakes from the site of the new regimental headquarters, ground and foundation re-engineering to overcome a former waste tip and painstaking archaeological investigations following the discovery of Bronze Age burials in the vicinity of the new Mess buildings.

ADCW remains on track to ensure key ‘eat and sleep’ assets are ready for soldiers to move into in 2019, with yet more hours being clocked up as work continues across the Garrison.

Assets currently under construction include eight technical buildings at Purvis Lines, three regimental headquarters, one training facility, three Messes, a Junior Ranks’ diner (a dining

and retail facility for Junior Ranks), more JR SLA blocks, one Senior Ranks’ SLA, various carparks, hard standings and a new parade ground. Enabling works are also underway for a new medical and dental building, and a new physical and recreational training centre.

Kieran Ward, ABP PAC Delivery Lead (DIO), said: “Enhancing the defence estate is a key priority under ABP and we are delighted with the delivery at Larkhill, which will ensure that soldiers can live, work and train to their full potential. The size of the estate around SPTA will increase to reflect the increase in troops relocating to the area and the quality of infrastructure will ensure longevity of built assets with reduced maintenance costs.”

Celebrating RCM’s largest exhibition stand to-date RCM celebrates an exceptionally successful Ecobuild show in London with the largest RCM exhibition stand to-date. The stand was built to a large extent from RCM’s very own Cemboard, a rigid, medium density, high-performance cement bonded particle building board. Complementing the grey colour of the Cemboard were colourful façades, both leading world brands, as well as RCM’s very own brands. The exhibition proved extremely successful for the complete through wall solutions provider.

This year’s Ecobuild at ExCel held 6th – 8th March in London was well attended and drew a lot of interest from a wide audience.

It is advertised as the number one event for forward thinkers in the built environment and featured the latest developments in the industry.

RCM’s presence, as a leading through wall solutions supplier proved an important addition to the already impressive exhibitor list.

A complete new 30 sqm exhibition stand, the largest RCM stand to-date, together with exciting new samples of the complete facades and building boards range underpinned RCM’s growing popularity as a

trusted supplier of complete wall solutions to the industry. There was an impressive colourful display of RCM’s Supertech Weatherboard cladding, which was part wall-mounted and part sunk into the floor and covered by clear perspex, so it could be walked on.

Interested visitors were able to take small samples of RCM’s building boards and facades away with them on the day.

The stand was mostly built out of Cemboard, RCM’s rigid, medium density, high-performance cement bonded particle building board, ensuring that the actual product itself formed part of the exhibition stand, too. Colourful façade samples and RCM’s Supertech Weatherboard cladding truly stood out against the grey backdrop of the Cemboard.

“Building such a large stand presents its own challenges. We used the space wisely and included a segregated meeting area, to sit down and talk. A louvre wall design feature separated the area to visitors and the grey Cemboard was accented throughout the stand with a red trim. We also used four rotating suspended modules demonstrating a different complete through wall solution on each side

to give visitors a complete understanding of how the different components fit together.

This was also a good opportunity to showcase Rockpanel, RCM’s latest addition to its growing portfolio.

There were a further two suspended modules each showing a 60 minute fire-rated solution.

One was an internal solution and the other one was an external solution. Both were set against a background of an impressive backlit fire feature.

Our façade ranges were also shown. These added some exceptional colour to the stand, enhancing the overall visual display of RCM’s product range.”

Barratt agrees to replace flammable Croydon cladding Barratt Developments have announced that they will foot the bill for the replacement of cladding, similar to that on Grenfell, on a residential block in Croydon.

The building is no longer owned by Barratt and the company have no liability over the cladding so their decision was highly praised by a government minister, saying that Barratt had “done the right thing”.

Leaseholders were looking at costs of up to £2m to have the flammable cladding changed from that that fuelled the fire at Grenfell Tower last June to a safer version.

The cladding found on Citiscape, which had been built by Barratt in 2002, failed all fire safety tests carried out in the wake of the Grenfell Tower tragedy even though it had complied with building regulations at the time.

Building owners and residents all around the UK will want to take note as government data has shown that 301 buildings over 18 metres tall have Grenfell-style cladding, 130 of which are within the private sector.

