Turf cut on over-55s new homes site A TURF-CUTTING ceremony has marked the start of construction work on a bespoke new homes development for older people in Budleigh Salterton. Set in the grounds of one of the town’s most important historic homes The Gardens, Park Lane, is being built by the Exeter-based Blue Cedar Homes, which is behind two other small schemes for over-55s in the town – Westfield Gardens which was completed in 2011 and Wildflowers, which currently has homes for sale. Councillor Alan Dent, commenting on the new development, said: “More than half the population of Budleigh Salterton is over the age of 65 and it’s important we are able to provide this kind of ‘lifetime’ home which fully meets the needs of our older people. badly needed. “We are, however, also providing new and affordable homes for younger people and families – so there is a good and balanced range of property in the town,” added Councillor Dent. HELMORES Estate Agency says it has become the first in Devon to use a Multi-Rotor Unmanned Aerial Vehicle (UAV) to market their clients’ properties with stunning aerial footage. Rob Stoyle, one of the owners of Helmores, has succeeded in obtaining a BNUC-S qualification together with permission to fly their state-of-the-art multi-rotor camera drone from the Civil Aviation Authority which means they can put their marketing 400 feet above the competition. He said: “Attached with a high definition GoPro video camera our Multi-Rotor drone is a cutting-edge marketing tool that I have undergone rigorous training to fly. “We now offer this as part of our marketing package which means that we can provide amazing aerial video and photography to enhance expensive homes, farms and estate listings; capturing aspects of a property that cannot be seen from the ground.” One such property is the £1.25m Heron’s Bank estate in Cullompton where vendor Nick Worden was delighted with the results. He said: “I was incredibly impressed that Helmores were able to offer this to me and that I could be a part of the film making process. Rob took his time to get it just right and his final edit was superb. The film quality is amazing. It has been a real asset to the sale process of my home.” UAVs were originally devised by the military for use in the war, but less expensive versions have made it possible for videographers to use them too. Rightmove expects price rises before end of year RIGHTMOVE is looking both ways over property values. Its index of asking prices in July has shown the first fall of the year yet the portal believes price rises by the end of 2014 will be higher than expected, at an average of eight per cent. Asking prices have fallen in the past month by 0.8 per cent, or an average of £2,116 it says. “A fall in July is not unexpected as prospective buyers turn their attention to the summer holidays. Buyer confidence may also have taken a knock with suggestions that mortgages are becoming harder to get and repayments may get more costly sooner than originally anticipated should the rumours of an interest rate rise before the next election come true“ according to Rightmove housing analyst Miles Shipside. The portal also reports speedier sales – the average time to sell has fallen to 65 days from 75 in same period last year. And the ripple effect is spreading, especially in southern regions, which have performed more strongly in terms of asking prices than areas further from the capital. Yet despite this month’s dip in asking prices, Rightmove has upgraded its 2014 forecast. What
