Funding your retirement with property investments There are lots of options for people who are approaching retirement and considering how to fund the golden years. While investment properties can be a great way to boost your retirement income, it’s a good idea to consider the pros and cons. The pros of owning an investment property in retirement Capital gain – property is a growth investment and if you’ve owned one (or more) for a while and/or have made significant improvements, it has probably grown in value. That’s very good news because growth in value can also mean higher rental rates and returns.
The equity – it’s possible to live off the equity of your investment property, but it involves some forward planning. You’ll need to pay off as much of the mortgage as you can while you’re still working to reduce the loan-to-value ratio, so you can borrow against the equity if you need it. It’s tax free because it’s effectively a loan and not an income, but it’s still not for everyone. As with any investment, there are risks and limitations.
The cons of owning an investment property in retirement Tenancy law changes – new healthy homes standards
and requirements for landlords in New Zealand under the new Residential Tenancies Act mean it’s not as straightforward to own an investment property as it once was.
One might not be enough – on top of mortgage
repayments, taxes, maintenance and repair costs; you can’t always rely on your rental property to be tenanted (although in the current market, that’s unlikely). Some people find they need multiple investment properties to generate enough income to live off.
Income/Capital gains tax – the income from your
investment property may be subject to income tax and the brightline rule (similar to capital gains tax), based on the amount, any other income you have and how long you’ve owned it for.
There’s another option Property is a growth investment and if you’ve owned one (or more) for a while and/ or have made significant improvements, it has probably grown in value.
Low outgoings (if you’re handy) – some Kiwis love to DIY! If that’s you, it’s easy to save on maintenance costs by doing things yourself. You might also have formed great relationships with tradespeople over the years, so when repairs pop up, you won’t be paying through the nose.
If you’ve owned one or more properties for years and know it has significantly gone up in value, you might have the option to sell it to fund your retirement. This isn’t always an easy decision – it might be a family home or bach. If it’s going to be your main income through retirement, make sure it will be enough to fund the lifestyle you want to live and take into account that you might have to re-buy or rent in the same market. If you need expert guidance on buying or selling property, Ray White Austar is the leading real estate agency in Central West Auckland. With our wide coverage of five offices plus a dynamic rental division, we’ll take care of all your property needs and ensure your golden years are bright! Call today on 021 566 916.

Navigating change There’s good reason why old sayings survive to be ‘old’ and that’s because they tend to be true. One such utterance is “The only constant in life is change”. If Heraclitus was still with us, he’d probably be a big fan of the last two years due to the constantly moving goalposts, which has resulted in the majority of us, at some point or another, having to adjust some of our most basic, ingrained behaviours. So, in the spirit of another old saying, “If you can’t beat ‘em, join ‘em” this first issue of Plusliving for central and west Auckland looks at ways you can act and things you can change, in order to better navigate your way through days of change. We look at simple ways to improve your headspace, how to connect with your inner creativity, the art and craft of goal setting, breaking bad habits, the big financial mistakes older people make, easy ways to stay connected to friends and family online, and much more. Enjoy.

Wellbeing
Seven steps to emotional health A healthier diet and regular exercise are arguably the most common personal aspirations, but improving your emotional and mental health shouldn’t be ignored, because exercise, diet and other tangible goals are then easier to meet. The reason we make resolutions in the first place is to be happier, more creative, more aware of our direction in life and improve our sense of wellbeing. Arguably the largest obstacles to these are negative emotional states. Negative emotions are hugely toxic to our health. It’s now commonly accepted that holding onto stress, resentment, anger and fear for years at a time can lead to myriad health problems, including high blood pressure, thyroid diseases, hair loss and heart disease. In fact, it has become accepted by health professionals that most diseases in some way have a stress-related component. It’s surprising, then, that more of us don’t focus on improving our state of mind.
Seven resolutions to improve your headspace: 1. Prioritise your happiness and health It’s important to decide for your health and happiness as number one. As simple as it sounds, if you don’t have these, you are not in a position to contribute to others or yourself. Everything stems from here. 2. Spend more time with the right people Rather than resolving to spend more time with everyone – which can be exhausting – spend time with people who are naturally positive and uplifting, and who are going in the direction you want to go in. You’ll find these people have an energising effect on you. 3. Deal with toxic relationships You can identify relationships by the way they make you feel. Stand your ground, set your boundaries and make it clear to them what behaviour you won’t accept – even with family. You may need to disengage altogether from particularly toxic people. Your health will thank you for it. 4. Reassess your happiness at work This is must for those in a negative work culture that’s leaving them feeling overworked, uncertain of their future, anxious or stressed. It’s important to know that as an employee you can address the issue with your manager. If you know you can’t, it may be time to look for a healthier work environment.
6 | Plusliving+ www.plusliving.co.nz
5. Review your daily routine It takes courage to admit there are decisions we ourselves make that deflate us emotionally – from accepting a job with a long commute, to running around too much, to not giving ourselves enough ‘down’ time every day, to spending too much and putting ourselves in financial stress. By resolving to develop a strategy to solve them, you can be in an entirely different place by the end of the year. 6. Don’t let any negative emotions control you Negative emotions – however small – can overwhelm anything positive. Resolve to develop awareness of when you’re feeling upset or frustrated before it spoils your day. Examine what can you do personally to make yourself feel better. Each time you begin to feel down, take a walk in the park or go out in the sun to help centre you. Nature and movement nurture positive emotions. 7. Strengthen your relationships Deep and meaningful relationships, not just with your life partner, but with all those close to you, are important for a fulfilling life. Make a list of all the factors you need for a meaningful relationship, identify what you do not want, and stick to your guns.
The13traits of
persuasive people Persuasive people have an uncanny ability to get you leaning toward their way of thinking. Their secret weapon is likeability. They get you to like more than their ideas; they get you to like them.
1
They’re pleasers Persuasive people never win the battle only to lose the war. They know how and when to stand their ground, and yet they are constantly making sacrifices that help their cause.
2
They aren’t pushy Persuasive people establish their ideas assertively and confidently, without being aggressive or pushy.
Behaviour 3
They aren’t mousy, either On the other hand, presenting your ideas as questions or as though they need approval makes them seem flawed and unconvincing. If you tend to be shy, focus on presenting your ideas as statements and interesting facts for the other party to mull over.
4
They know their audience Persuasive people know their audience inside and out, and they use this knowledge to speak their audience’s language.
5
They paint a picture Research shows that people are far more likely to be persuaded by something that has visuals that bring it to life. Persuasive people capitalise on this by using powerful visual imagery.
6
They use positive body language Being cognizant of your gestures, expressions, and tone of voice (and making certain they’re positive) will engage people and open them up to your arguments.
7 They smile Persuasive people smile a lot because they have genuine enthusiasm for their ideas. This has a contagious effect on everyone they encounter.
10
They use your name Persuasive people make certain they use others’ names every time they see them. You shouldn’t just use someone’s name only when you greet him or her.
11
They form connections No matter how compelling your argument, if you fail to connect on a personal level, he or she will doubt everything you say.
12
They are genuine No one likes a fake. People gravitate toward those who are genuine because they know they can trust them.
13
They know when to pull back Urgency is a direct threat to persuasion, so tread lightly. When you try to force people to agree instantly, studies show that they are actually more likely to stand by their original opinion.
8
They acknowledge your point of view An extremely powerful tactic of persuasion is to concede the point. Admit that your argument is not perfect. This shows that you are open minded and willing to make adjustments, instead of stubbornly sticking to your cause.
9 They ask good questions People like to know you’re listening, and something as simple as a clarification question shows not only that you are listening but also that you care about what they’re saying. You’ll be surprised how much respect and appreciation you gain just by asking questions.

