From the General Manager, Mark Reid This month, I wanted to share the exciting news associated with the Lakewood Oaks Country Club. Many of you live around the Golf Course and even more drive by some part of it during their daily travels. In the coming months, you will see the unusual site of pickup trucks as well as a bulldozer and mini excavators parked or operating near the fairways or around the greens. Parts of what was pristine fairway grass and rough now is bare dirt. Where there used to be a sand trap, now it is filled in with dirt. This is all part of our 2022 New Billy Bunker Sand Trap program which is phase 1 of our current Master Plan. The New Billy Bunker system utilizes a sprayed on polyurethane liner topped with pristine white sand. The liner and drain system will allow these sand bunkers to drain quickly and become playable within minutes after a rain shower. We are currently working on the front of the course, holes 1 through 9, and then we will do the back nine holes. The project is scheduled to be complete by mid-June of this year. This key project will see the Lakewood Holding Company (LOCC) spend $550,000 of retained earnings. The very essence of a successful not-for-profit company is to return earnings back into capital projects and stay current and relevant without the need for additional debt. We are pleased to have accomplished this and look forward to the beautiful new look and enhanced playability of the golf course. Golf play will continue through the project and each day certain rules of play are put in place to skip a hole or play a modified version of the hole to protect the workers safety. We are currently at our maximum number of members, and we are continuing to accept new member applications for the waiting list. I know we are all looking forward to spring and warmer weather, which luckily starts this month! Stay well.

The 2022 LPOA & LHC election for the Board of Directors is coming up. I thought it would be a great time to reflect on the Board’s mission and hopefully encourage everyone to carefully review candidates as they will be featured in the April Ripples. Please note if candidates run uncontested, bios may not be published. The Association has a mission, and the Board of Directors govern the Association in support of the mission. The mission of the Lakewood Property Owner’s Association is to maintain and enhance the property values of its members and promote the development of a desirable community through projects, programs, and services. The Board of Directors (member elected) are bound by the duty to advance the Associations mission as well as the duty to assure that all provisions of the governing documents, which include covenants, conditions, and restrictions (CC&Rs) and ByLaws are abided by and assure that the rules and regulations are enforced. I am lucky enough to be serving my second term on the Board. I also feel blessed to get to serve with caring and responsible people, many who have done several terms as well as being long-term residents in Lakewood. Both of my terms on the Board have been with some really great people, always professional in attitude, mindful of the Board’s mission and always careful stewards of our neighborhood’s assets. Both times I ran for the Board, I promised to do my best to focus on keeping Lakewood property values high, and this falls in line with the Board’s overall mission. For me, this is the guiding factor

in the decisions I might have to make concerning this neighborhood. This type of approach is not always easy, and sometimes it has meant I couldn’t vote simply to be “the nice guy”. In some instances I had to vote to protect ALL the resident’s interest in LPOA above any single individual’s interest (including my own). I think this is the toughest part of being a board member, and for people that have never been on a Lakewood committee or board it may be hard to understand. Being on the Board for LPOA and LHC is a huge responsibility, and not a single person I have served with has taken the role lightly. Board Directors generally receive a vast amount of information about each topic that comes before us, and some topics require us to investigate further or to do “field research”. No decision is taken lightly - some are nobrainers and others require much thought, study, debate and sometimes deferral as we gather more information. The Board is not a perfect decision making machine, but in my 4 years of experience we have done a fantastic job steering the LPOA through some very complicated and sometimes incendiary issues. Having individuals that are professional, experienced and dedicated to the long-term success of this neighborhood needs to be at the top of your list when considering candidates. It’s appropriate to say thanks in advance to anyone that decides to run for the Board. It can at times be thankless, and the criticisms can be fast and harsh (thanks, social media!). LPOA Board members are not paid, and contrary to popular gossip on the socials there are no kick-backs, pay-offs, or backroom deals making board members (or staff) wealthy. But, it can also be very rewarding. The residents of Lakewood that volunteer so much of their own time and energy do this because they believe what we have is special. Some would tell you they love Lakewood, and they want to fight to keep it a premier neighborhood. Serving on the Board or one of


the many committees is a fantastic way to give back to the neighborhood and one way individuals can help maintain or build the neighborhood they want. I encourage you to study the candidates carefully. Reach out to them and ask questions. Get to know them. Ask them why they live here or why did they move here. Ask them what they want to change (and potentially how they would pay for it!). Look for candidates that have supported the community through committees or volunteer efforts. Finally, don’t just vote, be an informed voter. Bios and backgrounds will be in the April Ripples - take 5 minutes and read up on the candidates. It may sound overly dramatic, but your property values could depend on it!

