€100m Kerry Global Technology and Innovation Centre opened

Taoiseach Enda Kenny opened a new €100m Global Technology and Innovation Centre to serve the Kerry Group's global and regional customers in the European Middle East and Africa region. Located on a 28 acre site, in the Millennium Business Taoiseach Enda Kenny and Stan McCarthy, Chief Executive Kerry Park, Naas, Co. Kildare, Kerry Group has invested Group, unveiling the plaque at €100m in establishment of the new Technology & the opening ceremony Innovation Centre which today houses 800 research, product commercialisation, business development and business support positions, a further 100 positions will be added by end 2016. “This investment represents a resounding endorsement of the Irish food sector and its capacity to meet the strategic needs of major global players,” said Taoiseach Enda Kenny. “It is a clear vote of confidence in the quality and expertise of Irish food science graduates, and in their capacity to deliver cutting edge solutions in pursuit of new and innovative products. Agriculture Minister Simon Coveney added: “The completion of this facility, a €100m project, is the largest single investment in food innovation ever by a company in Ireland. It represents a huge vote of confidence in the Irish economy. Equally importantly, it represents a resounding endorsement in the quality and expertise of Irish food science graduates to deliver food innovation in the most modern global facility producing world class ingredients and consumer products.”

Government publishes Capital Investment Plan

The €42 billion Capital Investment Plan 2016-2021 has promsied to deliver 45,000 jobs in the construction sector. The Minister for Public Expenditure & Reform, Brendan Howlin, announced the large scale investment programme that will increase the State’s infrastructure, support economic recovery and jobs, support sustainable communities throughout Ireland and provide modern, fit for purpose buildings to deliver services. The Government believes it is now in a position to increase capital investment for the rest of the decade. Over the next six years, the exchequer will be investing €27 billion to create new assets and maintain and enhance our existing infrastructure. Announcing the Investment Plan Howlin said: “Some 45,000 construction related jobs will be supported over the six years of the Plan. We are allocating a special envelope to support transport amounting to €10bn over seven years to fund both public transport and roads.” Over the six years 2016 to 2021, the Government are investing through direct exchequer provision and the PPP programme: €4 billion in Education; €4 billion in Environment; €3 billion in Health; €3 billion in Enterprise; €1.25 billion in Agriculture and €1 billion in Justice. The Minister noted: “Investing in infrastructure is an essential element in a modern economy and society - especially in a small open economy like ours. We need to ensure that we can move goods and that people can move quickly and safely throughout the country. We need to support competiveness, nurture our indigenous industry and our agriculture and food sector. We also need to provide public services efficiently and effectively - making use of Minister for Public Expenditure technology and well designed, fit for purpose facilities is a & Reform Brendan Howlin key enabler for this.” BUILDING IRELAND

Brown-Forman Breaks Ground on New $50 Million Slane Distillery

Slane Distillery, which will also include a visitor experience, is planned to open in late 2016. The new distillery will create nearly 25 new full-time jobs while the construction process will support approximately 80 jobs. The distillery is being built in the grounds of Slane Castle which is located in the middle of a 1,500 acre estate in the heart of Ireland’s Boyne Valley. Slane Castle is the home of Henry Conyngham, the eighth Marquess Conyngham, and his son, Alex Conyngham, the Earl of Mount Charles, whose family has been part of the Slane community for generations. Us Ambassador to Ireland Kevin O’Malley signed the first cask that will be filled with whiskey from the distillery. He was joined by Brooke Brown Barzun, fifth generation family shareholder of Brown-Forman, and Henry and Alex Conyngham of Slane. The distillery and visitor center, which is in the historic stables complex adjacent to Slane Castle, will involve the 18th century buildings being restored and converted to house both the production operations and the consumer experience. The first Slane Irish whiskeys will be launched to market in early 2017 – initially using high quality whiskey purchased from other Irish distilleries and finished to Slane’s exacting recipes and specifications while the first whiskey from the distillery is laid down to mature. Upon completion it will have a potential output of more than 600,000 cases. “Whiskey by its nature requires a long-term approach, and we look forward to bringing people on a journey of discovery with us,” said Alex Conyngham. “We will offer a range of blended, pot still and single grain Irish whiskeys in the premium and super premium segments. Visitors will be able to come here and literally see where the grain is growing and how we are producing it with care.” “This is a great coming together of two historic families – the Browns of Kentucky and the Conynghams of Slane. During the course of 50 years (and counting…) with Nottinghamheadquartered North Midland Construction, Irishman Martin Queally worked his way up from being a labourer to become MD of the utilities division, which has an annual turnover of around £50m. We caught up with the Clare native to recount his extraordinary success story.

