Three in five small and medium-sized construction businesses admit to having no succession plan t 58% of UK small and medium-sized

enterprises (SMEs) in the construction sector admit to having no clear plan in place to ensure their business does not suffer when a key employee leaves; t However, only one in seven (15%) of these SMEs say they have no employees who are indispensable or would be difficult to replace. The Aldermore Future Attitudes report has found that three fifths (58%) of small and medium-sized enterprises (SMEs) in the construction sector – equating to 565,283* UK

This is despite the survey of over a thousand senior business decision-makers at UK SMEs revealing that only one in seven (15%) SMEs in the construction surveyed felt they could survive without a succession plan on the basis that none of their staff members were indispensable or would be difficult to replace. Moreover, a further one in ten (9%) SMEs in the construction sector have no defined plan in place because they are

not expecting any key employees to depart in the short-term. Of the two in five (42%) SMEs in the construction sector that have a succession plan in place, over half (55%) say this includes ensuring employees view their long-term future at the company and providing training to widen employees’ capabilities beyond their current roles. A third (32%) of those SMEs in the construction sector with a succession plan already have individuals in mind to take on the pivotal and specialist roles in the business if other employees leave or step down.

Crossrail overrun by £1bn Crossrail has revealed that construction costs on the £14.8bn project’s major contracts have increased by almost £1bn from the award values. Figures released by Crossrail following a Freedom of Information request reveal details of 44 tier one contracts completed as of 31 July 2017. The release shows that some contracts almost tripled in cost between being awarded and reaching completion. The contracts cover enabling works, construction of the running tunnels, and initial station construction, including piling and utility diversions. Crossrail awarded a total of 65 contracts covering construction of the line, which is now 85 per cent complete. Work on station construction and tunnel fit-out is still under way, with 21 contracts still to complete. Parts of the Elizabeth line are scheduled to open in December 2018, ahead of the eastwest route becoming fully operational by the end of 2019. Large contract overruns include the Eastern Running Tunnels contract awarded to a JV between Dragados and John Sisk, which was initially valued at £479.4m but reached a final cost of £756.4m. The Western Running Tunnels and Bond Street / Tottenham Court Road SCL contract awarded to the JV between Bam, Ferrovial and Kier (BFK) rose from an initial £472.6m to £745m. Another contract at Bond Street, the Bond Street station (piling & dwall), undertaken by

a JV between Costain and Skanska, was valued at £33.2m when awarded but ended up costing £95.4m once completed in January 2014. The main works at Paddington Integration undertaken by Carillion also ballooned from £27.7m to £98m during the course of the project. In a statement accompanying the release of the information, Crossrail said: “None of the major Crossrail tier one contracts were awarded as fixed-price contracts covering 100 per cent of the scope, design and cost, and therefore it was never anticipated that these contracts would be completed for the award price. “The contract value at award does not reflect the risks that were retained by Crossrail Limited and contingency was allocated for this. The actual costs of these works are in line with Crossrail Limited’s initial estimates.” Despite the overruns, the cost of the line still fell below the £14.8bn funding envelope for the project, which was reduced from an initial £15.9bn funding package approved in 2007.

However, good employees are hard to find so for SMEs putting in place a strategy to deal with the departure of key individuals is imperative, particularly since the departure of a key employee has the potential to hit smaller firms with fewer employees hardest.”

CIOB helps members visit schools to promote construction careers Britain’s schools are being targeted in a major new recruitment drive by the Chartered Institute of Building which aims to address the poor image construction still suffers among pupils in the 14 – 19 age group and their teachers. The just-launched ‘Think Construction’ toolkit from the CIOB has been developed in partnership with teachers and young people to help CIOB members structure careers advice sessions. The kit contains film, presentations, case studies, games and content to describe the many managerial career opportunities on offer across the sector that are open to those without a degree, as well as graduates.

Woodhead takes home two regional construction awards Robert Woodhead Ltd has been named winners of two awards at this year’s Constructing Excellence in the East Midlands Awards.

The East Midlands Constructing Excellence Awards focus attention on some of the most important issues for the sector. They recognise the very best companies, collaborations and projects sharing best practice and inspiring others to adopt new and better ways of working that deliver outstanding results.

