Designed by Interaction, a Bath based design and build specialist, and locally based designer and TV personality Laurence Llewelyn-Bowen the 10,000 square foot castle is now fit for the kings and queens of tech. Each room has been developed with its own unique theme to keep staff engaged and energised with meeting rooms including an ice cave, ski lodge and library with a ‘secret passage’ which you can see in our video of the castle here. Each room is fitted with the latest stateof-the-art technology to create optimised workspaces; this includes:

The historic grade two listed Castle, which is a local landmark and part of the Bathurst Estate, has been sympathetically restored as part of the project. The building presented new challenges as the revamp unfolded, including the need to address severe damp issues throughout. It’s now preserved for future enjoyment – an important aim of the project. MPs to vote on £4bn parliament restoration plan Parts of Palace of Westminster are increasingly derelict with collapsing roofs and crumbling walls

Ps and peers will vote within months on a plan to move out of their neo-Gothic parliament for six years during a huge restoration project that will cost at least £4bn. The 19th century Palace of Westminster is known around the world, but parts of the estate are increasingly derelict. A study last year found large amounts of asbestos, potentially deadly fire risks, collapsing roofs, crumbling walls and leaking pipes. A report on Wednesday by a cross-party committee said that, without repairs, the building “faces an impending crisis which we cannot possibly ignore”. The move would be the first time MPs have left the chamber since bombing took place during the second world war. It has estimated that the cost of doing it this way

would be £3.9bn — at the bare minimum — against £6bn if contractors worked around MPs in a 32-year rolling programme. MPs would work out of Richmond House, part of the Department for Education. Peers could, meanwhile, be housed elsewhere, for example in the Queen Elizabeth conference centre. A new “delivery authority” would be charged with implementing the mammoth task and would be based loosely on the body that made the 2012 London Olympic Games a success. Members of the committee include Chris Grayling, a cabinet minister, and Baroness Stowell, former Conservative leader in the Lords. Chris Bryant, a Labour MP on the committee, said: “All the evidence points to having to move out of the whole palace simultaneously. That is the lowest risk, most cost-effective and quickest option.” The proposals still have to pass the considerable hurdle of gaining the approval of members of both the Commons and the Lords. Theresa May, prime minister, rejected a newspaper report that she firmly supports the proposals. “It is wrong to claim that the prime minister has taken a view,” said her spokeswoman.

They dismissed building a temporary building on Horse Guards Parade because it was too far from the House of Lords, while shifting Parliament to another city, for example Birmingham, was rejected because it would mean having to shift the whole of the civil service out of London.

The idea of turning Parliament into a museum was rejected because it would still require billions of pounds of necessary improvements. The Scottish National party was the only main party to oppose the restoration programme: “I didn’t find that too surprising,” said Baroness Stowell. “They don’t even believe in the UK.”

MK announces next phase of £60m investment The investment programme by Hermes Investment Management and AustralianSuper includes the recently completed £10 million refurbishment of Sunset Walk. he next phase will see the development of new state of the art customer facilities on Deer Walk including a customer service lounge, family facilities and WCs. In addition, work will begin this Spring on a new 1,400 space multi–storey car park adjoining John Lewis.

Kier gears up for £85m Eastbourne mall expansion Work is set to start on a major extension of Eastbourne’s Arndale shopping Centre after an international investor has funded the next phase of the retail and leisure scheme.

Latest News Cordant Projects Wins M&E Contract For Eleven Moxy Hotels Cordant Projects, part of the Cordant Group, has secured a significant contract to play a key role in the development of eleven stylish hotels across the UK.

T

he company will provide a range of mechanical and electrical (M&E) services during the construction of the Moxy Hotels under a framework agreement with Vastint Hospitality, part of the Vastint Group, the international real estate organisation. Under the terms of the £19.6 million deal, Cordant Projects will be primarily responsible for the design and build of all the M&E aspects of the 11 hotels. This includes a new 437-room development at Heathrow, a 294-room hotel in Stratford and a 213-room complex in Edinburgh. The other hotels will be based in Milton Keynes (213), Southampton (212), Bristol (206), Glasgow SSC (200), Cardiff (183), Glasgow (180), Edinburgh Fountainbridge (180) and York (102). The remit includes all heating, air conditioning, lighting, ventilation, electrics and digital installations. In addition, Cordant Projects will utilise its extensive experience to design and fit internal sprinkler systems within each room, as well as throughout corridors and other public areas of the hotels. B&K wins Altrincham hospital redevelopment Bowmer & Kirkland has won a contract worth around £20m to build a new health and wellbeing centre on the site of the former Altrincham General Hospital.

The site, within the Old Market Place Conservation Area of Altrincham, has been cleared of eight former hospital buildings for work to start in March.

nabling works for the £14.4 million revamp of the Grade II listed building were completed last year.

Shaylor Group has now been handed the job of carrying out the phased scheme that will see major changes to the Civic Hall and Wulfrun Hall. Both halls will reopen at their current capacity for a series of public events between October 21 this year and January 1, 2018, with big names like Jimmy Carr, John Bishop, Jon Richardson and Ed Byrne already booked to perform, as well as the Grand Slam of Darts. The Civic will then close again but the Wulfrun Hall will remain open to stage events, with work continuing on construction of its new rear balcony during daytime hours.

Norcros Adhesives sets out environmentally-proposition for the renovation sector Tile adhesive, grout and preparation products manufacturer Norcros Adhesives has the perfect product for tiling on to bitumen and asphalt substrates.

T

he company has developed Ultim8 B+ specifically to enable easy and rapid tiling on to bitumen or asphalt surfaces or surfaces coated with contact adhesive residues. Up until now this has only been possible after carrying out a messy and tedious scabbling process to remove all traces of the asphalt and bitumen. This is particularly an issue in refurbishment projects, where it may be desired to tile over an old bitumen or asphalt surface. These are often found on floors where old vinyl tiles have been removed and on balconies, and the complications involved can greatly add to the difficulties of tiling in such areas. Bitumen surfaces are also encountered in new build, particularly in cellars, where bitumen damp proof membranes are often installed. Ultim8 B+ is by far the most straightforward solution for tiling in such circumstances, whether interior or exterior.

The product operates as a system in which the installer firstly fixes Norcros 6mm Pro Board to the bitumen or asphalt surface using Ultim8 B+, a procedure which requires minimal preparation. The installer can then fix ceramic, porcelain or natural stone tiles to the surface of the board, using a cementbased tile adhesive, for internal or external use as appropriate.

In 2015 the company achieved ISO 14001 accreditation for its work to reduce waste and improve resource efficiency. It also launched its most environmentally friendly product yet - Norcros Pro 30 Fast Track Eco Levelling Compound, which incorporates recycled crushed glass, rather than quarried sand to promote recycling, rather than depletion of natural resources.