“I came here [to Nottingham] in 1964 and the company had been set up by Major Terence Moyle in 1946,” relates operations director Martin Queally regarding his initial involvement with North Midland Construction, the company he has served with distinction for half a century. “I started working for them in ’65 and have been here since. I was MD of the utilities division for more than ten years up until three years ago, but then became operations director on a part-time basis. I’m semi-retired now but still put in a few days.” BUILDING IRELAND

Martin’s rise through the ranks is all the more impressive when one considers that he was never an engineer – just a streetwise fella who worked hard and learned the ropes at ground level. Having started out as a labourer, he took over as site agent in 1970 and then became construction manager, contracts manager, general manager and director; then MD. That he achieved so many promotions and went almost to the

very top of the company speaks volumes for the kind of operation North Midland Construction is. “It was always promoted as a family business and we were encouraged to progress,” he notes. “Some of the men working here now are grandsons of people who were foremen back in the day.” North Midland Construction is a UK-based national civil engineering and building contractor with almost 70 years’ experience. With four operational divisions and one

subsidiary (Nomenca Ltd.), NMC successfully undertakes construction projects covering the spheres of civil engineering, building and mechanical & electrical contracting. With their head office in Nottinghamshire, they operate through a number of strategicallyplaced regional offices covering the whole of the British Isles, offering clients a one-stop shop for their construction requirements. A tidy finish is guaranteed on every job

Maximus, to integrate the existing Cable & Wireless and Vodafone networks. “Utilities these days are nearly all geared towards broadband,” says Martin. “It’s not as complex as you might imagine. As long as you have the proper machinery to do it, and the right people, then it’s relatively straightforward. We used to have a great influx of Irish workers but we don’t have that anymore. They are coming into the UK now in much smaller numbers – in ones and twos – and they don’t really go into utility work.” The utilities division of NMC had increased tenfold during Martin’s time with the company, from a turnover of around £5m to £50m. “Between the four divisions, turnover is approximately £200m,” the Clare man states. “We do duct work mainly, fibre cable and copper. We design, install and commission in the cable end of ducting. We’ve worked all over Great Britain for BT, putting duct on telecommunication lines and we also do a lot of work regularly for Virgin Media and CityFibre. “A lot of the work involves working on existing infrastructures in addition to new routes for broadband. But all the CityFibre work has been new work from Day One. The civil engineering side of it would comprise building large chambers underground to

accommodate the cables that are going to go in. “We have just completed a £5m job for CityFibre in Peterborough and also have a new one to deliver up to 80 miles of broadband to businesses in Kirklees, Yorkshire. We’ve also secured a lot of work in the midlands with Severn Trent, including a ten-year, £800m project. “We cover all of Great Britain, including Scotland and Wales, and I have worked in every area over the years.” Will a point come where the utilities sector of construction is saturated and there is no longer a need for underground cables etc.? Will technological advances kill it in its tracks? “No, I believe it will continue because broadband will be taken over by something else even greater than fibre cable, which could be satellite or wireless, but installations will still be required. In 1965, people told me this work would be finished in ten years but there are companies still coming into the UK from abroad today and spending millions on broadband.” And what about the man from the

beautiful village of Fanore in North Clare? How long will he remain involved? “When you’re at the coalface, you don’t know a whole lot else,” he concludes. “I’ll be 70 this year and I’ll probably review my career again after my birthday. Whatever happens, I’ve enjoyed it enormously.” It’s been a great personal success story and also a mutuallybeneficial one as the man from County Clare has contributed enormously to the extraordinary success and vibrancy of one of the largest construction companies in the UK midlands. Established in 1979, W Gore Construction in Tara, Co Meath has been a success story for some time now, providing high quality construction services to the community. Building Ireland spoke to the company’s project manager Liam Gore to find out more.

These may have been tricky times for those in the construction industry, but W Gore Construction have still managed to prosper over the past few years despite the economic downturn. Based in Rathfeigh, Tara in Co Meath, with another working location in Ashbourne, the family run business has earned a glowing reputation for an expert service it has provided throughout five

different decades, with its owner and founder William Gore maintaining the high standard approach from the very start. William’s son, Liam, has been on board with the company for a decade now and has grown into his role with an outfit which has a very professional method when it comes to the projects they take on. “We’re established since 1979,” Liam explained. “We have approximately eight people employed full-time here and we employ a large range of subbies on top of that, depending on the size of the project. “My position is Project Manager and I’ve been working here since I finished college, which would be about 10 years now. I enjoy it and