The project has engaged hundreds of people in the repair and conservation process. Working with the Trust, the Woodhead Heritage team delivered an ambitious engagement programme, which included supporting a documentary film of the project produced by local schoolchildren, 26 talks on the project delivered to local groups, four Public Heritage Skills open days and over 600 people taken on hard-hat tours.

Woodhead’s work on the already awardwinning King Edward Skate Plaza, was recognised with the Value Award, for its commitment to offering wider social value on such a short timescale and low value project. This is the second consecutive year Woodhead have won the Value Award. The Nottingham City Council scheme, which was procured through the empa ii Minor Works Framework, has already been named the Most Considerate Site in the UK by the Considerate Constructors Scheme, and is now serving the skating community of Nottingham. The King Edward Skate Plaza was also this year named the Considerate Constructors Scheme’s Most Considerate Site in the UK (under £500,000). This success was followed by the restoration of Delapre Abbey for Northampton Borough Council, which was handed the Preservation and Rejuvenation Award. This is the third year in a row Woodhead have been recognised for their heritage and preservation works. The £6.1m restoration of the Grade II* Listed

We aim to show the full range of management positions and help our members attract the new people they need. “Now that they have clear targets in terms of careers advice, schools are looking for people to talk to pupils about careers and CIOB Members can volunteer to do that. We are particularly keen to get our Novus Members involved where they can talk in schools about their job and what it’s like to work in construction. We are asking Members to give us just one hour of their time to inspire young people into the sector.”

CA ROOFING SERVICES COMPLETES PHASE ONE OF RUSHDEN LAKES

CA Roofing Services, along with CA Group’s specialist cladding division SCS, has announced completion of work on phase one of the £140m Rushden Lakes development in the Nene Valley, Northamptonshire. The retail, leisure and tourism destination, when complete, will include a 14-screen cinema, cycle hire, indoor trampoline and climbing facility as well as restaurants and access to some of the UK’s biggest high street shopping brands. CA Roofing Services worked closely with main contractor Winvic to complete phase one which is focused on the retail side of the development. The team worked on multiple buildings throughout the complex including the three 70,000 sq ft terrace buildings, which make up the main shopping areas, and three 15,000 sq ft restaurant buildings, situated adjacent to the lake side.

Combination of Schöck Isokorb types meets Berlin project demands Affordable living space has long been a scarce resource in Berlin and one of the latest developments to help resolve the problem is a contemporary inner-city housing complex called Paragon Apartments, in the Pankow district. The project centres on the historic Prenzlauer Berg Hospital building, originally built as a school in 1912, but defunct in recent years as a hospital. Two new upper storeys have been added to the original building, three further existing buildings have been modified and there are two new structures. The ‘cube theme’ design framework comprises 217 high specification apartments – ranging from compact studios to rooftop duplexes – plus a kindergarten, a café and a supermarket. All are formed as a threedimensional façade involving terraces and a shifting stacked balcony pattern. The balconies, made of prefabricated concrete elements with glazed surfaces, are of varying depths, giving the apartments a spacious quality.

A complex structural design The Paragon building envelope and balcony construction is complex and it was important to address any possible thermal bridging problems. To meet the challenge, Schöck has supplied its Isokorb type KXT products, for concrete-toconcrete applications. The products offer such a high level of insulation that the Passivhaus Institute in Darmstadt has awarded them with the low ‘thermal bridge construction‘ certificate and confirmed their suitability even for passivhaus construction. With the balcony design, the plate and the canopy element for the balcony below act structurally on the same floor. So it was

Two additional Isokorb types In addition to the type KXT, the Isokorb types EXT and KS are also incorported. The EXT normally complements the type KXT in bearing high loads involving cantilevered external corner balconies, but on this occasion it is used to support the side wall loads. The Isokorb type KS is used where there is a requirement for the free cantilevered steel girder canopy elements of the structure to be secured to the reinforced concrete slab. The Paragon Apartments project provides an interesting example of how a variety of differing project specification challenges can be met, by designing-in a combination of Schöck Isokorb types. Builders can raise insulation values with polyurethane Polyurethane foam can be used as a high performing insulant in building projects to meet or exceed today’s standards. It is also widely used for remodelling purposes, for instance in barn conversions. When used for airtightness or stabilisation under the roof or within the cavity it outperforms most other materials. The polyurethane foam insulant is a two-component liquid system which produces a highlyefficient blanket of insulation with an exceptional thermal conductivity figure. Systems can be applied to various depths and have K-values in the range of 0.025 to 0.028W/ mK. This form of insulation can be used for air tightness and to help meet Building Regulations as wall, roof, or floor insulation - or to fill voids and other areas providing a seamless, thermal insulation barrier. Other jointed systems give rise to a potentially weak point, leading to a significant loss of insulation value. Builders and other specifiers should ensure that installers operating to high standards are chosen. Choose a British Urethane Foam Contractors Association registered installer for sprayed and injected polyurethane foam installations. Sprayed polyurethane foam can be applied to the underside of traditional residential roofs, as well as those constructed from steel, asbestos and aluminium. Systems can be installed to various

