Royal baby’s great a-peal Announcement of the birth of the royal baby on 22 July 2013, created great joy throughout the country, none more so than in Wimborne.

To welcome the little prince, George Alexander Louis, a very appropriate peal was rung by the Wimborne Minster Bellringers on the evening of 23 July. The 505 changes of ‘Cambridge Surprise Major’ by Charles Middleton in 1873 (an ancestor perhaps?) took almost three hours. Pictured are the proud parents Kate and William with George Alexander Louis who received his name the day after this picture was taken.

am a self-confessed Facebook junkie and I’d love you to join me.

To many, Facebook is still an unknown world, to others it’s a step into socialising using an interactive medium.

For me, it’s not only an effective way of communicating and keeping in touch with family, friends, colleagues and business associates locally, it also enables me to reach out to relatives and friends all over the world. I joined Facebook in 2006 when everyone was rather sceptical about it and I have never looked back.

Being a writer is a solitary occupation, one that many don’t understand because not everyone derives pleasure from writing. But creativity comes at a cost. Writers don’t like people looking over their shoulder, or distracting them from their world of words, yet they do need to interact. Facebook offers a solution. I can read snippets of conversation and contribute if I want, and if I don’t, I can be an off-line observer.

In the last seven years, I have met some fascinating people from all over the world and have kept in constant touch with friends and relatives that I might otherwise have lost contact with.

or the first time, the Cranborne Ancient Technology Centre is opening its gates for two weeks this August for a special summer holiday club for 7–14-year-olds.

Part of Dorset County Council’s Outdoor Education Service, the Ancient Technology Centre is a unique place where the past meets the present. Children will be able to try out ancient crafts and activities. They could help grind wheat and churn butter, create cave art, or be a blacksmith in the Roman forge.

The club runs 19–23 August and 26–30 August, 9.30am4.30pm, with a breakfast and teatime club also running over the two weeks from 8.30-9.30am and from 4.30-5.30pm.

The club costs £25 per child per day. Bookings are being taken for individual days over the two weeks, with a reduction for whole-week bookings and also a sibling rate. The breakfast and tea time sessions are an extra £2.50 per child per session.

It is available for all East Dorset residents who are unemployed or in part-time work.

The course includes CV writing, interview techniques, confidence building and computer access to job vacancies. There is an optional session on money management and budgeting from 11.30am-12.30pm.

Hello Dear Readers, ’m writing my latest literary masterpiece looking at a vaguely familiar sight in the sky - the SUN! Let’s hope it continues, as the warm weather always seems to help with our never-ending fund-raising.

Thankfully, it reflects in peoples’ willingness to donate to our street collections or participate in fund-raising events.*

The Osborne Centre is a haven for people with multiple sclerosis, they use it for different things. For some, a home cooked three-course lunch is a highlight, available in our spacious dining room. For others the centre is a meeting place, where members can join friends over coffee in the lounge.

Those suffering with fatigue, a common side effect of MS, can completely relax on recliners in an air-conditioned quiet room.

The lounge and quiet room were funded by winning a ‘People’s Millions’ Lottery grant, run by ITV in 2008 and have now become an integral part of the centre.

Raising over £3,600, the event included the head shave of 10-year-old Ethan Tanner. His father Nick handled the clippers and after several minutes, Ethan’s wavy locks vanished. Mum, Val, who has MS was very proud and said, “He did it for the Osborne Centre because he knows how beneficial it is for me to come here and he wanted to help.” Ethan’s twin, Thomas, was there to support his brother’s heroic action, which raised a fantastic £330.

The Osborne Centre is a micro community for those with MS who meet and enjoy social activities and lunch.

MS is an illness that can strike at any time. Mona was diagnosed at 15 years old. She said, “It’s the way I am and I have to get on with life.” A relapse a few years ago put her in a wheelchair and her last relapse paralysed her right arm.

She keeps smiling and visits the Osborne Centre every week.