concentrate primarily on the residential sector. We also aim to do a professional job on all our projects and work with clients from the start.” The history of the company comes down to William and his combined knowledge of the industry and willingness to make his business a success. “My father’s background had always been in construction before he started up the business,” said Liam. “He was a block layer and started doing contracts and it just got bigger from there. He has a good reputation and the more and more jobs he did, people started to see that and that’s why the company’s become a success. He’s very trustworthy and I think people want that when they go to build their homes.” There can be no arguments there. Gaining business through word of mouth is an essential part of gaining client for W Gore Construction and the word going around has been good for them for

so long now. The aim has always been a simple one; to bring together some of the finest talents and tradesmen in the business, (including engineers, architects, and surveyors) in order to complete every assignment to the highest standard - on time and squarely within budget. New customers mainly come on foot of a recommendation from a satisfied former client and this stands as a testament to the firm's ability and reliability. So how’s business at the moment? “Very good,” Liam confirmed. “We are nearly at our peak now. We’re actually looking to expand at the moment because of the demand and hopefully the regulations will allow us to do so.” As for the downturn, which affected so many in the industry in the last few years, Liam is glad to report that things are fine out Rathfeigh way, with a slight altering in the company’s pricing on projects being the main aspect of

change to their operations. “It has affected us in terms of pricing because we basically had to drop our prices to compete,” he said. “The quality of our work is the biggest things for us. The day a contract is signed, the next eight to nine months will see everything done professionally. We find that that’s what our customers care about much and we maintain that approach with every job we do.” There are plenty of other companies throughout Ireland that would have settled for merely dropping their prices to come through the difficult economic times since 2008, and W Gore Construction are now starting to experience the good times again given their large project load. What separates them from other construction firms in competition with them is one thing in particular, according to Liam. “It’s the quality aspect,” he said. “The personal touch is a big thing for us and whenever they want us on the phone they can get us. The

biggest issue for some clients is that they can’t get hold of their contractors when they call them, but we make sure that we’re always available to talk to them if they’ve anything on their mind. He added: “It’s very important for us to have zero negative feedback.” At present, W Gore Construction are working on private houses all over Meath, with a particular focus on the the Navan, Trim and Dunshaughlin areas. service since 1975, building and developing projects in the Connacht region and all over Ireland. Despite the downturn in the construction industry in 2008 business is thriving at the moment with projects on the horizon that will help maintain the momentum for the business. Originally started by Paul Flynn Snr 45 years ago, the company has moved from focusing on residential to concentrating on educational and commercial projects. This move to educational and commercial projects has kept them busy throughout the

downturn and still sees them busy today as there are more of these projects in the pipeline for 2016 Tara from Paul Flynn Construction commented: “It’s a family run business. Paul Snr founded the company initially and since then his sons Paul Jnr, Chartered Civil Engineer, Mark, Project Manager, John, Civil Engineer and Tara, Office and Business Manager joined the company. Paul Flynn Construction was founded mainly to work on private housing but that has changed since 2008 and we have diversified into educational, commercial and healthcare projects.” The belief upheld within the company sees the importance of meeting the clients’ needs in an honest and professional manner,

thus Paul Flynn Construction has a consistent track record as a high quality builder and developer who delivers quality projects within budget and time schedules. This project is our largest project since the downturn and is going to keep us extremely busy for the remainder of the year. Works on Davitt College Castlebar has also commenced. We caught up with amiable founder / managing director Damien Brickland – a modest, hard-working Offaly man who has never forgotten his roots.

Last year, Eurogold Groundworks and Civil Engineering Contractors Ltd.’s turnover grew by almost 80% from £14.9 to £26.5m. The thriving operation represents a remarkable success story for proprietor Damien Brickland, who was born in Ballycommon, County Offaly and for whom Liverpool is now very much his adopted home. Damien – who has been working for himself for nigh on three decades - moved to the UK under the saddest of circumstances. His mother passed away suddenly in 1966, when he was still only nine years old, and the decision was

taken to sell the family home and relocate to Merseyside. The Daley family, who were good friends and still are today, bought the house and the Bricklands moved crosschannel. Damien quickly settled into his new home – a place he grew to love. He fell in love with Liverpool and its people and enjoyed a very full and active life playing football for Liverpool Schoolboys and progressing to become a very

good amateur, playing at a high level. He also had the pleasure of playing at the famous Anfield Stadium, the home of his favourite team. Career-wise, through hard work and commitment, Damien has worked his way up the ladder and continues to ascend steadily. our overheads and held onto our staff and thankfully we have come through.” Fleet-wise, Damien operates almost 50 machines and has seventy vans on the road. The company enjoys a credit limit of £10.5m with suppliers and manufacturers across the UK. They invested £1.7m in plant and vehicles last year. Looking to the future, Damien won’t be getting complacent. “I’m looking forward to consolidating the business and to perhaps even growing a little bit more, but we won’t take our eye off the ball,” he concludes. “If you think you’ve got it right, then you’ve probably got it wrong! We’ve developed a new office next door to the existing building and are looking forward to moving the business forward from our new HQ.”

