Seven-bedroom farmhouse and barn offer rare development opportunity BY DAWN STEPHENSBORG property@northdevonjournal.co.uk
A SEVEN-bedroom farmhouse and barn have now come to the market, with permission for change of use into two houses. Newland Parks is now available for the first time since the owner’s ancestors bought the property towards the end of the 19th century. Now, the property offers several development opportunities. The property, which is set in almost 6.2 acres of grounds, is being sold as a whole at a guide price of £725,000, or as two lots. The detached two-storey farmhouse in almost three acres with garden, garaging, outbuildings and an apple orchard are included in the first lot at a guide price of £500,000. The second lot incorporates a large barn with scope for conversion, set in almost 3.2 acres of land with an outbuilding and paddock. This lot is available at a guide price of £225,000. Mark Chugg, associate director at Savills’ Exeter office, said: “The vendor’s preference
is for the sale of Newland Parks as a whole. “If, however, the property is sold in two lots, there will be separate accesses off Newland Park Road in two lots and appropriate rights and reservations for services and maintenance and repair in favour of both lots.” “This will be the first time that Newland Parks has been on the market since the end of the 19th century. “The farmhouse was originally a cottage and was extended during the Victorian period. “It is constructed with rendered elevations and sash and casement windows, beneath a pitched slate roof. “The Victorian extension is denoted by the decorative brick quoining surrounding the window openings and on the corners of the elevations, which is typical of farmhouses of this period.” Newland Parks is located on the southern outskirts of Landkey. For further details, contact Mark Chugg of Savills on 01392 455715 or joint agents Webbers through Peter McHugh on 01271 347868.

Create your perfect bedroom
DESIGNING, updating or redecorating any room in your home is a personal task, especially when it comes to creating a new look for your bedroom. This is a space for relaxation and must be tailored to your needs, as well as being easy on the eye. Barrow Clark Furnishers in Barnstaple carries a vast array of stunning bedroom furniture, from contemporary pieces to classic and comfortable mattresses, which will help you create a bedroom you feel happy with. Rob Barrow, of Barrow Clark, has shared with Exclus-
ive Property his top tips for creating a bedroom to be proud of. Which bed? Choosing your bed is an important decision, so take your time when looking through the showroom. Your bed is a place to relax, so make sure comfort is a priority. Rob said: “It’s a myth that a firm bed is the best for you; the key word is ‘supportive’. “A bed doesn’t need to be extremely soft or firm – it’s down to personal preference, which is why it’s important to take your time testing out the extensive range of beds on offer in the showroom, until you find
the one that best suits your body’s needs. “With a better quality bed, the tension option must suit you as an individual.” Vi-Spring beds are a prime example of the ultimate comfort in beds, and reflect a high level of craftsmanship. However, practicality should also be considered, according to Rob, who added: “Keep your requirements in mind, too. If you and your spouse are different body frames, this is an element to consider. “Many bed companies offer different tensions of mattress, and it’s vital that you find the right one for you. Vi-Spring
offer soft, medium, firm and extra firm, and for couples, it’s even possible to purchase a dual tension mattress with, for example, soft on one side and medium on the other.” An average bed needs changing every seven to 10 years, yet Vi-Spring customers typically opting to change theirs after around 15-20 years, sometimes even longer. Rob said: “Vi-Spring are so confident in their products/ beds, that they offer a lifetime guarantee.” Invest in a good night’s sleep “We spend on average eight hours a day in bed,” said Rob.
“People are more than happy to invest money in a luxury car, in which they might spend three hours each day, so why not invest in a quality bed? “When it comes to beds, you get what you pay for; how much is a good night’s sleep worth to you?” Ample choice in bedroom furniture With so many furniture options available, it is important to consider functionality as well as how it looks. The Nolte Mobel collection at Barrow Clark offers some outstanding contemporary furniture, which has the added appeal of practicality. Rob said: “The Nolte Mobel collection is easy to open and close, using glide systems. Wardrobes can include bi-fold or sliding doors to give you more space in the room, or standard ones if preferred. “Whatever you decide, make sure it’s something you’ll feel comfortable with day to day.” Innovative lighting for a contemporary look “Something people don’t often consider is how important lighting is in the bedroom. The Nolte Mobel Collection includes integrated lights outside and inside the wardrobe, and on the headboard, and under the bed if required.” “Innovative use of lighting can make all the difference. Simply by carefully lighting the bedroom furniture, your bedroom can become much more appealing.” The Nolte Mobel collection also provides plenty of room for accessorising, such as internal drawers, shelves and tie racks, so you can personalise the space. Rustic charm in solid oaks Using a mixture of solid oaks and quality veneers, the Oxford collection at Barrow Clark is a firm favourite among those seeking a rustic look for their bedroom. Rob explained that the pieces are hand finished and distressed to give warmth and rustic character. “This is vastly different to the Nolte Mobel collection and shows the variety of pieces available to you,” he said.