LAKEWOOD ID CARD RENEWAL (For occupants and children NOT property owners) Please note that Lakewood ID cards for all occupants and children expired on 12/31/21 and is now needing to be updated! Please stop in the Lakewood office and update your card soon so that you are able to continue using all amenities and common areas, including the boat docks. This will be a very busy renewal – so avoid the last minute rush in May and come EARLY! • Property owners are required to fill out a current Resident Information Form in the office before ID cards can be issued to any occupants of the home. • Occupants that are 21 years or older will need to prove residency by showing a

driver’s license or State ID card matching the property address. • ID Cards are $5.00/each billed to the owner account. Office Hours: Monday – Friday, 8:30 am – 5:00 pm

LAKEWOOD HOA PAYMENT OPTIONS 1. Mail it In Mail your payment in the self-addressed envelope that accompanies your monthly statement.

2. Drop it Off at the Office or Drop Box You can hand-deliver your payment or place in our drop box located directly across from our main doors under the canopy.

3. Lakewood Direct Debit (ACH) Sign up to have your payment pulled via ACH from your checking or savings account through Lakewood. The ACH form is on our website (www.lpoa.com) or you can stop by the office and pick one up (must include a Voided check with your completed form). You can choose the debit to process on the 15th or the 25th of each month. We will pull the balance due as of the 1st day of each month which includes the current month’s dues and any miscellaneous charges from the prior month such as boat stickers, snack bar charges, Argyle meals, etc. There is NO fee for this service.

4. PayLease/Zego (fees apply) You can process your payment through PayLease/Zego via our website (www.lpoa.com). Payment can be made using your bank account or credit card. Please note that it takes approximately 3-5 days for Lakewood to receive these funds, so plan accordingly. The fees charged by PayLease are a requirement from the various credit card companies and not affiliated with LPOA.

5. Personal Online Banking Many residents make their monthly payment through their own bank online. These funds are not sent to us electronically. We receive an individual check from your bank that is mailed through the U.S. Postal system. Most of these checks do not come from your local bank but from the State that your bank’s main banking system is out of. Therefore, you will want to have the check sent out in enough time to travel via U.S. Mail (we suggest allowing at least 7-10 days before the 28th due date).

Storage Notice On January 13, 2022, the LPOA Board of Directors reviewed the condition of the dry storage lot located at the end of Maybrook Road. As the facility has exceeded its life cycle and would require a substantial amount of funds in order to rebuild it to current city codes and meet member expectations, the Board ultimately passed a motion to discontinue its use, as of 12/31/22.

Ron Fornelli Author: Patti Browder

Lakewood Artist Exhibit Ron Fornelli loves to travel. Retiring after a 42-year career in Optometry, Ron began to plan trips that would indulge his love of photography. The remarkable photos taken on Ron’s photo journeys will brighten the walls of the Argyle Gallery during the months of March and April.

When he’s not traveling or working with his photography, Ron is an avid golfer. He has enjoyed living in Lakewood since 1982 and appreciates the community atmosphere and the secure feeling of living among caring neighbors.

Although he started taking photos as a hobby, Ron’s “eye” for catching the moment is obvious in the photos of wild animals taken on safari in Tanzania or exotic birds from a wildlife refuge in Florida.

“I’ve really enjoyed observing the animals and how they interact.” In February, 2020, Ron traveled to Barcelona and then to Venice to photograph the annual Carnavale. Men and women dress in masked costumes from the 18th century to walk and pose all over the city. Photographers from many countries gather for the week like paparazzi taking shots of movie stars. Ron’s photos of the flamboyant participants are vibrant and mysterious.

Be sure to stop by the gallery and enjoy Ron’s photos. Meet a friend or neighbor and have one of Molly’s culinary specials in the Argyle while you’re there.

Ron’s photo expeditions have also taken him to Costa Rica, Iceland, many western states and Florida in search of local wildlife. At the end of June, Ron will travel to Alaska for another exciting photography experience.

Water Aerobics Club

Water Aerobics looks forward to seeing you during our season, Memorial Day (beginning at Lakewood Oaks Pool) until Labor Day. Two sessions: 7:15 and 8:15 a.m.

Meets in the Augusta Room, downstairs of the Clubhouse. Check availability prior to attending check first with Cathy at lakewoodpilatesclub3@gmail.com as pre-approval is required on a class by class basis. While class size is limited due to space and to maintain some distance, there are often spots open in a particular class. While all fitness levels benefit from the barre Pilates method that we follow, please check with your physician for approval - a waiver is required prior to attending the first session. Clubhouse protocol are to be followed with respect to masks.

The Lakewood Stitchers Club meets the second Thursday of each month in a residential home, from 1:00 - 4:00 p.m. Feel free to bring your knitting, crocheting, needlework, or other portable craft. Join us in a neighborly chat, while seeing all the creative ideas. If you would like to learn to knit, crochet, or learn any other needleart, we are happy to provide personal instruction as well. No class on Dec. 25 or Jan. 1! Yoga will meet live in the Augusta Room in the Lakewood Clubhouse. Please bring your own mat and props. You will be asked to sign a waiver on the first visit.