Healthy Living
Little changes with big consequences Four simple ways to improve your health By simply examining a few health facts and implementing some simple lifestyle changes each day can make a difference to your overall health. 1. Meditation minimises disease Meditation is a phenomenal way to instantly take control of your health. Studies indicate that a mere 20 minutes of quiet time a day can halve the risk of heart attack or stroke by reducing high blood pressure and cholesterol. In countries such as India and China, meditation has been used for centuries as a way to lower stress levels and improve concentration. Scientists have found that transcendental meditation, which promotes deeper relaxation through mantras, is even more beneficial for the mind and body.
PROVIDING A SOLUTION FOR EVERY POOL WITH CUSTOM POOL COVERS Auto Slat Cover | Above Ground Slattered Coverstar | Bar Cover | Bubble Cover Thermal Cover
Tests show that sufferers of atherosclerosis were able to reduce their risk of a fatal heart attack or stroke by 47 percent, compared to those who simply followed a healthy diet and exercise program.
2. Replace hazardous laundry detergents Certain liquid laundry detergents contain cancer-causing chemicals. Research shows that these harmful cleaning aids contain around 25 volatile compounds, which may make people sick. Fumes from washing machines and dryers release harmful chemicals, such as acetaldehyde, into the atmosphere, which may also find their way into the water supply. Shop for safer, less dangerous detergents, which will help your health and the environment too.
3. Juice your own fruits and vegetables for better health Buying a carton of juice from the store can be hazardous to your health. Just because the label says “100% pure” or “freshly squeezed” does not mean it is true. In processing orange juice, for example, most manufactures remove all the oxygen molecules from the liquid, which allows the juice to be stored for up to a year. As this process strips the juices of their flavors, juice companies then add fragrance and flavor additives to the product. Avoid processed, stored products and take the time to juice your own fruits and vegetables as a great kick-start to better health.
4. Reduce beer consumption and drink alcohol in moderation Heavy beer drinkers risk liver damage and a bigger beer belly. According to experts who studied the health of more than 500,000 people between the ages of 35 to 70, it was found that those who drank 30g of pure alcohol a day from beer had a massive 75 percent increased risk of developing stomach cancer. Worse still, heavy beer drinkers with a particular gene variant in the cluster of three genes that metabolize alcohol have an even greater chance of getting stomach cancer, according to the American Association for Cancer Research.

Mind over matter - how to connect with your inner creativity Hmmm… thinking. Too much of it can create problems which weren’t there in the first place and too little may mean missing out on a good opportunity. But what happened to a little downtime and those “eureka!” moments? Instead of forcing your brain to conjure up creative genius “on demand” you need to create thinking space where your mind can rest and let the magic flow.
Here are a few ideas to get your magic happening: Write – although you shouldn’t expect answers to show their pretty little face immediately after you have asked a question, jotting down your thoughts allows you to de-stress, clarify your thoughts and solve problems (fingers crossed). Writing a pros and cons list can also help to evaluate and make better decisions. Choose a location – it’s been said that some of the greatest ideas are thought of while walking. A simple change in scenery, whether it be a brisk walk around the block, working out at the gym, relaxing in the botanical garden or quiet place, can give you a mental boost and change your mood.
Avoid “eating al desko” – and don’t pretend you don’t do it. You’re probably reading this at your desk right now, aren’t you? It may be easy to drop your elbows onto your desk and munch away while scouring the Internet for interesting reads, but you’ve just been staring at the computer since 7.30am. Take longer showers – think of a shower as an incubator. It makes you feel all fuzzy with warmth and essentially creates the right conditions to let our minds trigger creative wanderings. It’s an unwritten rule; give it a go and you might be surprised. Stare into space – we’re not talking about people-watching out of your office window, although this may amuse and stimulate you for a couple of minutes. Concentrating takes a lot of our energy, so we need to focus more energy on doing, actually, nothing at all and generally just let your mind wander for a while. Take your mind away from automatic tasks – our inner ninja is ready to pounce on emails, voicemails, messages and paperwork that come our way, and we keep pushing back relentlessly until it’s a full-on workout before you know it. Stimulate your mind and take yourself away for a while: play a game of cards, listen to music, and chat with friends or colleagues, anything that isn’t already in your routine.
Are you happy with your drinking water? Drink Healthy, Stay Healthy Do you know for sure that it’s an acceptable quality? Does it taste good? The water we put into our bodies determines our health to a large extent. The average adult human is made up of 60% water so it better be good!
Pure goodness, Better health

An occasion to say goodbye At Aroha Funerals, the staff believe that death and dying are hugely significant times in our lives. While death is a natural part of life, it can still be a difficult and emotional time for those experiencing it. Saying a final goodbye can be one of the hardest things to do. They believe it is important to honour and celebrate someone’s life but also to remember that in amongst the celebration, there is sadness and grief. They feel privileged to work alongside families at this important time, and to help them ‘tailor make’ a funeral or farewell, to suit both the loved one who has died and the people who are living. They are committed to making the process as natural and gentle as possible and will help to create an occasion to say goodbye, in a way that is unique, individual and heartfelt.
They offer a range of services and options to help families and know that no single approach is right for every family. A funeral is unlike any other event; it must encapsulate so much, in such a short period of time and still reflect who the person was in life. An important aspect of this work for the staff at Aroha Funerals is their commitment to eco-friendly practices. Like many of us, they are part of the movement to be more aware of our finite resources and to find ways to minimise our negative impact on the environment. They have many caskets that are made of NZ sustainable produced pine, they drive an electric car, use local florists, caterers and crematoriums, and generally do not embalm people – using cooling methods instead. They welcome visits to their Takanini and Mt Wellington branches and phone calls from people wishing to know more about funerals, or to make plans. Knowing about the options available, writing down some ideas and meeting the staff can all help put minds at rest. Reducing stress at a difficult time is what the staff here aim to do.

Setting yourself up Many of us have good intentions or some idea of where we would like to be in 10 years, but only three to five percent of people have clearly defined, established goals set in place. It is crucial to set definitive long-term goals for ourselves to ensure we have the appropriate sailing attire ready for when that sunset finally arrives. If you haven’t yet written your goals down (and it’s the writing down that’s the critical bit) use these steps and get started – it’s easier than you think:
forsuccess 2. Think as far into your future as you can. At least a year out and ideally much further ahead. What do you want your life or business to look like in five or 10 years?
3. Write your goals down. Many people question the significance of this, but the reason for it is that putting your thoughts down on paper forces clarity. Similarly, there is nothing more rewarding or motivating than physically ticking off your goals one by one. When writing goals many people tend to focus on only the professional aspects of their lives. It pays to look at the bigger picture, as for many of us, our work and home lives are intertwined, especially if running a business from home. Structure helps us think.
4. Don’t limit yourself. Forget ‘realistic’ for now. Nothing 1. Find a quiet spot. Whether it is your office or bedroom or favourite park, you need to be somewhere you feel comfortable and where the ideas will flow. Limit interruptions; don’t attempt it while other people are trying to engage with you, and remember to turn off your phone.
is too small or too large. Dream big. It isn’t your imminent tasks or relatively easy projects we’re interested in at this stage.
5. Be very specific. Goals need to be specific and larger goals should be broken down in to small, achievable blocks that you can work towards on a weekly or monthly basis.

Updating your wills and do you have enduring powers of attorney ? It is important to look at your wills and to consider whether they need updating. For example, who have you appointed as your trustee and executor? Are they still alive or capable of administering your estate? Have any of your beneficiaries in your will predeceased you? It is a good idea to spend a little bit of time reviewing what your current will says particularly if you have not looked at it for several years and in some cases even decades. Do you need to update instructions about burial and/or cremation? Have you thought about family and friends who have provided you with assistance and made provision for them in your estate, by giving them a reward and/or a gift? A will provides clear instructions for your executor and can be of great benefit to them when tasked with dealing with your estate. A very clear and concise will can also significantly reduce the cost of administration. We can certainly help you if this is something that you may wish to discuss and get some advice on.
A will provides clear instructions for your executor and can be of great benefit to them when tasked with dealing with your estate. A very clear and concise will can also significantly reduce the cost of administration.
An enduring power of attorney is a document which allows you to be looked after should for any reason you lose capacity. The decision about whether you have lost capacity is one that is made by a medical practitioner and not by your attorney. You can provide very clear instructions for your attorney and in the document provide them with guidance and assistance if you believe it is necessary. In respect of property, you can have two people and in respect of care and welfare only one. It is important to think about appointing substitute attorneys, should you outlive your first choice.
14 | Plusliving+ www.plusliving.co.nz
But the most important thing to remember is that without such a document in place in relation to your property and personal care and welfare your family could be faced with considerable cost in having to go to the Family Court to have managers appointed in respect of both roles. Those appointments remain in effect for three years and must be renewed. The applications must be filed and considered by a Family Court Judge and with the appointment of a lawyer to act for you. The property manager must annually prepare a report which is audited by Public Trust at some cost. And all of which could have been avoided if you had gone and spoken to us about drawing up an Enduring Power of Attorney. The cost of which is considerably less than what would be paid if an application were required. Again, we are more than happy to discuss with you up and draw up the documents which will give you and your family peace of mind.

