HERTFORDSHIRE LEP BIDS TO BOOST GROWTH Hertfordshire Local Enterprise Partnership (LEP) recently put in a bid to deliver its ambitious plans to bring economic growth, housing and jobs to Hertfordshire – calling for long term government investment of £346 million, the LEP is seeking initial investment of £46 million in 2015/16 to jump start the county’s economy. The LEP’s plans will direct focused investment into projects across Hertfordshire to unlock the county’s economic potential. In 2015/16, the LEP plans to address congestion in the county’s transport infrastructure, build more homes and invest in Hertfordshire’s thriving businesses, particularly in science, manufacturing and creative industries. The LEP will deliver by 2030, 16,600 additional homes, Over 38,000 additional new job, £3bn additional economic output and leverage £370 million private sector investment John Gourd, Chair of Hertfordshire LEP, said: “We are delighted to announce our plans for Hertfordshire – the county has world class businesses and world class people, and we will deliver the transport, homes and skills we need to keep growing. It’s been great to have so much support from local businesses, politicians and residents, and we plan to keep working together to make sure that Hertfordshire continues to be a great place to live, work and do business”. The Minister for Cities, the Rt Hon Greg Clark MP, said: “The Government welcomes the Strategic Economic Plan that the Hertfordshire LEP has published today and
looks forward to continued engagement with local civic and business leaders over the next few months on the negotiation of their Growth Deal. “The Growth Deal provides a fantastic opportunity for the Hertfordshire LEP to seek freedoms, flexibilities and influence over resources from government, and a share of the Local Growth Fund to put towards their the growth priorities set out in this Strategic Economic Plan. This provides the opportunity to unleash the ambition and creativity of Hertfordshire’s local leaders, by devolving resource and responsibility in return for compelling local economic leadership in pursuit of growth”. There will be improvements in many areas across the county with £930,000 requested for short-term upgrades to the A1(M). In the longer term, the LEP is also asking the Government to alleviate pressure on the A1(M) between junctions 6-8. To meet the needs of Hertfordshire’s growing population, the LEP has significant plans to deliver more housing, and is requesting £2 million investment to accelerate housing delivery in Stevenage. Skills and business growth are also priorities, and the LEP will direct £2.85 million to support Hertfordshire’s 52,000 private businesses and launch, with the University of Hertfordshire, a Growth Hub to support the growth ambitions of over 5,000 SMEs.
AYOT ST LAWRENCE ART SHOW CELEBRATES ITS 40TH YEAR This year the very first local Art Show in the area – Ayot St Lawrence celebrates its 40th year. The event is held in the romantic setting of the Palladian Church in the village. It is, and always has been, a charitable event, run by volunteers and held over a June weekend. The money Paintings by local artist Sarah Collins raised goes into the Ayot Festival Fund, a charity which exists in order to support, amongst other things, the upkeep of our tiny village’s two historic and beautiful listed churches. Over the years they have raised over £200,000. The 2014 Art Show weekend is Saturday 7th, Sunday 8th and Monday 9th June from 10am until 5pm. There is a private viewing, by invitation only on Friday 6 June from 7pm. Exhibiting artists are all local, it is stipulated that work should not have been exhibited previously which keeps the event fresh. They are aiming to make this year a bumper money-raising event and will have around 500 paintings all set up in the Palladian Church. Artists are almost all local and the paintings are anything from modern abstract, portraits and cartoons through to traditional country and seascape scenes in watercolour or oil. Entry to the Show is free and there are homemade cakes, tea and coffee available all day, every day. They will opening the garden (West House) in aid of the Ayot Festival Fund and the Ruined Church Preservation Trust on the Saturday at the same times and Shaw’s Corner (National Trust) is also opening their gardens on the Sunday. 4