Mollands Farm, Chittlehamholt SET IN an idyllic, peaceful location in the Taw Valley is Mollands Farm. This dream farmhouse is believed to have 16th century origins and offers vast yet comfortable accommodation. The current owners bought the property in 2001 and have thoroughly renovated and improved both inside and out, including a barn conversion to a guest cottage. Extensive gardens sweep around the house, while a solar heated swimming pool offers further luxury. The grounds are home to a useful range of barns and outbuildings, while the property is ring fenced by its own land, incorporating pasture paddocks, woodland and beautiful streams. Inside the home, the kitchen/breakfast room boasts a
slate flagged floor, part exposed stone walls and an oil fired Aga. These notable character features combine with fitted base and wall cupboards, an oven with gas hob and glazed double doors to the dining room. An Inglenook fireplace sits in the dining room, while a wood burner can be found in the sitting room, leading out to the stunning terrace and gardens. Upstairs, there are four bedrooms, mostly with garden and countryside views, in addition to the family bathroom. The guest cottage, created within a detached stone barn, now offers delightful accommodation housing a sitting room, kitchen/breakfast room, shower room and open-plan bedroom/sitting room. An array of luxurious attrib-
utes can be found at Mollands Farm, including the solar heated swimming pool, complete with a sauna and conservatory. Extensive gardens and grounds wrap around the home, including gently sloping lawn areas bounded by hedges and banks, a duck pond and a beautiful timber decked sitting area, enjoying boundless views towards the countryside. From the terrace, stone steps rise to an orchard, with a selection of fruit trees and a vegetable and soft fruit garden. A small stream runs through the wooded area, which offers uncultivated cleaves, woodland and stream; a haven for wildlife. Mollands Farm is a remarkable home with so much to offer as a rural property, including luxurious features.

The entrance hall leads into the living room and sitting room, both with comfortable fireplaces and wood burners. Hollowcombe’s dining room is located at the back of the home, offering a generous space, with a conservatory to one side. Cranford Barn, Woolsery CRANFORD Barn is a unique two-bedroom barn conversion in a wonderful rural location. The detached stone building presents a delightfully charming interior and benefits from a further large adjoining barn, which offers great scope for conversion, subject to the necessary consents. The adjoining barn could be converted into additional living space or into a pair of holiday cottages, if desired. Cranford Barn previously had permission granted, but this has since lapsed. Cranford’s main house has two vaulted first floor bedrooms and a bathroom. Meanwhile on the ground floor, a living room, kitchen/diner and cloakroom can be found. A cosy wood burning stove sits in the living room, which enjoys a pleasant double aspect and slate flooring. Underfloor heating provides the ultimate comfort in this snug yet

spacious barn, while exposed beam ceilings contribute character. The kitchen/diner has been fitted with a modern range of cream fronted shaker-style units, complete with metal furnishings. An integrated double oven, electric hob, integrated fridge/freezer and tall larder cupboard are incorporated within this attractive space. An oil fired Rayburn can also be found here. Both bedrooms offer a double aspect; the first with views over the courtyard and the second with double casement doors opening to the garden. Exposed stonework extends through the second bedroom on one wall, with exposed A frames and a vaulted ceiling. Cranford Barn has a five-bar entrance gate, leading to the front of the home where there is ample parking. The rest of the garden is laid to grass, with lovely mature

shrub and flower borders. The home offers a number of smaller outbuildings, including a stone built former piggery, which would make for useful storage. A further rear garden is mainly laid to grass, with wisteria covered pergola, bordered by high trees along the far boundary. Cranford Barn possesses a rural charm which is most appealing. Within the courtyard, there is plenty of space to enjoy the sunshine and dine outside, if desired. The additional stone barn has light and power, incorporating three compartments currently used as workshops and storage. There is great potential here to convert the barn. Cranford Barn is a marvellous property with excellent scope for conversion, offering a beautiful interior and a spacious home.

