Inspired by seascapes and landscapes FIONA HADDON, of Haddon Galleries in Torquay gives an insight in to why some local artists are inspired by South Devon’s natural beauty BORN a Midlands baby, Fiona Haddon says, “I was lucky enough to enjoy many a wonderful family holiday in south Devon and fell in love with the county and have now lived FIONA HADDON: At Haddon Galleries here for over 20 years. Only a few of the people I know have actually been born in the county, though since moving here, all have become fiercely devoted to the place. “Having run a successful art gallery and framing business for the past 17 years, it is interesting to take a step back and look at my team and most of my artists all of whom have made similar moves from different parts of the country. Indeed, geography is crucial to all the artists who work in this part of the world. “The county has long captivated artists with its dramatic landscapes, amazing rugged coastline, great resorts and nightlife and diverse mix of architecture and culture. It is easy to see why many artists choose to reside in Devon. Richard Thorn SWAc was born in Torquay and following a brief spell in Cornwall, Richard has moved back to the Teign Valley, one of his favourite places to paint and inspiration for many of his works, Richard says, “I love the poetry of the land and the sea. The associations are strong and deep and I try to convey this in my work.” John Skinner came on holiday to Teignmouth and never returned home as he wanted to paint the River Teign in all its glory. He has been painting the Teign for 20 years now and says he can’t imagine living anywhere else. Laura Wall says, “There’s a lot to be inspired by when you are an artist living in Devon —I have my pick of scenery to paint! For me painting a Devon scene is also about trying to capture a feeling that you get when you are there, whether you are lucky enough to live here, or are a holiday maker. Last year I was fortunate enough to win Britain’s Best Up and Coming Artist, awarded by the Fine Art Trade Guild, for this series of work. I was nominated for the award by Haddon Galleries in Torquay and I am working towards a solo exhibition in August.” Ray Balkwill SWAc lives next to and loves painting the river Exe, Totnes and Dartmoor, he finds inspiration in every cor ner of Devon. The natural beauty of the area, the granite-strewn peaks of Dartmoor and the coastal towns are a draw for those who invariably look outside for inspiration. Property Buyer demand continues unabated in the South West

THE number of home buyers looking for property continues to rise across the South West of England, according to local estate agency and new homes business Connells. Indeed, its figures show there are now almost a third more property hunters looking to purchase a home in the region, compared to the same period in 2013. High demand from buyers has been spurred on by the continued availability of the Government’s Help to Buy scheme, especially the equity loan option for new homes. This enables buyers to purchase a new build property worth up to £600,000 with a five-year, interest-free Government loan for up to 20 per cent of the value of the property. It means buyers may need only a five per cent deposit to purchase a brand new home. “Despite grumblings that the UK market, or perhaps we should say the London market, is overheating, buyers in the South West are out in force and new homes remain a very popular option,” says Jeremy Setter, new homes partner for Connells.

“Interest in the new homes developments we have launched so far this year has been phenomenal. Help to Buy has been a significant factor in this, along with the quality and design that new homes offer which really appeals to buyers.” Encouragingly, figures from the Government on Help to Buy show that 89 per cent of those using the equity loan scheme have been first-time buyers, the lifeblood of the housing market. Additionally, despite the notion that it would mainly benefit buyers in London and the South East, over three quarters using Help to Buy have been in other areas of the UK. “The demand for new homes from an increasing number of individuals and families means housebuilders are selling properties very quickly, often before they are even fully complete or off-plan,” Jeremy continues. “What’s clear is that the new homes market is very active in the South West and this is good news for buyers, developers and the need to provide an increasing number of homes to the UK’s NEW HOMES PARTNER: growing population.” Jeremy Setter, Connells

Help to Buy is key for aspiring homeowners First time buyers couple up for

MORE than 35,000 aspiring homeowners have been helped onto the property ladder through the Government’s Help to Buy schemes, including 3,941 in the South West, Kris Hopkins announced recently. The Minister welcomed the key role this scheme is playing in the Government’s longterm economic plan, both helping people buy their own home but also boosting housebuilding and creating jobs in construction.