Unlike wheels, Air Skates provide omnidirectional capabilities, meaning that a load can be moved in any direction without the need for complex turning manoeuvres (see their website www.ohagancranehire.co.uk for a short video). Mark Murphy joined in 2012 as an estimator / surveyor and now handles the commercial aspects of the business. Regarding the progress the business has made in the last three years, the latter notes: “The construction industry was contracted when I joined, so we kept a tight lid on things and did enough to keep us ticking over. However, in the last 24 months, things have been picking up and we’ve started to move toward bigger projects again. “For example, we worked on the NUI Maynooth ICT Hub for Tracey Brothers [a substantial concrete-framed building, which Whiteform took from foundations to roof level, running from late 2013 through to mid 2014] Whiteform also work very closely with Murphy International in the provision of specialist concrete works in connection with Gas & Waterworks and have recently completed a stretch of retaining wall along the main rail line adjacent to the Grand Canal Basin. They have also constructed a new foul water pumping station and diversion manholes on a live system close to UCD. At any given time, they will have three or four projects on the go and at least one of those would be with Purcell Construction, however they also have forged strong links many other major players in the Irish Construction Industry.” Recently-completed projects include a primary care unit in Kildare town and residential buildings in Rathgar for Townlink Construction, as well school buildings for Glasgiven, Stewarts and Purcell. Mark commented “Currently residential is our busiest area, followed by commercial office space but we always seem to have education and health to the fore as well. Most of Whiteform’s projects are located in the Leinster region as Mark points out. “Our office and yard is in the Maynooth area, so it’s handy to stay on this side of the Shannon, but we will happily travel anywhere to accommodate our valued clients.” As the construction sector moves tentatively out of recession, Mark is confident that Whiteform has scope for growth: “There is potential but we’re going to take it one step at a time. You have to work with tried and tested people. There are signs that the industry is getting back to where it used to be but we won’t be getting carried away – we’d be more than happy with growth of 1020% per year. “I would imagine that we could take on twice as much work but we don’t want to overstretch ourselves. We have three or four work-crews and there are usually two main jobs running which take up most of them. Each job has to get the attention it deserves. We would consider modest expansion, but only if we can guarantee that the quality of each project is of the highest standard.

“The MD is out on site all the time and is very much hands-on, ensuring that the highest levels are maintained and we are delighted that architects, engineers and contractors have all commented favourably on the degree of attention to detail involved in our work. We put extra effort into leaving a good job behind us at all times and ensure to a good standard of finish even where it’s going to be covered up…” Using mainly the Doka system (incorporating Staxo for high level soffit support), Whiteform is a pioneering company in that they have made significant advances in terms of devising temporary support and safety beam systems to enhance the safety of their men while also saving on scaffolding and therefore reducing costs. “We will always sit down with the main contractor and plan a programme out so as to get the maximum out of their money and resources,” Mark concludes. “We’ve taken on extra operatives since the beginning of the year to facilitate our increased work-load and also to ensure availability of at least one floating gang for when our regular clients require an immediate response. “In recent times we’ve done a lot of civils work with Murphy International and building contractors – Purcell, Stewarts, Glasgiven & Sisk – with whom we have a strong history. Tracey Brothers and Townlink are two relatively-new customers and we also see repeat business coming from them as well. “We’ve carried out a lot of feature concrete work – such as the external classroom in a school in Blanchardstown which is formed like an amphitheatre, and formed insitu concrete curved stairs, circular columns and patternedfinished walls such as to the main entrance foyer to the ICT Hub building in NUI. “Anything to do with concrete, we will look after it.”

Tallaght IT The award-winning Tallaght IT CASH Building brilliantly showcases the expertise of the McGarry team. Eight experienced carpenters worked on the building, which features a stunning 10metre high two-storey meeting pod within its atrium entrance area. Firstly, the carpenters had to form the curved structure of the pod. Because the shape of the pod is irregular, every component of the stud structure had to be individually prepared and shaped. The material used was white deal and all work had to be carried out on site. When the structure was complete, an insulation block was attached to the stud structure. To achieve a suitable finish on the exterior of the pod, the McGarry crew had to use a technique BUILDING IRELAND

similar to boat building and wrap the pod in strips of WBP. To complete the pod’s interior, large sun lights and a sound membrane were fitted to the stud structure. Working closely with the architects, they decided that popular baton horizontally around the pod would give the best look. The popular curve around the pod shows off the domelike shape of the room. McGarry Carpentry & Construction can operate as a main contractor or sub-contractor, undertaking various refurbishments, extension and new build schemes. The company has a strong partnering ethos which is utilised on every project undertaken. Within its current framework agreements, it builds and develops strong teams, and considers working with clients, supply chain and consultants key to the success of a project. The company’s workforce applies their vast knowledge and experience to each project undertaken for the