Breaking bad habits We all have our own little habits – the good and the bad - and it’s these habits that make us who we are. But whether we are willing to acknowledge it or not, many of us have one (or maybe a few), bad habits that would do us good to break. We might perceive our habits to be small, insignificant compulsions, but when repeated continuously our actions do have a significant impact on who we are as people. And whether we like to admit it or not, our habits mould us into the people we are. From drinking excessively or routinely staying up all night, resulting in poor performance at work the following day, to procrastination, overspending, swearing, or binge eating - whatever the vice - if it is having a harmful effect on your work and personal life, it is time to break free of the negative behaviour pattern.
Here are five tips to help break free.
1
Create a plan - Once you’ve acknowledged the problem and got yourself into the right state of mind to tackle the habit, a plan can be useful to disrupt the automatic response to it. Plan your approach by answering the following questions: What day do I start? Will I go cold turkey? How will I hold myself accountable for
Staying safe around the home The old expression ‘home is where the heart is’ is well and good, just so long as you watch your step! Injuries in and around the home are the biggest cause of ACC claims – accounting for over 40 percent of all new claims received in 2011. What may surprise many is the risk associated with seemingly benign objects, such as rugs and power cords, which can cause a fall-related injury at any time of the year. It’s not just older and younger people who fall at home – over 40 percent of all home falls happened to people aged 25-64 years. An injury can completely change your life for a while. It can stop you from doing the things you enjoy, like catching up with friends or playing with your children. People often need to take time off work too, affecting their income. ACC figures show 10,000 people are off work for a week or more because of a fall at home. The good news is there are some simple things you can do around the home to greatly reduce the risk of you or someone in your family having a fall.

Five steps to break
my actions? Who else will be involved in the process? What rewards for success will I give myself? A clear plan with create the discipline needed to succeed.
2
Identify your trigger - Understanding what fuels your bad habit is the key to overcoming it. Identify the trigger, whether it is people or a place, which enables the habit and avoid it.
3
Change your environment - If you repeat the same behaviour in the same place every time, then the environment can prompt the undesirable behaviour. Avoiding the environment that triggers your habit can help towards kicking the cycle.
4
Retrain your thoughts - Even if we know a habit is damaging us physically or emotionally, we continue to do it. Why? Because despite the obvious drawbacks, it still provides us with some sort of satisfaction or psychological reward that entices us to repeat the behaviour again and again. Reframing your mind to put emphasis on the negative aspects should, over time, diminish the psychological reward received from acting out the habit.
5
Be patient - Be patient with yourself and don’t beat yourself up too much if you slip up and fall back into the habit – it’s called a habit for a reason. Established habits can be hard to break as they are ingrained into your life. It may take several attempts to make a change so be patient and persist.
Toptips on creating a safer home
Remove moss • Waterblast, scrub or spray mossy areas with moss removal products • Cut trees and shrubs back to prevent shade – conditions which moss thrives in • Build new decks with grooved timber. Secure power cords • Get cords out of harm’s way, with cord clips, quick-release power cords or multi-boxes • Secure loose cords or wires to the wall. Fasten rugs and mats • Secure them with anti-slip tape, or spray on a non-slip coating • Use carpet grips for mats • Repair damaged carpet on stairs • If you’re buying a new rug, look for one with a non-slip backing. Avoid using chairs as ladders • Use a ladder or step ladder to reach high objects • Store heavy, regularly used objects down lower • Use long-life smoke alarms and light bulbs so you don’t have to change them often. Wipe up spills • Wipe up spills as soon as they happen, with mops, sponges or cloths • Use floor mats to absorb excess water • If renovating, install non-slip flooring in wet rooms (bathroom, kitchen and laundry).

Stephanie’s Journey at
Care On Call
Stephanie has been with Care On Call for six years, starting off as a Caregiver and now working as a care co-ordinator. She believes her job is truly rewarding as she can make a real difference in people’s lives. Today she shares her story and some memorable moments as a caregiver. “For me, I always knew that I wanted to help others. I’d been cleaning houses and caring for children for around 11 years when I decided I needed more of a challenge. I always had a passion to work with those suffering from health-related issues in more of a caring role.” Stephanie says her job has been inspiring knowing that every day she can make a positive impact on the life of her clients and their families. “You discover there are always people struggling with larger problems than yourself. I’ve learnt to focus on what’s important in life and developed a real appreciation for good health and preventative action.” Stephanie started at Care On Call as a caregiver in 2016. Her clients came from all walks of life with a range of health-related conditions, but were always happy to see her.
I’ve learnt to focus on what’s important in life and developed a real appreciation for good health and preventative action.
“A memory that will stick with me forever is when I visited one of my elderly clients on a rainy day. I was cleaning the bathroom and she approached me, tapping my shoulder. She was unable to speak, making hand movements pointing to her neck and head. I knew something wasn’t right so I ushered her into the lounge, assisted her to the ground and put her on her side. Within seconds, she began having a seizure. I called an ambulance immediately and stayed by her side until it arrived. Once she was in safe hands, I called the office to let them know what had happened. The coordinators were amazing – they gave me the rest of the day off and offered counselling, before calling back in the afternoon to

check in on me. My client had epilepsy and had forgotten to take her medication on that particular day. Had I not been there, who knows what would’ve happened. She spent a night in hospital and returned home the next day, extremely grateful for my help. I’m so glad I was there when she really needed it.” For Stephanie, joining Care On Call was one of the best decisions she’s made, and working for them only makes her want to keep going. “They actively encourage you to study, offering free courses to give you a broader range of skills to suit higher needs clients as you progress.” In 2017 Stephanie transferred into the office as a care co-ordinator. “I work with a great team and we have some amazing caregivers. I’m still able to keep in touch with my clients, and I have a strong understanding of what the caregivers go through.” Stephanie says the role is certainly busy and has its challenges, but that only makes it more fulfilling and worthwhile.

Money Matters
Saving made simple
Whether you’re trying to pay off a debt or build your savings, sometimes saving money is simply about changing your mindset and bad habits to achieve financial freedom in the long term. Here are a few money traps to avoid:
Coffee/lunch - $4.50 for a latte or $8.50 for a panini may not sound like much, but if you’re buying them everyday the total weekly cost is fairly significant. Times this by four and then by 12 and the yearly expenditure comes to around $3,000! Treat yourself every now and again, but think about where you’re better off spending your money. Dining out - Sometimes we tell ourselves that we deserve a treat and say this at the end of every week just because it’s Friday. Eating out
can be a fine thing, and eating at home takes effort and planning, but at least you know exactly what’s going into your food. And your bank balance will thank you for it.
Not checking what you spend - Many of us probably don’t bother to check receipts and often leave them to decay at the bottom of our bags until we find them a month later and discard them accordingly. If you can’t be fussed handling a draw full of receipts, at least check your bank account online to keep an eye on exactly what you’re spending. If money is leaving your account and you don’t even recognise where it’s gone, be mindful when you spend from now on. Don’t be influenced - Will Smith said, “We spend money that we do not have, on things we do not need, to impress people who do not care.” Just because your friend bought the latest flat screen TV doesn’t mean you have to follow suit. Don’t be a sheep and follow your own path.
Dollars and sense Spending too much - Pretty obvious, do your homework and budgeting. Be smart and find independent advice to help you monitor how fast you are spending your money. Then if you “live too long” hopefully you won’t have to live out your golden years in poverty.
Spending too much on housing - Not much good owning a $500,000 house and having only $50,000 in the bank to supplement your (rather lean) government super. Don’t get to retirement living in a castle with too little cash to supplement your super.
Worrying too much - The news media will drag you into the

