ECONOMIC INCENTIVES We are partnered SBIDC & NYGrants to help potential tenants access various programs and incentives designed to encourage industrial development and/or benefit light manufacturing and industrial tenants. These programs include, but are not limited to: NYC Relocation and Employment Assistance Program (REAP) A 12-year tax credit (refundable in the first 5 years) of $3,000 per job per year for each job relocated to Brooklyn. [1]

Industrial Business Zone Relocation Credit (IBZ) The Industrial Business Zone (IBZ) Relocation Tax Credit is a one-time tax credit of $1,000 per relocated employee available to industrial and manufacturing firms relocating to one of the City’s sixteen IBZs from outside of an IBZ. Firms relocating within an IBZ are also eligible.

Low Cost Electricity The City’s Energy Cost Savings Program (ECSP) provides a discount of as much as 45% on the distribution portion of electric costs. [2]

Additional Energy Savings From Con Edison’s Business Incentive Rate (BIR) Program. [3]

Industrial & Commercial Abatement Program (ICAP) This program provides abatements for property taxes for periods of up to 25 years. To be eligible, industrial and commercial buildings must be built, modernized, expanded, or otherwise physically improved. ICAP replaced the Industrial Commercial Exemption Program (ICIP) which ended in 2008. Previously approved ICIP benefits were not affected.

ABOUT SUNSET PARK Sunset Park is a neighborhood in the western section of Brooklyn, bounded by Greenwood Heights to the north, Borough Park to the east, Bay Ridge to the south, and Upper New York Bay to the west. It is a demographically diverse neighborhood of approximately 160,000 people. Once known as South Brooklyn, and later considered part of Bay Ridge, Sunset Park was named in 1965 for the 25 acre park which overlooks the neighborhood. The area began to grow rapidly in the late 19th century with the establishment of the Brooklyn waterfront as a major port for maritime trade. Fueled by successive waves of immigration and a steady demand for labor to work in its factories, warehouses and piers, Sunset Park has quickly become a hub for growing businesses and immigrants looking for work. The neighborhood’s growth has been spurred in large part because of it’s excellent transportation infrastructure. The Gowanus Expressway, which hovers above Third Avenue, provides easy and quick access to Manhattan and New York's outer boroughs. The neighborhood is also accessible at almost all points via the R, D and N trains. Bustling Commercial Corridors The major commercial corridors are located along Fifth Avenue and Eighth Avenue. The difference between the two avenues is striking. As one walks on Eighth Avenue, Asia is the theme. There are numerous well-known national tenants located along both of these commercial drags as well as an established presence of some of the city’s best ethnic restaurants catering to the large Latino and Chinese communities. Transportation TO QUEENS & MAnhattan’s GArment District FERRY SERVICE: The Mayor recently announced expanded year-round ferry service to Sunset Park to would allow for 7-20 minute commutes from multiple locations on the East & West Sides up to Midtown Manhattan. EXPRESS SHUTTLE SERVICE: We are setting up express shuttle service direct from our building in Sunset Park to the Garment District (typical travel time: 20 min), as well as express shuttles for workers coming from Flushing & Long Island City to Liberty View (typical travel time: 15-20 min) While we are working to ensure that our building houses all the resources that contract manufacturers need, in the meantime this will alllow for the least amount of inconvenience possible to both you business, clients & employees.
