Gaelectric secures planning approval for 4.9MW solar farm near Pomeroy, Co. Tyrone
Gaelectric has secured planning approval for a 4.9MW solar farm at Inishative near Pomeroy in County Tyrone. In a first for Northern Ireland, this solar farm will comprise ground mounted PV (photovoltaic) panels co-located next to the site of Gaelectric’s Inishative Wind Farm which is currently under construction and due to commence generation in 2016. The electricity generation capacity of Inishative Solar Farm will meet the equivalent energy needs of approximately 1,175 homes with clean, green electricity. Commenting, Gaelectric Development Director, Mike Denny, said: “Co-locating wind and solar generation on the same site makes sense. Solar and wind have complementary generation profiles. Solar tends to be strongest during the longer and brighter days of late spring, summer and early autumn when the wind tends to blow less. Wind on good sites blows most of the time, but more consistently from late autumn right through to the springtime. In this way the profiles of solar and wind generation complement each other, helping us use limited grid capacity and other essential infrastructure more efficiently, and significantly reducing environmental impacts into the bargain.” Gaelectric has put in place a community fund for Inishative Solar Farm which will contribute up to £150,000 over the lifetime of the project. In total, the Inishative Solar Farm will contribute over £3m at today’s prices to the local and wider economy in Northern Ireland, throughout its construction and operational phases. Gaelectric is seeking approval to modify its existing grid connection agreement with Northern Ireland Electricity to facilitate co-locating this solar development. Commenting further, Mike Denny said: “It is important that the NIE/SONI consultation on grid connections for renewable energy allows the modification of existing and paid for connection agreements, and avoids delays in co-locating solar projects that do not require any increase in the maximum export capacity of existing connections.” The Alternative Connection Application and Offer Process Proposal (March 2016) from NIE/SONI proposes that applications to over-install generation at the maximum export capacity (“MEC”) of an existing grid connection would be included in the ‘batching’ process proposed by NIE/SONI. Under this proposal all applications in the ‘batch’ are assessed and awarded connections together. Gaelectric is seeking a derogation from ‘batching’ for co-locating solar projects with wind where the maximum export capacity of the existing grid connection is not being exceeded.
Wexford marine specialist add to excavator fleet
Reflecting the improving business climate generally, Wexford-based marine engineering contractors, Marine Specialists Limited of Foulksmills and Ballymitty, has invested in additional plant with their purchase of a Komatsu PC360LR-10 hydraulic excavator. Supplied by Komatsu distributor McHale Plant Sales of Birdhill, the new long reach crawler excavator, fitted with a 3D GPS system will be replacing the existing Komatsu PC210-8. The PC 360LR-10 will be employed on the expanding range of marine construction, pipe laying and dredging contracts currently being serviced by the company across the country. According to the Company’s managing director John McKeown, a Komatsu customer for seven years, the decision to purchase another Komatsu unit was influenced by the ‘reliability and unrivalled performance’ of the current machine, coupled with the ‘excellent after sales service provided by McHale Plant Sales’. DCU announces ambitious €230m infrastructural development plan
Dublin City University (DCU) has announced an ambitious €230m capital development plan which will physically transform the multi-campus university and provide a platform to realise its ambitions in research, teaching and learning, student experience and enterprise engagement. The university has been successful in securing long-term loan and bridging finance to drive its programme of infrastructural improvements over the next 5 years. Finance from the Ireland Strategic Investment Fund and the European Investment Bank will significantly enhance capacity in research and innovation, the construction of a new Student Centre, provision of new sports facilities, additional on-campus accommodation and 21st Century digital teaching spaces. The remainder is being provided by philanthropic donations, government grants, student contributions and funding from the university itself. The Ireland Strategic Investment Fund, managed by the National Treasury Management Agency (NTMA), has initially committed long-term funding of €54m to help the university deliver on its strategic vision while maximising sustainability and economic impact. The funds will be used to specifically target student accommodation projects and are structured to facilitate the provision of EIB funding in parallel. The Fund has advised of its appetite in principle to fund up to an additional €66m, subject to the proposed project investments meeting its dual mandate of commercial return and economic impact. The investment will allow for the upgrade of facilities on the All Hallows Campus and the construction of student accommodation, following the signing of final contracts for the purchase of the campus by DCU earlier this month. It will also facilitate the construction of two new floors on the F Building on the St Patrick’s College campus which will provide additional capacity to support the incorporation of St Patrick’s College, Mater Dei Institute of Education and the Church of Ireland College of Education into DCU. On the Glasnevin campus, the finance will facilitate a buy-back of existing campus residences and construction of a further 560 on-campus student accommodation. This will bring the total capacity to over 2,200 student bed units across the university’s campuses, helping address the pressing issue of student accommodation across the greater Dublin region. Eugene O’Callaghan, Director of the Ireland Strategic Investment Fund commented, “Education is a key enabler of national competitiveness and being able to provide commercial funding for such a critical part of DCU’s facilities aligns strongly with our dual investment mandate. We have also utilised one of the Fund’s key differentiating features – our long-term investment horizon – to facilitate significant parallel funding by the EIB. Over the last decade the European Investment Bank has provided more than €10bn for long-term investment in higher education across Europe including nearly €800m for education investment across Ireland. This has backed investment in new schools and third-level institutions in Limerick, Maynooth, Trinity College, UCD and the National Maritime College. The 23-year loan to DCU for €76m from Europe’s long-term lending institution will support investment to improve university facilities including the construction of new research and innovation buildings, student accommodation and 21st Century digital teaching spaces. An IT transformation and teaching equipment renewal programme will provide a state-of-the-art digital campus experience for student and staff alike. The construction of extensions to the Stokes and Lonsdale Buildings on the Glasnevin Campus will provide lecture theatres and classrooms for the delivery of programmes across a range of disciplines, while a refurbishment of Albert College will also provide a new suite of teaching and learning spaces. A new Student Centre will commence construction in Summer 2016 to create a purpose-built space for students’ social, cultural, global engagement and entrepreneurial activities. Research and innovation capacity at DCU will be significantly enhanced with the completion of the new 3,000 sq.m. NanoBioanalytical Research Facility on the Glasnevin Campus. DCU Alpha, the university’s Innovation Campus, will also benefit from this endorsement by the European Investment Bank and the Ireland Strategic Investment Fund, as it seeks development partners for the next phase of refurbishment and expansion of its growing tech cluster which already accommodates 35 companies employing more than 350 staff.