A help onto the housing ladder New figures show that since the launch of Help to Buy 14 months ago, 2,871 people have bought newly-built homes through the Help to Buy: Equity Loan scheme. There have also been 599 sales through the Help to Buy: Mortgage Guarantee and 471 sales through the Help to Buy: NewBuy scheme. All sales through Help to Buy: Equity Loan – and three quarters of overall sales through all elements of Help to Buy – are new-build properties. Since the launch of the scheme, housebuilding is up a third compared to last year, while 216,000 planning permissions were granted in the last 12 months. Recent estimates still show that Help to Buy accounts for just three per cent of overall house sales

Help to Buy across the country Nationally, 86 per cent of Help to Buy: Equity Loan sales were to first-time buyers, while the average house price under the scheme was £206,084 – far lower than the £252,000 average house price. The vast majority of Help to Buy: Equity Loan sales – 94 per cent – are outside London. The highest numbers of Help to Buy sales are in: • Leeds with 580 sales; • Wiltshire with 506 sales; • Central Bedfordshire with 458; • Milton Keynes with 417 sales; and • Peterborough with 379 sales Housing Minister Kris Hopkins said: “In 2010 we inherited a broken housing market, where hard-working people who could afford a mortgage were locked out of home ownership because they couldn’t get the deposit together. “Help to Buy is changing that – to date, this scheme has enabled 35,000 people buy their own place with a fraction of the deposit they would normally require. “And with housebuilding up a third over the past year, it’s clearly having a wider impact, getting workers back on construction sites and building the homes communities want and need.”

And to ensure first time buyers are mortgage fit and ready to make that move Barratt has

outlined a few ways in which potential home owners can make a swift move into a new home.

THE BARRATT SIX TOP MORTGAGE TIPS: 1. Check your credit score First of all, check your score. You can do this easily online with the two main credit reference agencies; Experian and Equifax. Ensure all information is correct and if it isn’t, write to the agency and request that they change it. If you have a poor score, you will be able to start making changes to improve it.

2. Understand your limits If you have existing credit such as credit cards and loans, you must ensure that you keep up with the minimum repayments. If you are really struggling to pay, speak to your lender as this may show favourably on your credit score. Similarly try not to get too close to your credit limit, if you do, lenders may view this as ‘excessive’ debt. Missed payments, County Court Judgements (CCJs) and defaulting on credit can be why up to a third of applicants are rejected for mortgage finance. A growing percentage of applicants are also being rejected for taking payday loans and

betting patterns being evident on bank statements.

3. The family connection Details of your family’s credit score are not kept on your file, so long as you don’t have any joint finances. If you do, you are likely to be co-scored and this could stop you securing a mortgage. So if a family member, partner or housemate has a poor credit score, keep your finances rigidly separate. This includes joint accounts and bills under both names.

4. It’s all in your history You may not realise, but as many as 1 in 10 house hunters looking to buy a home - have no credit history. They are often viewed as less credible as lenders have no information to base their decision on. Although you should never get in debt to build up a credit history, by taking out a credit card and using it regularly (ensuring you pay off the bill at the end of the month with a direct debit) you will begin to build a credit history. Another good way to build your score is by taking out a mobile phone contract.