The flammability of the cladding, which originally complied with building regulations, has now opened up a complete liability minefield for developers, residents and stakeholders alike.

The family trust of the property owner, Vincent Tchenguiz, now own the building. Although, the March tribunal was brought by the property management company for the building, FirstPort Property Services, which clarified who should have to pay.

With such legal uncertainty, the government want developers to step up and face what might be called their moral obligation.

This is why Sajid Javid, the UK’s secretary of state for housing, welcomed Barratt’s surprising decision.

“I applaud Barratt Developments’ decision to cover the costs of fire safety works. They have listened to the concerns of Citiscape residents, engaged with government and have done the right thing.

“Other building owners and housebuilders in the private sector should follow the example set by Barratt Developments to protect leaseholders from costs and begin essential fire safety works.”

A spokesman from Barratt said: “Citiscape was built in line with all Building Regulations in place at the time of construction.

“While we don’t own the building or have any liability for the cladding, we are committed to putting our customers first. The important thing now is ensuring that owners and residents have peace of mind.”

Woodhead gets Gold at national site awards for Mansfield school project East Midlands construction company, Robert Woodhead Ltd, has taken home a Gold award at this year’s Considerate Constructors Awards.‫‏‬ Woodhead achieved a fantastic score on its assessment of its work at High Oakham Primary School in Mansfield last year. The site team was awarded 42 out of 50, while carrying out necessary heating replacement works. The project was so highly commended by the CCS assessor, it was put forward for a national award.‫‏‬ The Considerate Constructors Scheme’s National Site Awards recognise those building sites registered with the Scheme, which have raised the bar for considerate construction. Since 1999, the Scheme has been rewarding the UK’s most considerate sites for the contribution they have made towards improving the image of construction.‫‏‬ During the project at High Oakham, which was delivered for the ARC Partnership and funded by Nottinghamshire County Council through the empa framework, the site team spent time on top of its initial programme of works, building a woodland shelter in the school grounds, bringing a disused area of woodland back into use. Woodhead teamed up with the school, its local sub-contractors and the Woodland Trust to construct a timber sheltered learning area, surrounded by an environmental garden. ‫‏‬ The shelter includes seating for the pupils and educational posters on the inside walls about different aspects of nature and the environment. Already a popular site for squirrels, birds and insects, the area has been transformed into a learning environment featuring insect hotels, bird and squirrel feeding areas. ‫‏‬ Mark Maisey, Woodhead’s Team Leader for Nottinghamshire, said:

Hammersley House Refurbishment features Underfloor Air Conditioning AET Flexible Space, underfloor air conditioning specialists have just completed another West End project in London at Hammersley House, 5-8 Warwick Street.

The six floor property offers both retail and office accommodation and was acquired

by Royal London Asset Management from Development Securities for £8.85million.

The 16,311 sq. ft. building has been stripped back to the core and undergone a full redevelopment, including redesigned windows and a vibrant new green brick façade to grant more architectural definition and visual interest from the street.

M&E Consultant, MTT specified the mechanical services design for the refurbishment and AET Flexible Space worked in conjunction with the appointed M&E Contractor, WBS Mechanical Services to deliver the underfloor air conditioning system specified for the 11,000 sq. ft. of Grade – A office accommodation on floors 1-4.

With underfloor systems, fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantile) recessed into the floor. Systems can be either chilled water or direct expansion, configured with either floor level or high level return and they can easily integrate with passive or other ventilation systems.

The final system specification at Hammersley House is a CAM-V direct expansion (DX) system, with underfloor supply air and return air at high level.

The high level return air option is often preferred as it can offer greater flexibility

for positioning Fantiles for future and speculative tenants as there is no air segregation baffle dividing the underfloor plenum. A total of seven CAM-V downflow units provide conditioned air to the four floors, with two zones on floors 1 to 3 and a larger single unit for the smaller 4th floor. These each are connected to respectively sized, high efficiency Daikin VRV4 heat pumps located on the rooftop.

The underfloor void is 400mm, more than adequate to accommodate the standard TU4 Fantile unit which all have additional 500W heaters for additional performance.

A total of 59 Fantiles were supplied by AET, approximately 15 per floor and the system is connected to a central BMS using an AET Flexgateway interface module.

