buildiNG irelANd NeWs fAstest GroWth iN CoNstruCtioN pmi siNCe November 2004 Irish construction’s recovery was evident in June, according to figures released in the latest Construction Purchasing Managers Index from Ulster Bank. The index, which is designed to track changes in total construction activity, rose to 65.7 in June from 63.3 in the previous month This is the fastest rate of growth seen by the survey since November 2004. This growth stems from improved market confidence and a rise in new business. Job creation has accelerated while there is sharp growth in commercial projects. Ulster Bank economist Simon Barry said that exceptionally strong performances were recorded in Housing and Commercial, while

more moderate growth was seen in Civil Engineering. "There was also a very strong improvement in new business levels which, combined with stronger activity trends generally, have underpinned another very solid month for employment where growth was at its fastest pace since last October," commented Barry. "Overall, following a notable slowdown in the early months of the year, there has been a marked re-acceleration in the pace of construction activity through the second quarter, thus offering considerable encouragement regarding the sector's momentum as we enter the second half of the year."
Abbey double pre-tAx profits to €49.1m House builder Abbey has reported pre-tax profits of €49.1m for the year to April more than double last year’s figure of €24.1 million. After tax the company made a profit of €39.6m off revenues of €152.7m, with the operating profit for the Irish division €5m. “Our projects in Laois and Kildare remain on hold pending some improvement in local demand. For the time being the strong improvement in the housing market remains most apparent in Dublin,” said the company statement. 2
KilsArAN iNterNAtioNAl is AWArded eNerGy mANAGemeNt iso50001 Kilsaran International, has been awarded the ISO50001 accreditation for the implementation of a new energy management system across its Paving & Walling and Dry Products manufacturing facilities, as well as its transportation fleet. The ISO50001 certification recognises the continual reduction of a business’s energy use, reducing greenhouse gas emissions and better energy efficiencies. Kilsaran worked to introduce new energy saving systems across its 30 offices, Paving & Walling and Dry Products manufacturing facilities and its transportation fleet, with Kilsaran employees contributing to the effort at all levels. Kilsaran began the implementation process in winter 2013 by forming a team involving members of staff from across the group’s operations, including two members of senior management, known as ‘the Energy Team’ to initiate and administer the system’s guidelines. At management level Kilsaran switched to more ecofriendly, locally sourced materials for its production process, while staff introduced day to day office effiiencies relating to lighting, heating and general energy use.” Kilsaran also invested in the services of independent energy

As part of the implementation and certification process Kilsaran published an Energy Policy, had to determine their energy baseline and identify the company’s significant energy users (SEU’s). A detailed plan was then put in place and energy performance objectives and targets were set, with a proposed energy reduction figure announced. On a lighter note Kilsaran ran an internal competition to promote the energy management system, where employees had to think of acronyms or tag lines that best represented the system, offering an €150 prize for the winner. Commenting on the certificate, Kilsaran Director, Derry McKeown, said: “It’s crucial for companies to start implementing energy saving strategies now otherwise future generations will suffer. I’m thrilled that Kilsaran is the first paving manufacturer to gain ISO50001, as this sets us apart from the competition, especially for architects and specifiers who want to choose paving produce with the highest credentials.” Kilsaran also holds ISO 9001, 14001 certification for its Quality and Environmental management systems and ISO 17025 certification for its laboratory management system.
Minister for Public Expenditure Brendan Howlin is expected to announce in the coming weeks the allocation of the Government’s infrastructural investment plan. Large scale projects in housing, roads, education, communication and flood prevention are to be revealed which form part of the State’s capital plan. Roads and social housing are expected to feature heavily in the plan, with reports circulating that a Luas Link from Dublin City to Dublin Airport could be among the projects, which are scheduled to run until 2020. School building and broadband improvements are also expected to feature in the plan.

Every address will have a unique seven character Eircode, which while not sequential; the first three characters are known as the routing key and define a principal post town span of delivery. The Transport sector have been critical of the system, saying they would have preferred a similar version to that in the UK, which is sequential and would allow them to plan delivery routes more easily. Freight Transport Association of Ireland General Manager Neil
McDonnell said he believes that the Eircode system is not sufficient. He also claimed that the new postcode system will lead to discrimination with property prices determined by postcodes. Minister for Communications Alex White said that his department considered a sequential system similar to that in the UK but decided that it was not suited to Ireland, adding that sequential systems can lead to ghettoisation.