Your local building supply experts
Dayle ITM is a true West Auckland business. Founded in Avondale, way back in 1976 by Alan & Gloria Day, Dayle ITM cut their teeth in the industry by fabricating Dayle Cottages, before moving into Prenail Frame and Truss manufacturing. Twenty one years later, in 1997 Alan’s son, Martin joined the business, and soon after in 1998 Dayle Timber became part of the ITM Cooperative. This move gave Dayle ITM the platform for expansion to supply building products and services directly to the trade, and they haven’t looked back since. The second addition to the Dayle ITM family came in 2016. A prenail frame & Truss manufacturing expansion in the Coromandel township of Kopu meant builders and weekend DIY warriors alike had a trusted building supplies partner across the Coromandel Peninsula, Hauraki Plains and Waikato. After an electrical fire devastated the Kopu operation in late 2019, the incredible Dayle ITM team was quick to rebuild, opening a brand new store and state of the art MiTek Prenail Frame and Truss manufacturing plant in 2021- now the crowning glory of industry technology. 2019 was a busy year for Dayle ITM. Acquiring a third store and MiTek frame and truss manufacturing plant located in East Tamaki, expanded the ability to support clients and projects across central, east and south Auckland. This - connecting their services across north Waikato, the Hauraki Plains and Coromandel Peninsula. Today, Martin and his wife, Deb continue to work in the business, managing operations and their team of 90 (and counting) staff across three Dayle ITM locations. And now, even Martin and Deb’s kids have rolled up their sleeves to join the business working alongside an evergrowing Dayle ITM team.

Giving back to the community is also a strong ethos for this family business, having generously supported a wide range of community projects as well as being heavily invested in Kiwi Motorsport, sponsoring a number of NZ based drivers over the years and currently Brendon Leitch in his European GT3 campaign with Lamborghini and Leipert Motorsport. Being family owned & operated for over 45 years, Dayle ITM certainly put in the hard yards to ensure their customers are looked after. Their entire team takes great pride in providing customers with a personal, straightforward approach to building supplies - delivering all customers the very best products and service. Throughout their history, Dayle ITM’s business objectives have always remained the same: Being a one-stop-shop for the building industry, and an extension of their clients’ business. “We take huge pride in our team and this business, we have a loyal range of amazing clients, small and large. It really does feel like one huge family” says Deb. Give this friendly West Auckland team of building supply experts a shout for your next project. Regardless of size or location, with 13 trucks on the road delivering daily across Auckland, Hauraki Plains and the Coromandel Peninsula, they’ll see you right.

Technology
Staying connected Keeping in touch with your loved ones, even when they’re far away, has never been easier. While nothing can quite beat face to face communication, technology has made it so you can connect with who you want in real time. So here are different options for online communication that you can use with your computer or on your smart phone, from video chatting to messaging.
FaceTime - From the ever-popular iPhone to devices such as the iPad and MacBook, chances are someone you know and care about uses an Apple device. That’s the beauty of FaceTime, Apple’s video chat software that comes preinstalled on all their devices (at least from 2010 onwards); you can easily video chat with anyone that has an Apple device, no matter where they are in the world. If you have one, open up your iPhone, iPad or Macbook and log into your Apple ID account. If you’ve already set up your device before this, use FaceID or TouchID to log into FaceTime. To make a FaceTime call, either search the name if they’re already in your contacts, or type in their number or email.
Facebook Messenger - With over 2.4 billion monthly active users, Facebook is the most popular social network site worldwide. Beyond the website, did you know that the Facebook Messenger app makes it easy to message, video chat and call your friends?
One great thing about Facebook Messenger is it’s not limited to just iPhones – anyone with a smartphone and a Facebook account can download it. Once you have an account, sign in and set up your contact list, also known as your Facebook friends. If you don’t have a smartphone or don’t want to download the app, you can also video chat through the website.
Skype - Skype was one of the first video chat websites and apps popularised worldwide. Owned by Microsoft, it comes preinstalled to your computer if you have a PC. If you have a Mac, it’s easily available for download. You can also download it on your Apple or Android device. Another feature that makes Skype unique is you can affordably and easily make international calls to people who don’t have Skype. For example, 0800 numbers are free to call. If you don’t have an account already, you can create one for free. Alternatively, you can use your Microsoft/Hotmail/Outlook account to sign in. Once you’re all set up, search for friends and family who already use Skype.
WhatsApp - The Facebook-owned app recently hit two billion users worldwide. What makes it so popular was that it was the first to offer messaging, voice calls and more exclusively for smartphones when it arrived in 2009. Mainly people use WhatsApp for texting, especially while abroad. The best thing about WhatsApp is its ease of use. All you need for your account is to enter your Apple or Android devices telephone number, and it verifies who you are through that. If you change your mobile number, you can change that as well to keep your account up to date. From there, WhatsApp accesses your contacts for you and connects you to people who already use the app, making it a streamlined process.

Permanently Replace Missing Teeth Missing teeth can affect your appearance as well as your ability to eat and speak properly – in fact, it can impact on your whole quality of life! But it’s good to know that dentures are not your only option, as today’s advanced technology, materials and techniques make dental implants an excellent tooth replacement option. Dental implants are considered to be a permanent tooth replacement option with a success rate of 98% over 35 years. This means they can be much more cost-effective than alternative options like dentures, which wear down and need to be replaced every 5 – 10 years. The treatment uses dental implants inserted into the jawbone to support a custom prosthetic arch of replacement teeth that look, feel and function just like natural teeth. Rock-solid and fully fixed, they are the closest thing to a natural tooth – meaning you can eat anything you like and have complete confidence that they won’t slip or move. Dental implants have the benefit of supporting your jawbone and preventing bone loss, maintaining your facial appearance and avoiding that “caved in” look that can occur with dentures. Modern materials mimic
the appearance of natural teeth so closely that it’s virtually impossible for anyone to tell that they aren’t real! They are also easy to care for.
Why McIntosh Dental? Dr Alex McIntosh has over 35 years’ experience in implant dentistry, changing the lives of thousands of patients with one, several or full arch dental implants. As one of New Zealand’s most experienced Dental Implant Surgeons, he is at the forefront of adopting innovative technology and regularly gives lectures to the dental profession on dental implants. Is it time for you to get a property manager for your investment? In New Zealand, property has proven to be a great investment opportunity with it rarely decreasing in value. Over time, some people have even amassed a portfolio of properties providing a steady income stream that is especially welcome during retirement years. However, management of properties and dealing with repairs can prove daunting. Not dealing with maintenance issues can lead to depreciation and problems can compound. Is it time for you to consider a property manager?
What exactly does a property manager do? In essence the role is meant to protect your property, reduce and eliminate any potential liability and secure the most income possible from your property that the market will support. Your property manager would handle all of the day-to-day management and maintenance on your behalf. They also answer tenants’ queries, oversee maintenance quotes and manage tradespeople. When you have the right company and person looking after your investment, the experience should be worry-free. Handling any uncomfortable situations such as evictions and non-payment of rent, is a major benefit. They also market your property and ensure that you are receiving the most rental revenue possible. Most importantly, they vet tenants checking their ability to meet bond and rent requirements.
What do the fees include? Not all companies offer the same services, but a typical package should look like the following: • All costs related to finding the ideal tenant. This includes signage, print and digital advertising and also the letting fee. • Online listings on the most high traffic sites in the industry such as realestate.co.nz, Barfoot.co.nz and Trademe.co.nz
26 | Plusliving+ www.plusliving.co.nz
• Tenant selection and vetting processes including interviews, reference and credit checks • Regular routine inspections with a full report including photos • Monthly and annual financial reports • All Department of Building and Housing documentation and legislative compliance guidance • Representation at Tribunal hearings, if required • Regular rent reviews and consultation.
Not all property management companies are created equal It may surprise most people to know that the property management business is unregulated in New Zealand. This means that anyone can set up shop and begin to solicit clients to care for their properties. This often happens without the expertise and knowledge necessary to properly protect a landlord’s precious investment. It can also leave tenants with inadequate service and without even basic maintenance. It is clear that without proper vetting and regular inspections, the wrong tenants can damage your investment. It is critically important that the company you choose is one with a proven track record and a commitment to best practice. Ask for references and for information about their property portfolio so you can be sure that they are already handling comparable properties. Get a list of services and ask about their reporting schedule. Good communication will give you peace of mind.

