Schools top priority list for home movers WHILE many still think that it is all about ‘location’ when buying a house, the proximity of schools and colleges are also top of homeowners’ minds when considering a move. The school catchment area has always been an important factor in a move and a recent One Poll survey has revealed that 34 per cent of home buyers in Exeter would consider this to be one of the top priorities and deciding factors. The survey, conducted by five-star housebuilder David Wilson Homes, revealed that while families consider good educational facilities a must, buyers also want to be close to local amenities and their work. David Wilson Homes sales director Lee Monk said: “The homeowners we questioned provided a range of key factors, all of which we carefully consider when identifying areas to create new communities.” He said it was no surprise that education and local amenities played an important role in housebuying. “We found that buyers are also looking for good rail and road links, a sense of community with leisure pursuits nearby, space and good broadband coverage.” Lee said the survey showed that today’s homebuyers have become more discerning and selective, looking for a complete package when purchasing a home. New homes registrations at NHBC continue to rise THE latest registration statistics from NHBC (the standard setting body and leading home construction warranty and insurance provider for new and newly-converted homes in the UK) show that the number of new homes registered across the country remains up compared to corresponding 2013 statistics, building on the high volumes seen over the past 18 months. For the rolling quarter March to May 2014 a total of 37,975 new homes were registered with NHBC compared with 36,487 in the same threemonth period last year – an increase of four per cent and a continuation of the sustained growth seen during the year to date. Statistics for May show that the month had the highest number of registrations so far this year (13,220), but was down slightly by five per cent on last year’s corresponding month (13,914), which itself was the highest of 2013. As the leading warranty and insurance provider for new homes in the UK, NHBC’s monthly registration statistics help to provide new and accurate data on the country’s new homes market.

Commenting on the latest statistics, NHBC’s chief executive Mike Quinton, pictured, said: “House-building levels have remained steady, continuing through May and consolidating the high volumes seen in 2013. “Overall we are seeing steady growth on last year’s exceptional figures and we obviously hope that this will continue throughout the remainder of the year as the sector continues its impressive recovery.”

THE true cost of moving home should always be counted in more than monetary terms. There is the cost of time and the emotional toll as well. Time is one of the key components to a successful sale. But nowadays transactions seem to be taking longer than ever. There is no political will to speed things up: in fact new legislation and financial guidelines are acting to slow things down. So if the authorities and service sectors aren’t going to help, it is up to the buying and selling public to help themselves. Fortunately there are some good ways of doing this. Think ahead Buyers are now hampered further by fresh rules from the lenders who are being far more inquisitive about our earnings and spending habits. All this occupies yet more time, and many bank and building society branches are taking two, three and even four weeks to interview applicants in the first place. So buyers should think ahead and get their funds in place early. They should also remember that if they have an ‘in principle’ mortgage arrangement which is more than a couple of months old the new lending criteria rules may mean that they can’t borrow as much now as they were previously told. Choose a solicitor carefully It’s not all down to the buyers. There is an onus too on the seller. Despite the fact that they may be in a hurry, can their own solicitors act quickly enough – especially when faced with a cash purchaser who wants a swift deal? Many solicitors shed conveyancing staff during the downturn and have not replaced them. This means law firms can struggle to

Let flowers brighten up your home

A GORGEOUS bouquet of blooms in a vase, lovingly placed on the kitchen table or windowsill, has to be the simplest way to instantly bring colour and warmth into a room. But, while flowers don’t need much help to look wonderful, getting creative with your floral displays can add a whole new dimension to the natural wonders. Stylists Holly Becker and Leslie Shewring certainly think so. Though not trained floral designers, they “love to play and experimentâ€? with flowers and are blooming with ideas for fun and interesting arrangements, which they’re sharing in their new book, Decorate With Flowers: Creative Ideas For Flowers And Containers Around The Home. It contains a hearty bunch of suggestions for use with flowers which the authors promise are “budget-friendly and easy to findâ€?, as well as ways to choose, make or jazz-up containers. Here’s a sneaky peak at some of the highlights, along with my suggestions for petal power buys... Bottle chandelier A bottle chandelier can be made out of a wire loop, heavy-gauge florist wire, lighter-gauge florist wire, and vintage or interesting small glass bottles, suggest Becker and Shewring. You will need to hang it securely from the ceiling with a hook. Use light wire to wrap around the necks of the bottles – this only works if there is a rim to hold the wire below it, then attach the other end of the wire to the loop frame. Attach bottles at varying lengths and space them evenly around the wire loop for balance. Use as little water as possible in the bottles and pop a flower or two in each one. A cluster of small bottles could also be tied to the back of a chair, using light-gauge florist wire. Add blooms and ribbons for more pizzazz. Get the look: Save pennies by collecting and reusing old glass bottles. Or, for an extra splash of colour, Next has a pretty set of Glass Bottles, ÂŁ12 for 3.