Kilglass Church This restoration project was divided into two phases. Phase 1 included removing the existing Blue Bangor Slates, insulation of the roof structure and re-slating the roof in Natural Slate. Also stone work repairs were carried out on the chuch bell tower with restoration work to the original bell and specialist cleaning of all the limestone keystones, bell tower and corner stones. Specialist cleaning was also carried out on the religious statures on the church grounds. The ethos of the project was to protect the existing structure and bring it back to its original state. Phase 2 involved the interiors of the church. We contracted a specialist ecclesiastical designer to complete a colour scheme to original features of the stained glass windows and existing elements. Our team restored the existing ceiling beams and painted the full interior of the church. Restoration work was completed to the original parquet flooring and church altars. A last minute decision to change the existing flooring brought a whole new dimension to the project. We liaised with EGE Carpets and with a combination of interior designers both in Ireland and Denmark we

designed a bespoke carpet which complimented the new colour scheme and brought in elements of existing Celtic cross’s based in the church grounds. The overall finish was a triumph and a tribute to all the fine craftsmen that worked on the project.

Health & Safety In an ever-changing industry with increasingly challenging projects, McGarry Carpentry & Construction regard Health & Safety as our number one priority both on and off site. In recent years, the Shannon Valley Group has expanded to incorporate Lacquara Ltd and Sadong Ltd. Lacquara Ltd supplies crushed stone products from the aforementioned quarry in Rathcoole which are subject to rigorous quality checks and are used for drainage and capping purposes. The types of stone supplied include Clause 804, Clause 808 and the new SR21 Annex E specification. Sadong Ltd was set up six years ago as the international division of Shannon Valley following the collapse of the Irish construction sector. For three years, Sadong worked as a major subcontractor for Budimex SA on the construction of a 14km stretch of motorway and 26km of secondary roads in the Rzeszow

area of Poland, carrying out earthworks as well as the haulage of materials. Shannon Valley was also the main earthworks contractor on the M50 Upgrade Scheme, which was one of the largest road schemes to go to construction in the history of Ireland, involving a €1 billion investment in four years. The Upgrade Scheme represented a major enhancement to Dublin’s orbital motorway, including widening of the mainline between the M1 and the Sandyford interchange, the upgrade of the M1/N4/N7 interchanges to freeflowing systems, and the improvement of the remaining junctions. The Upgrade Scheme has led to significantly improved journey times into and out of Dublin, and from the M1 to the M11, as well as to increased road capacity which leads to improved traffic flows and congestion relief. “That was probably our most highprofile contract to date,” managing director Michael says. “We worked alongside M50 Concession Ltd between 2008 and 2010 before spending the next

three years in Poland. The work had dried up in Ireland by then and we had no option but to go overseas. Thankfully, things have started to pick up again at home and we’re back working fulltime here. Dublin is buoyant enough at the moment and we have some site development work going on down the country. We have 30 different projects ongoing between residential site development, demolition and bulk excavation. “We have, however, seen a slowdown in the residential sector due to the new mortgage rules which were introduced at the start of the year and restrict mortgage lending. But the overall picture is a lot brighter than it was a year or two ago.” Over the past quarter of a 44

They put in a lot of hard work and were determined to exceed. The duo had to sacrifice a lot but knew that with their combined determination, efforts and

knowledge within the industry, they could achieve it all and that they would be able to supply their customers future needs. OSW now has a range of plant that includes a large fleet of plant available for hire ranging from 0.75 Tonne Micro Excavators to 30 Tonne Excavators, Rubber Ducks, Dumpers and various plant attachments to suit all their excavators. “Ranging from Hydraulic Breakers to Augers, Grabs and Munchers. The company has not been afraid to move with the times and if the work is there, they have know problem meeting the demand by taking on more staff if necessary. “Due to the demand, the company has expanded and there are 20 employed directly, while drivers will be taken on when needed. We would also upgrade the fleet of machinery on a regular basis and there is a mixture of new and used machinery brought in. We have a couple of full time mechanics here and we would do all our own maintenance work.” Michelle stated that the John and Jerry have always put the customer first and that is why they have so much repeat customers on their books. “A lot of customers would be with us for many years going back to when the business was first established. Everyone is treated the same here and once we are employed to do a project, the customer knows that it will be done to the best of our abilities, which always meets their requirements. Once we can continue to do that then, we should have no problems for the future.”