I work with various companies to improve their business processes, in order to get to a position whereby monthly management accounts are available to both the management team and business owners. I have gained a significant amount of experience in the Construction and Engineering sectors. Current clients operate across a number of industries including; Construction, Facilities Management, Engineering Services, Software, Wholesale and Distribution.
What accounting packages are you familiar with? I’m familiar with a broad number of accounting packages including; Advanced Business Manager, SAP Business One, Sage, Pegasus Opera, Sun Microsystems, Xero, Tas Books and many bespoke systems. What benefits do you obtain by using Advanced Business Manager Service Software? Historically, a company needed two or more separate software systems to run their business. This involved extracting information from one system and inputting it into one or more systems on a daily, weekly or monthly basis. Sales invoices can then be generated immediately incorporating customer proof of delivery sign off and emailed to the client. This process makes a significant contribution to positive cash flow. If you can charge two additional hours per week for 5 engineers and they work 46 weeks per year that could equate to € 29,900.00 additional billing per year. The SAP Group celebrate 40 years in business this year so we felt it was time to catch up with company Managing Director Geoff Moran to find out what they’re about.
To this day, the SAP Group remains the only Irish Landscaping and Grounds Maintenance company with dedicated horticultural professionals and H&S experts to ensure they meet all requirements of the customer. Indeed SAP offers its clientele a one stop shop in operating three core divisions, which are landscaping construction, grounds maintenance and winter services. Geoff Moran is currently Managing Director of the company and illustrated to us what exactly BUILDING IRELAND
they do and how they’ve grown up from the foundations. “We’re established since 1976 and we’ve been an incorporated company since 1981,”explained Geoff. “We’ve 140 employees here at the moment and that number can fluctuate from time to time depending on how busy we are. “I’m the MD here and my background would have been in building; I’m qualified as a Quantity Surveyor.” The SAP Group itself was first established back in 1971 in Carbury near South Allenwood and takes its name from this beginning, South Allenwood Plantations being abbreviated just to SAP. Initially, there were four partners but in the early years this reduced to Tom Walsh and Jerry O’Reilly, 18
who together directed and managed the establishment and growth of the business. Come 1976, Jerry and Tom responded to clientele needs by expanding the business into contracting so as to provide a turnkey service for customers. The company’s first large contract was to landscape the Central Bank of Ireland in Sandyford and since that time the company has gone on to Landscape and Maintain some of the most recognisable and significant sites in Ireland. The significant increase in the level of contracting via the company’s growth saw SAP establishing the SAP Grounds Maintenance division to provide post-contract maintenance to its clients by 1976. It was a move which marked a very different strategic approach to

its competitors, having committed to developing a separate and standalone resource of talent and assets to undertake their maintenance works. This structure ensured that service to their maintenance customers would never be compromised by demand or pressures from landscape installation works. Following the economic downturn of the 1980s, SAP’s shareholders saw the genesis of what would be Ireland’s longest sustained period of economic growth and their forecasted tree requirements led them to investing and moving their Tree Nursery into a more appropriate location. Quality development and increasing the range of the SAP offer would be too problematic in Carbury, so Tom Walsh and Jerry O’Reilly finally settled on a location in Cahir in the Golden Vale renowned for its alluvial soil quality. There, they secured the initial 60-acre farm of what is now a 310acre investment. Over the space of five years, SAP established 70 poly-tunnels and the largest containerized production facility in Ireland with a capacity of 15,000m2 under cover and 30,000m2

external production. By the millennium’s turn, SAP acquired another 103-acre nursery at New Inn for the production of semi-mature trees up to 65-70cm girth. In 2001, SAP established its first overseas subsidiary – SAP Holland BV – an international plant and tree trading company based in
the Netherlands. The company is based in Zundert along the Dutch / Belgian border and has 15 employees and sources trees and plants from Holland, Belgium, Italy and Germany and supplies Wholesale Nurseries and Landscaping Groups throughout Europe. One year later the nursery
developed the largest containerised tree production facility in the country to provide trees for out of season planting. This was later extended to include a 10,000 tree unit for airpot-grown semi-mature trees. Today, the Group has a total of seven individual nurseries on 310 acres in South Tipperary producing trees

from root stock to large semi-mature trees. SAP Landscapes moved to a purpose build facility in Maynooth, Co Kildare in June 2004, with the 6.4-acre site containing modern offices, warehousing, a Mechanics facility, environmental management areas and a 1.3-acre section for the storage and growing of Specimen mature trees in airpots. 2008 saw SAP develop a Winter Maintenance service covering; Snow Ploughing, Weather forecasting and Alerting, Salt spreading and active proof of Service delivery. They have continued to invest in Winter Services equipment and today, they are the largest private Winter Services Contractor in Ireland. Two years later, the group went online with the establishment of SAP Market the online trading portal. The website (sapgroup.com) provides their wholesale customers with access to 35,000 trees, plant and shrub lines, real-time availabilities and a choice of specification according to the client’s budget. The site is the first portal in Europe to offer the trade buyer realtime choice and availabilities. The site is also actively used by SAP’s clients’ sales force in the preparation of project estimates. 2010 also saw the Group open its first Trade Cash & Carry in Ireland (Cahir) offering Cash and Carry Sales to Landscape Contractors and other Trade Customers.