The UK Construction Strategy 2025 forms the background to the Supply Chain Sustainability School. This sets out clear ambitions for the construction industry - including 50% less CO2 and a 50% improvement on speed of job completion with 33% less cost. It is acknowledged these are challenging targets, which the School is committed to help achieve, in partnership with business leaders and managers who are prepared to adapt their businesses to meet these challenges. An independent third party, Action Sustainability, delivers the work of the School and all partners sign up to a Code of Ethics. Over a period of time, the School aims to drive up awareness and understanding of sustainability issues in the supply chain nationally. “We are delighted to be part of this essential work, and I am delighted to report that we have already achieved Silver Membership status” says Mandy Searle, head of technical services at Norcros Adhesives. “Everyone in the company believes that this is a very important aspect of our business which we have been working on for a number of years. If we are able to pass some of our knowledge and experience on to others in the industry, and also benefit from the knowledge of other suppliers, then membership will be highly worthwhile for us.”

As a result of developments in the past couple of months alone, architects need to be even more aware of accessibility and inclusivity in their design of buildings to which the public have access, be it new build or refurbishments.

A

ccessibility campaigners are reminding building designers and operators that, under the Equality Act, ‘reasonable’ adjustment should be made to the built environment where a disabled person would otherwise be at a ‘substantial’ disadvantage, and those steps should be taken BEFORE a situation arose: in their mind, having to lay a disabled child or adult on the floor to undertake personal hygiene because appropriate toilet facilities were not available, amounted to a ‘substantial’ disadvantage. Almost simultaneously, the Premier League announced all its clubs should achieve compliance with the Accessible Stadia Guide by August 2017. Supplementary guidance has been published on the Guide, including amenity & access seating,

Changing Places toilets, sensory barriers, and the need for access audits and plans. There is a tangible reason why accessibility is becoming a ‘hot topic’:: we have 11million registered disabled people in the UK- almost 1:5 of the population, and as we live longer, that figure is only going to increase. Research shows that 3 in 4 people reported they have moved away from spending in supermarkets, restaurants due to a lack of disability awareness- that lost business equates to £1.8billion*..And evidence further indicates that people make a conscious decision Not to visit somewhere if they believe they will not find suitable toilets there. So it is almost all buildings to which the public have access that need to address


accessibility, as well as the big venues. And accessibility encompasses a huge ambitfrom physically getting in- and out, where to sit, and how to enjoy the facilities whilst there- including eating, drinking, and going to the toilet. I make an issue of toileting, not just because helping design, install them in public buildings is what I do, but consider: we all go to the loo, on average eight times a day, so the chances are if you’re are away from home, you will need the toilet. Many supposedly accessible/ Document M compliant facilities actually do not meet the needs of the users-assuming they can even get in there to start with! Wheelchairs need more space, not just in the cubicle, but the corridor outside, to move up to the door, away from the door while it is opened, and then through the door. Most disabled people are NOT wheelchair users, but have issues such as balance, strength, mobility. If that door is on a weighted closer, maybe for fire regulations, even getting it open long enough to get inside can be an experience! Inside, there may be the equipment, but the layout may be wrong. The WC may be hard against the wall, limiting transfer. Pull cords are often tied up and ‘out of the way’, defeating their purpose: to the extent that in itself has become a social media campaign (Ewans Guide). The basin may be set too high. In an ideal world, all accessible toilets in town and shopping centres, tourist attractions, pubic buildings, would include conventional Document M wheelchair-accessible facilities, and the newer counterpart Changing Places. Indeed, under the latest Document M, and BS8300:2009, Changing Places toilets are ‘desirable’ in buildings to which numbers of the public have access. In our experience, the majority of the 700+ now open across the UK are being incorporated into the venues people go for a special day out; they need as much to be added in town centres and places where people would visit on a regular basis- cafes, restaurants, shopping centres. It is those locations that able people take for granted, that are inaccessible to people who need Changing Places. Changing Places give more space- a minimum 12m2- and more equipment, particularly a hoist and adult-sized changing bench. Thus people who need the help of a carer to toilet have appropriate facilities. Campaigners for Changing Places have found that many venues say they cannot install the facility because of the required space, and/or the cost of all the additional

equipment (and potential loss of revenue from the allocation of the additional 12m2 floor space). Thus, the Space to Change campaign was born this year. It bridges the gap between conventional wheelchair accessible toilets and the supplementary Changing Places. Space to Change builds on the Regulatory requirement that says even when only one WC is provided, it should be a wheelchair-accessible toilet. Space to Change asks that just 5m2 is added to that standard wheelchairaccessible facility, to enable inclusion of an adult-sized changing bench and hoist. Already it is being positively received from retail brands and leading supermarkets, as a viable solution to their ability to accommodate specific customer needs without majorly altering existing outlets.

But to be a truly accessible, inclusive society, we need to think beyond visible disability. Approximately 20million people in the UK have bladder and bowel problems, with almost 2million suffering from urinary and faecal incontinence. So again, access to toilets when away from home, is important. Inclusion of a wash/dry toilet in a conventional, accessible or assisted accessible (Changing Places) cubicle addresses that health issue, ensuring the person is discreetly and properly clean if they have had an ‘accident’. It extends beyond accessibility for disabled people though: it delivers compliance with Islamic hygiene considerations too, so further enhances inclusion.

Wright & Wright reworks Oxford’s Magdalen College library into a designled study hub Students at Oxford University’s Magdalen College have had their library transformed by Wright & Wright Architects.

T

he Grade II* listed 1850s building was originally built as a school hall. It had been reworked into a library by Giles Gilbert Scott in 1930, whose efforts included the installation of a new floor. But despite his changes, there were only 48 desk spaces and not enough shelving to hold all the books. ‘Scott had altered the building so much that we could gut the inside,’ says Clare Wright, founding partner of Wright & Wright. So the Camden-based firm built a free-standing, three-storey oak structure in the building, a ‘room-within-a-room’ technique they had used at the Women’s Library in east London. ‘We really like playing off the old fabric of a building,’ Wright adds.

Meanwhile, much-improved administrative offices and another reading room are housed in the lower ground extension that sits beneath the school hall building and runs in an L-shape along one side of Longwall Quadrangle. Natural light is delivered via roof lights and from big windows that look out onto the newlylandscaped garden. The garden’s wide steps, which double as seating on sunny days, encourage students to break with centuries of tradition and cut diagonally across the lawn.

The new library spaces are decked out with Barber & Osgerby chairs, designed in 2014 for the Bodleian Libraries. Desks were designed by Wright & Wright and complement B&O’s seating, with their blue linoleum tops. The architects were

also responsible for the design of the robust-looking reading lamps. With the workstations and Allermuir ‘Open Lounge’ seating for the less formal areas, the library can now accommodate 120 students.

Through this £10.5m project, one of Magdalen College’s unloved corners has been turned into one of its most popular spots.

A £40 million redevelopment and refurbishment of the University Library was approved by the University Council in January 2016, with work due to start summer 2016 The Library building at Whiteknights opened in 1964 and was extended in 1985. This major redevelopment comes after the first £4.4m phase revamped the study spaces and furniture on the 2nd to 5th Floors back in 2013 and 2014.

he next phase of the project will increase space for individual and group study, and will make better use of the space currently available on the Ground and 1st Floors. The redevelopment will provide better access and security across the building as well as improving its energy efficiency, as a result of improved insulation and ventilation. New lifts will be installed, and an improved service for borrowing and returning books will be put into place. The exterior of the building will be totally re-clad and will have replacement windows fitted throughout, providing a striking focal point at the heart of the Whiteknights campus.

