“Can you believe we are already in March?”

It seems like this year is going by so quickly. I promised at the beginning of the year that we would strive to do everything we can to continue to bring you professional speakers that are informative and educational. We promised to do more for our Business Partners and to try to build our Realtor® membership. Realtors® need Business Partners and Business Partners need Realtors®. Neither can do without each other. Title companies, home inspectors, insurance companies, plumbers, electricians, builders, attorneys, banks, mortgage companies and surveyors are such an important part of our real estate industry. Building relationships with each other can only make those of us in the industry stronger and wiser in an industry where the rules are ever changing. Being able to keep up with those changes through our speakers makes it easier to complete our goals in the real estate market. It is a constant challenge for the Education Committee and the Vice President, Dennis Derbes, to find topics of interest for both Realtors® and Business Partners without being repetitious. The CPAR-tee is one of the most fun and worthy events. This is a great way to meet and connect with other Realtors® and Business Partners. Our March General Meeting will be held in the beautiful office building of Copperstone at 3632 Land O Lakes Blvd., Land O Lakes. They have offered us a spacious room that can hold up to 80 guests with all of the Power Point and speaker systems already in place. We invite each of you to come see what CPAR is doing to improve your Association. We have a great speaker lined up, plus great food, fun and door prizes! FEBRUARY The February GMM was well attended at Pebble Creek and we had an in-depth education on home inspections. It was well delivered by Lynne and Fred Tonte who shared some ideas on how we can better anticipate home inspections. How to check on licensing….go to MyFloridaLicense.com and look up Home Inspector. Use a “Certified” ASHI inspector, there is a difference between being a member of ASHI and being a Certified ASHI member. Make sure they have insurance, both General Liability and Errors and Omissions. Price is not a factor that should be considered in deciding which Inspector to hire. You want the experience of a construction background and the best equipment to be used for more accurate readings. You often get what you pay for. Communication is key, Inspectors should know how to talk to the client without alarming them in any way. You want a professional doing the job and a professional looking report to back it up.

Things to take into consideration as all Inspectors are NOT created equal:

• Experience, background, knowledge

• Licensing and insurance

• Length of time doing actual inspection work

• Communication skills

• E-key?

• Equipment used, not all meters are the same, infrared cameras used, specialty tools, etc.... • Added value services, such as warranties, follow up inspections at reduced pricing • Ease of scheduling, dependability to be on time every time

• Final product of findings

• Customer service!!!!!!!!!!!!!!!!

Bottom line, KNOW your Inspector! Don’t be afraid to ask questions.

David Arnold, P.G., Well Construction Manager for the Southwest Florida Water Management District (District), is a State of Florida Licensed Professional Geologist with 18 years experience in the field of hydrogeology. Through his work, Mr. Arnold has a very strong knowledge of subsurface geology within the District’s 16-county jurisdiction, and an excellent understanding of subsurface conditions favorable to the development of sinkholes.

EDUCATION SESSIONS

We had an excellent education session February 13th at Pebble Creek Golf & Country Club. We had an excellent discussion of the FARBAR 2 Contract led by Jim Holloway, General Counsel for Hillsborough Title. It was a well attended and enlightening class. Some items to note: (1) If it is attached by screws or nails, it stays unless indicated in writing otherwise. (2) Buyers Agent is responsible for making sure the escrow deposit is made. If Buyers Agent fails to do so, the Agent can be suspended by FREC for up to 30 days. (3) To establish an Effective Date must be in writing and is NOT the date all parties have signed the contract; it is the date the contract is DELIVERED to all parties. (4) The CRSP contract does not provide attorneys fees so there is a loss of leverage with this contract. Do you know what a municipal lien search? Do you know how it affects your clients? Do you know what ejectment of unlawful tenants is? If you had attended our program, you would know these things! Educate yourself and your agents. Attend these sessions!

MLS Updates … from Lynn Mooney Watch for the announcement of the training sessions on Matrix (your proposed new MLS software). There will be 4 sessions in May. As soon as they are confirmed, you will be notified and they will be posted to the CPAR calendar on www.cparfl.com. Expected Closing Date, Other MLS System Changes – February 18 Effective Tuesday, February 18, the following changes will be made in the MLS System. These changes will apply to all current and future listings. These changes are, in part, a result of member feedback – you spoke, we listened! • Pet Fields If Pets Allowed Y/N field is set to No, then all other pet-related fields will be locked for editing, regardless of the property type. • Expected Closing Date The Expected Closing Date field will change its maximum window of time, allowing a date to be entered that is no more than 12 months in the future. • Withdrawn Listing Status - Updated 2.14.14 UPDATE: This change has been temporarily placed on HOLD for further review and will not take place on February 18th as previously communicated. Some Agents and Registered Assistants who do not have Broker-level access will no longer be able to put a listing into Withdrawn status or change the status of a Withdrawn listing. This change will not affect everyone, and is being made in order to protect Brokers and their respective listings. Nothing will change if you have been granted the appropriate level of authorization by your Broker to add and edit listings for your entire office or company.