depths and have K-values in the range of 0.025 - 0.028W/mK.

Closed cell foams offer superior energy performance and are resistant to driving rain meaning that the material stays dry with no loss of thermal properties. The insulant can help act as a barrier to prevent flood waters from entering the building through the walls.

When sprayed to a depth of 100mm, the U-value of a typical roof with 100mm fibreglass at ceiling level is reduced from 0.34W/m²K to 0.16W/m²K bringing the building up to current Building Regulation requirements. This can save the equivalent of more than one tonne of CO2 per annum by reducing energy consumption. A survey is carried out before installation to check that the building fabric is sound, with any necessary rectification works carried out. Polyurethane foam is not just an insulant – it can be used for stabilisation purposes, for instance to hold tiles in place for a stronger roof structure or to take the place of failing wall ties. The material can often be used when other materials are not suitable. Injected polyurethane foam can be used in

the cavity walls to provide a superior performing insulant which also helps to bond the inner and outer leaves providing strength to the building. Air leakage through the cavity can be reduced to zero. Because of the greater thermal performance and reduced air leakage PU foam outperforms alternative cavity fills.

Materials Closed cell foams offer superior energy performance and are resistant to driving rain meaning that the material stays dry with no loss of thermal properties. The insulant can help act as a barrier to prevent flood waters from entering the building through the walls. The British Board of Agrément certification approves this insulant for cavity walls in all exposure zones. Closed cell foams which achieve a Class 1 fire rating when tested to BS476 Part 7 are available. Or, where non-Class 1 materials are used on internal applications these must be covered by plasterboard, or a similar thermal barrier.

Land Release Fund must enable SME house builders The Government has announced the launch of the £45 million Land Release Fund to help local authorities “release some of their unused or surplus land for housing”. The Land Release Fund is the result of a partnership between the Cabinet Office and the One Public Estate (OPE) programme. Managed by the Local Government Association (LGA), it takes the total amount of available funding up to £54 million. The Department for Communities and Local Government (DCLG) expects this funding to release enough public land to build 160,000 new homes by 2020. The House Builders Association (HBA) – the house building division of the National Federation of Builders (NFB) – has frequently advocated that the most productive solution to the housing crisis lies in enabling small and medium-sized (SME) developers to build more homes in their local communities. Rico Wojtulewicz, policy advisor for the HBA, said: “While the announcement of extra money to unlock land for new homes is certainly

welcome, we must ensure that it ends up enabling SME house builders to do their job. SMEs unlock supply more quickly, drive a competitive local market and win work on reputation. They also employ and train the majority of construction employees, retaining two out of three of them. We cannot waste those intrinsic values for another decade.”

Planning chiefs West Midlands construction firm get green light builds stronger future thanks to for Manchester’s new finance Tallest Tower Telling Architectural, a West Midlands2017 the most successful year yet for Planning chiefs have recommended for approval developer Allied London’s high-rise Trinity Islands development in Manchester. Allied London, which is also pressing ahead with its more centrally located St John’s Place high-rise scheme, said it aims to start work subject to planning before the end of the year. The Trinity Island towers will offer residents farmers’ markets, shops and educational facilities forming the core of a city-centre village. Its town square within the cluster will offer cafe and bar life, event space as well as a new boat club.

