View before you buy? No thanks AN astonishing 18 per cent of home buyers admit they made up their mind to buy their current property before they had even seen it. A major new report from Barratt Homes also reveals that homebuyers spend an average of just 25.5 minutes viewing a house or flat before making up their minds. And with the average home currently costing about £232,000 this works out as a decision-cost equating to a staggering £9,098 a minute. The findings come from the Barratt Homes’ report, 21stcentury Living: Heads, Hearts and Homes, which reveals the main reasons people in Exeter don’t spend longer viewing a property include: ● Pressure from estate agents (named by 26 per cent) ● Uncertainty as to how to arrange a further viewing (24 per cent) ● Lack of time (11 per cent) This approach has an emotional effect on homebuyers, leaving people feeling pressured (26 per cent), stressed (five per cent), and worried (four per cent). The average time spent viewing a home is less than it takes to watch an episode of Coronation Street, and only seven minutes more than people in Exeter spend when deciding which pair of jeans to buy. The report has been compiled by Barratt Homes with the
Social Issues Research Centre (SIRC), to gain further insight into the emotional and rational factors affecting property buying in the UK. Kate Fox, author of Watching the English: The Hidden Rules of English Behaviour, said, “Given the deep emotional importance of the house in society, there is something very interesting about the disproportionately short amount of time – if any at all – that prospective buyers spend in a house before making the decision to buy. “When we enter a person’s home with the intention of buying it, it can seem strange and uncomfortable – like an imposition or invasion of privacy.” Barratt Homes sales director Lee Monk, pictured, said: “Purchasing a property, whether for the first time or the 10th time, is a major life investment. It’s really important for the buyer to be 100 per cent happy and confident in their decision.

But rushing this decision can and should be avoided. “Considering a new build home is one way to do this – new home builds offer customers the opportunity to view a new property they’re interested in as many times as they like without feeling pressured or rushed. “The average Barratt Home buyer views a new home for around 120 minutes before making their purchase decision – this is almost five times longer than the national average of 25 minutes and 30 seconds, meaning they can be far more confident their decision is the correct one. “There are many benefits to considering a new build home, not least a five-year warranty on fittings and fixtures – eliminating the risk of unexpected and expensive maintenance issues which can come with some second-hand homes. “A new-build home is also more energy efficient and provides a blank canvas you can easily make your own with optional design extras. Price expectations drop following ‘slow’ month GREATER caution appears to be being exercised across the South West housing market as price expectations hit the lowest level since April 2013, according to the latest RICS Residential Market Survey. Although price momentum remains positive with 47 per cent more respondents seeing a rise in prices, a modest figure of nine per cent more chartered surveyors are predicting a rise in prices over the coming three months. In the South West, new buyer demand slipped for the third consecutive month. Meanwhile, stock coming onto the market in the South West slipped for the fifth-consecutive month, with a number of chartered surveyors reporting that they are in short supply. This does, however, seem to fluctuate across the region. Interestingly, and probably in response to political rhetoric around Mansion Tax, the survey showed a drop in 12-month member price expectations across the UK for larger properties (three and four or more bedrooms), which have fallen since the start of the year to 2.2 per cent (down from 3.8 per cent at the start of the year) for three bedroom properties and two per cent for four or more bedroom properties (down from 3.5 per cent at the start of the year).

Make sure it’s a match made in heaven Y
OU just know when you’ve found ‘the one’. Supportive, and always there for you when you need comfort, a snuggle or just to relax. I’m not talking about a partner – at least, not a human one – but the sometimes more tricky matter of getting the right seating partner; a sofa. Bear in mind that you’ll probably live with it for 10 years or more – that ranks as a pretty long-lasting relationship – and it becomes even more apparent how key that choice is. But with so much to consider, from size (which in this case, does matter) through to shape and colour, never mind sorting through a seemingly endless array of ranges, finding the perfect match for you and your home can be daunting. “People often go to enormous lengths choosing a sofa, not just because this is a costly item, but also because it’s the most important piece of furniture in a living room. It can literally make or break the look of a setting,� says Malcolm Walker, buying director at Furniture Village. “We find people may even delay far too long getting rid of an old sofa because it holds memories, and it’s hard for them to envisage a newcomer. It’s understandable there’s an emotional attachment to something on which we’ve spent so much time, and is where we gather as a family.� Indeed, a lot of life happens on a sofa, so it’s worth taking time to find ‘the one’. Comfort is key, so sit on a variety of sofas so you really find the one that suits you. For instance, deep-seated sofas can be uncomfortable for short people, while those who love a squashy sofa for snoozing and sprawling will struggle with a lean, low-backed contemporary model. Leigh-Jones said: “People are becoming more adventurous in their decor, so clashing statement patterns and bold colours are starring.� Pair a sofa with a bold fabric design with a plain backdrop, or if you love bold wallpapers, create a feature wall first and then match the sofa’s colour to the wall.
Choose fabrics appropriate to your lifestyle – those with pile, such as velvet or soft, aniline leathers, rarely survive the onslaught of a young family and pets without sustaining damage. Alternatively, loose covers, another option, can be removed and washed, and choosing them in two colours or patterns means they can be switched to suit different seasons.