Today, SAP Landscapes is the largest Landscape and Ground Maintenance Contractor in Ireland. The company’s growth and success is always fuelled and underpinned by its commitment of delivering customer expectations no matter the size of project. I think more than anything that people just value our professionalism. “During the downturn it was all about price for customers but now, more than ever, I think they appreciate reliability.”

“We brought in key staff during this period and that has certainly helped us. We have a solid team in place here and we would employ in the region of 110 direct staff while also managing numerous specialist sub-contract staff.” The mechanical division has seen the company successfully execute projects in sectors such as commercial office developments, hotels & leisure, retail, educational and universities, as well as process installations in the life science, pharmaceutical and manufacturing industries. “In the electrical division, which is headed by director Fergal Reilly, our multi-discipline project approach has enabled us to build a team of professionals with the qualifications, experience and passion to deliver complex

dimensions (width, height and depth) with time as the fourth dimension (4D) and cost as the fifth (5D). BIM therefore covers more than just geometry. It also covers spatial relationships, light analysis, geographic information, and quantities and properties of building components (for example, manufacturers' details). BIM design tools allow extraction of different views from a building model for drawing production and other uses. These different views are automatically consistent, being based on a single definition of each object instance. “BIM greatest strength is productivity. Sustainable Technologies (CREST) provides specialist education, training and R&D support to help small and medium-sized firms compete in the multi-billion pound renewable energy and sustainable technologies sectors. It is staffed by a multi-disciplined team of sustainability and innovation professionals. The pavilion's design and construction focused on meeting three key sustainable credentials – PassivHaus Certification; BREEAM excellent; and Zero Carbon. “This was the first time these three criteria were combined in one project,” PJ Treacy & Sons contracts manager Sean McCarron explains. “We have a strong record in constructing traditional steel and concrete framed structures. However, building a Glulam timber structure incorporating SIP panels was a new challenge for us. But we have a highly-skilled team, so making this adjustment was straightforward, while meeting the additional demands of the three sustainable criteria was also an area that didn't offer any new challenges. “We already put a lot of effort into how we plan each project, so that attention to detail was again put in
place to ensure we met the requirement of each standard.” As a local building firm, PJ Treacy & Sons was especially proud to be associated with this project. “We were delighted to have been involved with such a prestigious contract on our own doorstep. But just as importantly, the CREST will be used to show what can be achieved by using sustainable construction techniques. Sorensen Civil Engineering successfully navigated its way through an economic recession as a mid-sized civil engineering contractor. After that recession ended in the late 1980s, the company established itself as an efficient and reliable civil engineering contractor capable of carrying out a wide range of heavy civil engineering projects as main contractor. During the 1990s and 2000s, Sorensen developed into a multi-disciplined construction firm with a stand-alone building company within the group. Initially, Sorensen worked on a number of water and wastewater projects as subcontractor as well as a number of pipeline and ducting subcontracts as part of road contracts. In the 1990s, the company constructed the second largest water tower in Ireland at the time in Cobh, and a second one in Fermoy. These were very prestigious projects for the firm. Sorensen procured a specialist formwork subcontractor from Austria who aided it in delivering landmark structures that remain today. During the same period, Sorensen
was responsible for several tunnelling projects, the largest of which was a tunnel under the River Shannon in Limerick city that was constructed using a tunnel boring machine. This was a very challenging project that was delivered safely, on time and within budget. The company developed an expertise in delivering high risk, complex, heavy civil engineering projects. It constructed a variety of pumping stations, WWTPs and WTPs in particularly restricted locations with poor ground conditions, utilising a range of temporary design solutions such as sheet piled cofferdams, complex dewatering systems and various piling options. Sorensen has a proven track record which has resulted from sound financial principles and practical experience, coupled with technically adept and motivated staff. This has resulted in the same high degree of expertise, quality, safety and commitment across all projects undertaken, regardless of their scale or size. The population of London is heading for 10 million and all those people need somewhere to live. There is a big demand for high-rise buildings and the formwork systems we use are very good. The British prefer concrete frames to steel. We are also putting in a lot of basements because of the space restrictions.” The affable managing director is proud to be a part of a thriving Irish business and culture community in North London: “When I first came here, most of the Irish worked as labourers and bricklayers. But that is no longer the case with many of them having moved up to management positions within the construction industry, which is great to see.” John’s wife Anne is also involved in the family business. His only daughter Kate works as a teacher. He has never lost touch with his roots and continues to support
Kiltaine GAA, Geesala Boxing Club and the Mayo footballers. “I’ve been involved in fundraising over here for Kiltaine and Geesala, and go home as often as I can to support the Mayo football team. While the Sam Maguire has continued to elude them, noone can say they don’t provide us with great entertainment. I always look forward to going to Croke Park to see them play every summer,” he continues. Last August, Brendan Barrett and his friend Gerry ‘Boots’ Powell cycled 1,700 miles along the west coast of Ireland in just 12 days to raise money for the London Air Ambulance ‘Your London, Your Helicopter’. They started their ‘Wild Atlantic Way Charity Cycle Challenge’ on August 10 in Kinsale, Co. Cork and finished in Derry on August 21. The friends succeeded in raising £35,000 for the Air Ambulance which is a charity that delivers an