plANNiNG permissioN GrANted for €150m developmeNt At bolANd’s mill Nama are to finance a €150million development at Boland’s Mills which will see the historic site converted to mixed use. The development will include 36,759m2 of residential, office and retail space. Mark Reynolds of Savills said: “Dublin City Council’s decision to grant planning permission for the development of Boland’s Mill is great news for the docklands and Dublin as a whole. The purpose of designating the area an SDZ was to facilitate fast track planning applications for much-needed commercial and residential development – this shows it has worked. The planning approval will now facilitate the examination of options regarding the provision of badly needed commercial and residential accommodation to meet pent up demand from local occupiers and foreign direct investment.” NAMA chief executive Brendan McDonagh said: "NAMA welcomes Dublin City Council’s planning approval for this key Dublin landmark site. The Agency recognises the positive and proactive approach of the City Council, both in approving the SDZ Scheme in 2014 and in progressing complex planning permissions such as this one, since then. NAMA is committed to increasing the value of secured assets in our portfolio and maximising the amount we can recover for taxpayers. Our funding of this successful application for planning permission by the receiver demonstrates this commitment. It also shows what NAMA can do to facilitate high-quality developments in the South Docklands area and to accelerate the delivery of much needed office and residential accommodation in Dublin’s central business district”. Since its genesis in Galway in 1988, Purcell has evolved into a Top 13 Construction Company [Bruce Shaw list] in Ireland. This has not happened by chance: the growth of the company has resulted from the pursuit of excellence and attention to detail; high-quality workmanship; and maintaining close working relationships with customers, design teams and subcontractors to ensure that critical information and resources are in place at the right time. The business was originally established by Gerry Purcell. A subsequent MBO by Michael Bane, Billy Coyne, Gerry Dolan , Nigel Tighe, Derek Timlin and Tom Whelan occurred in 2005, and these directors remain the main principals in the company today. The company’s head office is located in Galway with a regional office in Dublin. Purcell Construction originally started business as a development company working in County Galway. The contracting side of the
business was developed in the early 1990s and by the early 2000s, contracting accounted for 80% of turnover. Operations were expanded into Dublin and, ultimately, all of Ireland. Purcell built up a strong profile and portfolio in public works contracting, which later served them well, with the arrival of the recession. The full spectrum of construction services in Ireland is covered, including commercial, education, restoration and conservation, healthcare/pharma , leisure and tourism, refurbishment and fit–out, and design and build. To date, work has been solely in Ireland. “We operate nationwide, covering all the provinces,” Michael Bane notes. “We have made a deliberate decision not to work outside Ireland as we consider that there is a substantial market at home that requires to be developed and serviced. We may decide in the future to consider working outside Ireland.”
Purcell currently employs 80 staff directly and 300-400 people indirectly through subcontacting. “Our staff are the key to the success of Purcell,” Michael continues. “We employ highlyqualified personnel in the fields of construction management, engineering, quantity surveying, Health & Safety, quality management, building services management, purchasing, finance and accounts. “Our staff operate and implement fully-certified and -accredited systems with ISO standards: Quality 9001, Environmental 14001, Health and Safety 18001. The achievement of excellence through continuous improvement is one of our main commitments.” While the construction sector in general has been stagnant at best in recent years, Purcell is in a process of controlled expansion. “We are currently experiencing growth in the industry, particularly in the private sector, which had disappeared from the market in the last six years,” Michael confirms.

“In addition, PPP projects and an increased Public Capital programme is contributing to increased growth in the industry. It is widely acknowledged that the housebuilding industry must increase housing output. Current activity levels must be multiplied threefold to meet sustainable demand.” That’s not to say that the economic collapse didn’t affect the company. Nobody in the sector came out unscathed… “The economic downturn affected our business with a significant reduction in turnover,” the Galway man notes. “However, we were fortunate to be operating primarily in the Public Works sector prior to the crash. This sectoral experience and portfolio enabled us to continue to tender for the reduced number of public works projects in the industry during the downturn. “We made all possible efforts to retain our core staff and we were fortunate to be able to do so during this difficult period in the industry. We focused on improving efficiencies in running our projects, as well as the elimination of waste on sites, which strengthened and
made our company more competitive in the tender process. “We have emerged from the recession a stronger company. We have a large number of key team members that have been with us for many years and our overall team has bonded even tighter

scale projects, particularly in the commercial / fit-out sector and these projects get the same level of attention as our larger projects,” Michael stresses. “We recognise that whilst the project may be relatively small, they are often highly demanding in terms of short timeframes and often live working environments. To a large extent, FHB has positioned itself as a partner to the trade rather than a mere supplier and the personal touch that embodies every facet of the business has been instrumental in its extraordinary success. Today, FHB is the first port of call for tradesmen, contractors and DIY mavericks not just from the Shannon area bur from all over Banner territory. The business started trading on September 1st, 1981, founded by the late Frank BUILDING IRELAND
Flaherty, Stephen Hassett (who retired in 2006) and John Burke, who remains on as MD. (The FHB in the company name stands for Flaherty Hassett Burke.) “We started out in a 3,000 square feet unit, which we rented from Shannon Development, and we were there for five years,” John reflects. “In 1986, we bought three-quarters of an acre from Shannon Development and we developed a 7,000 sq ft building and started trading there in April, ’87. We are still in that same building here in Smithstown Industrial Estate today and have added another 3,000 sq ft in the meantime, bringing the premises up to 10,000 sq ft in total.” In the early days, FHB was very much a specialist operation focusing on plumbing and heating products but it has since broadened its horizons to stock and supply a complete range of building materials. “We started off doing strictly plumbing and heating materials,” John confirms. “We added electrical materials in the early 1990s and went into steel around the same time. We now do general hardware, although plumbing, heating and electrical are still our main thing.” As locations go, FHB Building Supplies couldn’t possibly be better situated. The store is impossible to miss, prominent on the first corner on the way into Smithstown Industrial Estate, easily accessible yet very much in the Shannon industrial heartland. “We’re only two minutes from the Limerick-Ennis Motorway and 16
we’re also close to Shannon Airport, with plenty of parking outside. It’s an excellent location for a building supplies company,” John notes. “People even shoot over the motorway from Ennis – it takes 17 minutes to get here and they can avoid all the hassle of getting bottled up in the town centre. “There’s very little construction going on in the mid-west at the