1. Why is the University investing even more in the Library? The £4.4 million refurbishments in 2013 and 2014 created a variety of attractive, modern study space on the 2nd to 5th Floors. This further investment will now refurbish study, teaching and refreshment space on the remaining 1st and Ground Floors, and address issues throughout the building such as improving heating, ventilation and insulation; along with overall building access and operational workflows. We will retain the high quality and popular furniture and fittings installed in 2013 and 2014. 2. Will students be disrupted during term-time and exams? We are minimising disruption throughout the build. Work will cease entirely during the summer University Exam Quiet Period. In the revision period leading up to exams, only less intrusive work will be carried out, away from student study space. 3. Will the University provide alternative study/PC space in other buildings during the project? Yes. The University has provided additional study space at RUSU’s The Study @ TOB2 (at Earley Gate) and identified alternative quiet study spaces across Whiteknights and London Road campuses (subject to teaching timetabling and departmental use). Existing space includes RUSU’s The Study (Whiteknights) and unused teaching rooms which can be booked via Room Bookings. 4. Will I see the benefit of all this building work around me? The Library already occupies the prime site at the centre of the Whiteknights Campus, convenient to all. Siting a library elsewhere would disadvantage some schools. Building, or renting, temporary accommodation during a re-build on the present site, would cost considerably more, besides being more inconvenient. Our plans ensure the Library can remain fully operational throughout the refurbishment. 7. Will all my books be available during the course of the refurbishment? Yes, the books will remain accessible throughout the project, though they will move location within the Library as work is carried out on different floors. Print journals will be moved off site but as most journal usage is now online via the Library website this should not cause inconvenience. 8. I’m not a member of the University but use your Library for study. Can I still come in? Yes. Non-members will still be able to use the University Library (except at exam revision time, as previously). When barriers are in action, Campus Card holders will be able to swipe through automatically; visitors will be asked to sign the Visitors’ Book before being admitted individually.

Coatings, Sealants & Paints COTTAGES’ PRESTIGIOUS AWARD A restoration project featuring Earthborn paints has won two categories in the prestigious 2016 Daily Telegraph Homebuilding and Renovating Awards. Two miners’ cottages in Pensford, Somerset, were restored by architects and developers Design Storey to create dwellings fit for 21st Century living. The judges selected the cottages for Best Renovation, while Telegraph readers awarded them the coveted Readers’ Choice. Design Storey was keen to reflect the character of the 18th Century former miners’ cottages by conserving all original features. As many materials as possible were salvaged and reused. Most internal walls were reinstated with either lime plaster or timber panelling. Lydia Robinson, Director of Design Storey, said: “We used a combination of raw and painted plasterwork. To protect the traditional wall materials we sought to maintain their breathability by specifying Earthborn paints: Ecopro Matt Emulsion on plastered areas and Claypaint on the timber panelling. ACADEMY BUILDING TRANSFORMED – THANKS TO TRUELINE The Robert Owen Academy in Hereford, was one of the first recipients to receive re-deployed buildings from the London Olympics in 2012. The government and the Olympic Committee were keen to ensure that the buildings could be re-used or recycled making the London Olympics as green as possible. Fairoak Construction needed some support and ARP were on hand to help. The brief was to provide the decoration in the form of light ivory (RAL 1015) powder coated bands which would fit to the building to bring it in line with its new environment.

ARP’s Trueline bespoke fabrications were ideal for this solution, being made to the exact dimensions of the building. The in-house CAD team were able to provide drawings to the client for approval prior to the manufacturing process starting. In total ARP specified, manufactured, painted and delivered 330 individual pieces to make up the bands for the building. Each piece was custom-made and painted in-house at our manufacturing facility in Leicester. In order to speed up the installation process and to ensure the pieces were fitted to the right places first time – ARP coded the individual pieces so it was clear to the installers where each section should be fitted, saving Fairoak Construction a considerable amount of time.

Latest News Multi-millionpound office building redevelopment set for go ahead Multi-million-pound plans for the major redevelopment of a Birmingham city centre commercial building are set for the go-ahead – despite objections from preservationists.

D

eveloper CEG is proposing a partredevelopment, part-refurbishment of the south-eastern side of Smallbrook Queensway, which stretches between the Bullring and Holloway Circus. The scheme would mean the demolition of buildings designated SBQ1 and 2, the latter being the bridge section spanning Hurst Street. The move would pave the way for a 26-storey tower and a nine-storey shoulder building incorporating a mix of residential and commercial uses. Preservationists have condemned the move because it would mean the loss of another piece of architecture central to the city’s 1960s character. The long, sweeping façade of Smallbrook Ringway as the building was originally called - was designed by Birmingham architect James A Roberts, who also designed the nearby Rotunda. Many critics of the latest scheme have said the Ringway – dubbed one of the first examples of speculative modernism - is arguably the stronger of the two designs and the building should be retained in its current form to ensure the link to the city’s past is preserved. However, Historic England has ruled that the buildings are not worthy of being listed because their “architectural and historic interest does not meet the relevant criteria”. Plans submitted to Birmingham City Council are in two parts. The first proposes the demolition and subsequent redevelopment of part of the Smallbrook Queensway building currently known as SBQ 1 and 2.

SBQ2 comprises the bridge link above Hurst Street connecting the application building to the remainder of the Ringway Centre (SBQ 3 and 4). The bridge link offices would be largely removed, including the supporting pillars situated within the pavement of Hurst Street except for the section immediately adjacent to SBQ3 which is structurally integral to the unit occupied by Snobs nightclub. The replacement building would the 26-storey residential tower on the corner of Hurst Street and Smallbrook Queensway, together with the ninestorey shoulder building. Behind the building would be a private courtyard space for use by the occupants of the proposed development above a basement parking level accessed off Hurst Street. At ground floor level, there would be two entrances to the apartments together with two retail units and back of house facilities including plant, cycle storage, and refuse storage. Residential apartments would occupy all of the upper floors. The hard landscaping around the building would be upgraded including new hard surfaces, the retention of three trees and the replacement of another which has been damaged.

Overall the proposed development would provide 300m² of retail space and 309 residential apartments. In addition there would be 101 parking spaces, 223 cycle parking space and internal services and plant totalling 6,000m². The proposed tower forms the most striking element of the proposals. The scale of the tower has been guided by the height of the existing Centre City building obliquely opposite. The plans have met with criticism from the Twentieth Century Society. Society members object because they claim the proposals constitute the total loss of a non-designated heritage asset. They consider that there is potential for the sensitive refurbishment and that efforts should be made to try and regenerate the existing building so a piece of the city’s 1960s architecture is retained. They said the demolition would result in the loss of local distinctiveness and heritage, an important part of post-war planning history, and the symbolic loss of the city wall and gateway which SBQ was intended to evoke. Less radical is the second part of the scheme, which proposes the extensive refurbishment of the parts of

Organised by Malcolm Reading Consultants, the competition will go live on March 9 and will be the National Trust’s biggest conservation project in a generation. The scheme’s project director Paul Cook said: “Clandon Park represents a ground breaking moment in British architecture, moving from Baroque to Palladianism.

