September From the General Manager, Mark Reid

These monthly articles have been difficult to write for most of this year because the compulsion has been to talk about COVID-19, as it has seemed to dominate the conversation and our lives. There is no doubt now that COVID-19 will touch each of our lives somehow, and when we will stop talking about it is an unknown. We had a wonderful summer in Lakewood. The beautiful amenities and activities of Lakewood provided a staycation for our residents and their guests all summer long in a year where we needed and appreciated it the most. We are dialing things back a little heading into fall. We will be heeding advice and not tempting the fates during the next four months as we head for a vaccine. Our traditional fall activities like ‘Nine and Wine’, as well as food and beverage activities like ‘Octoberfest’ all the way through ‘New Year’s Eve’ have been cancelled. With such a relatively short timeframe left, respectively, we will avoid the usual social gatherings in 2020 with the full expectation of planning and enjoying these activities next year. The Argyle will be open, and we hope that as the weather cools down and the outdoor summer activities end, you take a night to enjoy a fabulous meal here. Our tables are spaced to exceed the County Health Department requirements, and our customer safety protocols are second to none. We will be introducing a lovely new fall menu in early September, created by Chef Molly and sure to please. You know us and we know you. Protecting each other is our first priority.

Lakewood Property Owners Association

Lakewood is a beautiful, energetic, vibrant neighborhood.

Actions taken August 13, 2020

This community would not be what it is today without all the volunteers that devote their time - their most valuable asset. After reviewing all the ARB/ARC requests, I realized that we will become even more stunning. Residents are building, redoing, painting, planting and putting time and money into their homes, a positive for all residents. Thank you, ARB/ARC, for your commitment of time to review all the requests. Thank you to the Activities Committee for their enthusiasm towards making Lakewood a fun, exciting community. While they had to make some tough decisions, they did it with grace and class. Wonderful Concert on the Rock for our residents. I’m sure many of you were excited to see the pleasure docks and new boat slips arrive after an unavoidable delay. It’s exciting to see “J Dock” fill with boats of residents that have waited for years for their chance to enjoy the lake by boat. As we travel through 2020, we need to realize that with every difficult situation, there are opportunities for us to find the good in the bad. Tough times don’t last, tough people do! Keep smiling.

Amendment to LPOA Rules and Regulations In accordance with LPOA By-laws, notice is hereby given to LPOA membership of Amendment to ARB/ARC Guidelines, Section VI, Roofs/Roofing Materials. The following language was accepted at the 08/013/2020 Board of Directors meeting. Amended language is underlined. You can view the Amendment by visiting www.lpoa.com/Governing Documents, Amendments.

LPOA CURFEW

Just a reminder, LPOA Rules and Regulations, Article IV, Section 4.0450 states that: “No minors allowed on LPOA common ground or lakes after 12 midnight on weekend and 10:00 p.m. on week nights, unless supervised by a responsible adult over twenty-one (21) years of age.”

Concrete Projects It’s time to replace your driveway or patio. You’ve received ARB/ARC approval and the contractor just finished pouring several yards of cement. The concrete truck driver pulls along the curb and begins to wash the concrete from his chute – right into the storm drain – and likely right into our lake! This is the part where you stop him and say, “Thanks for the cement. Now please go wash out elsewhere.” While most ready mix drivers are responsible, these things do occasionally happen, and it’s important that we’re all educated. To prevent an illegal discharge, and a violation of Lee’ Summit Ordinance, the following guidelines should be observed. • • • • •

Washout water should not leave the washout location. Runoff from a rainstorm or rapid snowmelt will not carry wastes away from the washout location. Washout will not impact future land uses (parks, open spaces, etc.) Permission to washout has been granted by the property owner. The location is accessible to the vehicle.

The next time you or a neighbor has a project that requires ready mix, please remind the driver to find a suitable site to clean out.

Did You Know? New Boat Slips and Docks Lakewood now has 60 new boat slips available to lease, as well as six new replacement pleasure docks to enjoy! LPOA Staff Assistant, Nancy Sykes, has begun offering the new boat slips to members on the current LPOA Boat Slip Waiting List. There were also eight slips added to Dock C last season, which were first offered to current primary lessees in a “raffle” type of arrangement, per LPOA Policy 5. As a result of this new construction, many names will be removed from the LPOA Boat Slip Waiting List. Congratulations to everyone who receives an offer for a slip. Your wait is over! The new pleasure docks have been installed in place of docks that have lived out their life expectancy. The new docks should serve the community for 30 years. They feature updated construction, ladders, anchor systems, bulkheads and ramps. More docks will be replaced each year over the next 6-10 years until they’re all updated. These docks are community docks and all of them are located on common ground. They provide a place for families to enjoy the lakes. Please be mindful of the proper LPOA access points, and do not use member’s private property to get to the docks. Enjoy!

Boat Slip Leasing Process With the new Lakewood boat slips being offered this year, there have been questions about the procedures followed. We encourage everyone to go to lpoa.com (Government Documents at the top of the Home page, Policies & Rules and Regulations) and read LPOA Policy 5 and Rules and Regulations regarding the lakes and boating. If you have been offered a lease agreement, please make sure you read and understand the agreement when you execute it. There are rules that, when violated, could result in the loss of leasing privileges. The boat that you register and moor in the slip must be titled to you, the lessee. You must provide proof of insurance, which must name the LPOA as additionally insured. The insurance must be minimum $300,000 liability. You are welcome (and encouraged) to share your boat with your Lakewood friends and neighbors, however, remember that the lessee’s name must be on the title, and the slip can only be in the lessee’s name. Co-leasing is no longer allowed, so whoever you share your boat with will NOT inherit the slip should you relinquish it for any reason. We hope that all of our new lessees have a safe and enjoyable experience on the Lakewood Lakes. Feel free to contact us with any questions regarding lake access. Janet Beebe Artist of the Month - Lakewood Photographer Article written by Patti Browder, Lakewood Resident

Janet Beebe, @theLAKE, is known to many Lakewood residents as our dedicated “sunrise” photographer. Every morning one or more of her pictures are posted on Lakewood Yes Facebook page of that morning’s sunrise. The morning colors, silhouettes, wildlife, and marina scenes Janet shares with us are unique and always a welcome surprise as we sip our coffee. During the months of September and October you can enjoy Janet’s photos on display in the Argyle Gallery.

Have fun sailing, kayaking and stand-up paddle boarding on Lakewood! The COVID-19 pandemic crisis is impacting the daily lives of all of us. The Lakewood Sail & Paddle Club’s priority remains the health and wellbeing of our community. If we all adhere to the CDC, Federal, State and local guidelines, together we will get through this.