Wrap twine around the jar, handwrite your message on a basic tag and secure it with a small wooden clothes peg or tie it on. Get the look: All out of blooms? No problem – a fake bunch can do the job. Make a series of small bouquets or bunches out of greenery, wrapping the stems of each bouquet together with floral tape. The authors advise that you start at the top of the circle and attach the first bouquet to the wire form with more floral tape. Then work down one side, overlapping the next bouquet to cover the wrapped stems of the one before. When you get towards the bottom, add a couple of focal flowers to your bouquets. Once you reach the bottom of the circle, start at the top and work down the other side. If needed, fill in any holes by adding a bloom or two using wire. Get the look: If you’re not the crafty type, Bloom, specialists in faux flowers, has a Daisy Wreath, £12. There’s also an abundance of faux wreaths at GT Decorations; Artificial Silk Flower Mini Rose Eucalyptus Gypso Wreath in Baby Pink, £8. Visit an Asian grocery store, suggest Becker and Shewring, for a little market style and look for canned fruits and teas, since they often have delightful colour and pattern-filled containers, which make great vases. Why choose to live in Exeter? A cut-out-and-keep guide for discerning out-of-towners IF you come from this part of the world already, then choosing Exeter as a place to live is a bit of a no-brainer, writes Louise Fearne. But maybe you’re an out-of-towner who has discovered our beautiful cathedral city with historic quayside and views of the surrounding hills. We are a 20-minute drive from both the coast in one direction and the charms of Dartmoor. With a high quality of life, low crime rate and award winning university, college and museum Exeter is consistently rated one of the best places to live in the UK and boasts some of the best property on the market right now. At Weekes Estate Agents we have a mix of both Exeter-born staff with a great depth of local knowledge and those who have relocated from London and elsewhere themselves and therefore have experience of just what that entails. People often ask us for advice when trying to find the right property from afar so we’ve collated some vital information over the years to help relocaters on their way. These will help you narrow down your criteria. ● Do you need to be near a workplace or particular school? ● Do you need to be able to walk/bus into the centre? ● Would one side be better positioned for work access than the other (getting across Exeter in morning traffic is best avoided)? ● Do you need access to rail or M5? ● Would you prefer to be coastal or rural but still within a short drive of Exeter? ● What do you spend your time doing when you are not working? Sometimes the best thing to do when making a big move is to rent a property, thus allowing you to get a sense of the city and which area would work best for you. Renting a family townhouse in St Leonard’s has been a wonderful stepping-stone for several families who have recently relocated with our help.

The best areas of Exeter If you’re working or studying at the university and you wish to walk or cycle to work (parking up there can be an issue) then look for upmarket properties in the city centre, St Leonard’s and Pennsylvania. The areas of St James, Newtown, St David’s and Cowley are more affordable and also conveniently located. If you will be working at the RD&E or Nuffield hospitals then Heavitree or St Leonards would be a short walk to work. For a PGCE, jobs or courses at the St Luke’s Campus of Exeter University and Peninsular Medical School, St Leonard’s, Newtown or Heavitree are ideal. For access to the M5 or Sowton (The Met Office is based here as are many company HQs such as those of large law firms and energy suppliers) choose areas such as Heavitree, Pinhoe or Kings Heath. There is also a good bus service from St Leonard’s should you wish to be based more centrally. The most popular and pretty areas are St Leonard’s and Pennsylvania with their period charm, tree-lined terraces and proximity to the city centre. However, if you don’t need to be so central you can get some good value for money properties in great family friendly locations across Exeter such as St Thomas, Exwick and Alphington (all have great primary schools and park areas) or on the other side of the river Pinhoe, Whipton and Clyst Heath. ● Around Exeter: You may wish to work in Exeter but make full use of the Devonshire countryside by choosing to live in a commutable village nearby. There are many small towns and villages on the A38 corridor to the south west with good links to Exeter and Plymouth, the coast and moor. On the other hand if you head out west on the A30 towards Okehampton it starts to get very rural and isolated very quickly. You can also type in a property’s postcode to the ‘find a school’ website and get a list of all the nearby schools with all their statistics allowing you to compare Ofsted reports and so on simply. It doesn’t beat getting a proper feel for a school by looking around and meeting the staff, but it’s a good starting point and great for showing you which would be the nearest schools to look at. Another question we often get asked is where the nearest gyms are. There are gyms all over Exeter. For those on the outskirts David Lloyd is at Sandy Gate near the M5 easily reached by Kings Heath. There are also gyms in Newtown, St Leonard’s, at the university, near the quayside, Matford near Alphington/Marsh Barton, St Thomas, Wonford, Topsham Road and in the town centre. There are lots of activities for children of all ages in Exeter mostly based in the centre and Quayside.