advanced trauma team to London’s most critically ill. After a serious road accident in 2013, Brendan himself had the help of an air ambulance in saving his life. The construction industry in Ireland has taken a turn for the better in the last eighteen months or so as the country looks to be finding its feet once again.
Five years of recession have hit the Emerald Isle hard with the construction industry taking the full brunt of the Celtic Tiger’s collapse. Unfortunately, for many companies involved in this sector, the hit was too great and they were forced to close down with mounting debts one of the main problems. However, it is no coincidence that longer more established

companies in the building trade were able to tighten their belts and ease their way through such a difficult time. Experience is key in any aspect of life, and especially in business where each decision has to be taken with the utmost care. This is what got many of these long-standing companies through our latest economic crisis and for this month’s edition of Building Ireland, we profile one such company. E. Clarke (CastletownGeoghegan) Ltd is a second generation family run electrical contracting business based in Co Westmeath. Eamonn initially starting working for himself in 1975 having served 48
his time as an electrician. Through the generosity of local builders and his own father, he was given a chance to prove himself and 41 years later, the company is going from strength to strength. In 1988, a limited company was formed and they have been trading as E. Clarke (CastletownGeoghegan) Ltd ever since. Over the years, Eamonn and his staff built up a reputation for providing a reliable, efficient and competitively priced service to an ever increasing customer base. Repeat Business and long standing working relationships with local contractors like Kelly Builders (Rosemount) Ltd and PO Keenan Ltd are the foundation and cornerstone on which the company

has been built. Over the years, the customer base has evolved and the likes of Bennett’s, BAM, JJ Rattigan, Kilcawley Construction and many of the country’s top building firms have worked with E. Clarke Ltd. In 2012, Eamonn made the decision to retire and hand over the day to day running of the business to his two sons Pat and Fintan.
“The company was growing up until 2008 when the recession first hit and there was a significant reduction in work for the next few years. Our turnover reduced 50% year on year from 2008 – 2010 coupled with accounts being unpaid by liquidated creditors it was an extremely stressful and vulnerable time for the company. Thankfully Eamonn always operated a lean business model and this allowed us to stabilise relatively quickly.” “We’ve been steady for the past number years and definitely there has been an upturn in work over the past year or two.” Pat revealed that the company have been predominantly engaged in public sector contracts in recent years and are currently focused on three interesting University projects. “We have two project ongoing in Maynooth University, A student accommodation project for JJ Rhatigan & Co. which will house almost 300 students over three apartment blocks, and The Education Hub for Kilcawley Construction. This project will be a mixture of administration and
teaching space.” Pat added that they continue to work for many of the same firms that have been working with Eamonn since the start. “We would get a lot of repeat business and I suppose that’s a sign that we are doing something right”. "Eamonn built a great rapport with businesses over the years, maintaining a solid working relationship with many contractors and clients, this is something that we are eager to continue, as well as developing new relationships of our own. Running any business is difficult you have to be careful with the decisions that you make. In saying that you can’t be overcautious and you have to take a chance at times.” “We have been relatively fortunate in recent years that we have been able to steadily grow the business without too much risk attached, our staff maintain good working relationships with the companies we are working with and it makes all the difference.” Pat and Fintan are not ones to rest on their laurels as they are always actively seeking new The company has been involved in many prestigious projects

Ideal Form both hire and sell crawler cranes and have been involved in many projects in Ireland, Great Britain and abroad. These projects have include bringing clean water to Belfast, the positioning of the London Eye and improved transport links between North and South Dublin across the River Liffey. They have a fleet of modern hydraulic crawler cranes available up to 280T, all operating with main boom, fly jib and luffing jib. They comply with European standards using sophisticated load systems to ensure safe lifting practices. Ideal Form’s management team have been involved in shuttering/formwork for over thirty years and throughout this time they have gained a vast knowledge and understanding with no project too big or too small. Current and previous clients for both Formwork and Crane Hire includes Graham Construction, Graham Lagan JV, Mc Laughlin & Harvey and L&M Keating Limited.
Ideal Form has approximately 25 personnel in key roles within the organisation and these roles consist of QSs, accounts managers, project managers and supervisors, plant manager and service team/crane riggers and operators. In addition, Ideal Form appoints various sub-contractors under the watchful eye of its own project managers. In 2014 and 2015, Ideal Form made significant investments in both plant and machinery to meet the requirements of several large scale civil engineering projects which were to commence, which included the Immingham Renewable Fuels Terminal and the Gladstone Biomass Facility. Ideal Form has an extensive fleet of crawler cranes available for hire ranging from 80 ton machines to 280 ton machines available with main boom, fly and luffing boom. These cranes are available for hire throughout Ireland, the UK and Europe with rigging and servicing of all the company's cranes carried out by their own personnel in order to meet the needs of their hire customers. Some of the cranes available to hire include: 80T Kobelco cranes / 55

Grimsby River Terminal Ideal Form was awarded the Formwork, Rebar and Crane Hire for the Grimsby River Terminal by Graham Construction. The project included the construction of an 80Mtr x 30Mtr x 5Mtr floating pontoon in a dry dock in Newcastle, which was floated in to position in Grimsby. A 250 metre approach jetty was constructed as well as a 70 metre finger pier. Immingham Renewable Fuels Terminal Ideal Form was appointed by Graham Construction to construct 10 No Silos at the Port of Immingham. Ideal Form was responsible for the Rebar and Formwork package as well as providing the Crawler Cranes, with machines ranging from 100 Ton to 250 Ton. The silos were slip formed and were approximately 37 metres in diameter with an average height of approximately 54 metres. The first five of the ten silos were completed in 2013 and the final five silos completed in late 2014. The slip form was operated on a 24 hour basis with the shutter rising approximately 300mm per hour.
A large sheet piled cofferdam was constructed to enable the pier to be built. The cable stayed bridge is unique in Ireland as it can rotate through 90 degrees to allow the navigation of marine traffic on the River Liffey.
Rosie Hackett Bridge, Dublin Ideal Form is proud to have carried out the Rebar and Formwork on the Rosie Hackett Bridge, Dublin. The structure was voted the Best Engineering Project of the Year by the Irish public in the Engineering Ireland Excellence Awards. At mid-span the depth of the structure is only 45 centimetres and links the North and South of Dublin City. The bridge was completed in early 2014.

