Marathon challenge is underway
BUDLEIGH Salterton’s Bradleys Estate Agents branch manager Robin Burne has successfully completed the first of his many endurance challenges. He ran Plymouth’s half marathon in 1 hour 50 minutes, just eight minutes off his personal best. It was a great achievement for Robin, who came 1,206th out of 4,267 runners, and 121st in the males under-45 category. Robin is raising money on behalf of The Pituitary Foundation, Bradley’s official charity for 2014 following friend and colleague Richard Greetham’s diagnosis at the end of last year. Many people may not have heard of this devastating condition or the impact it can have on everyday life. Robin’s next endurance challenge will be the Tour de Bradleys, a gruelling 400-mile cycle ride around all 33 Bradleys offices, from Taunton to Penzance in June. Robin will be accompanying Richard on this arduous journey and will be setting off from Taunton cycling the first and
second leg along with other colleagues, through to Honiton, Sidmouth, Budleigh Salterton, St Thomas, Exeter, Crediton, Okehampton, Bovey Tracey to Buckfastleigh – 305.1 in total over six days. In addition to this cycling extravaganza, Robin will be running two further half marathons, the next being the Bristol Half Marathon on Sunday, September 21 and finishing off with Exeter’s Great West Run on Sunday, October 19. Any donations will be very greatly appreciated no matter how small. Every penny raised will make a significant difference to the work of the Pituitary Foundation. They are the UK’s only dedicated charity providing information and support to people affected by this disorder and their families. The amount raised by the company so far is £3,454,92. HOUSE prices will keep soaring until 2020, experts predict. The average annual gain over the next five years will be around six per cent, according to the Royal Institution of Chartered Surveyors. A chronic shortage of homes for sale, combined with high stamp duty, means some owners are unwilling to move for fear of not finding a new place. This in turn cuts the number of properties coming on to the market. “It is going to be ever harder for many first-time buyers to conceive of ever owning their own home,” said the institution’s chief economist Simon Rubinsohn. “It is a major concern that we are not seeing enough houses coming on to the market. For the market to operate effectively, we desperately need more homes in areas where people want to buy and want to live. Until this happens, we’re likely to see prices continue to increase.” The IMF’s financial stability chief called on British policymakers to show vigilance over property prices. Jose Vinals said the Bank of England had “the tools in order to intervene and cool down the housing market”. The report from RICS, which

WITH prices “on the up” and looking set to rise further, over recent weeks, we have seen an increase in both numbers and urgency of buyers and – with many of them local home-owners – the supply of property for sale in the Exeter and surrounding area is slowly starting to increase. This recovery in property supply should help curb too steep price rises but it’s the increase in homeowners equity that’s seems to be encouraging many people’s confidence and ability to trade up, down or out of the market altogether. More property for sale is great news for buyers – who up until recently have been starved of fresh stock – and a healthy sign that the local property market is starting to gain momentum, after years of being held-back in numbers by a combination of variable consumer confidence and a lack of low-deposit mortgages. At a national level, Rightmove are reporting a new national asking price record, driven they say, by a more fluid mortgage market and – we believe – a marked growing number of cash buyers looking to

pile their money into property. Over the last six months or so we have certainly seen plenty of cashrich investors with an appetite for one, two and three bedroom modern houses and flats and no shortage of demand from eager tenants looking to snap them up as we offer them to the rental market for both new and existing landlords. Now, following the recent spring budget, we are taking enquiries on a daily basis from people who see bricks and mortar – and the rental returns and prospects for capital growth on offer – as a better home for their pension pot than poorlyperforming annuities. A sharp increase in buyer-demand in general, across the board, may in part be down to our own extensive and unique marketing, but the underlying trend is also “on the up”. Nobody wants to see prices racing away but the whole local economy will certainly benefit from more property being sold and more people on the move. In our own agency, we have agreed, exchanged or completed more than £90m worth of residential property already this year and are recruiting in numbers, in both sales and lettings, to deal with this marked upturn in activity which looks set to continue for some time to come.