Developer looks to ditch PRS homes from Foster + Partners’ Cardiff scheme The developer behind Foster + Partners’ new bus interchange scheme in Cardiff is looking to ditch nearly 200 proposed private rental homes and replace them with offices or student housing According to recently revised proposals, developer Rightacres is looking to cut up to 195 PRS units from the top floor of the city-centre development. The developer claims the current plans, which were approved in March, to put the homes above new offices, a ground-floor bus interchange and a 225-space car park are no longer viable. Rightacres also warned that the overall

project faced ’significant funding challenges’ and could yet face further delay, It is understood that the former administration felt there was an excessive number of student accommodation schemes proposed around the city. A report drawn up by the council’s director of economic development, which will be discussed by the authority on 27 July, states the developer is mooting plans to replace the consented PRS units with student accommodation. Rightacres will pursue plans to build office space on the top floor but will only start construction if at least 50 per cent of the office area is let.

Top marks as Overbury wins university projects National fit out and refurbishment specialist Overbury has been instructed to deliver projects for four Midlands universities in time for the start of the new academic year. Overbury has been appointed to deliver creative learning spaces at University of Birmingham as well as the refurbishment of flexible teaching spaces and staff accommodation at Aston University, ensuring the buildings are ready to welcome students in time for the new term in September. The five projects at the universities, including Staffordshire University and University of Warwick, are worth a total of around £7 million. DWP tenders Job Centre fit-out framework worth £375m The Department for Work & Pensions is tendering a £375m framework for fit-out and building works across UK job centres. The Department for Work & Pensions (DWP) new estates contractor framework goes live in April 2018 to provide minor works and capital projects for four years across more than 700 properties in England, Scotland and Wales.

DWP is coming to the end of a 20year PFI contract (the Prime contract) for its estate. This framework will replace that. It will also be available to other government departments. The framework has a total value from DWP of £375m. It is divided into three lots according to scale of work to be carried out (works up to £250k; £250k to £2m; and £2m to £8m). Each lot is divided into five regional bands.

Combined Authority builds on its plans for housing A housing summit hosted on Monday 24 July has seen a pledge laid down to accelerate much-needed high quality housing in Cambridgeshire. The Cambridgeshire and Peterborough Combined Authority have hosted the event with builders, developers and social housing providers in the area to look into how the public and private sector can work together. The ‘Building for Cambridgeshire and Peterborough’ housing summit took place at South Cambridgeshire Hall in Cambourne and included presentations by the National Housing Federation and the Homes and Communities Agency. Swansea approves £24m student block Plans for a £24m purposebuilt student accommodation development in Swansea have been approved. Crosslane Student Developments has secured planning consent for the 307-bed scheme on The Kingsway in Swansea as well as for a smaller 83-bed student accommodation development on Calton Road in Edinburgh. Completion of both schemes is scheduled for September 2019 and they will be operated under Crosslane’s Prime Student Living brand.

The Value of Exhibitions In today’s marketing world, there have never been more options as to how you communicate with potential clients and try to generate new business opportunities. The world is now almost completely online. 82%* of adults in Great Britain used the internet daily in 2016 with 70%* accessing the internet through mobile devices. Yet, despite the trend for everything online and mobile, the face-to-face world of exhibitions remains a vibrant and hugely effective marketing opportunity. Through a 2016 survey** of 16,000 marketing professionals and business directors, almost 85% stated they attend up to 10 shows per year. 75% said that they were considering exhibiting at more shows in 2017, and 42% said that they spend most of their marketing budget on attending shows. Gripple develops its Pipework Solutions product range mechanical services specialist, has added new products and developed others in its piping range to add breadth, depth, strength and more solutions for easier and quicker heating installation of all pipework applications. Goldfinch Developments complete first care home project Care home construction company Goldfinch Developments, has completed their first project. Chamberlain Court, a 72-bed Hallmark care home in Royal Tunbridge Wells held its official grand launch event on Tuesday 11th July with guest of honour, television presenter and Alzheimer’s Society ambassador Fiona Phillips. As part of the grand launch event, guests were invited to view the home’s state-of-the-art facilities, which include a £50,000 cinema room and whole home audio visual package installation, hairdressers, barbers, therapy room and café. Other design innovations include; enhanced assisted bathrooms featuring walk in and musical therapy baths and the unique Buckingham suite on the third floor of the home with an adjoining terrace, which can be hired out by residents and their relatives for functions and special events. Managing director of Goldfinch Developments, Kevin Storey said: “We are proud to have delivered this prestigious new home for Hallmark Care Homes.

“They have shown enormous faith by selecting us to complete this three-year build project for them, which was interrupted when the building contractor went into administration. “We are extremely pleased with the result, which has come together through team work and months on hard work.”