When it comes to the construction industry, developers and architects usually stick to who they know best when it comes to awarding work for contractors.

And who can blame them really, as there is an element of chance being taken when offering a new contractor work. Of all the areas that they are involved, Contracts Director Padraig McKaigue revealed that in recent years the development of community centres has become an area of expertise for them. “We have been involved in developing a number of community and sports facilities in the north over the years and we have become quite savvy in this area. certainly noticed an increase in work over the last couple of years and our turnover reflects that. From 2008 to 2012 was noticeably quiet, but the experience & contacts we had gained from my father’s time helped us greatly. We scaled back a bit in line with our decreased turnover and relied on our reputation & repeat Clients to attract work. We also concentrated on pre-qualifying for government funded work during the recession as the private sector became too unstable. “Being able to work in all sectors of the construction industry is a huge advantage and it’s one that we would like to expand in the South of Ireland. Maghera Developments Ltd. has been providing excellent solutions to a host of clients in the restoration, commercial, education, leisure, healthcare and residential sectors for 15 years. Reflecting on the genesis of the operation, founder / proprietor Eugene Walker notes: “I set the business up as a limited company in 2000 but have been trading for 33 years. “I started out as a tradesman myself with the ambition: 1. to be a commercial contractor; 2. to break into private development; and 3. I always had a notion of working on high-end restorations of churches and listed buildings etc.” With Maghera Developments, 60

Eugene has fulfilled all three of these ambitions plus a whole lot more besides. The yearning to work on painstaking and potentially treacherous restoration jobs is quite rare. It would be much easier just to throw up a few standard buildings, with undoubtedly a bigger profit margin … so what prompted Eugene to go down such an unworn avenue? “I think it comes from the fact that I’m a joiner myself and worked on Grade A listed buildings when serving my time,” he muses. “I could see that it was very interesting work. To me, Grade A and Grade B listed buildings are intriguing. Working on them is something that has always

appealed to me.” Eighteen months ago, Maghera Developments restored Annalong Cornmill to its former beauty for Mourne Heritage. “Consarc, who are the leading conservation architects in Ireland, were the architects on that project and it was very particular and intriguing work, considering the nature of the conditions,” Eugene reflects. “We then moved on to Massforth Chapel outside Kilkeel for the Very Reverend Fr Murray and Liam Milling Architects (Brian Jennings, QS). We did an external refurbishment of the existing cast iron guttering and downspouts, refurb of the existing stone parapets, plus complete re-roofing using existing, locallysourced Bangor Blue Slates, which matched the existing colour perfectly. “This was a very tricky, meticulous job, with all the hazards of working close to graves. Between the high scaffolding and the graves, it was a difficult job but we managed to deliver it on time and to budget,” the Down man states proudly. Many contractors would shy away from this kind of work – is it not more trouble than it’s worth? “It’s true that there are elements to this type of specialised work that general construction doesn’t like, but we enjoy the challenge,” Eugene continues. “It can be frustrating but it’s very rewarding, For example, when we were doing Massforth Chapel, the downspouts had to be replicated to exact detail. We had to have those specially made in a foundry in the UK and that took 13 weeks, which can obviously affect cash flow and frustrate the end user, but it’s a great feeling to see the whole thing come together. There is a fear of it

in the trade but if you are focussed and have a genuine interest in it, then no job should get the better of you.” As restoration work is by its very nature volatile and unpredictable, Eugene has made sure not to have all his eggs in one basket. There are three other elements to the overall business, namely: pioneering, specialist healthcare work; modular buildings (for education and healthcare); and exclusive private developments. “Commercial general construction is vibrant at the moment and we are currently undertaking a unique privatelyowned healthcare facility in

Hillsborough, County Down for Orthoderm, which will be the first of its kind to incorporate a blood lab, MRI, X-ray and specialised bone structure work for athletes and footballers etc. The facility is located at the centre of the town and will cater for all our GAA players and sports people. It’s due to be finished by the end of November and trading before Christmas. We’re working with Alliance Medical, Ortoderm and Randox Blood on this project and it’s our first breakthrough into healthcare construction. I’m delighted to be associated with it and, from a commercial point of view, we’d hope to be involved in

There are many different aspects to the construction industry as it takes people with various skills in the sector to see a job through to the end.