The project has been developed under Royal London’s sustainability framework and is expected to be awarded BREEAM “Very good” status. The newly refurbished office accommodation will be available for tenancy early 2018. www.flexiblespace.com

SPRINKLERS: UNMATCHED EFFICIENCY AND RELIABILITY One of the most efficient and effective ways to reduce the impact of fire is through measures which ensure that when it starts it is quickly extinguished so that damage is minimised.

Fire sprinkler systems do just this – they make buildings and businesses resilient to the impact of fire because they automatically control or even extinguish it before the fire and rescue service arrives, with the result that the business can be up-and-running again usually within hours of the incident. But how efficient and reliable are they when a fire breaks out?

There is clear evidence that sprinklers work. In fact, the NFCC and the National Fire Sprinkler Network (NFSN) have worked together to investigate the effectiveness and reliability of sprinkler systems.

In an independent report carried out by Optimal Economics, thousands of incidents have been analysed to provide detailed and comprehensive analysis of the activation and performance of sprinkler systems used to control fire in buildings. The evidence shows that sprinkler systems have an operational reliability of 94% and demonstrate when called to work they have a very high reliability. Furthermore, it is evident that when they do operate they extinguish or contain the fire on 99% of occasions across a wide range of building types.

The data clearly proves that sprinklers are both effective and efficient in a wide range of fire scenarios and building types, affording greater levels of fire protection to people, property and the environment. They protect firefighters who attend incidents and reduce the amount of damage to both property and the environment from fire. In fact they are so good at protecting property that many businesses that experience a fire and have sprinklers fitted, are able to be back up and operational within days, if not hours.

Sprinklers provide property protection and I am in no doubt that if the project design team or consultant for the Daventry warehouse which was destroyed by fire on 12 March had recommended sprinklers or the client had insisted on sprinklers, then the building would still be standing and operating. Instead, the fire had a massive financial impact in terms of an insurance claim, jobs will be at risk, the local economy will be affected and there is the environmental impact that removing a fire damaged building and rebuilding it will have. Sprinklers would have helped to create a resilient building and the owners would not be facing the challenges that now lie ahead for them.

It’s important that we understand the costly impact of fires and the benefits that sprinklers bring. It is also important that we keep pushing for the regulatory change that is so needed. Sprinklers are an effective part of an overall fire safety solution. They can be used efficiently to improve fire safety in a range of new and existing buildings. They save lives, they save property.

Key appointment for Robert Woodhead Ltd East Midlands based construction company, Robert Woodhead Ltd, has appointed Jenna Frudd as its new Business Development Manager, adding to its 180+ existing team.

Jenna joined the business last month bringing with her a wealth of experience and knowledge in the construction industry, having come from being the Director of her own construction company and more recently managing high end private housing developments.

Jenna is well known in the construction industry and is keen to get her teeth in to a new challenge at Woodhead.

Quality of industrial extension leads under investigation Market surveillance by the Approved Cables Initiative (ACI) has revealed significant quantities of substandard pre-assembled industrial extension leads on sale in the UK. Pre-assembled yellow units, sold as industrial extension leads designed for use in harsh environments (such as construction sites), have been found marked H05VV-F. These cables are ordinary duty flex and as such are not suitable for industrial use. A sheath of yellow or blue is commonly associated with arctic grade flexibles.

In one example of such cable, packaging clearly states that the extension lead is designed for use in `harsh environments’ even though the cable is ordinary duty flex (H05VV-F).

The cable is yellow and could be easily mistaken for arctic grade flex.

Tests by the ACI have shown that when the flex is subjected to the cold bend test at minus 40°C, the sheath splits open and insulation cracks exposing what would be live conductors.

Some examples of flex, purchased from a seller on eBay, also failed to meet the tensile strength requirements of an arctic grade and ordinary duty flexible. In one sample the results were more than 30% lower than required.

A further example of an ordinary duty, sold as an industrial extension lead was purchased from a Nationwide Electrical Wholesaler. When subjected to the cold bend test as an arctic grade

flex, it failed to maintain its integrity, exposing live conductors. The flex, manufactured in Turkey also failed conductor resistance testing at such a severity that it should warrant a product recall as it poses serious risk of short circuiting and overheating.