5. Get on the electoral roll You should try to show lenders that you have a ‘stable’ lifestyle,

Public auctions are the norm in England and Wales (Scotland is different). Once the auctioneer has received instructions to go ahead and sell a client’s property, there is an intensive marketing campaign, usually between five to seven weeks, with all stops being pulled out by the auctioneer. A lot of interest is usually generated with special viewings days set to accommodate interested parties. Courts take a sale at auction to be a legal proof of market value, so all auctioneers advertise as widely as possible to attract as many bidders as they can. At the end of the marketing period, the auction takes place. Hopefully in a crammed room with lots of would-be buyers champing the bit! ONE OF TWO PLOTS: Within the grounds of Rock House in Maidencombe on the edge of Torquay Once the reserve, which is known only to the vendor and the auctioneer, has been reached, the auctioneer can sell, and once there are no higher bids, he or she brings down the gavel with a thump and the property sold. Ordinary homes which are mortgageable are often sold to people involved in a chain, and those people are unable to exchange contracts in the auction room if they only have a sale agreed on their property. 50 ways to help your garden sell your home Consider lavender FOR all types of garden, large or small, laid to lawn or the merest patio, there are many ways of making your outdoor space attractive to buyers, and one of the easiest is to buy lavender plants. Lavender is well known as an attractive evergreen shrub originating from the Mediterranean regions. It produces masses of heavily scented flower spikes that are processed commercially for the extraction of lavender oil for use in soaps and other bath products. The oil is also used in scented candles, in reed diffusers, in room sprays, and in lavender water, as it has an amazing ability to absorb and deodorise other scents and smells. Indeed, the very name lavender is derived from the Latin word ‘lavanda’ meaning ‘things to be washed’, i.e. ‘laundry’. Old English lavender (Lavandula angustifolia) is the type of lavender best suited to the gardens of large traditional Victorian or Edwardian houses. It has a height and spread of 3-4ft (90-120cm), very fine thin silver-grey leaves and tubular pale grey-blue flowers in terminal spikes up to 2.5 inches (6cm) long. . If you do not already have lavender in the garden, the best type to buy for instant effect is Lavandula angustifolia ‘Hidcote’, named after Laurence Johnson's famous Gloucestershire garden. This a compact form, with a height and spead of only 2ft (30cm). It has thick dense spikes of fragrant deep violet flowers above slender aromatic silvery-grey leaves, and will have a gracious and pleasing effect for edging any path, garden bed, border, or when placed in a window box or other container. For cottage gardens, Old English lavender is a traditional and popular plant, highly attractive to bees, whilst for modern gardens, lavender can be clipped into formal spheres or ball shapes for a more contemporary look. Property ‘Best local Builders’ award for Lee and Lee LOCAL builders Lee & Lee are delighted to have been rewarded for all their hard work after winning the ‘Best Local Builder’ of the Year award, at the LABC Building Excellence Awards, 2014. Adrian Lee, lives in Galmpton and Lee Buckingham lives in Torquay. They went into partnership in the year 2000 after having worked in the same team for five years for someone else. Adrian said: “It wasn’t long before we took on our first employee and we now employ eight people and all bar one have been with us from an early stage and have trained through college. “The work we carry out is mainly: loft conversions, extensions, complete renovations and adding complete new storeys to buildings. “Normally all our customers are living on site and we pride ourselves in keeping the house going and clean and tidy at all times (every van carries a hoover!). “When announced on stage as winners the speaker said we won this not just for this year but for years of producing high quality work and customer service to the local community. The main area we cover is Torbay, Newton Abbot and Teignmouth. “There were 16 companies shortlisted for the category of Best Local Builder or Traditional Craftmanship from Devon, Cornwall, Somerset and Dorset.” Lee & Lee now go to the national awards held in London in November. Adrian said: “This award means a lot to every one associated with Lee & Lee Ltd. “It’s great that all of our teams hard work and effort has been recognised. “Lee and myself would like to thank all of our

staff and sub-contractors for all their hard work and attention to detail, also a big thankyou to our customers for entrusting us with their dreams. A special thank you to Torbay Council LABC for nominating us and for their help and advice along the way”. Pictured right are a few examples of the properties Lee & Lee have worked on, putting timber clad on a two bedroom, one bathroom bungalow in Torquay, for example whereby they completely took the roof off and built a first floor which consisted of three new bedrooms (one with en-suite and dressing room) and a family bathroom, works which were carried out and completed last year. In another project, the roof came completely off and a new roof structure was erected to form four enlarged bedrooms (one en suite) and one family bathroom, this also had an extension to the front and rear and the downstairs was totally renovated, in late 2013, early 2014. And in another Torquay project again the roof came totally off and a new shape was created to form four new bedrooms (one en suite and a dressing room) and a family bathroom and the downstairs was totally renovated with every internal wall removed. This project was shortlisted for the LABC 2014 awards Best Extension or Alterations to an Existing Home, with works carried out in the spring and summer of 2013 spring/summer. In 2009 Lee & Lee also carried out a two storey side extension to form a utility, extended kitchen, double garage, two bedrooms both with en suite and a single storey extension, which included a family room, water harvester and reroofing.