From electricians to plumbers to bricklayers to plasterers and carpenters, all have a common link in that they rely on scaffolders at some point in their job. Scaffolding is a forgotten art in the building trade, but without scaffolding how would other tradesmen actually get the job done? During the Celtic Tiger, tower cranes and scaffolding were the two main sights on any development being constructed during that period. In the past eighteen months or so, these sights are once again becoming common place around the country. Cork is home to one of Ireland’s leading scaffolding companies and for this month’s edition of Building Ireland, we profile Donovan Access and speak to Business Manager, Maggie O’Donovan about the success of the business. Located in Blackpool on the outskirts of Cork City, Donovan Access was established in 1986 by John Donovan, but his son Sean is

the current Managing Director. A quantity surveyor by profession, Sean has helped bring the business forward after his late father’s hard work and toil established the business and got it off the ground in the first place. Donovan Access is a scaffolding company with services. Covering the Cork and greater Munster area, the experience garnered over the last 29 years has stood them in good stead as their customers have always been satisfied with the quality of work produced. “From the very beginning when John started the business, there was always a huge emphasis on providing a high standard of work and that is something that Sean has never let lapse with that trend,” said Maggie. “We have a lot of repeat custom over the years and with the knowledge and experience we have acquired in running the company, our customers know that they will receive a quality service all of the time.” Having initially started in the mideighties when Ireland was in the midst of yet another recession, and now having come through the latest downturn, has certainly helped build the character of the business. “I would say we are stronger for having come through two recessions and you learn a lot along the way. There is a lot of time and effort put into the company and every decision is taken with the utmost care. “Although we used the latest recession to reassess the core structure of the company, we have noticed that work has certainly picked up over the course of the last 18 months or so. “We were fortunate during the last recession, to continue working with businesses that were not directly involved in the construction industry and that certainly helped us.” Maggie pointed out compliance with all health and safety at work legislation is of paramount importance to the company. “We do not cut corners, it’s as simple as that. There are regular checks done on the scaffolding and we would upgrade the scaffold on a regular basis too. All 89

Established in 2008 by Ken Lee, this burgeoning company has adapted and moved with the times having started out initially providing a cavity and attic insulation service as well as external insulation. Two years later, a plumbing service was also available and then in 2012 full renovation works were being carried out by the firm. All this was happening at the height of a recession and Leetherm

Construction Manager Michael Heffernan revealed that it was essential for the survival of the business to be able to diversify during those troubled times. “Obviously, like everyone else involved in the construction industry, we had a tough few years, but our ability to diversify into other services helped keep the business going and I believe that we are now stronger than we were ever before,” said Michael. Leetherm’s reputation precedes them now and they have completed projects in every county in southern Ireland. There are 25 people employed direct, while they also attain a number of sub-contractors on their books. As an approved contractor, Leetherm works closely with the SEAI who provide grants for certain work. The company have qualified service engineers and registered contract workers working hand in hand to ensure that the customer gets the best service possible. “Where practicable, we try to provide one point of contact. We always conduct a thorough survey, on which we base our advice on the options open to you. We like to work as the customer’s partner. After all, we are both in this for the long term.” The services provided by Leetherm include heating & plumbing, insulation, radon testing and solar water heating, all of which have many different aspects to them. “With a new-build house, it is essential that work on the plumbing and heating proceeds simultaneously with the design. With older houses, there are frequently regulations or sometimes even design features which impede the successful installation of a new and compelling system.” Michael revealed that when it comes to insulating a house or premises, the first thing is to sit down and discuss your ideas with the contractor. “We’ll give you information before we even begin to talk about different products. We’ll explain, for example, how methods have changed and 95

why – what’s new on the market and what is not so effective. We’ll talk to you about the risks of overinsulation, about the need for balanced insulation. “Some people have bought insulation without being fully informed. Others may have made a good first investment to which more can economically be added. In some cases, a complete retro-fit may be the best way forward. We find that just understanding the advantages and disadvantages of the insulation already in your home is the best place to begin.” There are different types of home insulation. Cavity Wall insulation is a popular choice amongst home owners. “Leetherm is accredited with the Sustainable Energy Authority of Ireland (No. 10470). It is vital that anyone who works on your building has such accreditation. We are also a registered installer of Bonded Bead with the National Standards Authority of Ireland (No. IAB/161). “We specialise in the installation of Envirobead Insulation. Envirobead is an expanded polystyrene material which improves the thermal qualities of the insulation and is environmentally friendly. You can’t get better.” The process of insulating your attic has changed over the years as now. “We will advise you on what is best for your roof. which we blow into the attic space to a predetermined depth.” “Insulation should only be a once-in-a-lifetime investment. You want to get it right the first time. That’s why we attach so much importance to that initial survey and to taking the right decisions on the best information.” Radon testing is something that not too many people are familiar with but should know the dangers of such a gas. The recession that hit this country devastated the construction industry which was without the hardest sector hit. Unfortunately, many businesses involved in the BUILDING IRELAND

industry could not take the impact that the end of the Celtic Tiger had on Irish society and they were forced to close their doors. The list of developers, contractors, sub-contractors, manufacturers and the likes affected by the recession and forced out of business was frightening to say the least. However, there were the few 98

companies that had the foresight and more importantly the wherewithal to diversify into other areas of business. Such an act can only be described as a brave move and for some, it has had a huge amount of success and one company that can testify to that is Co Westmeath based Gannon Eco. Since the 1950s, the Gannon family specialised in providing concrete blocks and other products to the building trade from is premises in Ballinagore. This business built up a large customer base over the years and they experience they gained was invaluable.