My position with this company gave me great exposure and appreciation for the
complexities involved in the External waterproofing industry.” The company was established with a clear objectives to “do what you do do well” with core values of integrity and leadership aligned with passion to succeed. Incorporated in June 2013 working from a Co. Meath base in Navan and later relocated to Co. Cavan. During these years the business has grown and evolved organically and strategically to serve the demands and requirements of an expanding customer base. “In the beginning, we were heavily involved in flat roofing – bituminous felt and PVC membrane roofing –

We soon developed a footprint in the zinc and copper work solutions and invested heavily in machinery to service this sector. From here we expanded into the metal roofing and wall cladding with a gradual and significant progression into the installation of specialist Rainscreen applications. All of this leaving ACB in a strong position to offer a more complete external envelope solution. “Backed by our in house technical team which currently includes AutoCAD and REVIT BIM capabilities our Draughting and design side of the business has grown from strength to strength. ACB are currently very strongly positioned having BIM level 2 certification to offer a design service that is fundamental to today’s large scale external building envelope project delivery.”

Specialising in fit-outs and refurbishments of medium- to largescale projects, SK Electrical Services is renowned for its expertise in electrical installations, lighting, emergency lighting, fire alarms, voice & data cabling etc. and also offers an exceptional electrical design service. Projects are handled from the initial concept through to project completion and SK Electrical Services has developed an unrivalled reputation with the leading electrical engineers and developers in Ireland. Reflecting on the genesis of SK Electrical Services, Mark Kelly notes: “The company was formed by myself and Niall Sullivan in March, 2002 and I’ve been sole MD since 2010. Interestingly, Mark’s background is in a different sector of construction entirely: “I come from a family of stone masons and

initially served my time as a stone mason in the mid-eighties,” he reveals. “As the work dried up and opportunities became limited in this industry, I made the decision to retrain. I went back to college at 22 and trained as an electrician. There was a lot of fairly intense training but it has worked out well for me. “My father-in-law, the late James Dunne, who was an architect and a good friend of Frank O’Kane of Mercury Engineering, put in a good word for me with Frank and that got me started. So I’ll always be grateful to both of those men for giving me my first break in this sector. I started off working with Mercury Engineering and remained there for nine years. I then spend some time as a foreman in various companies before deciding to set up my own business.” It’s very much a family business. Mark has been joined by his brothers Darren and Barry for the last ten years, while his father Brendan is also involved on a parttime basis. Meanwhile, wife Tara is a director. “There’s a strong sense of family running through the business, with three other sets of brothers also working here as electricians,” he notes. Mark had to be extremely resolute and determined to come through the worst of the recession, but he feels that they are slowly coming out the other side and growing from strength to strength once more. “We went through some very challenging times from ’09 onwards,” he reflects. “We lost 75% of our business and had to streamline. We did a lot of work for some prominent builders at the time and like most companies suffered substantial bad debts which nearly crippled us. The hardest thing I’ve ever had to do was to let people go because most of them had been with me from the start. But they are starting to come back now as we get busier again. “We’ve come back stronger now and things are looking very positive. To show our commitment to our clients going forward the company is very proud of achieving ISO 9001
and 18001 accreditation. We learned a lot of lessons during the downturn but we’re back employing again, which is obviously a good thing.” Quality and price are equally important: “It’s all about quality workmanship and competitive pricing,” Mark confirms. “We fully commit to all our projects and have always tried to maintain high standards, which result in a large volume of repeat business. We are big enough to do the job and small enough to care. I take a very personal interest in every project, being involved from the start-up stage and making myself available at all times until the project is completed. “To meet client needs, we will come up with cost-effective solutions that suit them. We’re very flexible and can give the client expert advice on how best to proceed to maximise the quality and value for money of each project.” Counting prestigious electrical engineers and main contractors like John Sisk & Son and Collen Construction amongst their regular partners, SK Electrical Services work on a wide range of commercial, industrial and
residential projects including student accommodation, office blocks, service stations, office fitouts, colleges and schools, shopping centres and supermarkets, retail parks etc., and are in the process of handing over a 350 bedroom student accommodation block in UCD Belfield Dublin, in conjunction with the Collen Group. Gainful employment is currently generated for a team of 40 but Mark is interviewing again as the opportunities increase within the sector for themselves. “We’ve a lot of projects starting in July/August,” he confirms. Continuous investment in staff and procedures ensures that SK Electrical Services remain at the top of their game. “We’re constantly retraining and upskilling the staff – if you don’t, you will get left behind. It’s the same in any business: overheads are a challenge but they are necessary. If you cut corners, it will come back to bite you. We’re very stringent on the quality of staff we employ. The staff play a key role in our success and I’d like to mention our contracts manager Mick Deally in particular, who has stuck with us through thick and thin and is a key cog here in the day to

