THE impending royal visit to Australia by the Duke and Duchess of Cambridge and young Prince George reminds us of another royal visit made by Prince William in 1983 when he was eight months old. On that occasion his parents, the Prince and Princess of Wales, accompanied him. Back then the UK property market was in much the same state as it is now – climbing out of a recession. The boom years of the late 1980s and the full significance of Mrs Thatcher’s Right to Buy policy were yet to come. A great deal has happened in the property market over the past thirty years. Quite apart from two recessions – including the banking crisis of 2007 and its aftermath – the picture has changed dramatically. Back then the average price for a home was just under £50,000. Today Land Registry figures show that the average price in the UK is £168,356 – up by 4.2 per cent in a year. Figures just released also show that last month alone house prices saw their biggest monthly rise for more than four years. According to the Nationwide building society average prices increased by 8.4 per cent last year and some forecasters expect an increase of 8 per cent in 2014. Halifax has the longest running survey, going back more than 30 years. The bank estimates that over that period the increase in prices means that homeowners have been making the equivalent of 5.84 per cent a year – tax free. If ever there was good news for buyers it was the Bank of England governor Mark Carney signaling recently that interest rates won’t rise for a year and even after that they will rise only slowly. It is difficult to think of another occasion when homebuyers had such advance warning that the mortgage rate won’t increase substantially for several years to come. But another reason to think seriously about buying now is this: Should Prince George and his young family visit Australia in 2044 the average price of a UK home – if house price inflation remains the same – could be over £950,000. Now that is a right royal result!

ESTATE agents will no longer be able to leave “let by” signs up for months on end in areas of high student occupancy. In fact, thanks to a new protocol introduced by the city council, there will be no “let by” signs in the city at all. Richard Short, assistant director of city development, explained: “I have been in discussions with some local letting agents for a few months regarding a proposed protocol to apply to signboards in the areas of significant student housing. “I have now arrived at a proposal and will be writing to all local agents regarding its introduction from September.” The main features are: ● Encouragement of internal window displayed signs or flat wall mounted in preference to more intrusive “T” or flag pole mounted signs ● No use of “let by” boards ● No “to let” boards in July and August ● No signs by the same agent on adjoining properties Mr Short said: “As a gesture of good faith, a group of the main letting agents did remove ‘let by’ signs in January. “Our occasional surveys of sample streets have shown a significant reduction in

bugbear of mine for many years. “I am grateful that the estate agents have taken this on board. “Pinhoe Road, Blackboy Road, Park Road are particularly bad with these signs.”
Helmores hunt for more prizes NOT content with already winning Gold at the Sunday Times Estate Agency Awards, Helmores of Crediton, have been going for gold again by challenging themselves even further taking on the notorious 10k and 5k Rock Solid Race Challenge. The event at Escot, that took place on the 15th March, is not for the fainthearted. The 1200 acre estate incorporates a few steep hills, extreme levels of mud, seven water features and a serious obstacle course. Enough to challenge the fittest of contenders! Helmores entered a team of 10, with the guys taking on the 10K race and the girls taking on the 5k race. Rob Stoyle commented; “The top 3 of us came in about 1hr 36 minutes which was about 140th out of 2016 people and we all attempted to cross the line together! It was very tough, with mud pits, water, lakes, walls, obstacles, cargo nets, rivers, streams, bridges, and an ice skip! There was also a lot of running in between.” The girls team came in together about 1hr 44 (roughly 375th out of

exercise and fantastic for team bonding.” The team continues to train further as some will be going on to do The Three Peaks Challenge for local charity The Devon Community Foundation in May.