As well as architects, teams are expected to include engineers and landscape designers. A winner is due to be chosen this September.

In the first big funding milestone for the project, the City of London Corporation — the Square Mile’s local authority — will contribute £110m and the Mayor of London £70m — City Hall’s largest investment to date in a cultural initiative. The scheme will see the museum move to a new location among the current disused market buildings at West Smithfield, leaving its old site next to the Barbican complex free to be redeveloped under a separate plan for a world-class concert hall. The Victorian structures, including the General Market and Fish Market, will be revamped under a scheme by architects Stanton Williams and Asif Khan, with a glass-topped dome bringing light into the building, an innovative spiral escalator and a series of underground chambers to display some of the institution’s 6m objects over nearly 9,500 sq m of gallery space. The museum will submit its planning application to the City of London Corporation in 2018, with a view to opening its doors in 2022.

On Hurst Street, the rear extension would add an additional floor of office accommodation matching the height of the casino next door. The unit occupied by Santorini Bar and Grill would be incorporated into the overall design. The retained unit occupied by Snobs would be amended to match the wider redevelopment proposals.

City Hall’s £70m contribution will not come from its existing budget: the City of London Corporation will lend it the money, which it will pay back to the local authority over 25 years. The Museum of London aims to raise the rest of the funding through a public campaign and by tapping corporate sponsors and private philanthropists.

The height of the part of the building fronting Wrottesley Street would increase by one floor and the elevation would be remodelled to introduce an active office frontage at the upper three levels. The car park/servicing access would be improved with new security shutters.

Sadiq Khan, mayor of London, said the contribution was part of his pledge to make culture a “core priority” of his mayoralty. “This major landmark project will be a jewel in our crown . . . It will rejuvenate West Smithfield, protecting its heritage while also creating a dynamic new public space — strengthening London’s credentials as an international powerhouse for culture.”

In his report to Thursday’s planning committee, case officer Nicholas Jackson said: “I consider that at least some of the essence (and therefore distinctiveness) of the existing building is carried through into the redevelopment proposals for SBQ3&4 by virtue of the retention of the sweeping form at the eastern end of the scheme and the reflection of the patterning in the existing concrete panelling used in the proposed glazing.

Much of the money will be spent on securing the 1880s buildings, which are in a state of disrepair, having been allowed to deteriorate since their closure. A previous plan to develop the buildings as offices and retail was blocked by the government in 2015 after meeting opposition from heritage campaigners angered by the proposed destruction of the roof and other parts of the buildings.

“I therefore conclude that, on balance, the benefits of the proposals do justify the harm to this non-designated heritage asset and raise no heritage-based objections. “The proposed development offers a high quality residential-led scheme within the heart of the city that will assist in the ongoing supply of residential accommodation in sustainable locations. The tower’s height and position is fully justified and I consider that it would provide a positive contribution to the city’s skyline. “The provision of retail/commercial uses at ground floor level will help to keep the street animated and the works to the wider public realm are a significant benefit. The loss of this non-designated heritage asset is justified by the proposals.”

The site languished throughout the 1990s and 2000s but is at the heart of an area that has seen rapid redevelopment. The disused General Market sits close to the Central Market, which continues as a wholesale meat business, as well as the renewed transport hub of Farringdon, part of the Thameslink rail network, London Underground and the east-west Crossrail line, which is expected to open fully in 2019. The museum is central to the Corporation’s plans for a so-called “cultural hub” in the area, in partnership with the Barbican Centre, the Guildhall School of Music, London Symphony Orchestra and the Museum of London. Its current building, at a busy transport junction on London Wall, can only be accessed via a series of pedestrian walkways above the road and does not allow room for expansion of the collection.

lans to turn one of London’s finest Victorian market buildings into a museum for the capital have moved closer after the Museum of London said it had raised £180m toward its £250m target for the redevelopment.

In a League of Its Own In 1466, King Henry VI founded King’s College, Cambridge; a vicinity where 70 Scholars, mostly Etonians, could study despite a lack of financial backing. Over the next few centuries the college continued to grow until 1828 when it was bought, and mostly demolished, by the University.

n 1724 James Gibbs, arguably one of Britain’s most influential architects, was approached to redesign the front court for the University, thus completing the College. Within this scheme was the construction of the impressive Portland stone Gibb’s Building to the South of the Chapel which stretches out over the lawn parallel to the River Cam.

Within a few weeks the tired building had been transformed back to its former glory; the grey Portland stone now back to its original cream and the beautiful stone detailing no longer hidden by a layer of black dirt.

In 2015 King’s College decided to carry out the extensive refurbishment of Gibb’s Building. During the summer, when the students had left for the holidays, the stone cleaning and restoration specialists Thomann-Hanry arrived to carry out these works with a scaffold-free, dry cleaning method. The tired, blackened Portland stone was cleaned with their unique ‘façade gommage®’ system which uses a very fine, non-abrasive powder mixed with compressed air to simply dislodge the dirt without being abrasive to the delicate and historic façade. Conscious of the thousands of tourists who flock to Cambridge to view the College and punt along the river Cam, only specially adapted Mobile Elevating Work Platforms were used for the entire works, allowing the Gibb’s building to be seen and admired in its entirety without blocking it off with unsightly scaffolding. Within a few weeks the tired building had been transformed back to its former glory; the grey Portland stone now back to its original cream and the beautiful stone detailing no longer hidden by a layer of black dirt. Following on from the exterior stone clean, the restoration work began; repairing and redecorating every timber-framed window and door. At the same time they carried out extensive stone restoration works, including hand carving the replacement stone balustrading and low-level stone corbel brackets, using their in-house and highly skilled stone masons.

The Porter’s Lodge was also restored; this included extensive re-pointing work which prevented further damage through water ingress. Loose masonry, which if left untreated could potentially have been a safety hazard, has been made safe and low level stone, which had been eroded, has also been restored.