moment but we supply a lot of maintenance materials to nearby factories and to the airport, as well as the contractors who are still active in the county. We stick to Clare and the people we know. “Some of them have been with us since Day One, especially the factories in Shannon Industrial Estate, which is obviously a massive industrial area, and also here in our own Estate, which is
smaller but also doing well.” The foresight of the founders of FHB can only be commended: the early ‘eighties was a very good time to establish a building supplies business in the area and the company has gone on to reap the dividends of being – by design rather than accident! - in the right place at the right time. “Back in 1981, Shannon was a new town and there were no hardware 17
suppliers in the area. It was clear that they needed a local supplier and that was the niche market that we set out to fill,” says John, who adds that it was certainly no overnight success story: “It took a long time to build the business up. There were a lot of long hours and a lot of very late nights. But it has been worth it and we have built up a nice business now. We had a staff of 13 during BUILDING IRELAND

the peak years, but we are back down to nine now between full time and part time. Turnover is also down since the late ‘noughties but it’s the same across the board in construction and we are still doing well. “We stock tens of thousands of items and we also provide an excellent service. We watch our margins and all of our lads are very familiar with what they are doing and are able to offer very good advice to customers. That personal service is very important and is one of the reasons why people keep coming back – we really look after our customers. Some of our staff would be with us for up to 20 years and most of them would come from electrical / plumbing backgrounds themselves. “We also provide a very prompt and cost-effective delivery service

There have been ups and downs along the way but he has made the business work and has been able to make a living out of it, while providing customers with an invaluable service. Working on Shell Corrib has opened new doors for Mercury
Mercury Engineering’s outstanding work on the Shell Corrib Onshore Gas Terminal over a four-year period has resulted in more work being secured by Ireland’s premier engineering services provider in the vital oil and gas sectors. We caught up with Darran Monaghan, who was a Senior Quantity Surveyor on the landmark €150m+ project in County Mayo and is currently overseeing and responsible for the sustaining works at the terminal.
In 2007 alone, Mercury Engineering - Ireland’s leading engineering services provider - won contracts for several key infrastructural projects including (but by no means limited to) the Dublin Port Tunnel, the Luas light railway, Airtricity wind farms and Shell’s Corrib Gas Terminal facility, where the company was contracted to carry out complete mechanical, electrical and instrumentation services to the new onshore terminal at Bellanaboy, County Mayo, which processes up to 10 million standard cubic metres of sales gas per day. The Corrib Field is a gas field located in 350m of water some 60-65km off the County Mayo coastline, which has BUILDING IRELAND