Construction skills scheme extended after first year success An innovative scheme to attract more talent into the built environment sector is being extended after a successful first year. Last year Gateshead College teamed up with a powerful partnership of architects, designers, contractors and engineering specialists to launch PlanBEE in a bid to tackle an industry skills shortage. Together they developed a unique, flexible training programme designed to attract and retain the brightest new talent in the region, plug skills gaps, and create a more flexible workforce capable of working across various construction disciplines. An initial cohort of 13 students enrolled on the scheme last September and all have been retained having completed a Higher National Certificate (HNC) qualification. They will now work towards a Higher National Diploma (HND) in year two and an honours degree in year three and these qualifications will help them secure a guaranteed job on completion of the programme. Now a recruitment drive has begun to hire a second tranche of students, who will start on the programme this September.

Rather than follow a traditional training model where students complete their qualifications while working in one company, PlanBEE gives trainees the chance to work across several companies and therefore gain a more rounded understanding of the built environment industry. Working with Gateshead College, the group has created a bespoke higher level skills programme that provides budding professionals with study and off-the-job training at the college’s construction facility on Team Valley, along with a job working with some of the region’s leading companies. It has been tailored specifically for and by the North East construction sector, providing students with a starting salary of £10,700 per year, a professional qualification and a guaranteed job opportunity on graduation. Established by Ryder Architecture, the scheme has already attracted some high-profile names, including Brims Construction, Sir Robert McAlpine, Xsite Architecture, Robertson, 3e Consulting, Cundall, Arup, FaulknerBrowns, Sadler Brown Architecture and Tolent. Matthew Hardman, 19, from Gateshead, initially spent time with Cundall and has been with Sunderland firm Brims Construction for the last few months.

He said: “I was keen on a career in construction but was not sure what discipline I wanted to pursue and did not want to get to the end of university and realise I hadn’t really enjoyed my choice, while having amassed £30,000 of debts. “So I’m really pleased to have secured a place on this course through Gateshead College. My first placement was mainly office-based, learning CAD drawing and BIM and I’ve really enjoyed the site engineering experience with Brims including the quantity surveying side. This has definitely been the right choice of course for me.” Brims director Richard Wood said: “We are a fast-growing business and realise how important it is to play our part in nurturing the talent of the future. Matthew is the second placement we have had from PlanBEE and has been a great addition to our team. Considerate Constructors Scheme launches in Ireland The Considerate Constructors Scheme - the organisation established to improve the image of the construction industry - is now international, having launched its first registered site in Ireland. The first registered Irish site is located at The Exchange, which forms part of the International Financial Services Centre at the heart of Dublin’s financial district. Meanwhile, the Construction Skills Network’s most recent ‘Insight’ report has highlighted a growing skills shortage in the industry. The study identifies that an additional 179,000 UK construction jobs will need to be filled from 2017-2021 to meet rapid growth in demand for infrastructure and housebuilding across the country. Many of these new jobs are graduate level roles in technical, professional and management occupations, rather than traditional craft trades – and the need for higher-level skills is a challenge that PlanBEE aims to tackle.

Glendower House Cladding Combines Classic with Contemporary Named after the Welsh nobleman who led a rebellion against Henry IV, Glendower House brings a pioneering ‘study hotel’ concept to Cardiff from developer, TVE Ltd. Designed by John Wotton Architects, the student accommodation is conveniently located on St Andrew’s Lane in Cardiff, just a five minute walk away from both the city centre and the University of Cardiff Campus. The development also sits on the edge of a conservation area close to the Portland Stone clad civic centre buildings, and the planners were keen that the external envelope of the new development should reflect the colour palette, materiality and verticality of these local buildings.

Construction bounces back after a recent stall in growth After a torrid month in May for construction, figures began to move in the right direction across June, with contract awards increasing by 12%, as a number of high profile projects were given the green light. The latest edition of the Economic & Construction Market Review from industry analysts Barbour ABI, highlights the levels of construction contract values awarded in June across all regions of Great Britain, which totalled £5.5 billion based on a three-month rolling average, an increase on the £4.9 billion from May. London led all regions with 26 per cent of the total construction contract value for June. This was greatly helped by the North Quay Poplar development contract award, worth £800 million, the largest project across all of construction on the month.

