The Case for Real Estate

Herd mentality influences the way we absorb and react to news. When the media reports good news we rejoice, when it’s bad news we stew on it and discuss amongst ourselves, repeating what we hear and perpetuating the narrative (sensationalism sells after all…). Shortly after I graduated from college, I made it my goal to invest in property at least once each year. In those early years, it was often whatever I could find within my budget. Now every time I purchase property, I take many things into account including local market trends, interest rates and world news that could impact the timing of my investment. Over the years I have continued to buy despite the occasional inkling that it’s a good time to sit tight and wait for things to be “better”. My holdings have grown and I rarely regret a purchase, even those that occurred during a supposed downturn or when interest rates were high. Don’t let the herd tell you what to do – there is always a strong case for owning real estate.

What was your first job?

Reception at Harvey Kalles Real Estate and installing ‘For Sale’ signs for the sales team.

What inspired you to get into the real estate industry?

My father founded Harvey Kalles Real Estate in 1957. His hard work and commitment to integrity, and excellence have been a source of inspiration. His strong values have served as a guiding principle since I first joined over 30 years ago.

What do you enjoy doing outside of work?

First and foremost, I am a family man. My four children are my pride and joy, and I cherish time spent together. Outside of family, I am fanatical about tennis, having played competitively my whole life. And, of course, I love concerts… I never miss a chance to see Bruce Springsteen.

Where is your favorite destination?

I really enjoy the Muskoka region in Southern Ontario. We have beautiful, big lakes. Being out on the boat and taking in the stunning, natural environment, watching the sunset… there’s nothing like it.

What are the keys to your success in luxury real estate?

My mother, Elise, always says that real estate is about relationships. We’re simply not transactional by nature. Our agents build and nurture

client relationships over decades. We are always acting in the best interest of our clents. Luxury or not.

What makes your marketplace unique to the real estate industry?

Toronto is constantly changing. Our condo development sets the pace for the continent. Our population is Canada’s fastest growing and is very multicultural. It’s predicted that by 2041, 4 out of 5 Torontonians will be either foreign-born or children of immigrant parents. And the close proximity of top residential neighbourhoods to the city centre is entirely unique for a major North American city.

What predictions do you have for the industry for 2023?

None of us know where this market is going. We only know where we are and where we’ve been, but looking back, one word keeps jumping out in my mind: resilience. So, I wonder, are we going to be looking back at this market and think, “There were some real opportunities for buyers.” I think that will be the case. I expect that this December’s interest rate announcements will send a clear signal that it is time to get back into the real estate market.