SUCCESSFUL SHELL CORRIB PROJECT OPENED MORE DOORS FOR MERCURY
been developed as a long-range subsea tieback to an onshore facility. The Corrib Gas Pipeline is 20 inches (50 centimetres) in diameter. The wall of the pipeline is more than one inch thick (27 millimetres) and is made of high-grade carbon steel. (By way of comparison, Bord Gais pipelines running throughout the country are 9mm thick.) The outside of the pipeline boasts several layers of protective coating, including plastic and concrete, to protect it from external corrosion. Internal corrosion is controlled by the continuous injection of corrosion inhibitor via the umbilical. Corrosion is monitored in real time by a subsea corrosion monitoring spool. An internal inspection tool, referred to as a ‘smart pig’, will be pushed through the pipeline at intervals to gather data on the internal condition of the pipeline and monitor the integrity of the pipeline throughout. As an additional safety measure, the pipeline was originally designed to withstand 345 bar in the highly unlikely event of pressure increasing above normal operating conditions. Westmeath man Darran Monaghan joined Mercury as an apprentice electrician in 2002 before becoming a QS four years later. Between 2007 and 2011, he divided his time between the Shell Corrib Gas Terminal and Mercury’s head office in Dublin’s Sandyford Industrial Estate, overseeing what was a truly landmark contract. “The main project in Mayo was completed on schedule in 2011 and we are now carrying out sustaining works as part of the maintenance contract. The sustaining works are up for re-tender in the middle of 2016 and we are hopeful that we will be continuing here after that,” he notes. Shell Corrib was a huge project by any standards – in keeping with the impressive Mercury portfolio. “It was the biggest job in the country at the time and one of the biggest Mercury had done in Ireland,” Darran confirms. “It was a fantastic project to work on and be a part of and served as an invaluable learning curve for us. All in all, it has been a resounding success and we couldn’t be happier with how it has worked out. We gained great experience from an electrical and mechanical point of view in that particular sector and the knowledge and experienced gained helped us to develop our business in the oil and gas sector and enable us to price other oil and gas projects “We had in excess of 1,100 employees on site while the main project was in full swing, all of whom were fully-trained, professional and highly-competent personnel. Our safety record was second to none and we have been able to transfer the experience and expertise gathered on the Corrib Gas Terminal project into other aspects of the company.” Mercury has worked successfully on some of the most technologically-advanced and capital-intensive engineering projects in the world. flexible, client-focused approach and an appreciation of the value of long-term business relationships. A large proportion of ongoing work comes from existing clients with whom they have developed a trusting and mutually-beneficial relationship over many years. “While we’re expecting the
second and third quarter of this year to be relatively quiet, from 2016 onwards Mercury will be extremely busy,” Darren Monaghan concludes. “From a personal point of view, I will be here in Mayo until the middle of next year at least. We’ll re-tender in 2016 and go forward from there. “The Shell Corrib Gas Terminal

FLYING THE PRESIDENTIAL FLAG FOR BUILDING CONTRACTORS
It has been an eventful couple of years for Thurles man John who, following on from his appointment as managing director in succession to Pat Clancy in 2013, was elected president of the Master Builders’ and Contractors’ Association in January. The MBCA is a constituent association of the Construction Industry Federation (CIF), and represents general building contractors. Its membership comprises almost 1,000 companies, large and small, located throughout Ireland. Members of the MBCA are primarily involved in the construction of buildings for public and private sector clients, including projects such as the new Criminal Courts Complex, the National Convention Centre and the Aviva Stadium. The Association is dedicated to improving the efficiency and sustainability of the industry, and to promoting the welfare of its members. While the recession would appear to be over for Dublin-based builders, the rest of the country has yet to experience a recovery of the same scale and this is 33

something the MBCA is eager to address. “What we’re seeing now is a twotier construction sector,” John says. “It’s busy in Dublin, but quiet outside of it. The pick-up has been much slower outside Dublin than expected. Financing and belowcost tendering are two huge issues. With banks not lending more than 65 per cent for development finance many house builders aren’t in a position to make up the balance. “I’m convinced that if the Government reduced the VAT rate from 13.5 per cent to nine per cent, it would boost the housing recovery.” The CIF recently published its ‘12 Steps for 20,000 Construction Jobs’ guide which is aimed at encouraging politicians to take simple actions which could enhance construction employment throughout the country. Among the measures suggested were the implementation of the Construction Contracts Act, which was signed into law by President Michael D Higgins in July 2013, completion of the review of the Public Works Contracts and implement the
required changes, and enactment of legislation which will allow for a Registered Employment Agreement (REA) / Registered Employment Order (REO) for industrial sectors. “I welcome moves to bring certainty to Public Works Contracts,” John continues. “The implementation of the Construction Contracts Act has been delayed, but we remain hopeful that it will happen in February 2016 or even sooner. The sooner the Government publishes a date, the better. It will protect payments through the supply chain and bring greater cash-flow into the industry. “We would love a situation where every builder in the country is a member of CIRI (Construction Industry Register Ireland). Only competent and experienced construction companies and builders are on the CIRI list.” Clancy’s has emerged from the recession a better and stronger company, according to its managing director. Involved in construction and development since 1947, the company is steadily building itself back up and is looking to the future with

renewed optimism. “We saw the downturn coming in 2007 and took the necessary measures to stay in business,” John remembers. “We reduced our staff from 300 to 50, treating everyone fairly in the process. Our annual turnover fell from €70 million to €15 million. We are now back up to 100 staff and are on course for a turnover of €40 million this year. Our aim is to maintain that figure over the next few years. We also have many high quality sub-contractors on our books which is important to us if we are to continue with our growth strategy.” Originally a family business, Clancy constructs large-scale projects nationwide for both the public and private sectors through its offices in Thurles, Dublin and Limerick. Clancy has vast experience in ‘design and build’ contracts in the areas of commercial, healthcare, education, leisure, residential, industrial, renovation and restoration. It is currently working on projects at 14 different locations across the country, including Cork University Hospital, Beaumont Hospital, Ballinasloe Public Library, Crumlin