he Herts MS Therapy Centre specialises in helping people with Multiple Sclerosis and other neurological conditions. However, the charity now offers treatments and physio to anyone. For example, it helps many people recover faster from stoke, achieving some outstanding results. “We want to welcome as many people as possible between 10am and 1pm on Saturday 17th May” explains Mark Boscher who runs the Centre with his team of 12 staff and 93 volunteers. “If you, or someone you know, has had a stroke or has a condition such as MS, Parkinson’s or another neurological condition maybe we can help.We’d certainly like to try. Our specialist team has helped people achieve remarkable and life changing improvements. Everyone is welcome”. The Savvy Way!
When you decide that you want to move, assess the market. Is it a buyers or a seller’s environment? At the moment, property prices in most areas are increasing, which for sellers is great, but means buyers are having to dig deeper into their pockets to secure a deal. During tough economic times, property prices tend to fall which means a savvy buyer can bag a bargain.
T
hey say that death of a loved one and divorce are the top two most stressful experiences in your life.Well number three must be moving house! Anyone who has moved will remember the stomach churning worry and the logistical nightmare that is buying and selling houses. However, there are some things you can do to not only make the process easier, but also demonstrate that you’re a savvy consumer. Here are my top tips: When you decide that you want to move (please really do make sure you do as there’s nothing as unfair as a seller who changes their mind when emotions and money have been spent), assess the market. Is it a buyers or a seller’s environment? At the moment, property prices in most areas are increasing, which for sellers is great, but means buyers are having to dig deeper into their pockets to secure a deal. During tough economic times, property prices tend to fall which means a savvy buyer can bag a bargain. Always get at least three good, reputable, local agents round to value your house. Ask them for a sensible price at which to market your property and ask them what they will do to get those prospective buyers through the door. Always establish their fee and NEVER agree to pay any money upfront. Always ensure that you pay their fee on completion of a deal and for goodness sake, haggle! If one of the agents is prepared to market the property for a 1% fee as opposed to the other two who want 1.5%, why would you even consider paying more? Get them to agree to match the other agent’s fee. If they’re not prepared to reduce their fee, then they’re not hungry enough for their commission and will not try hard enough to find a buyer. Look at their pictures on websites like Rightmove and Zoopla to ensure that they make other houses and flats look nice and ensure their descriptions are nicely written. Generally it’s better to sell your property before you agree to buy somewhere. Ultimately until you know how much you can
achieve for your property, you don’t really know how much you can afford to spend on another.You should stipulate to your estate agents though that any buyer will afford you reasonable patience while you find somewhere to buy. Always employ the services of a totally independent mortgage advisor with access to all companies and who is prepared to recommend the best mortgage for you and NOT for them. You will find that most estate agents will try to persuade you to use the services of their own conveyancing solicitor. I personally do not like the idea of this.To me, it’s a complete conflict of interest (particularly if both the buyer and seller use the same solicitor).You need a legal advisor who is completely independent and looking out for your interests, not someone who is under pressure from an estate agent to hurry up and complete a sale. My advice is to ask friends and family members who have moved recently to recommend a good conveyancing solicitor to you. Also, remember that you should get some different quotes for this service and never be afraid to haggle with them. When it comes to you putting in an offer for the house of your dreams, you will need to again assess the market environment you’re working within. If the market is good and there are not many properties available, but lots of buyers competing, then it’s normally better to go in with a high offer on the basis that marketing of the property is ceased immediately. In a falling market, then a cheeky, low offer may just bag you a bargain. One final piece of advice I would like to share with you, is to be open and honest with people. Sadly property deals in this country can be messy, unpleasant affairs. However, I do not think we should sink to the levels of others. Be upfront with both your buyers and the vendors of the property you’re buying and treat them in the way you would like to be treated. Always ask to meet both parties so they get to know you and find it easier to also be transparent. Remember, once you’ve accepted a deal, to mess people around is utterly unacceptable.

Whitwell Steam & Country Fair 7th & 8th June 2014
It’s that time of year again when we are getting ready for the Whitwell Steam and Country Fair which will be held on the 7th & 8th June at Mansells Farm in Codicote.
A
s always this event is held to raise much needed money for Macmillan Cancer Support and in particular, the new Macmillan Cancer Center at the Lister Hospital in Stevenage. Through great public support for this event last year we were able to give over £10,000 to this excellent cause and hope to do even better this year. This year we will also have the Blazing Saddles Equine display team.There will also be an area where the public can try their hand at archery and air rifle shooting. If you are up for an evening out join us in the beer tent on Friday 6th June at 8.00pm for Karaoke on Saturday evening 7th June come and listen and have a dance to Andy Skelton and his band. From small beginnings the Fair has become a major local event. In 1995 Nick Hill built a barn at Waterhall Farm,Whitwell, to house his bygone days agricultural machinery.These were all powered by stationary steam engines and mounted on trailers, so that they could be exhibited at local shows. As a result of this it was decided to have a get-together at Waterhall each year, using Nick’s machinery and Nick’s friends would bring along their tractors, stationary engines and sometimes a traction engine. Over the years the number and variety of exhibits has continued to grow and it is now a major event on the National Traction Engine Trust Rally Calendar, so much so that we had to find a new venue which is now Mansells Farm in Codicote. Every year the number of steam engines being exhibited increases. In addition in 2013 we had over 14
100 tractors, numerous stationary engines, classic cars and commercial vehicles.There is also a large funfair, even more numerous trade and charity and craft stands, food stalls, a hog roast and not forgetting the beer tent. Among the crafts you can see demonstrations of thatching, hurdle making, chainsaw sculpture owl displays and other interesting crafts. The fair is a fun day out for the whole family with something of interest for everyone.There is a programme in the main arena which includes a parade of the big steamers, miniature steamers, vintage cars, motor cycles, tractors and gun dog demonstrations.There is even a chance after the parade of the large engines to make a donation to MacMillan and have a drive of one! This is a real favourite with the children (and a few parents as well). The rally is held in aid of funds for MacMillan Cancer Support and since 1995 because of the great public support has generated tens of thousands of pounds for the charity. So put the date in your diary, bring your family and friends for an interesting and fun day out and help raise much needed funds for Macmillan