It is often seen as an easy way to save a few pounds, by entrusting your most valuable asset to the agents who give you the cheapest deal. Be very careful though, your property is worth a lot of money, surely you want to protect that asset as much as possible by using an agent who actually holds professional qualifications within the industry? It’s all very well going for agents who are members of ‘this and that’ trade body, but which of these do you actually need to be qualified to join and which ones do you simply buy your membership? ARLA — the Association of Residential Letting Agents — is THE leading authority in the country within the letting industry. Membership has nothing to do with how much you pay them to join, membership can only be achieved by passing professional qualifications to ensure the highest level of competency is achieved and maintained, giving landlords security that an agent who is a member actually knows how to look after their most valuable asset. Members are also required to maintain and operate separate designated client accounts where your money is held completely separate from the operating funds of the firm. Membership also ensures member agents are updated regularly with the latest legislation and information relevant to providing the highest level of service to both landlords and tenants. Client money protection, professional indemnity insurance and yearly accountants reports

are all compulsory parts of membership to ARLA. Torbay Property Management, have been members of ARLA for over 10 years. Although the government has not yet made it a mandatory requirement for letting agents to be professionally qualified or be professionally regulated, it is something that the industry requires, with many agents opening and closing regularly with little or no experience or knowledge to safeguard the landlords or tenants. With lots of information being printed and offered to landlords regarding new legislation and with the health and safety of tenants at risk, it’s worth asking the questions, is the information accurate or years out of date, putting you as the landlord or even your tenants in not only financial but also legal jeopardy. Most trade bodies available nowadays encourage agents to follow a set of ‘guidelines’ provided for a fee - please do not be drawn into thinking membership means an agent holds any professional qualifications, because it doesn’t. For a simple yearly fee and completion of a form you can become a member and start trading. I encourage you to check with these trade bodies as to what their requirements are for membership. If the agent you are using or thinking of using cannot provide you with the assurance of knowing they are a member of ARLA or at the very least hold some form of qualifications within the industry — the question you need to ask is why not? Then decide if saving a few pounds on an agent looking after your most valuable asset is a good idea.

LOOKING TO RENT?: Use a qualified agent

Buy–to-let lending restrictions will harm the supply of rental properties IMPOSING lending restrictions on the buy to let mortgage market could have damaging consequences for landlords and the supply of rental properties, warns Landlord Assist. The tenant eviction and rent recovery firm is warning landlords that changes to the mortgage lenders conditions could make it more difficult to find a buy to let loan or to remortgage an existing deal. Last week the Bank of England told banks not to give more than 15 per cent of new home loans to home buyers borrowing more than four-and-a-half times their annual income. It also told lenders to perform stricter tests to ensure borrowers can repay their loans when interest rates start to rise. Although lending in the buy-to-let market wasn’t covered by the tougher rules announced by the Bank of England, it is believed that the rental sector is to be closely monitored to ensure private landlords don’t take on debts they may struggle to repay. Graham Kinnear, Managing Director at Landlord Assist says: “The banks are being asked not to provide a loan of greater than four-and-a-half times times income for the vast majority of their loans and being asked to stress test applications to see if people can afford the mortgage if interest rates were to go up by three percentage points. “Whilst this is in place for the owner occupier market we can see a situation where this is, in some form or another, extended to the buy to let market as well. “Clearly, we do not advocate landlords taking loans out which they can’t afford when interest rates go up but it is

important that the income those properties generate is included within any affordability calculations.” Stephen Parry, Commercial Director at Landlord Assist adds: “Many landlords have no employed income but have a property portfolio which pays the mortgages and provides them with a surplus as an income. “We would not want to see these people struggling to remortgage onto competitive rates should they wish to do so.” Landlord Assist is concerned that imposing restrictions on lending in the buy to let market could reduce the supply of rental accommodation in the UK at a time when it is most needed. Mr Kinnear adds: “There is a strong and growing rental sector and there is a clear need for the amount of available property to rent to increase to meet this growing demand.