GSJ Maintenance holds the contract for maintaining and managing 169km of Irish motorways.
Ireland’s motorways have brought our island into the 21st century as reaching any part of the country from the capital has become far more accessible. However, the motorways need constant care and attention to maintain the standard that we have become accustomed too and this task is left to a specialist firm that take great pride in the work. GSJ Maintenance Ltd have held the contract of maintaining and managing a network of motorways and dual carriageways around Dublin since the National Roads Authority first put it up for tender a few years ago. In total, GSJ Maintenance Ltd must look after 169km of motorways and dual carriageways which includes slip roads and junctions. This covers the M1, M2, M3, M7, M9 and M11 all of which are in the greater Dublin area. GSJ Maintenance Ltd is the brainchild of three major companies in the infrastructure development and management market. They are Spanish companies Globalvia and Sacyr along with Irish based Jons Civil Engineering Ltd. The operations depot is located in Balbriggan, while they also have BUILDING IRELAND

Globalvia Ireland General Manager is Kevin McGrath and he heads up GSJ Maintenance and it was Kevin that spoke to us for this month’s edition of Building Ireland. “We are a couple of years into the contract now and it runs for five years and we would be confident of retaining that tender when it comes up for renewal,” said Kevin. “We take great pride in the work that we do, which sees us being responsible for maintaining all the radials coming out of the M50. The
Celtic Tiger produces an impressive road network and now the aim is to maintain these roads to the highest standard possible. “Our tasks involve grass cutting, incident response to resurfacing works, a 24hr accident response unit, winter service which includes salting and gritting the roads, inspection and maintenance of pavements, drainage, structures, bridges, signage and safety barriers. We also respond to any incidents on the network, including emergencies and repairs to damaged sections of network;

provide severe weather response and winter maintenance service; collect and manage asset data within the inventory management system; undertake improvement, rehabilitation and renewal works. All aspects of roan maintenance are covered.” GSJ Maintenance Ltd employ 41 people and all are highly trained in their respective areas. “Any employee that comes to us is trained up before they go out on the motorways. “Health & Safety is a major issue for us and the welfare of our employees is paramount. We also place a huge emphasis on the safety of motorists and try to ensure that all the roads we cater for are safe to drive on 365 days of the year.” Kevin revealed that during the summer months more man power would be used than in the winter time when their wide range of machinery comes into extensive use. “Yes, during the summer, we would be relying more on the man power as grass cutting, strimming and the likes would be high on the list of priorities. “During winter, gritting and salting the roads would see more
machinery out. Two years ago, we purchased an extensive fleet of modern machinery, which is kept in pristine condition. At our depot in Balbriggan, we have storage facilities that can hold up to 20,000 tonnes of salt. This covers a number of areas, while we also operate a second facility for the National Roads Authority where another consignment of salt is kept. Traffic management is an integral part of the service provided and Kevin added that this was an area that they specialised in. “If there is an accident and there is debris on the road, our dedicated response team will be at the scene in minutes and they will cordon off the area and ensure that it is a safe environment for the emergency services to work in.” GSJ Maintenance Ltd just cater for the roads under their contract
and this does not include the tolls, but Kevin concluded that they were always kept busy 12 months of the year. “There is always plenty to be done. With so many kilometres of roadway to be catered for, every day throws up a different challenge and unfortunately, we are called out to far more accidents that we would like to be, but we just have to deal with them accordingly. Thankfully, there doesn’t be much serious injuries and a lot of the accidents are just minor bangs with no one serious hurt. Platform, drainage, site investigation and lighting works etc. have been carried out on a number of major projects including Reading Station, Croydon Tramlink, Kings Cross Station, Euston Station, Watford Station, London Bridge and Cannon Street. London Bridge Enabling Works: J Coffey Construction was originally engaged to carry out arch raising and drainage installation for a new public toilet 41

facility on London Bridge station. During this project thanks largely to the dynamics of works required to complete the Shard, preparations for increased passenger flows for the 2012 Olympics and the commencement of site works for the remodeling of London Bridge under the Thameslink, they were able to deliver the following additional works on site: strip out existing arch units / break out 1500m2 of existing RC and replace with new slabs & beams / repair Second World War bombdamaged arch; install TCRs and UPS housings / install new steel frame & holorib plant deck in existing arches; install temporary risers on live platforms for the main redevelopment works at the station; complete major service and drainage diversions c/w structural alterations for new temporary ticket office. In January, 2014, J Coffey Construction commenced work on a major 72-week, £15m masonry and structural strengthening programme at Battersea Power Station. The work package comprised masonry repairs to the external wash towers; masonry cleaning; temporary works installation; concrete lining wall construction to the inside of the wash towers; steel strengthening; steel removal and replacement; demolition of existing roof slab; formation of new roof diaphragm slab; installation of carthodic protection; and the installation of lightning protection. Reading Station Area Redevelopment: The subcontract