Sport England £50,000 Inspired Fund Award for a New Sports & Community Centre in Codicote
S
port England will help to pay tribute to the courage of a local sports teacher, John Clements, who died saving the lives of 35 children in April 1976, and was posthumously awarded the George Cross for his bravery. Against over 1000 applications across the UK the proposed new Sports and Community Centre to be built in his name in Codicote has been awarded £50,000. Since John’s untimely death, the initial purchase of the Sports Field in Bury Lane in 1981 and the construction of the first phase of the John Clements Memorial Pavilion in 1984, sport in the village of Codicote has thrived. The four main Clubs - cricket, football, tennis, table tennis - are well established and growing, all winning cups and promotions at all age levels.This progression was greatly assisted by the practical provision by the Parish Council in 1992 of a temporary Sports and Social Club. This facility has been instrumental in not only allowing the village teams to entertain their visitors in the customary sporting manner but also allows social members, who enjoy that environment, to be present and enjoy other indoor sporting activities as well. It has also encouraged the Clubs to blend together and since 2002 to manage the Sports and Social Club very successfully. However, reality dictated that the time was approaching when the temporary Sports and Social Club building would not be fit for purpose and, if not replaced, would gradually lead to the reduction of sport played in Codicote. After a successful London Olympics and with a need for people to take more exercise, the time was right to act. A Project Team was formed to review and resolve the situation. Various possibilities were examined in depth culminating in the Project Team’s current proposal.The concept is that a building, in traditional bricks and mortar, will be constructed adjoining the existing John Clements Pavilion.The new building is essentially designed along similar lines to the existing Sports and Social Club with a larger and higher main activity hall suitable for a range of 18
indoor sports and community activities.The Project Team have accrued over £400,000 of funds for its construction, 60% of which has come from local residents and contacts and the rest from well-known local and national charitable trusts and foundations, and Sport England. As this article is being written, It is scheduled to go for Planning Permission from NHDC by which time the build costs should also be known, leaving the Parish Council, who have already written a letter of support, to give its final approval at the 29th April Full Council Meeting.This would allow construction to begin by the end of June and would start to bring closure to the deeds of a wonderful village man. The Project Team will be launching a final “buy a brick“ scheme in the village in early May once the project is fully approved, and those funds raised will go to the final finishing and running of the new John Clements Sports and Community Centre.

Cricket – 2013 • Promoted for a 6th year out of 7 in 2013 – great performance • Nominated most improved ground in the county in 2011
Tennis – 2012/13 • 30 teams (men, women, juniors ) playing in Hertfordshire leagues • Codicote 1&2 – 2nd and 5th respectively in the Datchworth Summer League. The first time ever
both teams have remained in the top Division
• Ladies 1st team promoted to Div 2 of the Herts County League – highest they have ever been! • Under 16s unbeaten all season in the Herts League , winning the Division and promotion • New Head Coach – Guy Thomas , ex World Top 30 junior, semi finalist at Junior Wimbledon and Australian Open, member of GB Davis Cup Squad and representing Codicote in competitive matches • 60% increase in competing juniors in last 2 years , retained National Clubmark Status and raised funds and rebuilt 2 courts to highest standard – of 180 active members, 65 are under 18 – a bright future!

Getting the balance right when you are running your own business Since setting up my own business in 2007 I have met many business owners who struggle to maintain a work-life balance that allows them to enjoy all aspects of their lives whilst building their business. Here are some tips to help achieve a healthy and happy lifestyle whilst growing a successful business. •C reate a timetable and factor in ‘me’ time. It’s all too easy to allow work to take over and if you don’t create nonnegotiable blocks of time for yourself you will soon find that you are running yourself ragged and unable to give your best to your business and your clients. •D on’t let your business control you. It is a separate entity that should be under your control. Establish an ‘agreement’ between yourself and your business and how much time you will give to it.You will achieve a more balanced lifestyle and keep yourself sitting firmly in the driving seat! •M anage your clients and don’t overpromise. It is all too easy to fall into the trap of responding to every whim of
your client. Be clear about what and when you can deliver and they will respect you for it.Those that don’t may not be worth having. • Make contingency plans and get support where you need it. Don’t try to do everything yourself. Delegate the bits you’re not so good at to people who are. Make sure there is someone who can step in if for any reason you have to step out of the business for a period of time. • Take care of your health.What can be more important?