McBains Cooper welcomes Apple to Battersea Power Station Apple’s recent announcement that it is to create a spectacular new headquarters at Battersea Power Station has been welcomed by leading interdisciplinary property consultants McBains Cooper, which is advising the banks behind the £9 billion redevelopment of the iconic building.

he iPhone and iPad maker’s plan to move 1,400 staff from eight sites around the capital into what it calls “a new Apple campus” at the Grade II* listed former electricity generator, gives the whole project a vital lift at a key early stage, said the consultancy. McBains Cooper was initially appointed in 2013 to advise the consortium of lenders behind the redevelopment of Battersea Power Station Phase 1 (Circus West), including CIMB Bank, HSBC, Standard Chartered, Maybank and OCBC which was followed by appointment on both Phases 2 & 3 by a further consortium again led by CIMB. Providing project monitoring and technical advisory services, its due diligence concentrates on programme, development costs, contractual arrangements, procurement, planning and site conditions - highlighting risks and proposing solutions under the financial agreement. This lately included reviewing technical aspects of Apple’s lease and what the technology giant requires for its new state-of-the-art HQ. A spectacular rooftop garden will be a key feature of Apple’s lease of 471,000 square feet of office space at the site, which will also include a large reception, lounge and atrium with a series of pod type offices and meeting rooms. Phase III will see the construction of 1,300 homes, a medical centre, a 160-bedroom hotel and 350,000

Constructed either side of a new pedestrianised high street named ‘Electric Boulevard’, phase III will act as the main gateway into the 42-acre site, linking it with the new station for the Northern line extension. The north west chimney of the building will feature a glass viewing lift taking visitors over 100m into the sky for breathtaking views across London while riverside walks between Battersea and Vauxhall will open up the whole complex to leisure visitors, tourists and day trippers. Richard Davies added:

Barking 900-home regeneration project approved Barking and Dagenham Council’s planning committee has given the go ahead for the redevelopment of Vicarage Field retail centre in Barking town centre - a project that will includes 900 new homes, restaurants, shops, communal gardens, orchards, and play spaces.

he development also includes a 150-bed hotel, space for start-up businesses, a 650-seat cinema, a primary school, and health care facilities. In approving the outline scheme, the councillors have agreed to implement several measures to allay the public’s concerns, such as minimising construction noise and specifying a detailed design to ensure the development is of a high quality. The scheme has now been referred to the Mayor

of London, who will make a final decision on the fate of the project. “We welcome the Council’s decision to grant planning permission for the redevelopment of the Vicarage Field Shopping Centre site in Barking town centre,” says Peter Cornforth, director of retail at Benson Elliot. “This follows a full engagement programme with communities and the Council and we look forward to continuing this dialogue as we progress towards the next stage.”

Swan widely consulted on its plans and was delighted that 83% of those local residents who participated in the public consultations support the proposals. Swan is eagerly awaiting Basildon Council’s decision on whether to approve the plans, which is expected in Spring 2017. They are keen to get the long awaited regeneration underway and have indicated that, should Basildon Council approve the planning application, enabling works could begin by the end of 2017. INGENIOUS DESIGN FOR REYNAERS’ NEW ACCESSIBLE WINDOW Leading aluminium systems company Reynaers has launched a new variant of its best-selling CS 77 window, which has been designed to meet new guidelines for accessible homes. Increasingly, homes now have to be designed so that it’s easier for disabled and elderly people to live independently in their homes for longer, without compromising on aesthetics or cost-effectiveness. In Wales, all publicly funded new homes are being built to the Lifetime Homes Standard, which comprises 16 design criteria that aim to make new homes accessible and adaptable to accommodate the needs of both occupiers and their visitors. London’s Iconic Lighthouse Building From mysterious past to bright future Once a building at risk and on the Historic England’s register deemed unsafe for use, the Grade II Listed Lighthouse building has been carefully renovated into quieter and warmer office and retail space with the help of Selectaglaze.

A

djacent to Kings Cross and round the corner from St Pancras, sits the iconic Flat-Iron Lighthouse building. No one knows when it was built exactly, but there are indications it was somewhere between 1875 - 1884, the purpose of the building is also unknown. Some speculate the building once sold oysters, others say the Lighthouse may have been used to spot fires or even a camera obscura; it still remains a mystery today. Having lain derelict for over 20 years, UK Real Estate took on the enormous task of restoring and revitalising the iconic building for its new purpose as office and retail space and appointed Balfour Beatty as its main contractor. The project wasn’t without its challenges, with two underground tunnels running beneath; the building’s restoration had to be carefully managed, including tackling the issues of

noise and vibrations. The solution to the extensive vibration issues was to isolate all internal fixtures and fittings by inserting elastomeric bearing pads at all points of contact with the external structure. Secondary glazing was an intrinsic component of this solution as a fully independent internal window system, it allows the full sealing of the internal envelope. Selectaglaze is the specialist in the design, manufacture and installation of secondary glazing, with fifty years’ experience working on a wide range of building types. Selectaglaze recommended the use of 8mm toughened glass, glazed to series 25 and series 90 vertical sliders and series 41 lift out units, designed to suit the style and sightlines of the primary window. In total Selectaglaze installed 83 units all of which were bespoke to each opening.

When there is a cavity of at least 100mm between the primary and secondary glazing a reduction of 45dB is achievable. An additional benefit of secondary glazing is thermal retention, with the use of high performance twin seals, it virtually eradicates unwanted drafts and a U-value of 1.8 is possible.

NCH apprentices fix community project blighted by vandals A team of Nottingham City Homes (NCH) apprentices stepped in this week to help Bulwell Forest Gardens get back on its feet after the community project was targeted by vandals.

ollowing the ‘mindless vandalism’ at the community facility, just off Austin Street in Bulwell last week, a group of NCH apprentices decided to offer their help. Matthew Gustard, joint team captain of the NCH Brathay Team 2017, said: “We were so sorry to hear about what had happened to Bulwell Forest Gardens. It’s such a fantastic project, which even won one of our Tenant Awards last year for its brilliant work. “As soon as we heard about it last week, we got on the phone to Barbara and asked what we could do to help. At NCH we do a lot to help out the local community when things like this happen, and our team was particularly keen to be involved as part of our Brathay Apprentice Challenge for 2017.” The team has worked on site this week, fixing the broken picnic tables, felting the roof of a gazebo, fixing new aids and adaptations and mending the

Airtightness made easy with Blowerproof The word “airtightness” wasn’t even a word used in connection with domestic buildings, until it was introduced and formalised through building regulations in the early 2000’s, it is now an established part of Part L (Conservation of fuel and power) and mandatory throughout the UK . It applies to new buildings and certain types of work in existing buildings, and is there to enforce minimum standards of energy efficiency.

irtightness is really about infiltration (the uncontrolled leakage of air through cracks, interstices or other unintentional openings of a building, caused by pressure effects of the wind and/or stack effect) often exacerbated by poor design, poor quality construction, bad choice of materials and a failure to work with an holistic approach. The whole purpose of having a workable definition of, and testable levels of, airtightness is so we build better, more durable, healthier, energy efficient houses. In the UK the Building Regulations are there to provide minimum standards they describe airtightness as ‘…the resistance of the building envelope to infiltration with ventilators closed. The greater the airtightness at a given pressure difference across the envelope, the lower the infiltration.’ Defined as air leakage rate per hour per square metre of envelope area at a test reference pressure differential across

A score below 3 m3/ (m2h) is reckoned to be pretty good. The gold standard of low-energy house building – Passive House – requires an airtightness score of just 0.6 m3/ (m2h). Any product that can improve the security of airtightness, is long lasting, inexpensive, and versatile that requires low skill levels to apply is therefore potentially a winner when it comes to helping UK builders get a buildings performance down from 10 m3/ (m2h). This is not only for new build but importantly in refurbishment. Airtightness can be achieved in many ways but now there is another option, popular across mainland Europe but new to the UK, it’s a liquid applied membrane called Blowerproof. New Airtightness Seminar for Architects ARCHITECTS can take advantage of a new initiative from tape sealant specialists ISO-CHEMIE, which explains airtightness in construction sealing joints and options for its improvement.