works package awarded to J Coffey Rail by CHJV involved the upgrades to the existing Reading Rail Station which were a part of Network Rail’s £895m investment to transform the railway in Reading. As the station is a major junction on the national rail system, dealing with around 800 trains and 45,000 commuters each day, it was an ongoing challenge for the team in reaching a number of milestones to achieve construction completion deadlines ahead of targets ensuring that the amount of disruption for commuters and station staff was kept to a minimum. Improvement and upgrade works to the station included building new platforms and entrances, lengthening platforms to create room for longer
trains and better facilities. J Coffey Construction was also employed to carry out major structural alterations to the core of the 31-storey Southbank Tower formally Kings Reach Tower Waterloo, a £14m project. Other high-end projects recently completed include work around the Olympic Village and on behalf of London Cable Car. Meanwhile, J Coffey Plant Hire maintains a comprehensive range of the latest top quality, industryleading construction and demolition plant and equipment to be resourced and utilised by the group including excavators from under one tonne up to 25 tonne, skid steer loaders and dumpers, scissor lifts, telescopic forklifts and concrete pumps as well as a wide range of specialised demolition equipment such as robotic demolition machines, hydraulic track saws, wire saws, hydraulic busters and a wide range of diamond drilling rigs. An incredible amount of hard work has gone into taking the family business (children Jamie, Shane and Ashling are all involved) to where it is today. Jim is joined in the running of the business by fellow directors and shareholders Tom Mitchell (from Clifden, Galway) and Eddie Barrett (a second-generation Irishman from London). Jim Moore from Mullingar runs the rail division. “We knew how to cut our cloth to suit during the recession,” he reflects. “We pride ourselves on providing quality workmanship and we only use high quality,

experienced people, who are all top class and highlyskilled. It’s the same as any business – unless you have the right people, you are wasting your time. “I left Ireland on January 1st, 1988, with ten years’ experience in contracting. I started in subcontracting from Day One, as I knew a few people over here. Nineteeneighty-nine to ’91 were bad years because the recession hit over here too, but we stuck at it and built the business up and became a limited company in the mid-90s. “Today, concrete substructures and frames have become a big part of our business. We also do a lot of structural alterations on existing buildings and a lot of high-end residential, covering London, the south east and the south west as well over as far as Birmingham. It’s going well and business has grown year-on-year since we started. Nugent Manufacturing Ltd had three great reasons to celebrate earlier this year when it achieved the CE Marking standard for steel fabrication and the Quality BUILDING IRELAND
Standard ISO 9001-2008, as well as triumphing in the ‘Energy & Environmental Sustainability’ category in the Small Firms Association’s Small Business Awards. On March 4, following a year-long implementation of a Factory Production Control programme, it achieved the CE Marking for the steel fabrication industry EN-1090 up to Execution Class 2, which is now a legal requirement for all fabricated steel. The standard for fabricated structural steelwork is BS EN 1090: Execution of steel structures and aluminium structures. The BS EN 1090-1 standard came into force on July 1 2014 and its scope is very wide-ranging, covering structural steel and aluminium components and steel 48
components for use in composite and concrete structures. Nugent Manufacturing was also awarded with accreditation to the Quality Standard ISO 9001-2008. On the same evening of March 4, at the RDS in Dublin, the Naasbased company was crowned the overall winner in the Small Firms Association’s Small Business Awards 2015 in the ‘Energy and Environmental Sustainability’ category. In addition, Nugent Manufacturing was a runner-up in the ‘Manufacturing’ category. The company was also a finalist five years ago in the same category. The award was presented by the Minister for Jobs, Enterprise and Innovation Richard Bruton TD in the presence of AJ Noonan and Patricia Callan, Small Firms Association chair and director respectively, in the splendid surroundings of the RDS Library. Stephen Nugent dedicated the award to all his staff, for their “tireless determination to make Nugent Manufacturing a worldclass quality company.”