Some people like their wine glasses face up, while others like theirs facedown. Why not both? By alternating your glasses by top and bottom, you can nestle a lot more wine glasses closer together.

To keep your ventilation and air conditioning fresh and clean, put your HVAC vent registers in the dishwasher. Put them through a quick rinse cycle and then dry them thoroughly before reinstalling.
Instead of getting your couch refinished, try using toothpaste to get the marks out. Use a pea-sized amount of non-gel toothpaste and rub the scratch in a circular motion until buffed out. Clean the remainder up with a damp towel.

Suspenders to keep a fitted sheet in place Your fitted sheet slipping off the corners of your bed is an annoyance that can be perplexing to fix. An easy way to solve the problem is to take a pair of braces for your trousers and clip each end to each corner under the mattress. That way, you sheet will definitely stay put.
Wasteless ways
Did you know that every Kiwi produces 3,200kg of waste per year? In total, that’s 12.5 million tonnes of waste each year, according to Recycle NZ. As a nation, we only recycle 28 percent of this waste.
One of the biggest ways you can lessen your impact on the planet is reducing your waste and reusing – or upcycling – the things in your home. With that, we can minimise our impact on the planet and keep New Zealand beautiful, especially as China stopped accepting our recycling in 2018 due to China’s National Sword policy banning the import of most plastics and materials heading for recycling processors.
Bring your own containers
When you visit the deli or butcher’s, bring your own containers to take your meat home in. That way, you can drastically reduce the amount of plastic you’re collecting from the supermarket alone.
Repair your things Back in the good ol’ days, our parents would make sure they got the most use out of something before throwing it away. In the era of the disposable, we’ve lost this way of thinking and instead have been throwing out things that could be easily fixed instead of repairing them. Be it your clothes – a hole in your pants, a button pops off – or your clock stops working, spend a few minutes checking to see if you can fix it rather than throwing it straight in the bin.
All the supermarkets in New Zealand have moved to a zero plastic bag policy, reminding shoppers to bring their own reusable bags to take their groceries home.
Remaining conscientious and aware of the waste you create every day is the best way to reduce your waste and impact on this place we call home.
However, there is still a lot of plastic waste from the way meat is packaged to the way we bring home vegetables in little plastic bags. Did you know you can also bring your own containers?
This paradigm shift can take a bit to get used to, but being mindful of how we interact with objects and waste is the best way to keep New Zealand green.

Hidden gems in There’s never been a better time to explore our own backyard. New Zealand is home to a diverse range of climates and microecosystems, from subtropical places in the far North Island during the summer to snowy alpine areas inland on the South Island during the winter. We all have our favourite haunts, but how many times have you stepped off the beaten track to find some place new? We’ve curated a few suggestions for you below.

tip of the South Island, boasts stunning views in a remote region. With abundant wildlife and a wide range of waterfalls, forests, beaches and farmland, the area has a lot to offer with less foot traffic.
Nearby sits Motunau Island, a crucial refuge for many creatures including seabirds, geckos and over 5,000 little blue penguins. Access to the island is restricted to research only – permits issues by DOC – but you still view the island from afar on the beach or by boat.

Whangaroa Harbour - Located in Northland, Whangaroa in
Putangirua Pinnacles - In the southern Wairarapa area
the Bay of Islands is a staggering place to explore by boat or through the various walkways and trails.
only a short drive from Wellington sits the Putangirua Pinnacles Scenic Reserve, the “badlands erosion” where the Putangirua Stream has exposed ancient layers of gravel through rain and flood, forming “hoodoos” or individual pinnacles.
The Whangaroa Harbour is an old river system, drowned when the sea level rose about 6,000 years ago. Ancient volcanic rocks make up its steep rocky outcrops. You can visit the harbour two ways – by land or by sea – and it has three wharves, as well as two boat launching ramps. It’s home to small but important areas of mangrove and saltmarsh wetlands, as well as tidal rivers.
The Putangirua Pinnacles also feature as a backdrop in the Lord of the Rings: Return of the King film, where Aragorn, Legolas and Gimli ride to meet the Army of the Dead. For more information on the Putangirua Pinnacles, visit: www.wairarapanz.com.

Regaining your Independence When Ta’Aseu was in hospital being fitted with a prosthetic limb, his wife took five months off work to look after him. On his discharge, knowing his wife would soon need to return to work, doctors recommended Ta’Aseu get some in-home help, but Ta’Aseu was determined to manage on his own. “It wasn’t until I got home that I realised how challenging this was going to be. My wife was great, but she had already had so much time off work. She tried to get me up and ready before she left each day, but it was very tiring for her. I couldn’t have a shower on my own and couldn’t dress myself.” Eventually, Ta’Aseu made the decision to approach a home healthcare provider to arrange for some help with the things he couldn’t do. “I was hesitant to ask for help. Partly because I was determined to do it on my own. I’ve always been very independent. My hesitancy also stemmed from the fact that any help would involve personal tasks like showering and dressing. It seemed strange to have someone help me with those things.”
Most of us understand exactly how Ta’Aseu would have felt. All of us value our independence and to be reliant on others is difficult to accept, even if it is just for a little while. “I realised, if I wanted to live in my own home, something had to change. We had a ramp added so I could get my wheelchair inside and we made a few internal alterations to the shower and toilet and other areas, but those personal tasks were still a challenge. That’s when I contacted Visionwest Home Healthcare.
I soon recognised that my carers, Carl and Caleb, were doing more than just looking after me; they were preparing me to be able to manage on my own and take care of myself. Having their care was a perfect transition to regaining my independence.
“I was a bit nervous the first day one of my two carers, turned up, but he was cheerful and chatty which made things easier. He showed me how things like showering worked and, although it felt strange at first, he showed me how he’d be helping me, and it was great.” There was, however, another outcome to his carers’ visits that Ta’Aseu came to recognise and accept. “I soon recognised that my carers, Carl and Caleb, were doing more than just looking after me; they were preparing me to be able to manage on my own and take care of myself. Having their care was a perfect transition to regaining my independence.” “The best thing about having a Support Worker,” says Ta’Aseu, “is being able to do some of the things by myself that I wasn’t able to do before. They helped me to walk so now I’m able to get around on my prosthetic leg. They always went the extra mile with any job they did and now, many of the things they used to do, I can do myself.” If you or a loved one needs in-home healthcare, contact Visionwest Home Healthcare to talk about how you can they can meet your requirements and maintain your independence, Email: healthcare@visionwest.org.nz or phone: 0800 222 040.