Ocean Cottages
Fabulous season for Ocean Cottages
www.ocean-cottages.com 07501043200
WITH the end of the holiday season and the onset of autumn, complete with more glorious sunshine, holiday cottage agencies have had the chance to reflect on the year’s achievements. Ocean Cottages, which specialises in high quality holiday homes in Croyde, Woolacombe, Saunton, Braunton and Georgeham, is celebrating its best year to date. With a new website, an ever increasing number of properties and a steady rise in visitor bookings, the numbers give plenty to smile about. “We’ve been crunching the statistics, and they are very encouraging,” says Jane Taylor, founder and Director of Ocean Cottages. “Our bookings are up 41% compared with last year, our early bird bookings are up 269% and our social media referrals from twitter are up an astonishing 1,218%.” As if those numbers aren’t enough to make your eyes smart, the new Ocean Cottages website has been pulling its weight too. In the past 12 months the website has been visited 319,082 times, with the record for visits in one day standing at 2418. “The numbers are good!” laughs Jane. “We really couldn’t ask for more. We have been absolutely delighted with the progress that Ocean Cottages has made. I think much of it comes down to the fact that we have so much local knowledge. I have lived and worked here for over 30 years and my team are local too. This makes a real difference to the level of support that we can offer to holidaymakers and home owners, helping them to achieve a strong letting record.” The agency prides itself on the quality of its coastal holiday homes, which include some of the finest properties in North Devon. “Many of our cottages and houses are really out-
standing, often with superb views across the coast. And we are taking on more fabulous properties which will be available for bookings soon. These include Devon Beach Penthouse on the Esplanade in Woolacombe, being rented out for the first time, and two exquisite properties near Braunton, the Lambshed and the Calfshed.” A consistent favourite with guests, and the current highest earner for Ocean Cottages, is the picturesque thatched Home House in Croyde. “We are extremely happy to have Ocean Cottages managing the letting
of our holiday home, it is most reassuring that we can confidently leave the holiday letting in their hands,” says owner Jane Burke. “All their staff are very friendly and businesslike and helped us from day one - advising us on everything we would need to furnish the house, offering advice on local services, even taking deliveries and on one occasion assembling furniture. Now that everything is up and running, they keep us up to date with every new booking, are attentive to every email and phone call and thoughtfully manage any issue that might
arise with our cottage and guests.” It is not just the bigger properties that rent out well. The current record for the highest number of annual bookings is held by Sea Gem, a beautiful one bedroom property in Croyde. Owner Sue Heyland is delighted with the service offered by Ocean Cottages. “This is the second season that Ocean Cottages has managed my holiday property. I can’t fault the help and support Jane and her amazing team have shown me throughout. Our guests have also commented on the excellent customer
service they have received together with comprehensive instructions prior to their arrival. I have been delighted with the volume of bookings especially this year, and with very few weeks free since February. It’s fantastic that we already have bookings for 2015. The website is easy to use, giving a true representation of the property and at-a-glance bookings diary. This is always updated quickly and efficiently with the latest reviews, and linked to the Trip Advisor page, and we have been very fortunate to have achieved ten 5 star Trip Advisor reviews. It is

very reassuring that all the bookings and queries are dealt with swiftly and efficiently by the team, which gives me time to concentrate on my busy life knowing that my property is being managed so efficiently. Thank you Ocean Cottages for stress free bookings.” Jane, of course, is always thrilled to hear such comments from home owners. “My team work hard to provide a consistently high level of customer service. Ocean Cottages is all about quality. Not just the quality of our holiday cottages but the quality of the service that our holiday visitors and home owners receive from us. It really matters to us that they find us professional, friendly and well informed.” Added to that is the flexibility that Ocean Cottages offers to home owners, providing them with exactly the package that they want. This might be a fully managed service covering all aspects of the letting process, from enquiries to cleaning and maintenance, or it may just be a bookings service, with everything else handled by the home owner. Either way, this willingness to offer a truly flexible and tailored service sets Ocean Cottages apart from the crowd. The agency’s successes of 2014 look set to be repeated in 2015 as bookings for next year gather pace. Over 20% of the properties are already fully booked for the high season. “We are looking forward to next year, we can’t wait to welcome more visitors to our beautiful holiday homes in this magical part of the South West. “So if you have a property you want to rent out to holidaymakers, or you want to stay somewhere really special for your holiday by the sea in North Devon, then come to us at Ocean Cottages!”