“It has been a great year so far,” enthuses Stephen, who founded the company along with his wife Helen. “It was a big deal for us to achieve the CE Marking, especially after the amount of time and money we invested in our Factory Production Control programme. If you’re a steel fabrication company that isn’t CE accredited nowadays, you don’t make steel. It’s a simple as that. It’s all about traceability and I welcome the fact that there is a level playing field within the industry for the first time. We now have a standard in our industry that guarantees the customer a particular level of expertise and quality. “We were also delighted to secure the Quality Standard ISO 9001-2008, while the Small Business Award was the icing on the cake.” Stephen admits the difficulties Nugent Manufacturing faced during the recession make him more appreciative of the honours that have come the company’s way. “The recession was tough for everyone in our industry. We had to scale down our operation, take pay cuts and so on. At the peak of the boom, we employed 33 staff plus subcontractors. That figure fell as low as eight during the recession, but now we’re back up to 18. It has been a learning curve and I’d like to think that we have come out of it a stronger and better company,” he says. A native of Dublin, Stephen had worked in the construction industry both home and abroad for 15 years before deciding to set up his own company. From its 11,000 square feet purpose-built workshop in Naas, Nugent Manufacturing offers customers a complete package of design, manufacture and erection of structural and architectural steelwork. It is a customer-driven company that places a strong emphasis on performance and a “hands on” management approach to ensure client satisfaction. Nugent fabricated the “Hanging Pink Pod”, Pods and the Dynamic Corten Walkway of the “Irish Sky Garden”, for which celebrity TV gardener Diarmuid Gavin was
voted “People’s Choice Award” and winner of the coveted Gold Medal at the Chelsea Flower Show in 2011. Other projects were undertaken at the Gaiety Theatre and the Whitewater Shopping Centre in Newbridge, Co. Kildare. More recently, the company was commissioned to fabricate and erect “The Way Ahead” sculpture on the new Mullingar Bypass for the renowned artist Bob Quinn.
In the retail sector, Nugent Manufacturing has successfully completed contracts for Tesco, Dunnes Stores, B&Q, M&S, Lidl, Aldi and Penneys. Numerous contracts have also been carried out in the banks, arts, residential, pharmaceutical, health care, food and drink, sports and recreational, educational and transport sectors. “We have a wide variety of clients, ranging from the Sisk Group and PJ Hegarty & Sons in the construction sector to AIB and Microsoft in the bank and data centre sectors. We’re nearing the end of a major project we’ve been working on for Mircosoft in Dublin’s Grangecastle for the past eight years,” Stephen explains. Dunnes Building Services was established some 20 years ago, initially to serve the growing demand for high-end construction projects in the Leinster Region. Dermot commented “The last two years have certainly seen an increase in business, but we want to get to the next level. Although the Construction Industry in Ireland has suffered a dramatic hit in the last seven years, there certainly is some good coming out of it also. This period has pushed many good companies forwards in terms of processes and controls. It has been a bitter pill to swallow for so many, but hopefully it provides us with a solid platform from which to grow. The key word for our industry now is sustainability. A sustainable workload and the building of sustainable infrastructure which is well designed, well built and well maintained. “While we are excited about growing our business in Ireland, we are also cognisant of spreading our geography to lower our risk of exposure to an individual market. In doing so, we are looking to build our business in the UK, with a particular focus on London. I worked in London for many years in the late eighties and early nineties and having recently delivered the £1M Irish Centre refurbishment, I am confident in our abilities to transfer our business and work ethos across the Irish Sea without suffering a dilution in quality. “Health & Safety is a major issue within the business and DBS prides itself on ensuring the safety of its workers. Coshla Quarries Ltd. in Athenry, has forged a stellar reputation for delivering quality concrete products since opening for business in October, 2007. They are regularly enlisted to supply materials to a host of key construction projects in the Galway region and are currently heavily involved in the Gort-Tuam Motorway. We caught up with Martin Collins to get an update.
When you’re good, you’re good… During the eight years since its inception, Coshla Quarries Ltd. has become renowned for providing high-quality concrete products. From Day One, the County Galway company has been strongly associated with important road construction projects and this remains very much the case today. Coshla announced itself as a major player by providing materials for the N6 (Galway-Dublin) dual

carriageway - a major scheme which consisted of: 56km of dual carriageway between Galway and Ballinasloe; a 7km link to the Loughrea bypass; 32km of side roads; and five junctions. This significant project served as a perfect launching pad for Coshla Quarries, who extracted 2.6 million tonnes of limestone from their quarry between October, 2007 and October, 2009 They have become the partner of choice for major road projects in the Galway region. Today, Coshla is providing materials for the new €500m M17/M18 Gort-Tuam Motorway, a 53km project which commenced in January of this year. The contract for this scheme was awarded by the National Roads Authority to the Public Private Partnership Direct Route (Tuam) Ltd., whose members include Roadbridge, Sisk, and Lagan Construction - three of Ireland’s largest civil engineering firms. It has been a real fillip for Coshla Quarries to be enlisted and this is representative of the ongoing 71
progress being made by the Athenry-based concrete products specialist. “There has been an upturn in business in recent months and things are going very well,” notes Martin Collins. “We are contracting Sisk with concrete and all the stone for the Gort-Tuam Motorway, which is the biggest project we’re working on at present. Even though the road itself started in January, we have been involved there since late 2014, initially on preparatory works. “It’s a two-year project and we’re delighted to be involved. It’s certainly keeping us ticking over. We had 15 trucks on site there on one day alone, which gives you an idea of the scale of it. It’s a real vote of confidence in Coshla Quarries and it’s encouraging for us to know that – with the reputation we have developed and the quality of the quarry – we can attract that kind of work.” Another major project that Coshla Quarries is currently contracted to is at University College Galway Hospital, where BAM is the main BUILDING IRELAND