Barbara Grainger’s story was different. She had been a head of department at a local school when one day she woke up and felt ill. She said, “When MS was diagnosed it changed my life forever.” She had to give up her job and found life tough as the symptoms dragged her down. “The Osborne Centre is very supportive,” she says. “I enjoy coming here.”

The atmosphere at the garden party was very relaxed and following Ethan’s head shave, there was an exciting display of wheelchair fencing.

No, that’s not my age!” exclaims Anne Williams of Ringwood, “that refers to the number of blood donations I have given since my mother persuaded me to become a donor. I am hoping to stay fit enough to remain a donor for a little longer, though my son David is catching me up fast at 97 donations

he presentation took place on a special occasion, when seven year old Lydia McConnell from Southampton was present to give special thanks to all blood donors. Lydia had been desperately ill since July last year with a brain tumour and had relied upon 89 blood transfusions since then, and is now in remission.

“Although I have no idea whether any of my blood was used for Lydia,” continued Anne, “I feel proud of the fact that many other people have benefited, and who knows, I might want some back myself one day!” Bob Davies, Marketing Manager of the NHS Blood Services said “The Blood Bank holds between four and a half to eight days of blood stock in the bank. As only 4% of the population give blood, then 96% of us all rely on others to help us out in an emergency.

Anne is an active member of Trinity Church in Ringwood and would be happy to encourage any other local folk to start giving blood.

“There’s nothing to it really,” says Anne, “I will keep going for as long as they want me, especially as it all takes place at Trinity just down the road.”

They are really looking forward to using their new barbecue and according to Susan, Stephen is the expert. “He’ll be doing the cooking,” she said. “And we both love meat.”

Travellers Site objection in Marl Lane

A planning application submitted to the New Forest District Council on the travellers site in Marl Lane has sparked 140 objections including one from Fordingbridge Town Council.

The Chairman of Fordingbridge Society has written to register a strong objection urging district councillors to reject the application on the grounds that the required change of use is contrary to the recently adopted policy and plan for the area. He said, “We do not think that such a blatant departure from it [the plan] should be tolerated at such an early stage, otherwise it will have little value.”

Another aim is to use the Dalek model as a fundraising tool, and John says: “If you see the Dalek outside a stall or supermarket, you’re going to have a look at it. If you can raise a smile, you can get people donating.”

Tala’s page-turning fundraiser Tala Reyes from West Moors undertook a mammoth jumbo read for elephants last month. The St Mary’s pupil is only eight and has been obsessed with elephants since she first saw them at Paington

Zoo. She loves them so much that for her seventh birthday she declined to have a party and instead held a fundraiser for the endangered creatures. She has raised over £600, and the money will go to the

David Sheldrick Wildlife Trust in Africa that rescues orphaned elephants.

Tala’s reading challenge took place at West Moors Library, Verwood Market, Penn Court Café, Kingston Maurward, Sainsburys and on Yellow Buses. Fiona Harwood-Smith from Yellow Buses said: “When we heard what Tala was doing all by herself we were delighted to help. Travelling on the buses not only helped her raise money from the passengers but also raised awareness about the elephants she is desperate to help.”

“Thank you everyone who supported last year’s Ringwood Calendar,” said Dr Geoffrey Ridgway OBE MD, immediate past president of the Rotary Club of Ringwood.

“Last year Ringwood School raised £1200 towards the school’s charities, matched by another £1200 by Rotary towards Rotary charities.”

The occasion was the presentation that took place early in July at Ringwood School in front of budding photographers and parents, all eagerly awaiting the results of the new competition for next year’s calendar. “The standard this year has

been even higher and more creative than last with some very artistic talent,” continued Dr Ridgway. “And thanks to the encouragement and influence of the course leader of photography, Stuart Fielder, (pictured on the right), we can now announce the winners and the names of whose photograph will be

associated with each month from the record 380 entries submitted this year.”