Darragh. Niall spoke to us about the transition from manufacturing blocks and precast products to reprocessing. Gannon Eco specialises in providing sustainable solutions for industrial waste streams, turning these wastes into new products. The company’s services include finding end solutions for glass, foundry casts and moulds, construction and demolition waste, waste sands and clay, spent abrasives, abrasive compounds, and ceramic media sludge. The product range for sale now includes glass blast media, aluminium oxide blast media, water filtration media, eco fillers, and quick lime. These are delivered throughout the country, along with exports to the UK and Europe. “The decision was made around 2007 to try and diversify into another area as the building trade had almost reached rock bottom,” said Niall. “So, we did our research and found an opening for reprocessing waste”. “Fortunately for us, the business has taken off in the last few years and this is our main focus, although we would still do some blocks and precast products, but in a small way. “Every material that we receive is reprocessed for products produced at our facility or reprocessed for use as raw material for industry.”

John Gannon and his family worked hard to build the business, but like so many other companies involved in the construction trade, they were hit hard by the recession. Unfortunately, John passed away in 2009, but his legacy lives on through his sons Niall, Shane and

“We are continually researching new ways to reprocess and reuse waste materials at Gannon Eco. The aim of the company is to become the foremost environmental solution provider, with total reuse for industrial waste stream products in Ireland, through innovative product development utilising reprocessed industrial wastes.” Gannon Eco has an extensive customer that they work alongside and some of these include The Recycling Village, First Glass Ltd, NWP Recycling, Alucraft, Indaver, TRS Global Services, Rehab Glassco, Barna Recycling and Kellglass to name just a few. Gannon Eco has evolved into one of the leading waste management solution services in the country. Reliability, cost effectiveness, environmentally friendly means of improving a company's waste efficiency whilst improving their environmental responsibility credentials are all part of the service. The customer can benefit from the services provided in a number of ways according to Niall. “None of the waste goes to landfill, while we can also reduce a company’s carbon footprint and enhance their environmental credentials.” The process for the customer is quite simple as an initial consultation is followed by research of the best solution for the customers’ industrial waste. “We can provide companies with a full range of logistical options for the transport of the waste from source. We can also provide a range of onsite storage options for companies if the waste volumes do not justify more frequent collection. “Our location in the midlands means that we are very accessible for customers to deliver to us or for us to go to them. “A lot of our products would be shipped to the U.K and mainland Europe, while we have our own fleet of trucks doing collections and deliveries around the country.” Glass collection and processing is one of the main areas of the business as Gannon Eco can provide

customers with a whole range of glass collection and on site storage options. "Collection options can be tailored to suit the specific needs of our customers. We pride ourselves on running a timely, efficient and cost effective collection service to all our customers throughout the country. We collect a wide variety of glass types including flat, laminated, television glass, windscreens, pharmaceutical and borosilicate." This is processed into blast media, and water filtration media and delivered in both ton bags and 25kgs bags. Asides from waste management, reprocessing and glass collecting, Gannon Eco also provide a haulage and crane hire service. The success of Gannon Eco has been recognised at both local and national level as in 2014 the company was named the overall winner of the Local Enterprise Westmeath Awards. Meanwhile this year saw them been named the 2015 National Enterprise Awards Innovation winner. “We are very busy at the moment, but we are always looking to expand. We are looking at opening depots in the Northern Ireland and the U.K. “The customer base has grown considerably since we started this end of the business and we are actively trying to increase that.”

It was a steep learning curve, but we’re all the stronger for it. Our mission has and always will be to provide our clients with the type of service one can only receive from a family business.” Laurence explains how the business rode out the recession. “Because there was little or no construction happening, we had to find other ways and means of staying in business. So we decided to concentrate on renovation, repair and maintenance work in the industrial, commercial and residential sectors. There was a huge amount of new industrial units and apartments built during the boom that were in need of repair or weren’t fully completed, and this is what sustained us during the recession. “Thankfully, things have picked up in the past year or two and we’ve started to build again. People are seeing their projects through, though rates remain very tight,” he adds. Flood Construction provides a complete preconstruction and construction service.