They can provide bulk excavations and site clearance, sub-structure works to include basement and reinforced retaining structures, main drainage, site servicing and hard landscaping; reinforced concrete works; highway works on a sub-contract basis; and the supply and installation of steel sheet piling. As well as being large enough to
manage large-scale projects, J&S McKee offers personal interaction with clients, guaranteeing a very high quality project delivered as demanded. Reflecting on the genesis of the business, Sean McKee comments:
“It was formed 30 years ago by my father, John, who is semi-retired now. He was a joiner by trade and started off working on commercial and residential construction sites. He did a lot of public housing and one-off private dwellings as well as

small commercial projects in the Antrim / Derry area. It just grew from there and developed over the years.” Sean joined the family business in 2004 and has been MD since 2010. “Traditionally, it would have been more residential and commercial construction orientated but now the business is more civil engineering and plant hire based. I was a civil engineer myself before I joined, having worked with Graham Construction from 2000 until ’04.” With a Degree in Building & Construction Engineering & Management from University of Ulster tucked under his arm, Sean was ideally qualified to take the family business in a new direction. With the focus having switched towards civil engineering and plant hire, J&S McKee generates direct employment for 20-25 skilled workers, usually spread across a number of jobs. Sean is pleased to report that the change of direction has been a resounding success and that they have been extremely busy over the last four-five years. “We’ve worked recently on the A2 Shore Road duelling scheme for Graham Construction as well as various projects for McLaughlin & Harvey, including the Belfast Waterfront Exhibition and Conference Centre. We’re currently working on wind farms in Antrim for Moriarty in Kerry, for whom we do a lot of plant hire and civil engineering work.” J&S McKee came into what is essentially a niche market at just
the right time: “There is a shortage of good civil engineering contractors and subcontractors and that’s the gap in the marketplace that we moved to fill,” Sean notes. “I have men on the ground to get the job done. Our unique selling point is that we have our own skilled men – engineers, pipe layers etc. – to complement the plant and we will also take on the concrete work and the earthworks.
“We offer the full package, all inhouse. We have the plant and the personnel and every site will have a fully-qualified engineer as a supervisor, so every project is professionally managed from start to finish, with expert direction and full communication with the client. Of course, it’s not easy finding good staffs that are able to work to the high standards that we insist upon, but we have been fortunate in that regard and most of our

employees have been here for numerous years.” While the vast majority of work is in the greater Belfast area, J&S McKee are open to working anywhere in Ireland and the UK, having provided key services to the construction of schools in Edinburgh and Glasgow for McLaughlin & Harvey when things were quiet at home. “We still do quite a number of one-off private houses as well,” says Sean. As for the main contractors they work with, the Portglenone man adds: “In the last three years, we have predominantly been working for Graham Construction, McLaughlin & Harvey and Moriarty. We’re also currently doing earthworks, subcontracting and sheet piling at Allstate in Belfast for O’Hare & McGovern. In addition to that, we take on houses and small commercial properties – shops, offices, etc. – across Northern Ireland for private clients.” Focussed management has contributed enormously to the ongoing success of J&S McKee Ltd. “We offer a very strong management-based service,” Sean confirms. “Every project is properly managed and well run. We operate high-quality plant with good staff and that’s why we get so much repeat business. Shortly afterwards, he also set up Activ8 Energies to initially work alongside builders and developers. Gradually, the solar thermal business took on a life of its own and Ciaran has focussed exclusively on this since ’08, setting new standards within this specialist field: “We took things to a new level whereby the entire system could 78
all be installed in just one day,” notes general manager Aidan Marron. “Before that, it would have taken much longer but we send three men to each job and get it done as quickly as possible. An electrician, a roofer and a plumber will all arrive at around 8-9am and they will be annoyed with themselves if they aren’t out of there by 2pm. We have four-five

teams on the road between solar thermal, which is for hot water, and solar PV (photovoltaic), which is for electricity.” Solar NI was established in 2012 and carries out a large volume of solar PV installations in the North. “We were recession-proof for three years in solar thermal but there was some downtime in ’12 so we entered the Northern Ireland market for solar PV.” Activ8 Energies is equally at home working on retrofits and new builds… “We’d do approximately
15-20 retrofit residential jobs per week and we’re also on site doing solar PV on new-build residential sites, where we’d do up to six jobs per day. We have a team dedicated to that and they work on large developments nationwide. We’re currently working on three such developments in the Dublin commuter area but can work anywhere,” says Aidan. Around the same time, Activ8 also started a partnership with Joule Engineering Group to design more efficient solar cylinders, which would be more easily plumbed. “Each one is built, bespoke, to suit any one house,” Aidan continues. “This is another very important partnership and we have just signed a new €2.5m contract with additional improvements to the design of these bespoke cylinders.” With complete control over the quality and spec of the products they supply and install, Activ8 Energies have assumed a commanding place at the forefront of the marketplace. “We’ve been solar thermal market leaders

One such company that has shown where experience can get you is Dublin based McKeon Brothers Limited which was established by brothers Matthew and Mick McKeon in 1948. Both men excelled in business and in sport as Mick represented Ireland in boxing at the 1948 Olympics, while Matt was an accomplished footballer lining out with Bohemians and Shamrocks Rovers during a long career. Located in East Wall, this family run business is one of the longest established construction related in Ireland with almost 70 years’ experience behind them. being constructed, the refurbishment of KPMG in Harcourt Street and a new wing for the Merrion Hotel as well as the GPO 1916 museum, Clancy Quay (mixed development), a major fit out for Gateway in East Wall and a fit out for Irish Life “For the last 18 months or so, business has certainly picked up. We were fortunate that we were involved in a number of projects when the recession hit and they kept us going, but from about 2011 until 2014, business was very quiet,” added Robert. “We have undertaken projects in many areas of mechanical services, air-conditioning and process engineering for
commercial, industrial, pharmaceutical and medical clients. The majority of these projects being designed by the leading consulting engineering practices.” Quality is key to the success of any business and Robert revealed that the company has always strived to deliver on this front. “For the best part of 70 years we have operated with a quality attitude and operate under ISO9002 as our quality management system to assist us in our efforts to maintain and promote quality in all we do.” Of course, the success of any business would not be possible with a reliable and hard-working 85