Residential building that produced the highest value on the month, reaching £2.5 billion, bouncing back admirably after a dip in May when it decreased to £1.7 billion. Furthermore, four of the top ten biggest projects in June came from the Residential sector. There were also monthly increases in Industrial, Commercial & Retail and Medical & Healthcare. The largest decrease came from Infrastructure, which lacked a high value project on the month to help increase its figures. Looking at construction in June across the UK regions outside of London, the dominance continued across southern England with the South East in second place for construction contract value with £713 million awarded, followed by the South West in joint third place with the North West, each tied at £627 million.

The construction industry is also ready to significantly upscale the training and recruitment of UK construction workers so we welcome the recommitment to a proper industrial strategy and high skilled learning. In the longer term, being able to train more of our own workforce is without question part of the solution to our enduring skills deficit. Nevertheless, the Government must be pragmatic and introduce an immigration flexible system that allows skilled EU nationals to work in the UK with relative ease.”

Morgan Sindall has reported a 44% leap in pretax profits in the first half of 2017 as it doubled its construction margin For the six months to 30th June 2017 Morgan Sindall made pre-tax profit of £23.1m (2016 H1: £15.4m) on revenue up 14% to £1,307m (2016 H1: £1,148m). The company’s Construction & Infrastructure division has improved its profit margin to 1.1% this year from just 0.5% last year by better selection of work to take on. This resulted in operating profit of £7.6m for Construction & Infrastructure, up 138%, on revenue of £694m, up 13%. Fit Out has been doing particularly well, with revenue of £339m up 15% and operating margin hitting 4.3% (2016 H1: 3.9%). Two-thirds of the company’s fit-out work is in London. Chief Executive John Morgan said: “This

is a strong set of results, driven by another period of margin and profit growth in Fit Out and further progress on margin recovery in Construction & Infrastructure. Reflecting our overall profit performance, our strong balance sheet and cash performance, and our confidence in the quality of our business, we are increasing the interim dividend by 23% to 16p per share.

“With the current trading patterns in Fit Out and the forward visibility provided by the size and quality of its order book, together with further margin improvement in Construction & Infrastructure and an increase in scheme completions in Partnership Housing and Urban Regeneration, we are confident of another strong performance by the group in the second half.”

Rising construction costs spark growth in UK office refurbishment

Formica Group comments on the shift from new build to office refurbishment Savills’ World Research spotlight on Office Refurbishments in UK Regional Cities Summer 2017 reveals that rising construction costs, along with build cost inflation, is causing developers to switch their attention to refurbishments.

Refitting, often a key element of refurbishment, has also become a key component of many of today’s office upgrade. Formica Group, aware that a war on talent is feeding office design, is increasingly seeing the delivery of creative internal fit-outs that aim to inspire staff and entice millennials. Alimak have recently secured 5 high rise projects in the Canary Wharf area of London, using their modular access system. Some of these projects have been provided in combination with a common access tower that acts as an interface & foyer between the hoists and building, and enables the contractor to weather proof larger areas of the building interior early and therefore allows for early fit out and programme reductions on the contract. The hoists offered for these projects range from 2000kg capacity hoists with travel speeds of 42m/min and a floor area of 5.85m², to high-speed units with capacities up to 3200kg, floor areas up to 9.20m² and travel speeds of 100m/min. These units are in various combinations of single hoist/single mast and two hoists/single mast, to maximum site traffic movement within the site space restrictions. In addition to these conventional & high-speed hoists, Alimak Hek have developed a twin masted “Mammoth” hoist, with a capacity of 5500kg and floor area of 15.0m². The Mammoth has been designed to enable the contractor to deliver large/heavy glazing & cladding units in bulk and fully manufactured toilet & kitchen POD’s, to vastly reduce materials handling and final fit out periods.