Allenbourn girls achieve on netball tour Two teams of girls from Allenbourn Middle School in Wimborne recently went to Shropshire to take part in a competitive netball tour. This is the first time the school has taken part, and the results were very promising.

The 18 girls, all from Year 8, were competing against 37 other school teams from all over the country. The event, organised by JCA tours, was held over a weekend in

the beautiful grounds of Condover Hall in Shrewsbury.

The Allenbourn ‘A’ team came third in the cup final, while their ‘B’ team came second in the plate final. Antonia Dufek, PE teacher at Allenbourn, and the leader of the trip, said that it was a wonderful experience, adding, “All our girls really enjoyed themselves, and did the school proud.”

Hillside Community First School in Verwood enjoyed a recital by some of the Year 3 and 4 pupils. The children had been having lessons with Colin Francis from Dorset Music Services and played some of the tunes they had learnt over the last two terms. It’s hoped that they will now continue with their brass lessons.

Graeme Threw will also be demonstrating his Samba drumming skills, along with the children who have been attending the after school drumming club.

‘The Voice’ of Ringwood Lions gift Geoff Ridgeway of the Rotary Club of Ringwood recently handed over the presidency to Michael Lingham-Wilgoss, (MLW), also known as the ‘Voice of Ringwood.’

“This year is going to be a fun year,” said MLW, “not only will we be raising over £10,000 towards our various charities, and assisting with the new food bank project, but everything we do will contain an element of fun, a mixture of sport, social entertainment, and achieving many benefits for those with greater needs than ourselves.”

New commanding officers at Verwood Corps

helps Beaucroft School Wimborne and Ferndown Lions Club have given £1000 to Beaucroft Special School in Wimborne to help towards the provision of specialist outdoor play equipment.

New commanding officers were installed at the Salvation Army in Verwood on 28 July 2013.

Captains Gia and Eka Salarishvili have been seconded from the Salvation Army in Georgia. They have two teenage daughters Katy and Mary and have been in the UK for around four years. Before arriving in Verwood, Gia and Eka had held appointments at the Southampton Scholing Corps and at Southern Division HQ. Moving from Southampton to Verwood has required a significant domestic change for the family and Katy and Mary will now continue their education locally.

Gymkhana in memory of loyal volunteer

The Green Cottage Group of Riding for the Disabled held a successful gymkhana in memory of Terry Jenner, an enthusiastic and loyal volunteer who died recently of cancer. It was open to all of the group’s disabled riders aged 6–13 years.

Overall winner was Tom Meadowcroft from Linwood School and Terry’s widow, Viv presented the trophy.

This was the first of what will now become an annual event.

The Riding for the Disabled Group meets on Thursday mornings at Green Cottage Stables, Three Legged Cross. It is entirely supported by charitable donations and all instructors and helpers are registered volunteers.

Pavilion makeover

est Moors Parish Councillors recently helped paint the sports pavilion at Fryer Field, thanks to a £400 grant under the Dulux ‘Let’s Colour’ project.

Eight parish councillors and an East Dorset district

councillor gave up four hours on a Saturday morning to help turn white, grubby walls into a colourful space, and a tired, grey, flaking floor is now a fresh green.

Local painter and decorator Brian Whale assisted in transforming the dowdy

building into a bright, cheery space.

The pavilion is used by youth and adult football teams as well as for parish council meetings throughout the year. It is also used by the community for events such as fun days.

Young fashion designers hit the catwalk

Sixteen pupils from Allenbourn Middle School in Wimborne recently displayed their fashion skills at a show hosted

by Corfe Hills School In front of an audience of over 300 parents, staff and friends, the pupils strutted their stuff, modelling the amazing creations they had made. Some of the dresses even included electronic circuits and LEDs, for some very special effects.

