Will there be a small dip in prices? THE first industry forecast for 2015 suggests house prices will fall, with London leading the way. The spectre of a general election and mansion tax are contributing to a pessimistic outlook for next year. The Centre for Economics and Business Research says that, after growing by 7.8 per cent this year, average house prices across the UK will dip by 0.8 per cent in 2015. The reversal of fortunes in the property market will be even more dramatic in London, where the 17.1 per cent growth seen this year will be followed by a 2.6 per cent drop. Compounding this is a decline in overseas demand, says CEBR. London property prices are now above their pre-crisis peaks in US dollar and euro terms – making London housing less attractive for overseas investors. Uncertainty over the next election, some uncertainty about UK governance following the fallout from the Scottish independence referendum and the risk of an uncertain relationship with the EU make the UK appear inherently more unstable than in the past, while the proposed mansion tax raises the prospect of expropriation of wealth in the future – something which will deter overseas investment in the UK. But the risks should not be exaggerated – the price falls forecast for next year will be modest and CEBR says it is not anticipating a crash.

The event was organised by Country Life magazine and the patron was HRH Prince Michael of Kent. The industrial age returns C
ONTEMPORARY, cool and a little bit edgy, the industrial trend can be defined in many ways. But it’s the strong lines, raw finishes and metallic tones, designed to mirror the urban architecture that’s inspired interior designers to create modern living schemes that are slick and hard to resist. Functional and fuss-free, but with a nod to heritage, it’s a clean look that has traditionally been seen as a masculine one. However, women have also demonstrated an equal love for industrial style in recent years, and while it lends itself well to bachelor pads, it can also be channelled by anybody hankering after a touch of loft-style living. This applies to family homes too, because, the good news is, despite bare and exposed being a key characteristic, this look can still bring warmth and comfort – without the need for expensive curtains and cushions. And best of all, it’s a great excuse to declutter. Here are some top tips from the experts to take the hard work out of mixing these tough materials, and make a style statement that flows from room to room. TOUGH LIVING Simple and understated, colour and texture are key, and the industrial look is all about metallics, distressed surfaces and raw wood. But giving your lounge or living room an industrial-style makeover doesn’t mean stripping it of all soft touches. “It’s a very tactile style, so it works well in the living room,� says Kate Hassard, marketing manager at Sofa.com. Of course, leather sofas – ideally suitably battered and brown – are most synonymous with the industrial look. And while these are an investment which will never go out of style, if the budget doesn’t stretch, or you simply don’t want leather, that doesn’t mean your industrial action is over. “Start with a relaxed corner sofa in a cool, neutral fabric with texture, such as wool,� suggests Hassard. “Soften the look with cushions, or a throw with a shimmer of silver, glow of copper or glint of brushed steel. And if you don’t have an exposed brick wall at home, make a feature with what you do have.� Indeed, some vintage and antique frames propped in a casual stack, studio floor lamps, factory-style ceiling lights and a mix of vintage and rustic pieces here and there will go a long way, and you’ll soon realise there’s no need to call in the builders to remove the plaster and clean the bricks. “If exposed brickwork, concrete surfaces and pared-back minimalism feels a step too far, then incorporate statement pieces, such as a smart clock or statement bookends, for added emphasis,� suggests interior designer Joanna Wood. Allowing functional items that would normally be hidden away, such as a radiator, to become focal points, is an integral part of the trend for that unfinished, slightly edgy feel. Plus, the warmth they emit will form a stark contrast to the polished metals and pared-down surrounds.

Whether you’ve got a cottage, a period terraced house, a detached farmhouse, or a new build there will usually be areas of the house that feel dark and where the light could be improved. We all thrive with space and light. Louise Fearn of Weekes Estate Agents in Exeter explains how she tackled her dim hallway and changed the way she felt every time she opened her front door
THERE are a lot of dark hallways out there. I’ve seen them during many of the viewings I’ve conducted and until recently my own entrance hallway fitted into this category. I don’t like living in a cave and my Victorian terrace in Exeter, although much loved, was starting to get me down so I decided to transform the front door and hall to give us more light. Here’s how I set about it. First of all I cleared the hallway. I took down the hooks, the coats and the clutter originally to make way for the wallpaper stripping, but once they had gone and I could appreciate how much brighter the area was without them, I couldn’t bare to put them back and made space under the stairs instead. Those hooks never went back up. I then stripped off the textured woodchip wallpaper of dubious 70s origin and lined the walls with lining paper, which I painted white along with the ceiling. I painted the doorways and woodwork a gloss white.
In addition to this I installed a brighter light bulb and less diffusive shade taking a light-reflecting beaded chandelier from another part of the house. All of the above helped enormously, but it was the final act that lifted the whole project. I decided to put frosted glass panels in our front door and exchange the old mismatching etched designs in the panel above the front door and the inner door (which unfortunately does not have the original stained glass piece). This cost me much less than I anticipated and has made all the difference. I could not believe that we hadn’t done this years before. Our hallway is now welcoming when we return home.