contractor. “As you only have two-hour workability with the concrete, we tend to stay relatively close to home,” Martin adds. “Our catchment would be from Connemara to Galway city and into parts of East Galway – Monivea, Castlegar etc.” Coshla Quarries provides all grades of concrete (including lowcarbon), crushed rock and concrete blocks to a host of satisfied customers along the west coast and beyond. A limestone quarry situated on 70 acres at Cashla, Athenry, Coshla is a multiskilled company which places a major emphasis on quality and excellence through every facet of the operation. General manager Martin Collins is an expert in concrete design and he welcomes the challenge of coming up with specialist or bespoke solutions. To this end, Coshla prides itself on being able to provide customers with the exact products they require and is a veritable one-stop shop for all concrete products. At present, a team of thirteen is

employed but this figure goes up to around 30 when subcontractors are included, depending of course on the workload and orders at any given time. Fleet-wise, Coshla Quarries maintains a respectable presence on the road, operating a fleet of eight concrete trucks as well as up to six subcontracted concrete and block hauliers. “It all
depends on the amount of product going out on any given day. We use subcontractors to keep our costs down.” The in-house lorries are part of the Statcroft Transport & Civil Engineering Ltd. fleet. Statcroft is a Turloughmore-based company which is owned by Coshla Quarries director John Morris. It

year. Having said that, margins remain very tight and it’s an ongoing battle to keep costs down. “This is a relatively-new quarry which was only opened in ’07 and we are pleased with how it has performed so far. There’s a good spin-off into the local economy as well, which we are proud of, and locals also have easy access to our products.” Coshla Quarries has been a great success to date and there are clearly many more chapters to be written in this particular story.

The team at Coshla pride themselves on being authorities on concrete and concrete technology. All the staff are well trained and regularly meet to discuss developments in the sector. An area that is becoming increasingly important is low-carbon concrete. Here, Coshla Quarries uses GGBS from Ecocem in its concrete as a way of reducing the carbon footprint. With a team of over 100 experienced employees, this Galway headquartered firm has been involved in many projects both here and the U.K. The management team is headed up by Robert Tobin, the latest generation of this family run business, while Ciaran McGovern Director – Civil Engineering & Infrastructure spoke to Building Ireland about the success of the company over the years. Indoor Arena when Tobin Consulting Engineers were appointed as the Technical Advisors to the project. Their role is to act as the Authority technical support for the successful construction and completion of the National Indoor Arena and a range
of key high performance athlete facilities including the covered Synthetic Pitches. In addition the National Horse Sport Arena was officially opened in October 2013. The NSCDA have also put in place High Performance training facilities for athletes in a variety of

National Indoor Training Centre with facilities for over 20 sports. Construction is estimated to last for 24 months with a completion in mid to late 2016. This element of the Campus is viewed as a key missing piece of sporting infrastructure of the state. company had 100 people on its payroll and that figure is expected to rise in the coming months.
“We're very busy at the moment to be honest and very happy with how things are going,” the Louth native revealed. “We managed to keep busy during the downturn because we did a lot of work for the Department of Education. There was no real margin in that work but it kept us going, allowed us to keep our head above water. “We did see a reduction in our staff numbers but we have built that back up in recent years.”
Ganson is the brainchild of David and Monaghan man Paul McQuaid, two old college friends from their days at Dundalk Regional Technical College and Queen's University. Together, they have succeeded in making their company a leading player in the

As the construction sector rebounds after a period of systemic decline, Ganson is spreading it's wings by moving into the UK market. As per usual, it's a challenge that David, Paul & Co are embracing with determination and enthusiasm. David added: “We've moved into Northern Ireland, we're currently working on a school in Warrenpoint. We're also pricing work in London. Looking ahead to the future, we would be targeting more private work. That market is improving so we will be focussing a lot on that end of things.”

Harrington’s has been at the heart of life in Castletownbere since 1869. The late Michael Harrington acquired the Church Gate premises from Donal Harrington (no relation) and ran a hardware and grocery store for over 40 years before handing over the reins to his son Paul in 2008. Michael was also a funeral director, and this side of the business is now run by his daughter Ella. In 1997, Harrington’s joined ARRO, a buying group for over 100 independent DIY stores and builders’ merchants throughout Ireland. Harrington’s ARRO Home & Garden boasts a wide and varied customerbase, including fishermen, farmers and builders. It has long provided a vital service to the people of the beautiful Beara Peninsula who would have otherwise had to travel to Bantry, Kenmare or even Cork city for their hardware requirements. “We try to cater for everyone,” Paul Harrington says. “You need to have a bit of everything because Bantry is the nearest town to us and that’s 30 minutes’ drive away. Kenmare is 40 minutes away. When the extension is complete, there will be a bigger choice of goods than ever for our customers. “We’re here a long time in Castletownbere and have built up a very strong and loyal customer-base. Our customers have struck up a great rapport with our staff, who have also stayed loyal to us. Stephen Sullivan, for example, has been with us for nearly 20 years. Our staff have decades of experience between them.” With the economy picking up and Harrington’s ARRO Home & Garden expanding its operations, Paul is hoping to be in a position to take on additional staff in the BUILDING IRELAND

decades. He was also well-known in local political and sporting circles, having served as a Fine Gael County Councillor for a number of years.