Head of Design & Technology at Allenbourn, Lorraine March said, “This is such a celebration of talent, and it has all been done as an extension club, in their own time. The pupils involved have shown huge commitment and dedication, and the results were outstanding.”

sport update Ferndown’s ‘Olympic Legacy’ facility for young skaters Report by James Lewer

Ferndown Town Council is preparing to invest in a new facility that will become a popular outlet for young people within the community.

Deputy Mayor Cllr Steven Lugg is championing the project to build a skate bowl and is confident that it will be beneficial, claiming that skate sports have the “biggest participation for 10-25 year olds in this country.”

Olympic legacy has become a popular term that sporting enthusiasts have adopted, and there is a determination to link this inspirational phrase with getting young people involved in physical activity. Cllr Lugg believes the new skate bowl will tie in with this concept: “The Olympics have reingaged people with sport again, and I think this is the way to continue it. There are a lot of youngsters who want to do this sport, and it’s recognised by Sport England.”

In the past, skate-parks were overlooked as venues for sporting skill and excellence, but it seems opinions are changing. Cllr Lugg thinks some people, often from an older generation “recognise the negative connotations because of the associations with hoodies and graffiti,” but he encourages people to look beyond the stereotype and says, “Watch them skate. It requires a lot of skill and strength.”

Cllr Lugg is positive about the use of space and as a consequence, the amount of people who will use the new skate bowl. He explained that the area of scrubbed trees to the side of the existing skate park would be utilised, effectively doubling the size of the skate park. He added the current skate park can have up to 200 users a day.

He said he’d been delighted by the reaction from youngsters to the new skate facility. “A group of them turned up to the committee meetings as a result of the plans”. It seems this has had a knock-on effect, with political engagement evident from a new generation, when there are issues they can relate to.

Weymouth & Portland National Sailing Academy reflects on Olympic Legacy The first anniversary of the Olympic and Paralympic Games has been celebrated nationwide, Weymouth and Portland National Sailing Academy (WPNSA) is one venue which is reflecting on its success and building towards the future.

The Academy was able to assist in the preparation of Olympic sailors and played a crucial part in the overall success of the British team’s impressive medal haul of two golds, four silvers and a bronze, which collates to five Olympic and two Paralympic medals.

One gold medallist, Sir Ben Ainslie CBE, was a frequent visitor to WPNSA whilst undertaking his Olympic training said, “WPNSA is home to some of the best sailing waters in the world, and the venue itself has showcased one of the most watched global events.”

He added, ”The new generation getting out on the water has a very bright future and a first rate sports venue readily available to them that represents such a great opportunity.

I have no doubt the venue will go on to host a raft of quality sailing events as it is now firmly on the map as a premiere location to compete.

Personally I will never forget winning my Olympic gold medal in front of a home crowd and on waters so familiar to me.”

Ainslie is now a member of the WPNSA Board of Directors, and will

continue to play a role at the centre.

He is not the only gold medallist to sing the praises of the Academy.

Paralympic Gold Medallist Helena Lucas MBE won gold in 2012 in the 2.4mR event. She said: “Winning gold on home waters in Weymouth and Portland was an amazing experience, the support is something I will never forget and it spurred me on tremendously. Training and competing at WPNSA throughout my preparation certainly contributed to my result and I will always love sailing here. The Weymouth and Portland National Sailing Academy

is an unbeatable venue for disabled sailors with new, purpose built, facilities. I don’t know of any other sailing venue where the needs of sailors of all abilities are so well catered for.”

WPNSA was the first Olympic sailing venue to open to international competitors prior to the Games since Kiel in 1972. By operating in such a way, this created a level playing field for competitors. During this period WPNSA hosted sailors from Italy, USA, Canada, Australia, Spain, Sweden, Holland, Argentina, Denmark and Russia.

James Lewer: ‘Magical Madrid outclass spirited seasiders in a football feast!’

The football landscape on the southcoast has changed significantly in recent years; it seemed like only yesterday when AFC Bournemouth was fighting to maintain Football League status. Four years on and the Cherries have won promotion to the Championship, and on the back of this, a glamour tie against Spanish giants Real Madrid.