In December 2017, the ACI conducted market surveillance aimed at sampling the quality of arctic grade flexibles.

Significant quantities of substandard arctic grade flexibles were discovered and the ACI published a warning to the electrical supply chain at this time.

Throughout the course of the ACI’s latest market surveillance programme, various samples have been obtained; a multitude of failures have been recorded across a range of test criteria and requirements. The table below outlines the failures:

The ACI is reiterating its message that suppliers and end users who need cable suitable for outdoor use, should look for cable marked BS6004 and the UK cable code for arctic grade cable which is 3183A. Cables marked with H05VV-F are not intended and should not be used in harsh environments.

Blends for Friends: Rap Interiors’ Award Winning Project Rap Interiors recently came runner up in the ‘Construction Project of the Year’ Category at the 2018 Kent Invicta Chamber Awards. Our submission was the interior fit out of a countryside barn for Blends for Friends, a bespoke tea making company based in Kemsing, Kent.

The project entailed transforming the newly build two storey barn into a functional workplace by implementing a number of spaces.

These spaces included a café, breakout area, office space and tea blending room (AKA ‘the Blendatorium’).

The finished workspace included number of stunning design features, such as a stylish food prep area with an adjoining breakfast bar and copper-top serving counter; Wagamama-style breakout area benches to compliment the barn’s rustic beams; glass-fronted office meeting rooms; and a bespoke ‘wall of tea’ to showcase just some of 25000 ingredients in the Blendatorium.

Another key feature of the Blendatorium was the large prep table, which included a bespoke lowering flap to allow the director to stand and speak to visiting tourist groups. Features like this, courtesy of Rap Interiors’ talented designers, have helped Blends for Friends to generate more tourism and grow their unique brand.

Thanks to Rap Interiors, the Blends for Friends team now have the space they need to help build on their success in the tea industry.

We at Rap are delighted to have been presented with an award for the transformation, and thoroughly enjoyed working with Blends for Friends throughout the project.

Rap Interiors Completes Simpsons Wine Estate Renovation Project Rap Interior has recently completed the installation of Simpson Wine Estate’s ‘Glasshouse Tasting Room’ at their winery in Barham, Kent. This was the final stage of the Simpsons’ renovation project, which has seen the conversion of their two barns into a state of the art winery, office space and visitor attraction.

Rap was responsible for both the interior design and conversion of the space, which involved utilising a two-storey mezzanine floor within the winery. Key features of the design included a custom built bar with self-cleaning spittoons; colour-changeable LED floodlights that illuminate the winery; and a Helter Skelter slide that transports guests down to the ground floor for a memorable post-tasting exit.

Following the completion of the works, the Rap Interiors team were invited to take part in a wine tasting event for themselves, meaning they could finally try out the spittoons!

UK CONSTRUCTION WEEK UNVEILS AMBITIOUS PLANS TO SHOWCASE INDUSTRY ROLE MODELS Society is changing quickly, and so is the construction industry. Huge challenges remain around recruitment of new people into the sector, as it competes with other parts of the economy in exactly the same predicament.

UK Construction Week is launching a new initiative for 2018 to help the industry compete for talent. It will do this by taking role models in the industry and elevating their profile and their story in a nationwide publicity campaign through trade and consumer media.

So we are planning for UK Construction Week to act as a platform to do just that, inspire a new generation of construction professionals to join this rewarding and exciting industry.”

UK Construction Week is looking for professionals to apply or to be nominated. This is an opportunity for people to raise their own profile if they feel they deserve it, or for colleagues to nominate professionals they feel deserve recognition. This is a great

chance for a company to raise its profile by showcasing its talent, as well as for unsung heroes to gain valuable encouragement, as well as help recruit a whole new generation of construction professionals.

This is aimed at all walks of the sector, whether you are a newly qualified apprentice, or someone who has transferred into the sector from the military or automotive industries.

Whilst all those selected in the group will gain significant profile from the campaign, there will be awards presented at the event itself to those who have been selected by the UKCW Advisory Committee to have been deemed the UKCW Role Models of the year. These will be presented at UK Construction Week on Tuesday 9th October in front of the journalists and industry VIPs.