Hanmer’s clear air makes it an ideal destination Any holiday destination is improved by the quality of the environment, and Hanmer Springs is no different; particularly considering the clean air initiative the North Canterbury town has implemented.
unanimous recommendation from the Hanmer Springs Community Board to make the initiative permanent. The council discussed the trial’s findings and the recommendation that the council approved was as follows:
The Hurunui District Council is continuing to support the voluntary Hanmer Springs Smokefree and Vapefree Initiative, with implementation in the hands of the Hanmer Springs Community Board.
“That the Hurunui District Council continues to support the voluntary Hanmer Springs smokefree and vapefree initiative, based on the existing boundaries, and places the responsibility for implementation on the Hanmer Springs Community Board.
The decision comes from the Cancer Society and the Canterbury District Health Board presenting their results from the Hanmer Springs Smokefree and Vapefree Trial Initiative.
“That all the recommendations sought by the Cancer Society and Canterbury District Health Board be included for consideration in the review of the smokefree outdoors strategy document.”
The initiative was based on the Hanmer Springs village already asking that people do not smoke in parks, playgrounds and reserves, as part of the district’s Smokefree Outdoors Strategy.
Deputy Mayor and Hanmer Springs Community Board Member, Jason Fletcher, said he believes the community board should be proud of the smoke free, fresh air approach.
The trial extended on this and encouraged people to keep key public spaces such as the main street, Amuri Avenue and Conical Hill Road both smokefree and vapefree on a voluntary basis.
“The smoke and vape free zone has always been about protecting our community’s health and beautiful environment” he said.
The evaluation of the trial showed majority support for the initiative from residents, visitors and businesses in Hanmer Springs - and a

NZ Association of Optometrists
Don’t get
blind sided
by eye disease
Every year, thousands of New Zealanders needlessly live with vision problems that affect their everyday lives. Poor vision can lead to higher rates of depression, more falls and fractures, increased need for community and/or family support, and earlier need for institutionalised care.
The New Zealand Association of Optometrists wants people to know that visiting an optometrist does not mean you will require a new pair of glasses.
According to the World Health Organisation, at least 2.2 billion people around the world have a vision impairment, of whom at least one billion have a vision impairment that could have been prevented or is yet to be addressed.
Optometry is about ensuring the ongoing health and well-being of people’s eyes. To find out about the nine-step comprehensive eye exam, talk to your local optometrist or visit: saveoursight.co.nz.
Some 85 percent of the world’s blindness is preventable and 20 percent of the people accessing services for the blind had lost their sight from preventable causes. In New Zealand the total number of people with severe to moderate functional vision loss is estimated to be 180,000 and increasing with the aging population. Eye diseases can often develop without early warning signs, making early detection a vital step in avoiding or limiting permanent damage to the eyes. For eye conditions that result in blindness, the only way to find them early is to have a comprehensive eye exam. New Zealand optometrists actively promote eye health to remind Kiwis how precious their sight is and the importance of a nine-step comprehensive eye examination for maintaining good eye health. Glaucoma, macular degeneration, cataract, and diabetes are the main causes of impaired vision and there is a growing occurrence of these eye health issues as the New Zealand population grows older. Even children and young adults with perfect vision can find their eyesight and eye health changes as they get older. Those with gradual loss or change in vision can be most at risk as they do not realise what is happening to their eyes.

Glaucoma Glaucoma NZ report that 10 percent of people over 70 will have glaucoma. Loss of vision occurs because of damage to cells in the retina.
Cause: The cause is not fully understood, but high pressures in the eye and poor blood supply to the optic nerve are part of the condition. Genetics and age are also thought to be important factors.
Symptoms: Usually glaucoma progresses gradually and painlessly without symptoms. Rarely, glaucoma may occur rapidly with blurred vision, loss of side vision, coloured halos around lights and painful or red eyes.
What you can do: Have regular eye exams and if there is a family history of glaucoma, see the optometrist for an eye examination every year. During the eye examination the optometrist will measure the internal pressure of both eyes and examine the health of the optic nerve.
The good news: If detected early, glaucoma can be managed and loss of vision prevented to a greater extent. Unfortunately, at least half the people with glaucoma are not having treatment because they do not know they have glaucoma. If glaucoma is not detected, it can lead to permanent blindness.
Age-Related Macular Degeneration (AMD) AMD is the leading cause of blindness and is caused by deterioration of cells in the macula (the part of the retina that is responsible for clear, sharp vision). Vision that is lost as a result of AMD cannot be restored.
Cause: Mainly heredity but smoking is also a contributing factor. There is increasing evidence that diet and high levels of exposure to bright sunlight may also play a part.
Symptoms: The gradual loss of ability to see clearly, distorted vision, a gradual loss of colour vision and a dark or empty area appearing in the centre of vision.
What you can do: Have regular eye examinations so as to be aware of any development of degenerative disease. Don’t smoke. Eat a healthy diet containing fruits and vegetables high in vitamin C, vitamin E, beta-carotene, lutein and zeaxanthin. Keep overall fat intake low and eat lean meats and fish – omega 3 fatty acids are best. Milk, wholegrains and wheat germ will also provide zinc, which is also important. Smokers should avoid taking supplements containing beta-carotene, but spinach is good for everyone.
The good news: There are now treatments for some forms of wet AMD and new research is pointing to treatments for the dry forms being developed as time goes on.
Cataracts
Diabetes Related Retinopathy People with diabetes are at risk of blindness and loss of vision because of the disease. There are over 240,000 people with diabetes in New Zealand with an estimated 100,000 additional people who have it but don’t know.
Cause: Diabetes causes changes in the cells of the retina that result in weakness in the walls of the blood vessels. These tiny blood vessels at the back of the eye begin to bulge and leak oozing blood into the eye. Cellular changes can also cause fats and fluid to leak into the surrounding tissues. Resulting damage to the eyes can lead to permanent loss of vision.
Symptoms: Although there may be no obvious signs in the

early stages of the disease, as it progresses people will notice rapid changes in vision and may have difficulty in achieving stable vision. They may also experience sensitivity to glare and reduced night vision.

keep their blood glucose levels under control, maintain a healthy weight, and get regular exercise. They need to be enrolled in the annual diabetes get checked program and take part in yearly screening for eye disease. If eye screening is not available then they should see their optometrist every year for a full eye exam.

EyeLove EyeCare The story behind how EyeLove EyeCare Mobile Optometrist came to be, is a classic example of how with a little kiwi ingenuity, the simple act of helping out a neighbour can transform into a bustling little practice. A few years ago, one of our clinics received a distress call from a local rest-home. One of the residents had taken a fall and broken his glasses, depriving him of his last remaining joy (doing the crossword in the daily paper). His fall had also rendered him bedridden for the time being, so there was no getting out to see us. We packed what we needed into a little car and paid him a visit. He was rapt and was back on the crosswords the same week. The rest home called back not long after, asking if we could perform eyesight tests for a few more residents. Once we saw there was a genuine need for a mobile unit with a fully qualified optometrist in the community we began it as a secondary practice, and it grew from there.
At home...
Our staff are friendly, professional, and always willing to give expert advice from a wealth of experience in the eye care field. So, call to book an appointment today, then relax, and maybe put the kettle on, and have your next glasses prescribed from the comfort, privacy, and safety of your own home.
Or at the office…
With minimum fuss our team can ensure your staff eye health and safety requirements are met without taking too much time out of a busy day. Let us come to you and provide workplace health and safety standard compliant solutions at affordable rates. Taking care of your vision and eye health has never been easier.
“For a lot of people, if they can’t see where they are going, it is often pretty inconvenient to get out to the optometrist for a new pair of specs. With the Mobile Optometrist unit, we get to take the service to them, where they are, when they like.” – Store Manager Keith B.

Does my SuperGold Card have an expiry date? Since May 2010, the only SuperGold cards with an expiry date are those which double as both a Community Services Card and SuperGold Card. Delivering quality workmanship Top Shelf Electrical was established in 2015 with a single vision; to provide quality workmanship while keeping people and integrity at its core. After returning from a European O.E., founder Dean Bieshaar felt compelled to start his own electrical business. As a qualified electrician, Dean had seen the corners some companies were willing to cut; the subpar materials and tools some electricians would use to cut costs and how some companies forget that their tradies are their biggest asset. “In the years leading up to my decision to go out on my own, I bounced between a lot of these companies. I believe both client satisfaction and a healthy working environment can be achieved without sacrificing quality workmanship.” Since the beginning, Dean has kept his vision in mind. The team at Top Shelf Electrical are client-focused and energetic while ensuring each job is completed to the highest standard. From dealing with the client at the start of a job, right down to the clean up afterwards, Dean (and his clients) will tell you the team from Top Shelf Electrical are electricians you can depend on.