Turfdry nominated for 2017 IOG Contractor Of The Year Award Turfdry has been nominated by Concord College, Shropshire, for the Institute of Groundsmanship (IOG) Contractor of the Year Award following the recent handover of a £750k sports field ‘feasibility, design & build’ project that has been three years in the making. The award is to recognise “those who demonstrate a strong client relationship, high professional attitude and attention to detail”. College Bursar, Barbara Belfield-Dean, first approached Turfdry in June 2014 with ideas to develop Hall Meadow - a 32-acre agricultural field directly in front of the college’s historic main building - into sports pitches and other grassland for amenity use. Turfdry was subsequently employed to carry out a full feasibility study involving topographical surveying, digital 3D land remodelling, and a Ground Investigation Report via specialist geotechnical consultants. Turfdry’s design proposal was well received by the client. It provided all the required sports pitches, designed to suitable gradients, in a visually attractive and user-friendly layout. The proposed landform also addressed peak-storm flooding of residential properties on the site’s western boundary: an existing problem caused by surface water run-off from the agricultural field. Turfdry also purposely engineered the design so that no soil needed to be brought onto or removed from site, as to minimise project’s impact on the local community. The scheme was submitted for planning approval in April 2015 and received planning consent in October, following Sport England endorsement Turfdry was subsequently appointed as contractor for the works, and also CDM

Land drainage systems of varying intensity were installed over different parts of the site using the unique ‘Turfdry Drainage System with Hydraway Sportsdrain’, a technically superior sports turf drainage system that has been tried, tested, and proven over 20 years.

This included liaising with another civil engineering firm appointed by the college to lay the new foul and storm sewers across the site – at the same time that Turfdry was carrying out the major earthworks, which involved over 25,000m3 of topsoil strip, over 25,000m3 of subsoil ‘cut & fill’, and the construction of a large attenuation lagoon. Following the completion of the earthworks using GPS-controlled machinery, land drainage systems of varying intensity were installed over different parts of the site using the unique ‘Turfdry Drainage System with Hydraway Sportsdrain’, a technically superior sports turf drainage system that has been tried, tested, and proven over 20 years. After the drainage installation an extensive programme of operations followed, including: stone burying; sand spreading and amelioration; cultivation; seed-bed preparation; and seeding using five specialist seed mixes for different areas of the site - including two wild flower meadows - completed in October 2016. Turfdry remained in charge of the site throughout the growing-in period and undertook maintenance operations including: mowing; fertilising; selective herbicide; and aeration, until handover in July 2017. The IOG was appointed by the College to undertake independent monitoring of the project and awarded Turfdry the highest possible marks when the site was assessed at handover using the IOG’s Performance Quality Standards.

New Blowerproof Liquid set to transform air-tightness of buildings Airtightness is a dominant factor affecting a building’s energy performance. It can be argued that airtightness is more important than insulation in terms of thermal performance.

E

ven small gaps in doors and windows can cause significant heat loss and once a building is constructed, stemming unwanted air flow can prove difficult and expensive.

When deciding how to seal construction gaps, one common option is to use a polyurethane-based, spray foam filler or silicone or acrylic sealant to ensure air-tightness, but there are acknowledged problems, with shrinkage and adhesion being the main disadvantages. A new, BBA-certified, liquid air-tight membrane called Blowerproof is a clever, quick, easy and cost-effective way to ensure outstanding air-tightness. Blowerproof has been used widely across Europe for many years as a proven and effective method of achieving high levels of airtightness, in many different buildings on a wide range of substrates.

Simply brushed on, Blowerproof quickly forms a permanent, secure and continuous air-tight seal across a range of draught-prone points: wall/floor/ceiling connections, fenestrations, pipe connections including water, electricity, gas and data; all with no need for primers.

Applied as a blue, thick liquid, fibre reinforced ‘paint’, Blowerproof Liquid Brush quickly cures to form a black sealed membrane which is highly resistant to punctures. Blowerproof is also available in white, so it doesn’t show through a plaster finish.

Brushes rinse out under cold water, making Blowerproof Liquid Brush quick to deploy and pack away. It’s safe to use in high risk environments such as food, childcare and medical environments as it is free from both volatile organic compounds (VOCs) and harmful chemicals. A building that leaks air is always thermally inefficient. These air leaks cost the building owner, so it’s easy to make the case for using Blowerproof. BBA certification is recognised by Government departments and throughout the construction industry as confirmation that a product is fit for purpose. Only products and systems that have passed a series of comprehensive assessments – including laboratory tests, on-site evaluations, quality management checks and inspection of production are awarded a BBA Certificate. Once a Certificate has been issued, six monthly surveillance of production and comprehensive three yearly reviews are required to maintain its validity. Any easy way to ensure leaks are sealed, helping limit applicator error is a major step forward to improving building performance.