he seminar has been designed specifically to advance architectural knowledge and understanding of airtightness and related issues, enabling architects to improve the design and construction of buildings and boost their technical and product expertise. The internal air tight seal has been tested at 1000 Pa pressure difference (20 times more than UK Building Regulations.) and found to give less than 0.1 m³ of air loss. esigned by local architects Nuttall and Cooke, the grade II listed Town Hall has been part of the street scene since 1867. It has now been restored to its former glory, with the new terracotta elements installed by expert restoration contractors Stone Central (NW) Ltd. “Wigan Town Hall is an exceptional example of the use of terracotta during the Victorian period,” explained Jon Wilson, a director at Darwen Terracotta. “Like so many buildings of the period the standard of construction and level of craftsmanship in the finish was exceptional and that is why, despite more than a century of intensive use and exposure to the severe

The Town Hall was first constructed at a cost of £12,000, equivalent to nearly £16 million today. Total refurbishment by main contractor ISG has cost £5.9 million. This has included a remodelling and refit of internal areas to a master plan by architects Plus 3, making the building fit to meet the demands of the 21st Century and able to provide service to the people of Wigan well into the future.

Why powder coating is becoming one of the most sought-after metal finishes With powder coating offering businesses one of the most long-lasting, hard-wearing and cost-effective finishes available on almost any type of metal, it’s no wonder that demand for powder coating services has risen dramatically over the past few years.

The air extraction process required when powder coating is much less intensive than when using solvent-based materials, meaning ventilation costs are reduced considerably.

The powder can be used straight away, with no need to combine it with other materials, such as solvents or catalysts, meaning clients receive an efficient service that can be quickly and effectively implemented by the operator. The safety of operators during the application of any metal finish is a major driving factor for businesses in the manufacturing industry. With wet paint finishing, any paint that the operator comes into contact with often needs to be removed first with a solvent before being rinsed with warm, soapy water. Floors & Flooring DR.SCHUTZ FLOORING SOLUTION USED AT OXFORDSHIRE SPACE TEST FACILITY When the current floor system at the Science & Technology Facilities Council (STFC) RAL Space facility required refurbishment, flooring specialist, Floor-Safe Ltd called upon Dr. Schutz to supply its ESD Floor Coating System to his company. As an approved Dr. Schutz contractor, Floor-Safe was confident that the product would offer protection against electrostatic discharge, providing an aesthetically pleasing end result and would be completed within two days, therefore fully meeting the client’s requirements. RAL Space carries out a vast range of world-class space research and technology development; with significant involvement in over 200 space missions, STFC RAL Space is at the forefront of UK space research. In environments where there is a large volume of electronic components, such as RAL Space, it is vital to have electrostatic dispersion (ESD) flooring to protect the technology against the harmful effects of static electricity. Floors, chairs, work surfaces and even packaging can all create static electricity, which can damage electric and computing devices. As well as seeking protection again ESD, the client no longer desired a shiny finish, and instead, requested a sleek, matt look. Due to the nature of the business, RAL Space didn’t have the luxury of time to close-down to refurbish the floor, so required a solution that would be completed with minimum disruption. As an approved Dr.Schutz contractor, Floor-Safe Ltd has worked with its product range for a number of years, so knew that the Dr.Schutz ESD Top Coat product would be the perfect solution to restore the conductivity of the ESD flooring, whilst enhancing the colour and aesthetic appearance of the floor. Normally a challenge for flooring treatments, the client requested a specific colour that is present in RAL Space, Germany - traffic blue 2015. This was no issue for FloorSafe Ltd as Dr.Schutz is able to offer a solution to any specific colour, satisfying even the most aesthetically challenging projects. During a prior inspection, Floor-Safe noticed that RAL Space also had a black floor in a different area, so created a second black ESD solution especially for this area. Dr. Schutz ESD Top Coat was applied to over 1000 sq.m on top of the existing conductive resin. Without interfering with the facility’s operation, Floor-Safe Ltd was able to keep down-time to a minimum and carry out the work over just two days. “The client was pleased that the whole ESD floor didn’t need replacing to help

he increasing use of mirrors as an integral element of furniture design is not simply a product of the modern consumer’s vanity. Mirrors offer an added dimension to any room, strategic positioning will reflect light, enhance the colour values of the décor and open up space to create the illusion of a bigger room. The effect of placing a light source in front of a mirrored surface

is to give it an added quality and a mirror next to or opposite a window gives the impression of adding another window to the room. The good news for manufacturers is that the application of tesa® 4952 offers them a rapid, reliable and efficient element of the production process. At just 1.15mm thick and made of a medium strength PE foam, the recommendation is for 61cm2 of tape to be applied vertically per 1kg of glass. Wrightstyle to exhibit in London and Hong Kong Wrightstyle, the leading steel and aluminium glazing supplier, has won major contracts for Hong Kong’s prestigious Museum of Art and the Royal Academy of Arts in London, the UK’s oldest arts institution.

T

he Hong Kong contract involves the supply of advanced internal screens and unlatched doors for the museum’s HK$ 960 million refurbishment, which will increase exhibition space from about 7,000 square metres to more than 10,000 square metres. The museum currently welcomes about 400,000 visitors a year compared to some 300,000 five years ago, and is home to some 16,000 pieces of art, mainly from Hong Kong and mainland China, although it does host international exhibitions. Wrightstyle’s contract for the Royal Academy forms part of the iconic institution’s £49.8 million redevelopment to link the two buildings it owns - Burlington House and a building in Burlington Gardens that it purchased in 2001. When complete in 2018, in time to celebrate the RA’s 250th birthday, visitors will for the first time be able to walk from Piccadilly to Mayfair through expanded and improved artistic spaces. The external glazing contract will comprise systems from both Wrightstyle and Secco Sistemi, for whom Wrightstyle was appointed a fabricator and supplier earlier this year. The Italian company is a worldwide leader in the production of designer systems for doors, windows and facades – and which are specified internationally for the refurbishment of historic buildings. aking a building or facility IoT-ready – connecting previously siloed systems, software, hardware, heating ventilation and air conditioning (HVAC) and building management systems (BMS) – is undoubtedly a daunting venture. However, it would be wrong to view this trend as purely reactive and reluctant. The potential for savings, innovation and optimisation in an IoT-enabled network are enormous and represents a substantial return on investment which businesses cannot ignore. It is no accident that so many organisations have turned to the IoT to augment their processes, efficiency and energy management capabilities.