These are firms that the company have worked with for many years as in the case with their suppliers also, they do it the McKeon Brothers Limited way. “The control of our suppliers and sub-contractors is a high priority and they are all instructed to comply with our stringent quality requirements.” Robert concluded by revealing they are happy with the direction is now heading after a few lean years and he stated that the future is bright. “The outlook for 2016 is good and hopefully that can continue. We have a good bit of work on at the moment, while we are continuously tendering for work. Reflecting on the genesis of the business, director Emma O’Gorman Wall notes: “Crown Roofing was established in 1993 by my late father Oliver [O’Gorman], who was working in the industry for a large contracting firm previously but had an entrepreneurial spirit and wanted to have his own business. So he set the business up alongside my mum, Julie, and literally started off from scratch, on his own, with a small office and a few small site crews. “He started off with refurbishment projects and smaller commercial projects. The more work Crown completed, the more the excellent reputation grew.” Crown’s work was of the highest standard and they didn’t cut corners so the reputation for quality workmanship snowballed. Crown Roofing is now one of Ireland’s three largest roofing contractors, with subsidiary offices in Belfast and Luton. The growth was organic rather than forced and this has provided a very solid foundation. “It has been a slow and steady growth, which has stood us in good stead,” Emma agrees. “Having been employed in the business already, my brother Owen and I set about re-structuring the company in 2009 when our father very sadly passed away. We set about recruiting professional,
educated people at management level, put new systems in place and set about trying to bring things to the next level.” New blood rejuvenated the company, which exists today as a proud testament to its founder. “When Dad started out, he worked seven days a week, pricing projects, managing the contracts and ensuring that all work was carried out to specification. He worked incredibly hard on his own at first and established the strongest possible foundations for the business. “Owen is the MD of our company now. He has grown up in this business and knows it inside out. He graduated with an Honours Degree in Quantity Surveying and Construction Management from DIT and adopts a very hands-on approach to all aspects of the business. Owen truly cares about the company and where we are going. Not only is he involved with
business development and strategy but also with managing our people, looking after our clients and management of contracts. Cormac Sweeney, our Commercial Director has been here since ’94, joining straight after graduating with an Honours Degree in Construction Management from WIT. Cormac has a huge amount of technical roofing expertise and commercial acumen and his input is greatly instrumental in the success of the business,” says Emma, who graduated with an Honours Degree in Communications from GCD and later a Post Graduate HDip in Public Relations. Emma is passionate about the company and her focus on detail is visible throughout all aspects of the business. Currently she is championing implementation of ISO and other accreditations and she is also responsible for Marketing, Human Resources, operations, company systems, business strategy and development. The energy and enthusiasm that permeates every pore of Crown Roofing is palpable. In 2015 the company was nominated as Sub Contractor of the Year at the prestigious Irish Industry Construction Awards and it’s easy to see why. “We see ourselves as a young company. and we now have a very strong team and everything is really well structured, with separate estimating departments and contract management departments, which works very well for us.” A typical Crown Roofing project would be in the €400,000 - €1m range. “A lot of the work is for pharmaceutical and IT manufacturing companies, as well as main contractors and some refurbs for clients,” Emma states. “Some of the more recent projects completed include a new roof for Dun Laoghaire Library, the rooftop on The Marker Hotel, Kerry Global Foods on the Naas Road, the first phase of IBM as well as the PayPal and Google offices. The majority of our work is in the Greater Dublin area. “At the moment, we’re busy on the second phase of IBM, the LinkedIn building, Carlow IT, Pfizer and Montjeu Pharmaceutical. We

MOULDING SUCCESS
Plastering is a specialised trade and like all skills takes years to master. However, it is sometimes referred to as the ‘forgotten trade’ as apprentices opt for the more ‘glamourous’ work of electrical, carpentry, plumbing or block laying.
Plastering is equally as important as any of these trades and a plasterer is a tradesman who works with plaster, such as forming a layer of plaster on an interior wall or plaster decorative mouldings on ceilings or walls. The process of creating plasterwork, called plastering, has been used in building construction for centuries. When a person enters their newly built home, the first sight they see is their walls perfectly plastered, but unfortunately at times, this is a skill that is taken for granted. The city of Dublin has a very long history in the skill of plastering where decorative plasterwork developed to a high level from Georgian times. With the current decline in new building, the emphasis during the next decade will be on reconstruction, maintenance and conservation of existing building stock and expertise in plastering will once again be in strong demand. passionate about their profession and one of these is John Kerrigan who owns and operates two businesses Intext Plastering Ltd and Intext Mouldings. John is the President of the Plastering Contractors Association, which is one of the oldest boards in the CIF here in Ireland and through his many years of experience in the industry, he has helped improve the standard of the trade and also make it more appealing for apprentices thinking of entering a plasterer’s career. Not one to rest on his laurels, John sits on an advisory panel in the Dublin Institute of Technology (DIT) on Bolton Street as well as a Solas (FAS) board where they try to implement ways of improving the training for up and coming plasterers. “Through my work as president of the PCA, I was asked onto the advisory panel at Bolton Street. It is a role that I enjoy as it is a way of giving something back,” said John. “Plastering is a very skilled trade and probably doesn’t receive the recognition that it deserves, but this is something that we are keen to change.” John established Intext Plastering Ltd in 1993 and he has experienced the highs and lows of business throughout the good and bad times. He revealed that business is just starting to pick up again following the latest recession to hit the country. 92

