One good deed deserves another OTTERY St Mary Football Club is now able to repair its leaking clubhouse roof thanks to a £3,000 donation from Redrow. The football club is made up of 40 senior players and about 160 children, categorised into two adult teams and nine youth groups, including two all-girl squads. Redrow sponsored a new kit for one of the youth sides earlier this year. The clubhouse roof has been damaged for almost 12 months and following last winter’s severe rainfall, the lounge was saturated, leaving the room unusable. The money will now be spent on stripping back the broken roof and having it recovered. Monty Perry, Ottery St Mary Football Club committee member, said: “The roof has been damaged for a long time and we’ve even had buckets on the floor collecting the water, but as the club has limited funds we have been unable to have it repaired until now. “Before the leak, the clubhouse lounge was used for

social events, as a space where all our players could come together and having it out of action for so long has been a real shame all round. “Redrow’s kind donation means we can contact a roofer and get it fixed as soon as possible. TV presenter Nicki opens Millbrook showhomes TELEVISION and radio presenter Nicki Chapman officially opened new show homes at Millbrook Village in Exeter. A large number of people attended the Renaissance Village event, and the three show homes proved so popular that six similar homes were snapped up immediately. After celebrating the opening with a ribbon cutting ceremony, Nicki took a tour of the luxury cottages and apartments and was shown the 3D model of Millbrook Village by Renaissance Villages’ managing director, Iwan Jones. Nicki said: “I really enjoyed my visit to Millbrook Village. It was a delightful sunny day and I was glad I could be a part of the launch of the new show homes. It was a pleasure to meet the Renaissance Villages team and talk with prospective homeowners.” Iwan Jones, Renaissance Villages managing director said: “Our launch event was a fantastic success and everyone was so enthusiastic about the show homes. NEW analysis by Direct Line for Business (DL4B) has revealed landlords in England are witnessing a booming rental market, with earnings in excess of £32bn per year, or almost £2.7bn per month. London landlords collect the largest proportion of private rental income in England at £14bn per year, more than the North East, East Midlands, West Midlands, Yorkshire and East Anglia combined. In total, 44 per cent of the entire country’s rent is paid in London. Outside the capital, Leeds pays the greatest amount of any city, with annual private rent

totalling £565m, followed by Birmingham (£521m) and Manchester (£401m). The research reveals that London and the Home Counties dominate rental incomes, with the highest average rents sitting in inner London (£19,596 per year or £1,633 per month). Elmbridge, Surrey, has the highest rents outside London, worth (£18,948 per year or £1,579 per month), followed by South Bucks, where monthly rental costs are £1,530 in the private sector. Despite this dominance, landlords outside of these regions can also make a healthy rental income. Many areas

outside the London commuter belt can command high rental costs, for example Bath and North Somerset, and the Cotswolds both command annual rental incomes of more than £11,000 per year. Outside of London, Bournemouth leads the line in terms of private rentals with 30 per cent of households there privately rented. The isles of Scilly (29.7 per cent) and Brighton and Hove (29.6 per cent) follow in second and third place respectively. Across the country, inner London has the highest proportion of private renters, at 30.7 per cent.

Stay alert: Spotting an up-and-coming area can be key to house buying IT’S no secret that buying in the right location, location, location is key. Indeed, how many times do house hunters on television shows say a property would be perfect if only it could be picked up and put in a different location? Of course, an exasperated presenter tells them that this would add thousands to the asking price. But then there’s no point buying somewhere you already know you don’t like, even if the property is better value – you’ve got to spend the foreseeable future there, after all. So what’s the solution? A good strategy is to look for an up-and-coming area, perhaps on the fringes of your preferred one, or the fringes of the fringes. If prices have risen and other buyers on a budget have been pushed further and further out, this can lead to once undesirable areas becoming more popular and improving as a result. If you can spot improving areas, or areas subject to investment and infrastructure changes, it often pays to get on the local property ladder before prices rise. However, if you’re concerned about resale values, be careful not to get carried away and spend more on a property than it will be worth. Even if a property seems like a steal, remember that it may cost more to buy and renovate than