The megastars rocked upon the shores of Bournemouth on 21 July, the excitement growing in the seaside town as kick-off approached.

To the delight of those who had paid over the odds for a ticket, Ronaldo started the match and didn’t disappoint. The team-sheet was

glittered with star studded names, but locals could hardly wait to catch a glimpse of the Portuguese superstar in action. The sun-soaked surface glistened as he and his teammates graced the turf, and within minutes he bamboozled Bournemouth’s defenders with his trickery.

Ronaldo’s class finally shone through, finding his way past a stubborn Bournemouth with one of his trademark free-kicks. The shot dipped and swerved and in a flash nestled into the bottom corner, this unstoppable strike was an unbelievable sight for the naked eye. Within minutes the home team were reminded of Ronaldo’s clinical

nature, as he punished the heavy touch of the defender by slotting the ball into the net for Madrid’s second.

From this point on the flood gates opened, and an exhibition resulted in Bournemouth being hit for six.

Defeat was a reminder of the gulf between the two sides, but more importantly it gave AFC Bournemouth exposure to the outside world which puts them on the map. For realists and most of the local support, it wasn’t about the result. The match was a reward for the efforts of players and fans in recent seasons, which has resulted in a exciting Championship football campaign which is now underway.

Cherries enjoy double bubble!

The eagerly anticipated kick-off to the new football league season had finally got under way, and AFC Bournemouth had a dream start with two back-to-back home wins against Charlton Athletic and south coast rivals Portsmouth.

The Cherries were playing their first game in the second tier for over 20 years, and victory over the Addicks meant that Bournemouth enjoyed a succesful season opener.

Lewis Grabban proved to be the hero, scoring a brace for the home side. The forward powered Bournemouth in front after 26 minutes, meeting Harry Arter’s cross to head in from close range. Four minutes into the second half, and Kermorgant’s volley put Charlton level. However, Grabban won the game for his team with a fantastic 25 yard strike which flew into the net.

After one match, AFC Bournemouth sat 3rd in the table, supporters will be over the moon if they can maintain such a position come May 2014.

Just 72 hours later and the Cherries switched attention to a cup campaign. The draw had produced a mouthwatering tie against south coast rivals Portsmouth, which attracted plentiful numbers to the Goldsands Stadium.

The two-goal hero against Charlton didn’t play any part in the

match. Eddie Howe presumably resting him ahead of an away clash against Watford. Instead the Cherries manager opted for a five man midfield, which was spearheaded by the somewhat isolated lone striker Wes Thomas.

The majority of the first period saw the Cherries dominate posession but create very few goal-scoring opportunities. Pushing the ball out into wider areas gave Bournemouth more joy, where young Ryan Fraser was able to showcase his burgeoning talent. The 19-year-old winger was a tricky customer throughout the 90 minutes, using his pace to pin the Portsmouth backline.

Another standout peformer was the goalscorer Eunan O’Kane, at times the 23- year-old had glimpses, if I dare say, of Scholes-esqe finesse about his game. The youngster was composed, and his vision was second to none.

Ringwood Rugby

Looking forward to a new season

Verwood Rugby Club’s home base of Potterne Park boasts one of the best playing pitches in the county, coupled with a multi-use 3G all weather training facility. A project is now in progress to provide an increased and dedicated rugby training area.

As the new season opens in September, Potterne pavilion will, largely through the work of those involved with Verwood RUFC and Verwood Arts and Leisure Association (VALA), shortly boast a fully licensed bar and improved seating areas. The new facilities will be shared with all Potterne Park’s sports and leisure clubs as well as the general public.

Verwood Rugby has also entered into an alliance with another club – Dorset Dockers - allowing them to share the Potterne facilities. This will increase the

exposure of rugby in Verwood and two clubs playing and socialising together will give Verwoodians the ability to watch rugby most weekends during the season.