What to look for in a real estate agent By Jen Baird, chief executive of the Real Estate Institute of New Zealand
Your home is often your largest personal asset, so selling it can be both exciting and stressful at the same time. That’s why having an agent that you can trust to help you achieve the best price and conditions possible for your home – all while being transparent and ensuring all parties are comfortable and aware of the processes, will make a big difference. Certain attributes differentiate a great agent from a good agent. We recommend that you look for agents who demonstrate a great deal of professionalism, local knowledge and have a good reputation. Look for someone who understands the kind of people who will be interested in your home. This will help with the marketing of your home and communicating the benefits of your property to potential buyers. Local agents often have a network of potential buyers that they have been working with or regularly communicate with, who are ready and able to provide the best price for your home.
Great real estate agents are well connected, therefore asking family and friends if they know an agent they would recommend is a great start; referrals are often the best way to find an agent with a proven track-record, and not just someone who knows how to say the right things at the right time. When asking for recommendations, remember to ask what factors their recommendation is based on. Did they get the level of communication they wanted? Did they think the agent used the marketing spend effectively? Did they manage any challenges through the process well? Agents are usually more than happy to come to your property, share their knowledge and talk you through your options for selling. We recommend meeting a few agents before you choose who to work with. Try visiting open homes they are hosting to understand how they present their vendor’s property. This will help you get a feel for how they will work to get the best for your property. Take a look online and see how agents are using social media and digital marketing to increase coverage for the properties they are selling, and therefore see what you could expect for your home. Many agents will also use advanced technology to help market and sell your home, which can often reach a broader audience, for example: • Virtual Reality tours or 3D walkthroughs are one of the options that increase the accessibility of an open home to a wider range of potential purchasers in the first instance, particularly out of town buyers • Augmented Reality is another option that can help potential purchasers rework the layout of furniture in the home, so they can better picture themselves and their belongings in the home. Try not to select an agent based solely on their commission fee, but it is important to understand what the fees are. While these do vary by agency, our advice is to choose an agent you trust and whose previous work gives you confidence. Great agents can achieve a better price for your property by understanding the best strategies according to different market conditions. At the end of the day, the person you choose is going to be a big part of your life while you sell your home, so it is important that you feel comfortable with them and that you can trust them to get the job done.

Client focused, results driven When you are selling your beloved property, YES, you want knowledge and experience and YES, you want someone who is trustworthy and has integrity. YES, I have all of that and more! But selling as a ‘senior’ goes deeper than that…
There is no need for it to be treated as a ‘one size fits all’ experience, just because you are in a certain age group. You want someone who will listen to you and work to meet your needs and situation to get the best possible outcome for you.
Some of you will have never sold before, while others are extremely experienced in the buying and selling process. Add on to this that you may be downsizing and finding it very hard to minimise your precious belongings, or this may be a move that you have to make rather than want to make.
I pride myself on doing my very best for everybody I work with. I have 10 years of experience in selling real estate, so I have the knowledge and experience you need. I don’t just focus on getting you the best outcome, but also on helping you through the process while minimising your stress. Every detail I do from the basics through to the finer details are designed to maximise your result.
I understand all of this and I get that while some of you will be very confident to work at a normal speed, some will want to move slower and have more explanation as to what the process is and why doing things a certain way is the best idea.
Whether you feel like a 30 year old trapped in a 70 year old’s body or you feel totally overwhelmed at the thought of selling. I am the agent that can meet you where you are at and provide you with the excellent service you deserve!

Sales volume down as marginal price declines appear Marginal, yes marginal – that’s the operative word, for while sales prices have dipped they are still significantly up from where they were a year ago. This decline is a seasonal normality with affordability, market uncertainty, increasing interest rates, tighter lending criteria and LVRs adding fuel to the fire. Some buyers are seizing the opportunity of prices easing, while some vendors, however, are not adjusting their expectations, so the days to sell are more, depending on how quickly the owner can accept that an adjustment is required. At the base of it all, it comes down to the reason for selling, and seeing whether one can still achieve one’s goal while buying on the same market; or assessing the wisdom of cashing up and using the funds for other things. With more properties sitting for longer the amount available has increased, which is good news for buyers, providing more choice and more time to assess rather than rush in for fear of missing out, which was the key factor to the over inflated 2021 market.
It’s a different market but I’m still selling. While there tends to have been a slight move away from auctions, people are still attending and bidding, and sought after property is still being strongly contested. Properties that have not sold under the hammer that go straight back on with a realistic asking price are attracting the buyers, as was the case with one of mine, where there were 7 inquiries and 3 appointments the afternoon of the auction, as soon as I put a price on it. I then had 11 parties through on the Sunday, a signed contract and then, four back-up offers in a multiple offer situation. And yes, one of the back-ups got it. My other property that did not sell at auction that same day found the right buyer in a week, someone who had missed out on another property, and he wasn’t going to miss out on this one.
It costs no more to have the best.

Hobsonville Real Estate Hobsonville Real Estate Ltd, a local boutique real estate agency based in Hobsonville Point, is about operating in the vendors interest with empathy and experience. Geoff ‘Polly’ Polglase is a veteran of 25 years in the Royal New Zealand Air Force. He did his real estate apprenticeship in the real estate franchise system where awards, accolades and milestones lead the way. When you come from being just a number in defence, this ‘rar-rar’ look at me style of marketing is foreign. 2022 is Geoff’s tenth year in real estate, and after a 3-year contract selling for a Hobsonville Point developer, it was time to open his own agency, based on his values. Empathy, professionalism and reliability are the foundations of his business! “In all markets rising or falling, vendors want consistent and reliable service that centers on them. In May 2022, we saw a slower market with the local “listing collectors” dropping their clients open home time to 30 minutes once a week! How is that in the client’s best interests?”
June 2022 saw the sales team grow to support the local Hobsonville / West Harbour and wider markets in West Auckland and the North Shore, where Geoff has had many successful sales previously. Geoff says he can help at all levels of the real estate market. He especially relishes helping people downsize to modern, more manageable properties or into villages, and taking more time to assist the transition. “I’d argue that the ‘ra-ra’ real estate agent might not be operating at the same speed as your average downsizer. You get the same result with less stress when the process is led with empathy and a listening ear.” Located in Hobsonville Point, Hobsonville Real Estate is ready to assist you with anything, from an appraisal of value, rent assessments, sales planning or listing to sell your property. Modernising our rental laws By Jen Baird, chief executive of the Real Estate Institute of New Zealand
The Residential Tenancies Act (RTA) was introduced in 1986 when the world was a very different place. Most people owned their own homes and only a relatively small proportion of people rented. Fast forward nearly 20 years and more people rent than ever before (around 35%), which is why the Government announced a number of changes via the Residential Tenancies Amendment Act 2020, most of which came into effect on February 11, 2021. The amendments introduced a number of positive changes for those renting, including a ban on rental bidding, limiting rent increases to once every 12 months, and making rental properties safer and more liveable for tenants. This has given tenants more certainty than they had in the past.
The removal of the 90-day no-cause termination notice will influence landlords and property managers’ decisions around choosing tenants, including tenants who have caused only minor issues in past tenancies. In the vast majority of circumstances, landlords used “no-cause” termination notices as a way of bringing a tenancy to an end for serious issues. Competent landlords always prefer to have a property tenanted, and would prefer to fix problems raised by tenants and work through issues proactively, so in the past they would have only used the 90-day notice when absolutely required. The changes will have already caused huge administrative costs for property managers/landlords over the last several months, plus the time it takes to completely understand the changes, has likely meant that some landlords have been deterred from leasing properties at all. REINZ considers a better approach would have been to provide higher exemplary damages, to penalise landlords who abused the no-cause terminations. The other key change causing concern among industry professionals is the automatic conversion of fixed-term tenancies to periodic tenancies. Under this change, tenants have up until 28 days before the end of a fixed-term lease to let the landlord or property manager know whether or not they are wanting to stay in the property and convert to a period agreement.
However, as can be the case with new legislation, there are some changes which have caused concern.
Essentially, this decision is up to the tenant; the landlord no longer has the automatic right to end the tenancy at the end of the fixed term agreement – this can now only be done via the same processes that one would go through to terminate a periodic tenancy.
The most significant and controversial proposal was the recommendation to end the no-cause 90-day notice. For many landlords, the 90-day notice was only used as a last resort when there was antisocial, aggressive or threatening behaviour by a tenant (or those they associate with). Often that behaviour has a detrimental impact on others living in the neighbourhood.
REINZ continues to provide feedback on the implications of the changes to the Ministry of Business, Innovation and Employment, and the Ministry of Housing and Urban Development, and will continue to work with the appropriate government agencies to help streamline the transition and provide clear messaging on the changes.

