Sidmouth project clinches top award SITE manager Nathan Pyett from independent developer, C G Fry & Son has won a Considerate Constructors Scheme 2014 National Site Bronze Award. Nathan received his award in London and was joined by his partner Julia Simmonds and Kevin Murch, construction director of C G Fry and his wife Teresa. This award is in recognition of improving the image of construction and was for Holmdale site in Sidmouth built for DCH (formerly Devon & Cornwall Housing). The Considerate Constructors Scheme’s much-revered National Site Awards 2014, recognises and rewards the UK’s most considerate sites that have raised the bar for considerate construction. The National Site Awards are presented to the highest performing registered sites and are an opportunity for the industry to get together and celebrate its achievements in improving the image of construction. The scheme of 12 flats for shared ownership was built on a very confined site of a former motor workshop and the apartments fit well into the town centre environment. The scheme, which cost just over £1m to deliver, attracted a grant of £175,488 from the Homes and Communities Agency. Kevin Murch, construction director C G Fry & Son, said: “Holmdale was a very difficult and tight site that required the use of a tower crane and needed road closures with scaffold erected over a live road. “I have praise and admiration for the way Nathan managed this challenging project. Make a good first impression If you are thinking of selling and want to make a good first impression, or you simply want to improve ‘kerb appeal‘ for your own pride, then making the front of your house more attractive is an obvious step to take

he basics are pretty self-explanatory – have a good tidy-up, give tired woodwork a lick of paint and do any necessary repairs, especially to the walls, roof, windows and front door. The other area to focus on is the front garden, which can make an enormous difference to the overall appearance and appeal of your home. This time of year is ideal for brightening up the garden, using window boxes, hanging baskets, troughs and tubs planted with colourful bedding plants. To define the entrance, especially if there could be confusion about which door is the front door, strategically place topiary bushes or tall shrubs in nice pots to guide people to the right door. Hedges provide privacy if your home is close to the pavement, but can make the front room dark, so be careful to strike the right balance. If you don‘t want the hassle of maintaining a front lawn, or you don‘t have room for one, stick to low-maintenance options like gravel, pebbles or slate chips, all of which can be used to quickly cover eyesores like concrete and crazy paving. A more expensive, but elegant, option is block paving, paving slabs, or slate or (frost-resistant) ceramic tiles, which are easy to maintain because they can be hosed down. Whatever you go for, your front garden should be in keeping with your home‘s exterior - an ultramodern design probably won‘t suit a country cottage, for example. It should also suit your lifestyle, as you don‘t want a garden that requires more time and energy than you can devote to it, however good it looks.

Shortage of semis for sale across UK RESEARCH into the shortage of homes on sale across a sample of 175 agents in the UK suggest the biggest problem is with a paucity of semidetached houses. Move with Us, the network of independent agents, says 57 per cent of agents are experiencing a shortage in the number of semidetached homes; 53 per cent say they need more bungalows to meet demand, and 48 per cent report a lack of terraced homes. Data from Move with Us in association with home.co.uk, analysing 209,5000 property sales in December and January shows that
the average selling time for a three bedroom semi-detached is 71 days, from when it is first listed until Sold Subject to Contract (SSTC). This is 55 days faster than the national average selling time for all properties. “The age of the first-time buyer has been increasing over the years and with the five per cent deposit brought about by Help to Buy, many home buyers are now opting to purchase three bedroom properties as their first home. They’re skipping the first rung of the property ladder, forgoing the starter home,” said Robin King, Move with Us director.
SOME 19 per cent of buyers pay above the asking price according to the National Association of Estate Agents. It says the supply of housing on the market has fallen for the sixthconsecutive month from an average of 57 properties in September 2013 to 42 in March 2014, almost a 10-year low. NAEA member agents also reported an increase in the average number of sales agreed per branch, up from nine in February to 10 in March. It points out that although those looking to buy are serious purchasers, the average number of house hunters registering with NAEA agents dropped by five per cent in March, down from an average of 331 house hunters in February to 313 last month. As the buyers face the realities of dwindling housing stock, the percentage of first-time buyers purchasing a property fell from a four-year high of 29 per cent in February to 25 per cent in March. Buyers looking to upsize from an existing home accounted for 50 per cent. “The supply crisis continues to deepen and government must act now to offer house hunters hope in an increasingly congested market. Current conditions mean that in just a few months we’ve seen a large increase in the amount of people willing to offer over market price”