“I’ve noticed a bit of a pick up over the last 18 months or so. We’re kept going and have a few jobs ongoing at the moment, including a 3,000sq metre crèche in Clonee, which is good, but you would always like to be busier,” added John whose company is based in the Greenhills Industrial Estate, Walkinstown, Dublin 12. “We’ve picked up a lot of experience over the years and are able to carry out a wide variety of projects in the plastering sector including insulation, internal and external. I’ve travelled all over Europe looking at the different standards of plastering, while also learning different aspects of recycling plasterboards and other materials.” John added that over the years he has found that the best form of advertisement is his work and through word of mouth. “If a customer is happy with the work, then they will recommend us to other people and I think that is the best form of advertisement that you can have.” John could be described as something of an innovator in the plastering world as in 1996, he established Intext Mouldings Ltd, having invented his own type of concrete overcill, which has been patented both here in Ireland and the U.K. “We have cornered a niche in the market and this product was produced after a great deal of research over a long period. We are NSAI certified and have the Fetec level 5 for Thermal
Insulation.” Intext Mouldings Ltd has carried out a number of projects over the years with their product being manufactured in Ireland and sold throughout this country and the U.K. “We have supplied and fitted for a number of large contracts including the Four Seasons hotel for Crampton where we installed 10km of cornice in the bedrooms alone, houses and apartments for Sorohan brothers and Cosgrave’s to name a few.” Customers don’t have to wait on an order as there is a constant stock pile there to cater for their needs. The concrete overcill went under stringent independent testing before being placed on the market including tests for thermal conductivity, thermal resistance, thermal bridging, pull off test, moisture absorption and hammer test. In order to replace a concrete cill and maintain the original feature, internal and external blockwork would have to be removed. This is both impractical and uneconomical, but there is now a solution to this. “The Concrete Overcill solves this problem and eliminates any unnecessary structural work or the use of non-traditional alternatives such as metal. When insulation is fixed in place, the concrete Overcill is measured and cut to size on site. Geothermal association of Ireland announces winners of the Installation of the Year Awards
The Geothermal Association of Ireland has announced the winners of this year’s Brecan Mooney Installation of the Year Awards. Wicklow-based Brendan Robinson was presented with the Installation of the Year Award in the Domestic Category for his installation of a geothermal heating system in his home in Blackrock, Blessington, Co Wicklow. Meanwhile, Neil McDaid and Noel McGonigle from Daigon received the award in the NonDomestic Category for their installation of a geothermal heating system in Kelly’s Toyota Showroom in Mountcharles, Co Donegal. The winners were announced at the SEAI Energy Show in the RDS, Dublin on Thursday, 7thApril. Geothermal is a renewable form of energy that uses heat stored in the ground to heat or to cool buildings and can even be used to generate power. It has an energy efficiency rating higher than any other renewable, is available 24/7, and is not weather dependent. The Brecan Mooney competition is aimed at promoting best-practice and excellence in the installation and operation of these systems. Finalists have to show how ground source systems have significantly contributed to reducing running costs and the carbon footprint of the locations where they are installed. Chairman of the Geothermal Association of Ireland, Ric Pasquali commented: “Geothermal is one of Ireland’s hidden assets when it comes to heating or cooling our homes and businesses. Ireland has an excellent source of shallow geothermal energy, which, coupled with heat pump technology, can be used for heating, cooling and hot water. It is also cost efficient and is the only renewable energy source that is available 24/7. “Recent research from the SEAI has shown that the number of homes and businesses in Ireland availing of renewable heat technologies needs to increase if Ireland is to reach its target of 12% of renewable heat by 2020. Therefore, it is fantastic to get the positive feedback of sustainable and cost efficient homes from those who commissioned geothermal systems. This year’s winners, Brendan Robinson and Daigon, have really lived up to the spirit of the competition, demonstrating how these geothermal installations have significantly contributed to reducing running costs for their owners, as well as the carbon footprint of the buildings.” Runners-up this year in the Domestic Category were: Brian Cooley of Climate Control, Tuam for an installation at a family home in Streamstown, Mullingar, Co Westmeath; Neil McDaid and Noel McGonigle of Daigon for an installation at a family home in in Dunlewey, Co Donegal; and Gerard Duffy of Eurotech Renewables for an installation at a family home in Tullow, Co Carlow. The runner-up in the Non-Domestic Category was Gerard Duffy of Eurotech Renewables for the Lisdoonan Community Residential Scheme, Carrickmacross, Co Monaghan. Details of the winners are below: Domestic Winner: Brendan Robinson of Blackrock, Blessington, Co Wicklow, installer of geothermal heating systems in his own home. The geothermal heating system (installed in November 2013), demonstrates innovative application of heat pump technologies to the extraction of heat from the residence’s well water supply. Variable speed controls of the well pump provide sufficiently heated water at pressure during the day to meet washing and food preparation needs. At night, the pump speed ramps down to maintain a low pressure, low flow supply to transfer waste cooling energy away from the heat pump. The system replaced an oil boiler in the home, saving approximately €1,000 every year in energy costs, as well as lowering the amount of CO2 emissions by 2.8 tonnes. Payback on the investment is expected to be achieved in 2019. Non-Domestic Winner: Neil McDaid and Noel McGonigle of Daigon, installers for Kelly’s Toyota Showroom in Mountcharles, Co Donegal. The geothermal system installed by Daigon is used for both heating and cooling. In heating mode, a heat pump is used to provide warm water to underfloor heating at 45°C flow / 35°C return water temperatures. In cooling mode, the ground loop circuit takes heat from a heat exchanger to provide indirect cooling of the showrooms through a cooled floor. Energy offset from direct air-conditioning, standard in car showrooms, is a significant contributor to what is a low energy, low cost facility. A saving of €6,000 a year on heating costs alone is expected to result in payback in nine years.