Property Management
Should I use a property management company for my rental investment? Article by Jo Rae, head of Property Management at REINZ.
For many Kiwis, owning a rental property is a key investment, often a component of retirement savings plans that generates a steady and passive income. However, it does come with great responsibility. As the Government introduces more regulations, adding to the list of landlords’ responsibilities, a reputable property management company can add great value to your rental investment and ensure that your tenants and property are handled reliably and fairly, in line with your obligations.
Ensuring suitable tenants A property management company will help find ideal tenants for your property. This can be a complex job, particularly if you do not have extensive experience in the property management profession. Having a tenant-screening process that is compliant with the recently changed Privacy Act 2020, and facilitated by a property management professional, will enable you to find tenants who are reliable, longterm and with a mutually beneficial respect for the landlord and tenant relationship.
Managing all legal matters Property management companies oversee all legal aspects of maintaining a property and working with tenants. They are fully informed on the legal responsibilities and up to date with complex legislative changes — giving you one less thing to worry about. They help manage risk by ensuring landlords do not accidentally get themselves into a difficult situation that may result in a Tenancy Tribunal hearing or financial penalties. The new Healthy Homes Standards, which became law on 1 July 2019, can be a challenge for real estate investors, as landlords are responsible for maintaining and improving the quality of their rental properties to meet the standards. While it ensures the landlords provide healthier and safer properties to tenants and have lower maintenance costs, it can be time-consuming for people with already busy lives — particularly for those living in different cities or regions than their investment property.
Lower repair and maintenance costs Property management companies have experience dealing with the various issues that can arise with maintenance and generally have trusted contacts for various service providers, such as plumbers, builders, and electricians. They’ll also have access to comparative data about the market, ensuring that the rent a property investor is charging aligns with the market rate. Identifying and repairing any maintenance issues early on will avoid larger and more expensive problems. Experienced property managers will inform you that keeping on top of maintenance and repairs will increase the value of your property and often the length of tenancy.
64 | Plusliving+ www.plusliving.co.nz
This will involve regular inspections and detailed documentation. A property management agency may also give you valuable feedback and suggestions on upgrades and modifications that tenants prefer, which benefit both parties.
Personal benefits — peace of mind An underrated benefit of using a property management company is the alleviation of stress. Being a landlord can be a full-time job. By engaging someone to care of this for you, you’ll be free from after hours emergencies, following up rent payments, repairing any damages, paperwork, finding maintenance contractors and other tasks that require a lot of time and thought. As you may not live where you invest, working with a property manager means that you will meet your obligations and rest assured that someone is undertaking regular inspections of your rental property and supporting your tenants as required. With an expert tending to the day to day management of your investment property, you’ll win back some precious time.
Managing and trusting your relationship with a property management company It is clear that utilising the skills of a property management company is highly beneficial however, it is important to recognise that this will not remove all of your responsibilities. As a landlord, you will need to manage and trust in your relationship with your property management company. REINZ recommends doing your due diligence when choosing your property management company — have broad conversations, ask questions and seek legal advice to ensure you are choosing the right company for you, your wants and your needs. Choosing a REINZ Property Management member is recommended as they are supported to excel in the profession, provide excellence in customer care, and uphold the best standards of practice.

Funeral Directors
What to look for when selecting a funeral director By Gillian Boyes, Funeral Directors Association CEO.
The death of someone close is a time of sadness when a range of emotions are experienced. Having a meaningful farewell allows your loved ones to gather, support one another, remember, and celebrate your life and begin the journey of saying goodbye. Funeral directors have a complex and vitally important event to organise and run for a family who are highly emotional with grief. Funerals are a one-off event and cannot be rerun if something is not right and what is more, we are only just beginning to discover the long-term harm of a poorly run funeral or indeed no funeral at all. Mental wellbeing is not something we fully understand, and grief is one of the most powerful emotions that can negatively impact on our mental well-being if it is not managed well. A meaningful farewell makes a positive contribution to our grieving and our mental well-being. We need to remember that a funeral is for the living. It is the start of the process where a family comes to terms with the sudden loss of a loved one and starts to understand how life will now be different with that person not being physically present as they were. One of our most precious gifts to our family when we go is a meaningful farewell to help them along that journey. So how can we avoid the scammers, the cowboys, and also make sure that we leave our loved ones with the precious gift of a meaningful farewell? We find someone who knows what they are doing and ask them to do it. So how do we find such a person and how do we know if they do know what they are doing?
1. Find a funeral director who is committed to a written set
of standards with ethical principles and ask for a copy. This provides the evidence that they know what they are doing because it is written down. As part of that also ask to see a copy of their contract for service. This sets out what they will deliver and what you or your estate will pay for. Finally ask for a written estimate so you know the cost before the event and not have it as a surprise afterwards.

2. Find a funeral director who is subject to a regular inspection process to make sure that they are complying with the standards they have.
3. Find a funeral director who is subject to an independent
complaints process. If something goes wrong or just isn’t quite right, you need someone you can go to, to get advice or help and who has the power to do something to make it right. That someone must be independent to make the process worthwhile and the funeral director must submit to that process.
4. Find a funeral director who is part of a national organisation
that provides training and professional development so that the funeral director keeps up to date with current legislation and the latest thinking on how to make a farewell meaningful. Quite frankly, there are no real surprises in this list, and it is what you should expert when dealing with any professional or trades person. You can find funeral directors who meet these four simple requirements and can be your assurance of a meaningful farewell. Make sure that precious gift is all you want it to be, and your family needs it to be. For your assurance of a meaningful farewell, visit www.funeraldirectors.co.nz, to find your local Funeral Directors Association member.

Return To Sender caskets Handcrafted caskets and urns that don’t cost the Earth Whether you are planning your own funeral or for someone else, Return to Sender can help you arrange a fitting tribute. Death, funerals, and caskets are subjects most of us would rather avoid yet choosing a casket can be an important part of the grieving process. Because our loved ones (and ourselves) are so unique, it seems fitting that a casket would reflect their personality too. This is where Return to Sender Caskets can help.
We’re passionate about the environment so have developed clever design techniques that maximise natural resources and minimise the use of metal. We have Kowhai traditional pine caskets, stained in a rich rosewood, rimu, whitewash or even painted in your own favourite colour! How about the Tasman with rope handles? or the Archetype with long handles giving room for more than six pallbearers?
The Return to Sender team takes pride in our attention to detail.
All these caskets are crafted from untreated solid pine and finished with water-based paint, stain, or our beautiful silky wax. The award-winning Artisan (the one with the rounded lid) is a wonderful canvas to celebrate a favourite beach, garden, animals, family photos, hobbies, (one of our favourites was a The Wizard of Oz scene). Let your imagination run wild while we take care of all the artwork for you. Return to Sender Caskets is a New Zealand owned family firm and proud of the meaningful work we do. We only source sustainably grown and harvested timber and recycle as much of our waste as we can through several recycling initiatives. In addition to the replanting of the harvested pine we use, we donate one native tree for every casket we sell to Tree’s for Survival. We think and talk about caskets all day long. Your local funeral director can work with us to help create a fitting tribute for the one you love. Just ask for us by name.