The power of IoT – integration and automation Much of the IoT’s value lies in its ability to integrate the various and complex components and IT systems that comprise any modern building, functioning as a cloud-based network where these myriad


benchmarking and analysis and enable fixes and optimisation are nothing new, but have previously demanded a considerable amount of human involvement, reducing speed and overall effectiveness. The benefit of an IoT network where devices communicate with each other without the need for human intervention is that adjustments can be made on-the-fly and instantaneously, provided that the right software is in place. Benefits at work How then does this benefit an enterprise in practice? There are significant opportunities for greater efficiency, sustainability, and productivity in an IoT-optimised environment. For example, consider an office that is minimally-staffed due to employees suddenly going out to lunch. An occupancy sensor, integrated through the IoT to the BMS, will detect a reduction in the CO2 levels of the office and set off an immediate chain of actions, communicating with the BMS to switch off heating, ventilation and lighting systems and place the environment into a deep setback, low-power mode until the employees return. In the long term, the presence of such a system saves energy and reduces waste, amounting to substantial cost-saving. The IoT-powered BMS will also enhance the experience and performance of a building’s occupants. There is a clear correlation between an employee’s output and their ‘thermal comfort’ - their physical and psychological reaction to the air

temperature of their environment. The IoT’s superior ability to measure and respond to its surroundings, specifically to temperature and air moisture, will actively ensure that employees are at their most comfortable. Healthier and happier staff invariably contribute to increased productivity and higher retention rates, the quiet components of a business’s growth and success.

Much of the IoT’s value lies in its ability to integrate the various and complex components and IT systems that comprise any modern building, functioning as a cloud-based network where these myriad devices can communicate and collaborate. Only through cross-system communication is real-time monitoring, optimisation and automation possible.

Finally, cheaper proactive and predictive asset maintenance practices rely on the monitoring capabilities of an IoT system. Equipment maintenance is cheaper and more effective when a building’s devices are communicating with each other. It is more difficult for failures and malfunctions to go unnoticed and unrepaired when a BMS can detect a fault and automatically schedule maintenance, all without human input. This cuts down on the number of equipment failures and instances of costly and unexpected repair work, helping to ensure that maintenance is scheduled for a time that is least disruptive and expensive to the business. According to research by McKinsey Global, the economic impact of IoT adoption in factories, retail settings, work sites, offices and homes could total as much as $6.3 trillion by 2025. This will take the form of hardware that goes into buildings, advanced and more efficient BMS’, increased productivity on the part of employees, more energy efficiency and less wasteful buildings. Connected, intelligent equipment and systems have proven their ability to provide greater insight into performance and deliver a considerable, measurable return on investment. That which is happening at home, where HVAC, lighting and security systems can be managed from anywhere, is finally headed to transform the commercial space.

UFAC at 20 Soho Square on Track to Improve User Wellbeing AET Flexible Space has recently completed the supply and commissioning of underfloor air conditioning equipment at 20 Soho Square in London’s West End.

he 6000 m2 neo-classical building has a stunning Portland stone façade; the most prominent in Soho Square and the iconic colonnade extends across the ground and first floors. AET has supplied a total of twenty five CAM-C (DX) downflow units along with associated Daikin heat pumps and around 360 TU4-EC fan terminals; with the underfloor system installed throughout most of the building’s seven floors.

The recent refurbishment was a speculative re-development, however the property achieved notoriety in Q1 2016 by being rated the fourth biggest property transaction by size when Palantir Technologies UK Ltd acquired the whole 64,606 ft2 on a ten year lease at an average rent of £74 per ft2. With underfloor systems, the whole plenum under the building’s raised access floor becomes the duct, or ventilation zone and each floor is divided into separate zones; ideal for multi-tenancy occupation or corporate division. Each of these zones is supplied with fully conditioned (chilled or warmed) air, which is fed into the plenum by the zonal downflow units (CAM), and then supplied into the workspace via Fan Terminal Units (Fantile). The Fantile units feature integrated controllers where users can personally adjust fan speed and temperature to suit their own comfort; which can have a positive impact on user wellbeing. Systems can be configured with underfloor or high level return and can easily integrate with passive or other ventilation systems.

SYNECORE INSTALLS THE FIRST OF DAIKIN’S VRV I-SERIES INTEGRATED PLANT Daikin’s new integrated air conditioning system is set to revolutionise the aesthetics of many commercial buildings in highstreets throughout London and the UK. For the first time Daikin’s VRV IV i-series was installed by M&E contractor, Synecore, at Leon Restaurant in Fenchurch Street, London. Project requirements Air conditioning systems most commonly require an

outside space - either a back alley or roof space - to accommodate the bulky condenser unit, but Daikin have been clever and created a unique system that is entirely installed indoors with only simple grilles visible from the outside, which can be discretely disguised within the existing architecture, or by using signage. The first application of this all-new patented system was by Synecore for its long-standing client and healthy fast food restaurant chain, Leon. Synecore has provided HVAC design and installation for Leon sites for several years, with the majority of the projects taking place across London, where outside space is at a premium. Through using the all-new Daikin VRV IV i-series, the new Leon site in Fenchurch Street was able to open sooner, thanks to the system’s unobtrusive design and low operating sound.

Not only is the new Daikin integrated system quiet and more aesthetically pleasing, it is also quicker and more cost effective to install, as the unit is split into two elements – the heat exchanger and compressor.

The heat exchanger is integrated within the ceiling, with an outside vent. Its V-shaped heat exchanger and high performance fan combination offers higher air flow and static pressure, thus resulting in higher efficiencies compared to a standard outdoor unit installed indoors. The compressor element is compact and can be installed indoors, within an office, storage room, kitchen or technical area.

Being installed inside and within two parts means the amount of pipework is lessened, there is no requirement for a crane for rooftop installation or costly sound insulation. The solution The Daikin VRV IV i-series can connect up to 10 indoor air conditioning units (cassettes, concealed ceiling, wall mounted, floor standing indoor units or Air Curtains). Synecore connected two 5 HP i-VRV systems – one to serve the restaurant area and one in the kitchen. The compressor was neatly installed in a cupboard under the stairs, completely out of site. The unit is also now available as an 8 HP unit to increase flexibility still further. Not only is this system much more aesthetically pleasing and practical for retail developments, but it also simple to install and provides fantastic overall efficiency to keep those energy bills down. As for maintenance of the air conditioning system, every element is easy to access and the time taken will be no different to a conventional air conditioning system.

Plans for a £39m redevelopment of Headingley stadium have been approved by the local council The stadium hosts cricket, rugby league and rugby union.

he plans include a new south stand on the rugby ground and a new joint stand overlooking both the rugby pitch and cricket ground. Leeds City Council approved the plans earlier but deferred a final decision to the authority’s chief planning officer. It said the redevelopment of the stadium would “bring significant economic benefits to the city”.