It was around 10 minutes into the second half when the Cherries finally broke the deadlock, the stubborn Portsmouth resistance finally broken. Ryan Fraser initiated one of his weaving runs down the right flank, his first time shot was blocked by an on-rushing defender and O’Kane was unmarked inside the box to smash home the rebound.

One goal was enough for Bournemouth in the end, Portsmouth failed to offer much in the final third and the Cherries managed to hang on. Under the bright floodlights, the travelling Portsmouth fans remained boisterous until the final whistle. In truth, they were a credit to a club which has been through the doldrums in recent seasons.

However, it is a sign of the changing fortunes along the south coast, with AFC Bournemouth enjoying the fruits of success after troublesome times in years gone by.

The Ellingham & Ringwood under 15s girls’ side received a welcome boost when they were awarded £460 from the Waitrose Community Matters scheme.

The team enjoyed a great deal of success last season winning the RFU South Coast League. On the back of this, Sophie Carey was selected in the England Talent Development Group. and a number of their players represented Hampshire.

Katie Jones from Waitrose said, “We were delighted that we were able to support Ellingham & Ringwood, they are a great club and their women’s and girls’ sides have a fantastic reputation both locally and across the country.”

Raj Karkera, the club’s under 15’s girl’s coach said, “We’re delighted to receive this generous sum from Waitrose and we’d like to thank all of their customers.” He added, “We’ll be using the grant to buy some equipment and pay for training courses for our volunteers who give up so much of their time to support us.”

In its 45th year, the Great Dorset Steam Fair is forecast to be the busiest yet. The event takes place from 28 August to 1 September at the impressive Tarrant Hinton site.

Martin Oliver, the Managing Director of the Great Dorset Steam Fair and son of the late Michael Oliver who founded the event, said: “I don’t think anyone could have predicted the huge scale the fair has become today, especially as it grew in popularity gradually year on year, but Dad always knew it would be successful.

“Back at Shaftesbury in 1968 the show enjoyed 2,000 visitors. This quickly grew to 50,000, and now the show regularly attracts over 200,000 people. It’s amazing to think that these days the show has 25,000 people camping on site at any one time – that’s the population of a sizeable town!”

Renault Zoe Dynamique Intens

By Stephen Turvil - stephenturvil@googlemail.com Farewell internal combustion engine and hello to the fullyelectric Renault Zoe Dynamique Intens. Its manufacturer claims that this supermini’s range – as defined by a rolling road test in ideal conditions – is more than one-hundred and twenty miles.

However, in real-life expect to cover ninety miles on suburban roads in the warmer seasons and sixty-two miles in the winter (ish). Clearly, this zero-emission workhorse best suits short journeys. Furthermore, its range is influenced by factors such as the number of passengers, the terrain, the motorist’s driving style and how much equipment is operating, eg air-con. Once flat, the vehicle can be recharged via a cable and a standard plug in three to four hours. The alternative is to refuel – at various speeds and various costs – via public ports, which can found with the car’s

The Renault Zoe Dynamique Intens propels 88 brakehorse-power through smooth automatic transmission to the front wheels. This five-door hatchback therefore hits 62 miles per-hour in about 13 seconds which is fair for the class. This complements the light steering, sure-footed chassis and comfortable ride – so despite the unconventional power source it feels similar to a traditional car on the road.

The most notable variations are that the electric motor has lots of pull at low speed and is extremely quiet. The Renault Zoe Dynamique Intens is practical too. It therefore seats four people in comfort and has a class competitive 338 litre boot.

The Zoe can also pre-heat/ cool its cabin in readiness for a journey.

The Renault Zoe Dynamique Intens costs £15,195 on the road. This, however, includes the government’s plug-in grant that encourages motorists to buy alternatively fuelled cars.

