Trees cause £25m damage to new homes OVER £25m of damage has been caused to new homes by trees over the last six years, according to figures released by NHBC. The UK’s leading warranty provider and standard setting body for new build homes is so concerned by the scale of the claims that it has today issued guidance to home owners advising them of the best practice when planting trees close to their homes. The figures show that over £25m of claims were made by owners of new homes for damage to their property caused by trees between 2008 and 2013. Last year alone, NHBC paid out nearly £4m in claims following structural damage caused by trees. As summer approaches, an NHBC guide offers practical advice to anyone thinking about planting new trees and shrubs or cutting back existing ones. Tips for homeowners include how to calculate a suitable planting distance away from houses and where to go to check if the tree is protected. Richard Tamayo, NHBC’s Commercial Director, says: “New greenery can create a more attractive garden as well as provide privacy and can help in reducing noise from a busy road. But roots and branches can also cause expensive damage to homes as our figures show. 'When an established tree is removed or a new one is added, it can affect the moisture content of the surrounding soil. In clay soils, this can cause swelling of the ground or shrinkage. “This movement can potentially result in damage to the house foundations due to subsidence or heave, particularly where the foundations have not been designed with trees in mind.”
LOCAL leading letting agency Fulfords in Exeter is celebrating after winning the coveted gold award in the South West (West) region category at the prestigious Estate & Letting Agent Awards 2014 (ESTAS 2014). Fulfords is part of Countrywide plc, the UK’s largest lettings agency and property services group, which also scooped the award for Best Large Chain (Lettings), Best Large Chain (Sales), and a brand new award entitled Best Estate and Lettings Agency Group. The awards were announced by TV property expert Phil Spencer at a luncheon ceremony at the Hilton Park Lane in London, which was attended by 700 of the UK’s top estate and letting agents and suppliers to the industry. Industry standards The ESTAS awards, now celebrating their 11th year, are the only industry awards based purely on the votes of buyers, sellers and landlords. delivering outstanding customer service and customers are asked to vote for estate and letting agents based on their experience in 2013. Hundreds of agents from across the UK took part and over 32,000 questionnaires were completed by customers during the competition, making it the biggest consumer survey of its kind in the property industry. HO says summer can’t last forever? You’ll guarantee blue skies whatever the weather if you get on board with coastal chic, which summons up pleasing thoughts of holidays, sandy beaches and relaxed living, no matter what the time of year. LAST week saw the conclusion of the BBC Two documentary Under Offer: Estate Agents On The Job, which featured 11 estate agents from around the country being followed for more than three months by a camera crew to provide an insight into the industry. Bradleys Estate Agents were one of the 11 agents featured with Exeter St Thomas manager, Lewis Rossiter becoming the star of the show. The final episode saw the camera crew given access to Bradleys’ Annual Awards Ceremony, which featured lots of Bradleys’ familiar faces including the group chairman, Brian Bradley. Following the final episode virtually all 33 of Bradleys offices have been contacted to be

congratulated or simply requested to sell their property as a result and in one case even an autograph request from one of Lewis’ fans! There have been people from different parts of the country wanting Lewis and Bradleys to sell their house, Lewis is being recognised on a daily basis even when he took part in the Plymouth Half Marathon raising money for the Pituitary Foundation. Schools are top of the search list WHILE many think that it is all about location when buying a house, the proximity of schools and colleges are also top of homeowners’ minds when considering a move. Beware pitfalls of sharing PEOPLE buying a house together risk losing their investment if they don’t seek legal advice first, according to the Law Society. Co-habiting couples or friends buying together have no protection on their initial investment when it comes to selling up and are not protected by law in the same way that married couples or civil partners are. A solicitor can draw up a ‘declaration of trust’ which clearly outlines what share of the property
each person owns. Without it, you have a right to half the property but no more. This can be done as part of the usual conveyancing process. So if you are investing a considerable amount more than your buying partner, protecting your money is a wise move. Law Society President Nicholas Fluck said the fluctuating property market means more people have to double up in order to afford a home.