However, it is yet to be confirmed how the work would be funded. Yorkshire County Cricket Club and Leeds Rhinos had previously proposed funding the project by selling land for housing development. The clubs have now dropped two residential housing planning applications after “complex planning matters” delayed the renovation scheme. The plan had been to sell greenbelt land owned by Leeds Rhinos in Weetwood and Tingley in Leeds to housing developers to raise money for the stadium. The two applications were for outline planning for up to 195 houses in total.

ondon, United Kingdom, 18 January 2016: The Best Practice Hub - the construction industry’s free to access online platform for sharing best practice - has produced an e-learning course about Vulnerable road users. Launched on 9 January, the course is designed to increase knowledge and understanding of the risks construction activity can pose to vulnerable road users and provides practical methods which can be adopted to minimise these risks. It is available to all registered Best Practice Hub users. A fundamental part of the course is to provide participants with an understanding of CLOCS - the national standard for Construction Logistics and Community Safety - and how it can be adapted for any type of construction activity across the UK. Other learning sections include current road safety legislation, the Highway Code and details of other

important road safety programmes including FORS – the Fleet Operator Recognition Scheme. The course, which is eligible for CPD, has already received a huge uptake, with hundreds of individuals from Scheme-registered sites, companies and suppliers completing it. To drive higher standards nationally, the Scheme has also introduced a dedicated section about the CLOCS Standard on the Best Practice Hub as well as additional questions about CLOCS in the 2017 Monitors’ Checklist. Working with Construction Youth Trust - a charity which helps young people in England and Wales into careers in construction - the group from Aston University Academy of Engineering and South & City College Birmingham have spent three days in the city on a discovery mission exploring all aspects of the construction sector providing a detailed understanding the range of roles available in the sector, Construction Youth Trust’s Budding Brunels programme.

Then, over the following two days, the newly appointed architects, project managers, quantity surveyors and structural engineers applied what they had learned to an imaginary brief to deliver a new building on the site of 55 Colmore Row.

The group visited the site of 55 Colmore Row where Morgan Sindall is delivering a £30 million redevelopment for IM Properties which is transforming the building into 160,000 sq ft of Grade A office space

On day one, the students, in four teams of five members, were assigned roles and guided around the development by a team of graduates from the contractor’s project delivery teams.

Drawing on their new knowledge of the roles, the students first prepared and then explained their proposals to an interview panel of sector experts. Tom Glover from Construction Youth Trust explained the principles driving the programme. He said: “The sessions during the three days are structured to explore the range of roles careers in the construction sector provide. What we find, time and again, is that students

automatically assume that working in construction or engineering is all about physical labour. We want to open their eyes to the richness of possibilities the construction sector can provide. “Careers are as diverse as they are rewarding and we know those who engage are enormously enthused by the whole experience.” Dave Kelly, Morgan Sindall’s framework manager added: “The skills shortage facing UK construction companies is well publicised and as a business we take our responsibility seriously when it comes to highlighting the opportunities available. We do everything we can to provide real, meaningful opportunities for young men and women who want a career in construction. “As signatories to the Birmingham Business Charter, we were only too happy to engage with Construction Youth Trust and their fantastic programme.” Construction Youth Trust will continue to work with the construction industry throughout the UK to further build upon the industry-led approach to filling future skills shortages through awareness raising workshops.

More demanding client base is good news for LCA members For some people involved in construction, a demanding client is one to be avoided. A customer that puts contractors on the spot over things like the standards they work to, asks who validates their work or what guarantees are provided, are regarded by some as a bit of pain. But not by members of the Lead Contractors Association.

Finally, an LCA member can offer the long term peace of mind of our unique 25 Year Guarantee Scheme, supported by a ring fenced Trust Fund which is insurance underwritten through Lloyds of London. For a small extra cost, any client can have their project registered under this scheme, which provides a 25 year labour and materials warranty. The difference between this scheme and any other is that it does not depend upon the installer continuing to trade (or even remain a member of the LCA) throughout the guarantee period. If a problem occurs with a registered project within the guarantee period and the original installer is unable (or unwilling) to return to site, another LCA member is designated to investigate and if remedial work is required under the terms of the guarantee, will carry out such works at no further cost to the client.

There’s no escaping the fact that Brexit will dominate the news and political agenda in 2017 and will have a massive impact on UK construction. This is primarily because we rely so heavily on EU labour to man our construction sites. Possible trade tariffs and US protectionism could shake up the materials markets in 2017, as well as the weakening of the pound increasing the cost of imported goods. “Government policy around planning, the funding of infrastructure enhancements around new residential developments, social housing schemes, building on green belts, and penalties for land banking by the major house builders will have far more impact on house building outside the M25 than Brexit. The arm wrestle between the major house builders and the Government will continue into 2017, but let’s hope that smaller developers are not forgotten.

The rates commanded by self-employed tradesmen have increased 12% in the last 3 years, so a further 3% increase in 2017 would be a sensible forecast. “2017 also sees the merger between UNITE and UCATT, following the financial collapse under falling membership of construction’s only dedicated union UCATT. UNITE is already flexing its muscles on Crossrail which is dogged by disputes over bonuses, and how far workers are expected to walk before they find a portaloo. It will no doubt also be targeting the next batch of major infrastructure projects such as HS2, on which £900 million of enabling works starts in spring. “The next 12 months may also herald the end of another institution – The Construction Industry Training Board (CITB). The Chief Executive Adrian Belton resigned in December whilst the organisation fights to prove it still has a place in a modern industry, 50 years after it was created and given levy raising powers. The Department for Education could well decide the CITB’s fate when it publishes a review in April, or it

INDEPENDENT BAR ROCKS OUT UNIQUE DESIGNS IN REFURBISHMENT PROJECT An exciting refurbishment project is set to begin at a unique, independent city-centre cocktail spot in Cheshire.

uckoo Chester, the first and only rock and roll cocktail bar to open in the city, has embarked on a £50,000 renovation throughout the popular 200sqm night spot. The centrepiece of the refurbishment will be an eye opening ‘Onyx’ style bar – a stunning, modern bar top and fascia, backlit in red to create a warm glow. The bespoke design, made from granite and imported from Italy, will be engineered offsite by Merseysidebased, Granite House, and installed as a modular system to ensure quick and easy installation. A Perspex construction will be designed and fitted prior to the installation of the Onyx stone, which will incorporate the red LED lighting to create the backlit effect, as well as cooling fans to ensure sufficient air circulation. The existing wooden shelving surrounding the bar area will be replaced with Onyx stone, ensuring design consistency with the bar top and fascia. The bar shelves will also incorporate red, LED back lights to showcase the Kuckoo branding throughout.

Modernised washrooms will also be installed to update the current flushing valves within the lavatories as well as new wash basins to ensure durability and longevity. Whilst aesthetically, new artwork will be added to the wall coverings, which will include portraits and photographs of past and present rock and roll icons – this will ensure the brand is echoed throughout the premises. The newly refurbished Kuckoo will also include luxurious leather and velvet seating areas. Red, neon light boxes, spelling out ‘Kuckoo’ will remain throughout the bar, inkeeping with the fun and creative brand. Founder of Kuckoo Chester, and chief designer of the project, Richard Powell, said: “We’ve taken an already great concept for Kuckoo Chester to the next level, and we can’t wait to showcase the new interior to visitors during our reopening night (Friday 20 January) - which is set to be a superb evening. “I have taken a lead role in the new design of the premises – it is my ultimate passion to ensure the interior resembles our core brand values of having fun and letting loose in a comfortable yet glamorous environment.

Due to the premises being a high trafficked area, especially in the entrance hall and bar area, the current porcelain tiled floor will be replaced with a more durable and hard wearing granite floor covering, in a striking black with a sparkle effect. The specification of granite also means the floor covering can be polished, delivering a professional and smart appearance for end users, and a low maintenance solution for owners of the bar.