In addition, the motorist must lease the battery based on usage. Prices start at £70 permonth, which includes a mileage limit of 7500 per annum. Within this contract, Renault must replace/repair the battery if its capacity falls below 75 per cent.

So, what we have is a fairly low cost and environmentally friendly supermini that should find a few customers. That said – as with every electric car – the Zoe’s uncertain, long term, resale value suggests that it best suits the ‘financially brave’.

Royal Daimler goes under the hammer Classic car auction specialist Historics at Brooklands have picked up a motor car that has graced the driveways of the most majestic homes in Great Britain. The 2001 Daimler Super V8 LWB limousine was the personal transport of Her Majesty The Queen for three years. It was driven within the Windsor Castle estate and to and from Buckingham Palace, for both private and official functions.

The car has a mileage of 15,242, is powered by a 4-litre supercharged V8 375bhp and features an interior with deep lambswool floor rugs. A further feature is a pair of neon blue lights by the rear view mirror, which were used to identify the vehicle in

which the Queen was travelling when approaching her destination. At The Queen’s request, the Daimler features a factory-adapted centre armrest with a sliding holder specifically designed for Her Majesty’s handbag.

The car is sold with all original documentation, two sets of keys, the original registration number, along with photographs of Her Majesty driving and being driven in it.

Prison sentence for solar panel firm boss

imprisonment at Bournemouth Crown Court on 2 August. He had pleaded guilty to nine offences under the Consumer Protection from Unfair Trading Regulations 2008 at a previous Crown Court hearing on 13 June. The prosecution was brought

by Dorset County Council’s trading standards service after extensive investigations into consumer

complaints across Dorset.

Floyd Lewis was the proprietor of the businesses that had been operating from 18 Cortry Close, Branksome Business Centre, Poole. He had pleaded guilty to knowingly or recklessly engaging in unfair commercial practice between 17 March and 31 October 2010 by failing to complete work; not refunding properly cancelled contracts with consumers; his workmen failing to attend at consumers’ homes at agreed times; and ignoring consumer’s legitimate attempts to claim money back.

A. The first thing you need to bear in mind is that valuing property is not – and never can be - an exact science. In the end, your home is worth precisely what someone is actually prepared to pay for it - and that can be hard for any agent to predict with absolute accuracy, whatever the state of the market.

Having said that, a good agent, with a strong track record of selling similar homes in your area, should be able to provide you with an evidence based assessment of what your home is currently worth. Beware of those agents who ask you what you think your property is worth – they are fishing to gauge your expectations and this will undoubtedly colour their judgment. Others, meanwhile, routinely over-value - with every intention of talking you into accepting a price reduction almost as soon as they have won the instruction, usually on a long term sole agency contract.

The standard response to this conundrum, of course, is to get a number of valuations (normally three) from different agents, and then simply eliminate the highest and lowest in favour of the one in the middle. Nevertheless, it is not impossible that one of the other valuations is actually nearer the mark.

So, how do you tell? The important thing is to understand how each agent arrived at his or her figure. What did they base their opinion on? You need to see evidence of the prices achieved for similar properties in the area – known in

the trade as comparables. And you need to understand not only the similarities the agents have taken into account, but also the differences. Is your home in better or worse condition? Does it possess additional features? Does its location compare more or less favourably? Also, you need to know the age of these comparables. Precisely how long ago did those properties actually sell for those prices? If it was a while, you need the agents to explain what has changed since, and what adjustments they have made in order to take account of those altered circumstances.

Agents in a market like todays, where new property instructions are at a premium, can be tempted to either over value to gain fresh stock, or cut commissions, and neither tactic will ensure you actually sell your property for the right price or to the best buyer. You would be right to interrogate the agents to ensure they can justify their valuation and can and will provide you with the service you deserve despite perhaps a low commission quote. Your home is your most important asset and its valuation and eventual selling price too important to leave to chance.

So – my advice is to go for the agent who makes the most convincing case for their valuation – whatever the figure they arrive at!
