Online presence is very important in today’s market and therefore it is essential to utilize the available options for marketing your home on the internet. Below are examples of how I take the extra step to enhance your home’s online presence. As a member of Metrolist Services, all of my listings are entered into MLS, the multiple listing service. This is the official site of Sacramento area real estate agents. Agents use this site to find and research listings for clients. Buyers and sellers use the public version of MLS to search for homes. THE PROCESS OF SELLING YOUR HOME ● Your home is placed on Multiple Listing Service (MLS). Agents will call you directly to view your property. It is best for you to be gone when your home is being shown. Or, if it is vacant, agents will access your home via my lock box placed on your property. ● Offer(s) received. All offers are presented to you, as prescribed by law. ● Offer / contract negotiated. Once we get an offer on your home, we negotiate the sale in a way that best meets your desired outcome (price, close date, few repairs, etc.) ● After an accepted offer, escrow is opened and contingency periods begin. Contingent items usually include financing, inspections/repairs, and sometimes the successful sale of another property. ● I will work with the buyer’s lender to ensure the buyers are qualified for the purchase of your home. ● I distribute all disclosures required for the sale of the property and make sure everything is done legally. ● Buyer will pay for the home inspection and other inspections the buyer may choose to have done. ● Buyer will likely ask you to repair or replace problem items found during the home inspection. All repair requests are negotiable. ● There are many timelines throughout the process; I stay on top of those timelines and have contingencies removed as agreed in the contract. ● Prior to close, buyer does a walk through to make sure all repairs agreed upon are completed and that the home is in the same condition as when the offer was accepted. ● I along with my transaction coordinator keep the escrow flowing so we close as near to the agreed upon close date as possible.

WHAT CAN GO WRONG You can think of this section as the disclaimer given regarding side-effects of taking a particular medicine. Most won’t happen, but it is part of being fully informed whether taking medicine or selling your home. The following is a list of what can happen during your real estate transaction: You may not get a lot of showings You may not get your asking price Buyer may choose to rescind the offer before the contingencies are lifted Property may not appraise Buyer may ask for an unreasonable amount of repairs Buyer’s loan may not be approved Termite and/or dry rot repairs may cost more than anticipated You may have pre-payment penalties or liens on your property of which you are unaware ● Escrow may not close on time ● ● ● ● ● ● ● ●

UNDERSTANDING FORECLOSURES AND SHORT SALES Foreclosure Foreclosure is a situation in which a homeowner is unable to make the required payment on his or her mortgage so the lender seizes the property as stipulated in the terms of the mortgage contract. Once the bank has retained ownership of the home, it is considered a real estate owned property and commonly called a REO.

Short Sale A short sale is a sale of real estate in which the proceeds from the sale fall short of the balance owed on the loan due to the current market value of the home. In a short sale the lender agrees to discount a loan balance because of an economic hardship on the part of the mortgagor. The home owner sells the mortgaged property for less than the outstanding balance of the loan and turns over the proceeds of the sale to the lender. In the case of a short sale the lender has the right to approve or disapprove the proposed sale and/or terms of the sale. Often a lender will allow a short sale if they believe that it will result in a smaller financial loss than foreclosing. The process of obtaining the short sale lender’s approval can be lengthy and there is no guarantee of success to a buyer wanting to purchase a home with a short sale status.

LOCK BOXES & THEIR USE Lyon Real Estate, a member of the Multiple Listing Service (MLS), uses a number of techniques to expose your property to the largest number of buyers and real estate agents as possible. One method is the use of a lock box. Sellers often have questions about lock boxes and some of the most common are listed below.

WHAT IS IT? A lock box is a metal box that holds your house key. Your real estate agent secures it to the outside of your house, usually on the door knob, water pipe or gas meter. It can only be opened with a special devise, which is issued only to members of the MLS who pay a deposit and sign an agreement regarding use and care.

WHEN IS IT USED? When an agent has a prospective buyer, he/she can use the lock box to enter your house if you are not home and show it to a buyer. A lock box is not mandatory; however, it provides greater exposure of your property to prospective buyers by giving access to your home to authorized agents.

HOW SECURE IS IT? Lyon Real Estate agents have been specially educated in the use of lock boxes to provide the greatest amount of security. Each authorized agent has a key which will unlock the box only when his or her code is entered into the special devise. The lock box then creates a record of that code, so your listing agent knows exactly which agents have accessed your house key. Lost lock boxes can only be used in conjunction with a security code assigned to the agent. A small risk may be inherent in any home for sale. To eliminate any undue risk, whether your home has a lock box or not, is a good idea to keep all valuables out of sight, preferably in a safe deposit box.

WHAT ABOUT MY PRIVACY? Each agent has been educated to follow certain procedures to ensure the greatest amount of privacy possible to you. Before showing your property, agents are instructed to contact you or the listing agent. If an associate is unable to make a specific appointment because you were unavailable, he/she will take every precaution to protect your privacy before entering your home. If you fear you might be intruded upon because you might not hear a voice, a knock or a doorbell, it is suggested that you double lock your door to avoid accidental intrusion.
